Hello! This is Episode 357, and it’s Part 2 of my conversation with HOME Method member, Ellen, about her new build and the construction process of her family home in Ballarat, Victoria. It’s been under construction for around 7 months. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/357] If you missed Part 1 of this conversation, head back to Episode 356 so you can catch up on what we’ve discussed. You can find that at www.undercoverarchitect.com/356. Remember too, that Ellen originally appeared on the podcast in Episodes 336 and 337 to discuss all the steps and decisions that led up to construction, so if you’d like to learn more about the design process, builder and team selection, and feeling prepared for a project like this, I’ll pop the links to those episodes in the resources for this podcast. Now, as I wrapped up Episode 356, we were discussing this idea of ‘there is no perfect’. There was more to that conversation, so we kick off this episode talking more about this concept of ‘there is no perfect’ and how you can empower yourself to still realise an incredible outcome for your project, whilst not overwhelming yourself with an unattainable goal of perfection. I also ask Ellen about her thoughts on the psychological aspect of calibrating your standards and expectations for your project with the demands a project can place on you, so you don’t get apathetic or fall into overwhelm. Ellen talks about finding the balance, especially when there’s competing priorities. Ellen also shares with me what helped her overcome her initial overwhelm in her project journey, and the importance of understanding the work you’ll need to do. In her words: “You may as well do the work well-informed”! Plus, we talk about making bold choices with selections, and Ellen also talks about what she’s most looking forward to when the home is finished and they get to move in. Hello! This is Episode 356, and in it, HOME Method member Ellen is back to give us an update on the construction of her new home in Ballarat, Victoria. Ellen and her partner are doing a knockdown-rebuild, and creating a single-storey home for their family, which includes Ellen and her partner, and their two teenage kids. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/356] Ellen was on the podcast in Episodes 336 and 337 discussing her project journey up to commencement of construction. If you haven’t had the chance to listen to those episodes, I encourage you to check them out as you’ll hear more about the earlier parts of the process, choosing her team and getting the design right. This has been a long process for Ellen and her family, so it’s super exciting to have her back to talk about the build process itself, and how she’s set herself up for success and a smooth process overall. In this episode, Ellen and I talk about the early signs she started getting from her builder that communication and collaboration was going to be a positive experience during construction. We also discuss how useful it’s been to make selections earlier in the project, so that construction itself can be managed more effectively and calmly. Ellen also shares how she’s developed confidence in her selections, and how she’s worked with her team to feel comfortable that the significant and impactful factors for her home and build are taken care of as construction commences. Plus, Ellen is a psychologist by profession, so I love understanding her insights into human behaviour in a project such as this, and her suggestions for dealing with hiccups, managing your mindset and well-being and overcoming concerns as the project unfolds. This is a fantastic conversation with so many gems of wisdom - I hope you really enjoy it. Hello! This is Episode 355, and I’m back with Part 2 of the latest project update with HOME Method members, Louise and Zane, who are renovating their Melbourne Californian Bungalow. They’re early in their design phase, and whilst they have a floor plan design that’s starting to tick the boxes on their wishes and wants, it’s still sneaking up over their budget. This is a great insight into the early design stages of a project, how you juggle competing demands and priorities, as well as trying to ensure you’re capturing all the details so you manage your risk and avoid omitting something important down the track. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/355] If you haven’t caught Part 1 of this conversation, head back to Episode 354 so you can listen or read the transcript. You’ll find that at www.undercoverarchitect.com/354. In this episode, I talk with Louise and Zane about how they’re taking their existing home into consideration when renovating, and factoring the potential upgrades into their approach and overall budget. Louise and Zane also share how they’ve navigated receiving feedback and input from family and friends whilst they’re in this design phase. As is often the case, when you share floor plans with your loved ones, they can have an opinion about what they think is missing or not working in them. These well-meaning opinions and feedback can be based on the personal experience of your friends or family, or because of their own professional backgrounds. However, balancing that input with your own project goals and budget can definitely be tricky. We also talk about how their timeline is working in this early design phase, and I give them some tips on some specific things they can be doing sooner rather than later to help squeeze up timelines and pricing certainty as they move closer to their final documentation. This early part of the design process can be super exciting as you see your dreams start to take shape on the page of your designer’s drawings. And yet, it can also feel like nothing is very ‘real’ yet, which can mean you stay too open to flexibility, and scope and budget creep. It’s great to touch base with Louise and Zane at this point, and hear how they’re navigating this. And if you’d like to grab a full transcript of this episode, you can find all of that by heading to www.undercoverarchitect.com/355. Now, let’s dive in! Hello! This is Episode 354, and in it, we’re getting an update from HOME Method members, Louise and Zane, about their renovation project. If you’re curious about what the early parts of a project experience are like as you choose your team and commence work with them, this is going to be super helpful information for you. