One member of The EntreArchitect Community recently shared, “I need to get better at selling my clients on construction administration. Most think they don’t need it and refuse it when I offer. I had a recent client back out on the service because my drawings were essentially too well done. Once they saw the final drawings, they decided the contractor could handle it without my involvement.” This week at EntreArchitect Podcast, Construction Administration for Architects is NOT an Option. During the past few years, we’ve began to discuss, as a profession, taking back the process.  The goal is to be viewed once again as the leaders of the construction industry. To make this happen, we must literally take control of our projects and lead the process from beginning to end. Construction Administration is not an option to be offered as an additional service, it’s an integral part of the architecture process. Do you need to get better at selling your clients on construction administration? Imagine a surgeon preparing for surgery and then handing it over to someone else to execute, or a lawyer spending months preparing a prosecution and then heading back to the office to prepare for a new case before the trial is over. It’s no different for architects. We spend months preparing a design, we work our way through three levels of increasingly difficult development and documenting exactly how a structure is to be built. How can we give it away? We’re responsible for the health, safety and welfare for the creations we make and we’re legally liable for what’s constructed from our designs. Last fall, Mark LePage and Annmarie McCarthy purchased a lot on a subdivision in Weddington, North Carolina. Mark and Annmarie are husband and wife, and also partners at http://www.westchestermagazine.com/Westchester-Magazine/Westchester-Resources/Home-and-Garden/index.php/name/Fivecat-Studio-Architecture/listing/28392/ (Fivecat Studio) in Westchester County, New York. About 20 years ago, several of their family coincidentally moved from the New York metro area to North Carolina, just outside the city of Charlotte. Both Mark and Annmarie’s parents still live in the New York metro area, and have been a huge part in helping them raise their children while they were building their careers. Being close to New York City allows their family the convenience of visiting as often as they choose, and provides a fantastic client base for their high-end residential architecture firm. There are many opportunities that living in Westchester county affords them. However, there are also opportunities that living in North Carolina would bring too. They would have business contacts, since both of Annmarie’s brothers are in construction, Mark’s older brother is a photographer, and his younger brother is a high-end residential real estate broker in the Lake Norman region just north of Charlotte. Over the years, they’ve gone through the list of pros and cons, and have found that the pros of staying in Westchester have always outweighed the cons. This past summer, something big changed. After almost fifty years of living it the house that Annmarie grew up in, Annmarie’s parents surprised everyone by buying a home in South Carolina and moving within 4 months. Though they wanted their kids to go to great schools and they wanted to be close to both sets of parents, they knew that with their kids growing up and family moving far away, they had more flexibility to make other decisions. When they were freed up to look at moving, they didn’t find any homes that met their requirements as architects! Most of what’s available is being built by mega-developers, which would be a hard transition from a cottage in the woods of upstate New York. They were left with no choice… It’s time to build a new house!  They found the perfect plot of land in one of the best school districts in the state of North Carolina. They’re going to make the move slowly, taking time to build and uproot their entire family, including allowing their oldest, James, the opportunity to finish his senior year in Westchester. It was a 2000 square foot space with hardwood floors, large windows, exposed structure and tall ceilings. It was a fabulous space for an architecture studio and we enjoyed being there for all those years. In November 2013, Annmarie and I made the decision to move out of that space and we moved into a new private studio built at our home. Our staff is now located in remote studios of their own and our 2000 square feet has been reduced to 200. In order to be most efficient and effectively communicate with our virtual team, we have adopted several apps to get things done. Before launching Fivecat Studio, I worked for a few other firms where I had the opportunity to develop much larger projects than the projects Annmarie and I work on here at our firm now. Major school renovations., new office buildings, churches and synagogues. These projects included a specification manual . often organized into several different books, each about 2-1/2 thick. These documents were created by a professional specification writer who was paid thousands of dollars to include every piece of information that a contractor, owner (or lawyer) may be searching for when the project is being constructed. Our residential clients, building smaller projects, cannot afford a specification writer… but are they less important? Are we, as a registered architect, not just as liable for the work we are proposing? Shouldn't our projects have complete and thorough specifications too? We knew from day one that we needed a way to differentiate ourselves from the many other local firms. McCarthy LePage Architects sounds very professional, but we do things differently. We needed a name that was a bit more personal, so we launched our brand, Fivecat Studio. When you finally decide to start your own firm, you will need to make several critical decisions. One of the most important decisions you'll need to make is which business structure best fits your new firm. The business structure you choose will have significant legal and tax implications. After 40+ years, I don't have much hope of ever finding a cure, but recently I have found some ways to hang on to the wagon and stay focused on getting things done. With so many things on my plate, I often find myself paralyzed with overwhelm and I get nothing done. I fall back on old bad habits of soothing time wasters like clicking the Get Mail button on my Mac over and over again and checking my email for the next very important message. Or I find myself on Twitter, Facebook or Instagram or all three, refreshing over and over again hoping to see the next update. Anything to make myself feel like I am accomplishing something. Anything to keep me from doing the things that really matter. The things that will help me progress and take my firm to the next level. I am sure this all sounds too familiar to you. I can tell you though that I am getting much better at conquering this painful habit of procrastination. Among running my architecture firm, Fivecat Studio, building the Entrepreneur Architect platform, launching the Academy and committing to getting some real sleep, I have found it necessary to find effective ways to stay productive during the day. This week we are privledged to have Architect Mark R LePage of FiveCat Studio also the host of the Entrepreneur Architect with us to discuss a topic that is relevant and important to anyone wanting to own a business. This interview will give creative business owners and freelancers some practical insights into the difference between being a creative and being the owner of a business that provides creative services. It’s common knowledge that most business fail. Several might make it through the first year, about half might make it through the second, and every year after that it seems, the number of people who stay in business just keeps on halving. This is true for everybody, including creatives. The question is, why is that? We have all the information we need, a lot of it for free, about how to start and run a business. On Amazon alone right now there are OVER 2 million books listed under the term “business”. We come from fortunate educated backgrounds and many of us have worked for successful companies. Why then do so many people fail, and what are we to do about it? My hunch, and I base this on personal experience, is that as creatives, almost all of us at some time reach a point where we start thinking, “Hey, I’m really good at my job, I don’t need this employer, I’m certain I could be much more successful financially if I worked for myself.” It’s at that point that they miss an extremely important distinction.. Being talented and successful creatively, does NOT qualify you one bit to run a business. This discussion is for the creative who is contemplating starting their own practice. They’ve most likely been working under someone else’s wing for a few years and are feeling the urge to get out on their own, probably for the flexibility and the dream of being their own boss and being in control of their finances. I admire them and encourage each one to do what their heart tells them, but before they go, this interview will arm them not only with a few basic truths, but some excellent ideas of what to do next to improve their knowledge and chances of success.
