Buying properties in tertiary markets with five to ten thousand residents within a 30–40-minute drive from a larger city can generate outsized returns. Often times long-time owners in these markets aren't aware when their rents are significantly under market, and they aren't current on what their properties are worth. Welcome back to another episode of the Generations of Hunt podcast! Today, I'm joined by my good friend , Dave, who helped me out with the "Stay Out September" series. We're here to catch up on how his hunting season went and to share some of the lessons learned along the way.Dave kicked off the season with high hopes, having done extensive winter, spring, and summer scouting. His wife rescheduled a trip to Disney, giving him a full week in early October to hunt. Dave set up a solo hunt camp in Southern Michigan, sleeping in a minivan and braving the cold. Despite the challenging conditions, it was a rewarding experience that taught him a lot about hunting new terrain.Dave attended the Bowhunter Chronicles camp for the first time, which was a mix of camaraderie and serious hunting. He faced new terrain challenges but enjoyed the experience of hunting with a group. One memorable moment was his creative tree selection for a hunt, which involved climbing a spindly tree to get to a massive oak.Dave had two main spots for the rut season. The first spot was disrupted by another hunter who unknowingly used the same trail as the target buck. Despite this, Dave learned valuable information about the buck's behavior, such as the early opening of scrape lines. The second spot was a Metro Detroit public land property where Dave had patterned a buck over two years. Despite setting up a camera and hunting strategically, he faced challenges from other hunters and even had his camera tampered with. However, he still managed to gather crucial data for future hunts.Early Season: Dave confirmed that his scouting was accurate, even if the timing was slightly off.Rut Season: He learned that bucks can open scrape lines earlier than expected and that human presence can significantly alter deer behavior.Public Land Hunting: Encounters with other hunters can be both respectful and disruptive, highlighting the importance of adaptability.Dave's season was a mix of highs and lows, but it was filled with valuable lessons and experiences. From solo camping in a minivan to navigating the complexities of public land hunting, Dave's journey offers insights for hunters of all levels.Huntworth Camo: Explore their latest camo patterns, offering excellent quality at a price that won't break the bank. In this episode of the Sportsmen's Voice podcast, host Fred Bird is joined once again by Marie Nemuiller tackling new trapping regulations in Montana, then goes on from the NASC Summit to cover expanded hunting opportunities in Southern Michigan, Pennsylvania failed to advance the bill to repeal Sunday hunting prohibitions, and the need for stricter penalties for poaching to protect our conservation resources. Takeaways Grizzly Bear Protection In Montana: Montana has released updated trapping regulations to protect grizzly bears. Chasing Does In Southern Michigan: Southern Michigan is offering a new $5 antlerless hunting season to better manage the deer population. Poachers Have To Feel It: Poaching undermines the social acceptance of hunting, and is often conflated with legal and ethical hunting. We need stricter penalties for poachers to crack down on poachers. Get the FREE Sportsmen's Voice e-publication in your inbox every Monday: www.congressionalsportsmen.org/newsletter

Mike Schultz, affectionately known as “Schultzy,” is the Owner of Schultz Outfitters Fly Shop & Guide Service, a hub for Southern Michigan angling, instruction, and destination travel. Growing up in Michigan, he developed a connection with the outdoors, which ultimately led him to pursue a career in the fly-fishing industry. Spending countless hours on the water each year, Schultzy has honed his expertise in Midwestern waters and beyond. While his primary focus remains on the warm-water fishing havens of Southern Michigan, his angling adventures have taken him to exotic locations around the world. Driven by a passion for conservation, Schultzy has played a pivotal role in founding annual fundraisers like the Huron River Single Fly and Huckin' for the Huron, in collaboration with the Huron River Watershed Council. These events support the preservation of Michigan's Blue-Ribbon Smallmouth stream, the Huron River. Outside of his angling pursuits, Schultzy resides in Dexter, Michigan, nestled along the banks of The Huron River with his wife, Allie, and their sons, Tanner and Dylan. With a commitment to sharing his passion for fishing and conservation, Schultzy continues to inspire anglers and outdoor enthusiasts alike—myself included. At the close of a harvest day in the summer of 1832, on Toland's Prairie, Kalamazoo County, Michigan a farmer named Hiram Moore strolled over to a neighbor, John Haskell and had a conversation that would ultimately change the agricultural world. Haskell, tired after a hard day's labor in gleaning wheat, remarked to Moore "Why cannot some machine, drawn by horses, be made to cut the grain and ave all of this sweat and hard work?" Hiram, being an inventive genius, used the suggestion create such a machine. By 1845, he had created his vision of a perfect grain harvester and gave a trial on the Climax Prairie which hundreds of people came from all over Southern Michigan to witness. It was the progenitor of all modern harvesters, drawn by a team of twenty horses. This is the story of Hiram Moore, the man who invented the grain harvester, and who also lost rights to all his patents as others profited from his inventions. On this Episode of Huntavore, Nick is joined by homesteading guru, Jonah Curtis. The two chat about the close of whitetail season here in Michigan and how Jonah is in mid season form when it comes to chasing small game. They play good, better, best when it comes to making a stew, and what goes into a quality wildgame stock. All this coming up on the next episode of Huntavore.Back again on the show is Jonah Curtis; homesteader in Southern Michigan, radical small game nut, and writer for Hunt to Eat magazine. Jonah has an extensive garden that produces a bounty that he and family are able to enjoy all year long. He talents not only go from being able to raise a few plants and keep a few animals around, but it's a constant chore list that goes from planting a mistaken double order of garlic in October, predator and pest control in his sheds and hen house, to taking his young son along with him on the daily happenings around the property. Something Nick admires about Jonah is using his harvest to the fullest. “Waste not want to” has been a phrase Nick has grown up with and has tried to apply that to his wildgame. Jonah displays that through his use of making stock. Stock is a beautiful way to use discarded meat/bones/animal parts and veg scraps into a wonderful base for soup, stews, sauces. Homemade is WAY better than anything store bought. Dog people , pro tip! If you plan on giving stock to your dogs, don't add onions. In our game, good better best, Nick and Jonah breaks down a stew. Good, toss it all in a crock pot, give it a couple hours. Better, full sear of the meat, brown the veg, if the ingredients are homegrown even better. Best, hard working, collagen filled meat, browned. Browned veggies, added last hour of cook. Nick likes Parsnips added last 20 minutes.MEAT!Instagram: @madewithmeatWebsite: https://bit.ly/3ddYG8HCoupon Code: huntavore10 Huntavore is Powered by Simplecast