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/354] As with Ben that we had on the podcast over the last couple of weeks, Louise and Zane are also renovating and extending a Californian Bungalow in Melbourne. And, when we chatted to them back in Episodes 317 and 318, we heard about the early preparation they were doing before choosing their team and commencing their project. (If you haven’t heard the first part of Zane and Louise’s project journey, head to Episodes 317 and 318 to learn more about where this project begins. The episodes and transcripts are at www.undercoverarchitect.com/317 and www.undercoverarchitect.com/318). In this update, Louise and Zane talk with me about how things have been going since they assembled their team together. They’re using the PAC Process, or Paid As Consultant Process, with their team. So the builder is involved during pre-construction, advising on cost and buildability, plus also assisting in pre-construction investigation work for the site and existing home. Their selected builder and architect haven’t worked together previously, and sometimes that can be a concern for clients, as they worry whether the collaboration will work well when those two professionals are getting to know each other and work together for the first time. We discuss this in more detail, and we also talk about the selection process itself (which took 2 to 3 months to do), and how the Brief Builder template they accessed inside HOME Method was super helpful in formulating a brief and communication document they could share during this process. Louise and Zane share some great insights about how they’ve set up their project communications, how they’re talking with their team to iron out assumptions and ensure their wishes and wants are understood, and what they’re doing to stay true to their design goals whilst managing their budget. And if you’d like to grab a full transcript of this episode, you can find it as well as the other resources I mention, by heading to www.undercoverarchitect.com/354. Now, let’s dive in! Hello! This is Episode 353, and it’s Part 2 of my conversation with HOME Method member, Ben, about the renovation and extension of his and his partner’s 1920’s Californian Bungalow in Melbourne. As we jump into Part 2, I talk more with Ben about their budget, and how they’ve worked with it over these design changes and the timeline, as well as the way Ben and Mike are now viewing their investment and what they want to get from it. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/352] If you haven’t listened to Part 1 yet, head to Episode 352 where you’ll hear Ben introduce us to the project. We discussed some of the early challenges as they worked with a designer for some time, but ended up with a design that was over their budget, and also not the ideal outcome they were seeking. With those initial quotes coming in too high, it gave them the chance to revisit and review their progress to that point, and led to a redesign that resulted in a far more aligned design outcome. You can hear Part 1 of my conversation, or grab the transcript, by heading to www.undercoverarchitect.com/352, where you can also grab the transcript too. In this episode (Part 2), as well as discussing budget, we also talk about working with your professionals, creating a collaborative team, and having those challenging conversations as your project develops and perhaps isn’t on track with your overall goals. Ben also has some great insights to share on the emotional side of navigating a project like this, and we hear how he’s built his confidence over the duration of the design process. Plus he touches on the value of community support and technical resources from HOME Method. Hello! This is Episode 352, and in it, I’m talking with HOME Method member, Ben. He and his partner, Mike, are designing the renovation and extension of their Melbourne Californian Bungalow. In this episode, you’ll hear how Ben and Mike came up with their renovation and extension design, and some of the challenges they had along the way. They followed a more traditional route of tendering the design, only to discover that the cost to deliver exceeded their budget, which meant they had two choices. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/352] One: revisit and amend the existing design to see if they can pull it back financially, without compromising the functionality and livability of the home overall. Or two: take some steps back - or as we call it in HOME Method, get up to helicopter view, and assess whether there is a different design option altogether that can satisfy the brief, and meet the budget expectations more closely. Many reach this point in their project, and it is always a challenging decision to make. If you’ve already sunk money and time into a design outcome that isn’t exactly what you asked for or thought you’d have, should you just keep going? Or do you risk halting the project, and also contending with potential construction cost increases in the interim whilst you change the design, so you can scale back what you’re doing, and create a design outcome that’s more efficient, more in alignment with your brief, and also benefits from all the learnings you’ve had in the experience so far? Well: Spoiler Alert! You’ll hear in this episode that Ben and Mike chose to renew their design. And you’ll also hear how they started first with a feasibility study of two options, and then were able to proceed much more confidently on that basis. And interestingly, VERY speedily as well … so much so, that in the end, they’ve not really ‘lost’ much time at all. And as a result of their pivot, they’ve ended up with a design that: aligns far more significantly with their ideal lifestyle is able to be delivered within their means Isn’t as disruptive to the structure and layout of the existing home and they’ve developed a toolset, skillset and mindset that’s elevated their agency in their project as well. You can listen or read the transcript at www.undercoverarchitect.com/350. In this episode, I talk more with Tatiana about how she’s setting up her pre-construction process with her preferred builder, especially given he hasn’t used the PAC Process before. We also talk about how to manage your risk when working with a builder who is new to their business, and your project is their first as a business. There’s some important steps to take so you ensure your project doesn’t suffer from them getting their business up and running. And we also talk through Tatiana’s design goals, and the budget checks she’s been doing as well. They’re working with a tight budget, and so you’ll hear how Tatiana is managing that, what she’s prioritising and considering to be cost efficient, especially based on what we discuss inside HOME Method. Hello! This is Episode 350, and in it, I’m talking with HOME Method member, Tatiana. She lives with her partner and three boys in regional Queensland, and is getting ready to design and build their new home. We meet Tatiana at the very beginning of her journey. Their project faces challenges, including a tight budget, council restrictions due to a nearby water treatment plant, and managing sun exposure for the local climate. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/350] Having experienced a previous renovation, but now finding their existing home inefficient overall, Tatiana discusses how much bigger and significant it feels to design and build a new home … especially as someone who hasn’t grown up in Australia. She says it “feels like she’s learning English all over again” as she dives into the terminology-rich construction industry! Tatiana would love to also follow the PAC Process, or Paid As Consultant Process, where a builder is brought on board as a paid consultant during pre-construction to work collaboratively with the designer and client to provide input on cost and buildability. (This is a process I teach to members inside HOME Method and provide tools and templates they can use to check with builders and set up their project well). You’ll hear how she’s finding a builder to help with this, which has proven challenging given her regional location, and local builders not being too familiar with the concept. Because how do you present the PAC process to a builder and designer who has not worked that way before so that they consider it? We talk more about that in this episode. If you’re preparing and researching for your project, I think you’ll find this episode super helpful, as Tatiana and I discuss the steps she’s taking to get started, and I share lots of tips and suggestions to manage the constraints of the site, and what to consider in the home’s layout to work with the site and climate. Hello! This is Episode 349, and in it, I’m going to discuss a topic that is, I believe, often the promoted ‘thing’ out there through glossy mags and social media: ‘How to create a luxurious home’. And because it seems to be promoted so heavily, by inference, it seems that it’s supposed to be one of the goals when creating your ideal home. However, I have found that the definition of ‘luxury’ can have MANY connotations. Not always positive either. And it can be so relative and subjective in how it’s interpreted, that this supposed pursuit of a luxurious home as the dream being sold to us can be really fraught. And so, I wanted to dive into this more. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/349] I also thought that this would be an interesting way to discuss some learnings from a recent trip my family and I made to Japan. Over the Christmas / New Year break of 2024 / 2025, we spent a month there. It was my first time there, and so many things jumped out at me, but the first was this: In a city such as Tokyo that is amongst the most densely populated in the world, luxury can’t come from space, or stuff. So how is it being created instead, when this constraint exists. That led to A LOT of thinking, exploration and observation about this concept of luxury. How we define it, how we pursue it, and how we incorporate it into our ideal homes, wherever we’re located. So, let’s jump into talking about luxury. What it is, what it represents to you, and how to create a luxurious home. Hello! This is Episode 348, and I’m back with HOME Method member, Michael as we continue the conversation about the construction of his new home in Western Australia - a home that he and his wife intend to retire to and enjoy a relaxing lifestyle that makes the most of the beautiful location. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/348] If you missed Part 1 of this conversation, head back to Episode 347 to listen first before diving into this one, as it’ll make a lot more sense if you do. You can find it at www.undercoverarchitect.com/347. Michael was on the podcast earlier in our HOME Method member stories, in Episodes 323 and 324, discussing the earlier parts of his project. So it’s great to have him back with this construction update. We finished the last episode with Michael sharing info on his home’s energy efficiency assessment and the changes they made to improve the home’s star rating. As a reminder: West Australia at the time of recording this episode, decided to not bring any of the NCC2022 changes into their building codes until 2025. So, the decade-old 6 star energy rating is still the requirement there. I kick off Part 2 by asking Michael how he believes this home will perform compared to where they are now. We talk about the gaps that Michael has needed to bridge between the documentation and the construction on site, with some changes based on on-site design decisions, material changes and detailing consequences. We also talk about the roles that both he and his wife have taken on in this project, especially as Michael initially had assumed he wouldn’t be too involved. And Michael also shares how the construction process has gone, how frequently he’s been on site given it’s 120km away from where they live, and how the interior is feeling now it’s at a point you can perceive volume and space. Remember, if you’d like to grab a full transcript of this episode, you can find it plus other helpful links by to www.undercoverarchitect.com/348. Now, let’s dive in! Hello! This is Episode 347, and Michael is back to give us the latest update on his new build project in Western Australia (which is currently under construction). Michael first came on the podcast in July 2024, in Episodes 323 and 324, and took us through the early phases of his project, including working with his designer and resolving the overall design, materials and details for his future home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/347] Michael and his wife are building a home that’s intended to be the place they retire to, as they transition away from their current daily lives of running a working sheep property. The new home is designed to comfortably accommodate the two of them with a focus on supporting their health and well-being, and making the most of the beautiful site, whilst providing a relaxing lifestyle. It’s also able to welcome their family for visits and accommodate them when required. In this episode, we talk about Michael’s process of comparing prices between a volume builder he was talking with, and their preferred custom builder. In an effort to ensure they were getting the best value for their investment, Michael really dove into the details of both options, and so he shares great insights about the differences he found, and why they made the builder choice they did. When you’re trying to choose the best builder with budget in mind, it can be a common approach to weigh up volume builders vs custom builders, and something I see many tackle in their projects when building new. Some volume builders will build a custom design you bring to them. And you don’t have to look far to see super low costs for a new build when working with volume builders, and so, it can be considered a more affordable and attractive option to get bang for buck, than going with a custom builder. However, unless you ensure you’re comparing apples with apples when weighing a volume builder up against a custom builder, you’ll never be able to fairly assess the prices you’re being told. Especially if you have specific goals for the inclusions or detailing of your home that sit outside the traditional building methodologies of volume builders. And to get to the bottom of what’s really included in your price can take time and flexibility in your approach. Michael shares how he was able to review builder communication, costs, detailing and inclusions effectively to make the right call for his project. We also talk about the research he did to make specific choices about wall and roof construction details. Because Michael didn’t use the PAC Process, his work with his designer and builder has travelled a particular way in pre-construction, so you’ll hear more about what that’s meant for timing, detailing and decisions - including signing a contract without finance in place (which I’d never recommend!) And he also shares what they’ve focussed on to create a healthy home for themselves. Hello! This is Episode 346, and in it, I’m continuing my conversation with electrician, Brendan Lang, from Get Off Gas. We finished Episode 345 Brendan sharing insights about his own home renovation, and how he tackled it. Brendan has opened his home for Sustainable House Day and uses it as a fantastic demonstration of how to improve an existing home through electrification and energy efficiency upgrades. In this episode, Brendan talks more about how he renovated his home, including retrofitting insulation to its roof and walls. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/346]. If you haven’t listened to Part 1 of our conversation, it’s definitely worth catching up on first. You’ll hear me talk about some of the health and environmental reasons to get off gas in your home, and to consider electrification as a way to improve your home overall, its health, and its ability to then be supplied through renewable energy sources. For Part 1, head back to Episode 345, or download the free transcript at www.undercoverarchitect.com/345. In this episode, we also talk specifically about solar, and what to know to get comparative quotes, plus choose the right components. And we discuss heat pump hot water units, where they can be used, and what to know before choosing one for your home. Plus, what to do if your budget can’t extend to sourcing one, but you still want a super efficient, electrically run hot water supply for your home. And we also discuss air conditioning, how to maximise its efficiency for heating and cooling, and why a gas panel, open fireplace or wood burning stove are heat sources to avoid for your health and your home’s efficiency. Whether you’re seeking to electrify your existing home as a standalone project, or as part of a renovation … or you’re wanting to build an all electric new home, this episode will be super helpful as we dive into the nuts and bolts of it all. Hello! This is Episode 345, and in it, I’m talking with Brendan Lang from Get Off Gas. Brendan is an electrician and is joining me to talk about how we can get off gas in our existing homes, and when renovating or building our homes, and choose to electrify our homes instead. I believe we should be getting off gas, improving the energy efficiency of our homes and reducing their energy consumption overall. And then supplying that energy via renewable sources such as localised solar systems, or through green power from the grid. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/345]. Did you know that in many locations around Australia, gas infrastructure is slowly being phased out for new developments, and gas appliances are being banned for installation in new homes. Councils are making the call to prevent developers from including gas services in subdivisions, or for gas to be connected in certain projects. In May 2023, New York State in the USA enacted legislation prohibiting natural gas stoves and furnaces in most new buildings. This measure, part of the state's budget, aims to reduce greenhouse gas emissions. The ban will be implemented in phases: starting in 2026 for buildings under seven stories, and in 2029 for taller structures. And locations all over the USA, bans and pilot programs are being rolled out to prohibit gas connections, infrastructure and appliances. The UK government plans to ban gas boilers in most new homes starting in 2027, requiring builders to install electric heat pumps or other non-gas heating systems to enhance energy efficiency and reduce carbon emissions. And in parts of Europe, gas heating is being banned in preference for electric heating systems. This isn’t only about reducing reliance on fossil fuels in residential and commercial buildings, aiming to mitigate climate change and promote sustainable energy practices. There’s also the known health hazards of having gas for cooking and heating in our homes, and what it can mean for respiratory conditions, chronic diseases, indoor air quality and potential fire risks. So, it’s no wonder that - either by compulsion or by choice - many are seeking to remove gas infrastructure and appliances from their homes as part of their projects, and electrify their homes instead. So all energy requirements are supplied via electrical means, with that electricity being supplied by renewable energy sources either locally or via ‘green power’ from the grid. In this podcast, I’m introducing you to Brendan Lang, electrician and founder of Get Off Gas, a business dedicated to helping homeowners electrify everything. You’ll learn about what’s involved in switching over fully to electrical energy, and the key things to be aware of whether you’re electrifying an existing house, considering this as part of your renovation plans, or wanting to create a new home that’s fully electric. Hello! This is Episode 344, and in it, I'm celebrating the 8th birthday of the Undercover Architect podcast. I can't quite believe it's been 8 years that I've been doing this. And given it's been a while since I've done a solo episode, I thought I would take this episode to share some updates with you about home design, building and renovating, what we're seeing in Undercover Architect, and life in general. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/344] And, in September we marked the 10th birthday of Undercover Architect itself. Combine that with it being December at the time of recording this, and coming up to the end of the year, it's a great time to review, reflect, celebrate and plan. There's three things in particular I want to chat about in this episode. The first is about HOW we live, and some conversations and research I've been doing lately, that I'm keen to understand if you'd like to hear more about. The second is about the industry itself, and where I believe the opportunity lies for the biggest improvement - and again, I'm keen to hear if you'd like me to share more about this. The third is a story I received from a homeowner about their project … and how $450,000 in predicted project costs became $2.4 million. It may sound a bit rambly, as this is a mental download of a lot of what I've been thinking about and discussing with others lately. I've tried to put some structure in it … but my thoughts are not necessarily happening in a structured way! But rather than holding back, or waiting to perfect and polish it, I'm going to share it with you warts and all. So, stay tuned, as I dive into all of this. Remember, if you'd like to grab a full transcript of this episode, you can find that by heading to www.undercoverarchitect.com/344. Now, let's dive in! Hello! This is Episode 343, and I'm back with Cindy, HOME Method member, designer and Thermal Performance Assessor, giving us an update on her new build. We're talking about her Smart Home System design, selection and specification, as she shares the details of including this in her new build project. And we also discuss how she's worked with her build team to ensure the sustainable details - even those they may have never done before - are being correctly included and built in her home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/343] If you haven't had the chance to hear the first part of this conversation, you can head back to Episode 342, and hear Cindy share details of how she's navigated having the timber frame of her home exposed to the elements and wet weather for longer than anticipated. And what that meant for mould growth and remediating the frame before the project could continue. This can be a big problem for many projects given we build outdoors and can experience wet weather conditions over long periods of time. You don't want your project to continue and a timber frame to be lined internally and externally if it's damp or has any mould growth on it, as it'll cause long term issues for your health and the home's durability as well. You can find that episode and its transcript by heading to >>> www.undercoverarchitect.com/342. In this episode, I pick up the conversation where we left off Part 1, and my question to Cindy about how she's worked with her team on site to manage their newness to some of her requirements, specifications and sustainable home goals. We also have a great discussion about the Smart Home System that Cindy decided to include in her project, including how she chose the system she's specified, the team members she worked with to coordinate the design, and the various considerations that led her to make the selection she did. And lastly, Cindy will share a fantastic piece of advice for anyone who is navigating their renovation or new build journey to help you maintain your sanity and stress levels, so stay tuned to the end of the episode for those insights. Remember, if you'd like to grab a full transcript of this episode, plus links to Cindy's previous project updates on the podcast, as well as information on the resources we discuss and photos of Cindy's home, you can find all of that by heading to www.undercoverarchitect.com/343 Now, let's dive in! Hello! This is Episode 342, and in it, I'm talking with HOME Method member, Cindy. Cindy is a HOME Method member, and she's also a designer and Thermal Performance Assessor, who has designed her own new home which is currently under construction. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/342] Cindy was on the podcast about 5 months ago in Episodes 321 and 322, giving us her first update on her project, and sharing her design phase and early construction experience. She's back to talk about some of the challenges that weather has brought for the construction process: in particular dealing with a wet timber frame that has grown mould, and needs to be remediated before the project continues. We've had a few members inside HOME Method navigating this challenge this year, as the weather has been wet for long periods of time in many parts of Australia, and that can wreak havoc on an exposed timber frame of a home during construction. Timber can absorb moisture and water, and then over time, with the right conditions, grow mould which impregnates in the timber itself. The worst thing that can happen is that the frame is not allowed to dry out, or the mould is not remediated, and the home gets lined internally and externally regardless of its dampness or condition. This can be incredibly detrimental for the health of the occupants and the durability of the home long-term. And, unfortunately, it happens far too often in home construction. So, I think you'll find Cindy's process of navigating this specific challenge on her project super informative. Hello! This is Episode 340, and in it, I'm talking with homeowner and HOME Method member, Sophie, about the renovation of her Californian bungalow in Perth, Western Australia. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/340] Sophie and her partner finished their renovation project in April 2023, just 6 weeks before they welcomed their first child, a baby girl, into the world, and brought her home to their newly created renovation. There's nothing like a baby's due date to put pressure on project deadlines! And, if you don't have kids already, it can be tricky to design a home that will suit a growing and changing family, especially over the long term. However, as you'll learn from my conversation with Sophie, she has so much helpful information to share about how she and her partner: purchased the right property to renovate how they thought about their design how they selected their team and the way she navigated her project journey, confidently implementing her learning and research. And given the project was carried out during some of the most challenging COVID times, in one of the most separated locations in Australia at that time, you'll hear how they kept things on track both time and budget-wise as well. I'm so looking forward to sharing this conversation with you - I think it's going to be super helpful as it's packed full of great tips and ideas for anyone building or renovating. Hello! This is Episode 339, and I'm continuing my conversation with Jan and Landon about their new build in Sydney's north on an amazing site that's been in Landon's family for many years. In fact, it's where Landon grew up, and after 39 years of living together in another part of Sydney, Jan and Landon are selling up, and moving to this location they both love and have a strong connection with, to build a new, Passive House home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/339] Jan and Landon are both in their 70s and are retired teachers. And their project has an amazing range of specific demands including how they'll age well and healthily, still being able to live an active life, whilst preparing for various scenarios that may occur. And also be able to accommodate family, especially adult grandchildren who also live or stay with them. If you missed Part 1 of my conversation with Jan and Landon, head back to Episode 338 to catch up and learn more about their story. You can find the episode and a full transcript at www.undercoverarchitect.com/338 We kick off this episode with me asking Jan and Landon about how HOME Method, which they joined right before choosing their architect, has helped them navigate their project so far. And as the episode continues, we dive into some questions that Jan and Landon had for me, especially about the best approach for them to include and build a granny flat on their site, and when and how to involve a landscape architect or landscape designer. Listen as I run through some of the key criteria to be aware of when selecting a building methodology for a granny flat, and what to consider to help the project run smoothly. We also discuss some design options to review, and cost comparison of prefabrication vs building on site. And, I also talk through some landscape design ideas, and the way a landscape design approach could integrate with their architectural design to maximise the benefits of the site overall and meet their brief as well. Hello! This is Episode 338, and in it, I'm speaking with Jan and Landon about the new home they're planning to build on an amazing site in Sydney's north. Jan and Landon are a super interesting couple with a really interesting project. For starters, they're both 73 years old as they embark on this ambitious project of building a new home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/336] They're selling their home of 39 years, and they're moving to a different part of Sydney to build their new home. However they're building on a site they have a lot of history and connection with, as the block they're building on has been in Landon's family for over 70 years. Jan and Landon are designing and building their home as a passive house, and they're working with a Passive House builder that uses prefabrication to manage the quality, consistency and timeliness of their projects. They're currently in the design phase, and their architect and builder are working together collaboratively with them to assist with decision-making and cost management as the design develops. Jan and Landon have a lot of insight to share about how they researched and interviewed their architect, how they developed and presented their brief, and how they gained confidence that they'd found the right architect, and overall team, for their project. We also talk about their design approach to create a home that will suit them at this stage of their life, and for the lifestyle they wish to lead in their home. Hello! This is Episode 334, and in it, I'm talking with Andy Pace from the Green Design Center in Wisconsin, USA. Andy is joining me to talk about his role as a Healthy Home Concierge and Founder of The Green Design Center, and how he helps and works with homeowners in all locations, to not only supply healthy and sustainable building products and materials, but also provide advice through consultancy, on what's required to achieve a healthy outcome for both existing and new homes. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/334]. When Andy reached out to connect and chat about coming on the podcast, I thought it was a really great opportunity to compare notes, and discuss the evolution of green and healthy building practices. We've both got over 30 years industry experience, but on opposite sides of the globe. And so, it was brilliant to have this conversation, and discuss the exciting developments we've seen in the industry as the demand for healthy homes has grown. There's lots of similar challenges and opportunities for those that we each help, and commonality in the comparative experiences that homeowners are having as they make health-based decisions for their projects. Especially when it comes to mould and chemical sensitivities. As founder of the oldest healthy building supply company in the United States, Andy has become one of the single most helpful and educational experts dealing with the day-to-day concerns of those individuals who suffer from allergies, asthma and chemical sensitivities. There's some fantastic insights shared in this podcast episode that I know will be super helpful for anyone building or renovating with their sights on achieving a healthy home, wherever in the world this information reaches you. Hello! This is Episode 333, and in it, I'm sharing information about an amazing company that's Australia's leader in textile recovery and recycling. UPPAREL, based in Melbourne, Victoria, is a BCorp Certified company, and is an award-winning leader in textile recovery and recycling, providing convenient solutions to textile waste for both consumers and businesses. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/333]. UPPAREL first came onto my radar when previous podcast guest, Joost Bakker, shared some of their incredible products on social media. As Joost is super passionate about zero waste products, he was at the UPPAREL Factory and showing the panels being made from recycled textiles, and it was amazing to see the process and the volume of waste UPPAREL are able to recycle. Waste that would normally go to landfill. So, I knew I wanted to get UPPAREL on the podcast, and put them on your radar, as i think there's some really exciting opportunities and options about how their products could be used in various applications for your project. So, in this episode, I'm speaking with Riley Aickin who is the Partnerships & UPtex Manager at Upparel. Riley is going to take us through how UPPAREL turns textile waste into a huge range of products we can use in our homes, from pet bedding all the way through to acoustic panelling and site signage. And given that Australia has just overtaken the USA as the world's largest consumer of textiles globally, and on average Australians purchase 27kg of new textiles and then discard around 23kg into landfill annually … UPPAREL is responding to a huge problem we have here. Hello! This is Episode 331, and I'm looking forward to introducing you to HOME Method member, Elizabeth. Elizabeth has been one of our long-time members, having joined HOME Method, or an earlier iteration of the program, almost 5 years ago in 2019. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/331] In the world of online businesses, that's a long time … but for me as an architect having worked in this industry since 1994, it doesn't feel that long!! Elizabeth's story is a really interesting one, because when she joined, she didn't know what kind of project she was going to be working on, or where, or with who. You see, Elizabeth's home sits on land that was rezoned some years ago, which meant that a move was going to be on the cards, but there were a few hurdles to jump through first. Elizabeth decided not to wait for those hurdles, and instead start upskilling herself, so that when they needed to act, she could feel much more comfortable and confident to do so quickly. And, 5 years on - that's exactly what's happening right now! A speedy home purchase, a planned renovation, plus some other really amazing things have been happening that I'll let Elizabeth share with you as we go. I'm sure you're going to love meeting Elizabeth, and following along with her story from the start. Hello! This is Episode 330. In it, I continue my conversation with Angela, a Tasmanian HOME Method member, currently kicking off the design phase of her project. She and her partner have decided that, instead of doing the knock-down rebuild of their home as was originally planned, they are undertaking a more efficient and lower cost renovation of the existing home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/330] If you haven't listened to Part 1 of my conversation with Angela and how they arrived at this decision, I encourage you to check out Episode 329. You can find it at www.undercoverarchitect.com/329 and hear what drove their project change after initial discussions about a new build with a local builder. In this episode, we learn more about the design process, and some of the specific renovation preparation Angela has been undertaking to explore the condition and energy efficiency of the existing home. You'll also hear me give Angela a reality check about how she's approaching this project, so she doesn't get tripped up. When we finished off our last episode, I was asking Angela where they were in their design process. They had completed a feasibility study with Designful to explore what was possible for the existing home conceptually, and to test some of the ideas Angela and her partner had been having to rework the existing footprint of the home. And then, Designful had a 6 month waitlist before being able to commence working with them further. We kick off this episode with Angela discussing where they're at in their design journey currently. I heard a stat the other day that shocked me: 75-80% of designs never make it to construction. Wow. That's a lot. Such a disheartening experience to go through. You've gone to the time, expense and energy of planning your build or reno, only to find when the costing comes back it's beyond reach. Buildability is a real issue in our industry. Today's guest Nathan Johns from Forest to Coast Homes is part of a growing group of builders implementing a solution that's changing the way we design and cost projects.Connect with Nathan & Forest to Coast Homes here:Website https://www.foresttocoasthomes.com.au/Instagram https://www.instagram.com/foresttocoasthomes/Live.Life.Build program: https://www.livelifebuild.com/Duayne Pearce podcast: Level Up https://www.buzzsprout.com/1868777Amelia Lee podcast: Undercover Architect https://undercoverarchitect.com/podcast/Connect with us: Website https://janeledger.com.au Instagram https://www.instagram.com/janeledgerinteriors Thank you for listening! Hello! This is Episode 329. In it, you're going to meet Angela. She and her partner own a block of land with an existing home on it in Tasmania, and after purchasing the home, they started their project journey with the plan to demolish the home and build a new one - otherwise known as a ‘Knock Down Rebuild' or KDRB! However, once they lived in the home for a little while, their ideas changed. And what was to be a knock-down rebuild project of a new home, has morphed into a planned renovation of the existing home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/329] I think you'll find it super interesting to hear how Angela and her partner arrived at this project change, and how they've sought help and support so they can make informed decisions about creating the right result for them, their budget and their long-term plans. Hello! This is Episode 327, and I've brought Janet back to talk more about her project of building a new home on a challenging block for her family in Brisbane, Queensland. We're talking all about how they selected their builder, tendered their project, made their selections and got ready for construction. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/327] We first met Janet back in Episode 319 and Episode 320, where Janet shared how she and her partner Paul, and their 3 children, started on their project journey in 2021. Janet shared that they'd lived in their existing home for almost 19 years, and renovated it whilst their two oldest kids were really little. Janet felt, in hindsight, they rushed it, and now were living in a home that isn't adapting to the changing demands of family life. AND she knew they didn't want to renovate it again, as they felt they'd have to undo things to make the necessary changes. Whilst investigating what to do next, they unexpectedly found a block of land nearby, and after some deliberation, they purchased it. And then began their design journey, which is what Janet shares with us in those episodes. If you haven't listened, it's really worth doing so, or downloading the transcript, so you can hear all the amazing learnings that Janet shares. To summarise: they worked with one company to amend the floor plan of a two storey home in an attempt to get it to work on the site. However, the site constraints meant it wasn't going to deliver the outcome they were seeking, and a custom approach seemed to be the best option. Janet and Paul then chose their building designer, and worked with them to create a super interesting design for their new home. Nicknamed ‘the house with a hole', the rooms in this home circumnavigate an external landscaped courtyard area in the middle, shaping a central courtyard. This enables their home to create a privatised outdoor area, helps light to enter the home really well, and a super interesting floor plan and living experience … all on a super constrained site. Janet is back in this Episode, and you'll hear how she and Paul interviewed and vetted builders, to ultimately decide on their chosen one. And you'll also hear how they navigated the pre-construction and tender phase to get ready for construction. Janet discusses what worked, what learnings she had, and improved her project overall. Hello! This is Episode 326, and it's Part 2 of my conversation with HOME Method member, June, about their new build of their retirement home in the West Australian coastal town of Green Head. Whilst living remotely from the site - 3.5 hours away. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/326] If you haven't listened to Part 1, be sure to head back to Episode 325, where you'll hear June discuss how they thought about ageing in place in their design, and the decisions they made for their coastal location with its harsher conditions. You can find the episode and a downloadable transcript at www.undercoverarchitect.com/325. In this episode, we dive into some of the details of windows and external cladding, and choices made for the location's conditions and climate resilience. June discusses how she worked with her team, and her realisation that she didn't have to be the one to solve all the problems whilst she ensured she was getting the quality outcome she wanted in her home. I also discuss how June and her partner managed communication with the builder remotely, and the methods they used to check the build along the way, given they were living 3.5 hours from the site. And June shares how they set themselves up to make good decisions based on knowledge instead of guessing. Lastly, be sure to listen out for the mic drop at the end about June's home's energy efficiency star rating. She snuck that in right at the end and blew me away! Hello! This is Episode 325, and in it, you'll meet HOME Method member June, who at the time of recording our conversation, is only a few weeks away from moving into her new home in Western Australia with her partner. June and her partner are both researchers professionally, so when building a new home, you can imagine that their approach involved researching and getting informed so they could navigate their project confidently. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/325] After living in copious rentals as they moved around for work, June and her partner found their ideal lifestyle location on the coast of Western Australia, where they decided to build their new home. This is their retirement home, so it's designed for ageing in place. They also wanted it to be low maintenance, highly energy efficient, and built using passive solar and Passive House principles. In addition, they wanted this home to be pet friendly, climate resilient, a haven to share with friends on their travels, and to be able to live off-grid in a minimalist way for a few days or for a couple of weeks if isolated by disaster. Listen in as you hear how they navigated all of their awesome and ambitious goals, whilst living remotely from the site, and managing cost increases in the industry. June shares some amazing information in this episode that I know you'll find super helpful. Hello! This is Episode 323, and I'm looking forward to introducing you to Michael, a member of HOME Method who is building a new home in Western Australia. When Michael and his partner joined HOME Method in April 2021, they were looking to create a home that would enable them to live comfortably in a beautiful location on an acreage site. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/323] Intended as their retirement home, you'll hear more from Michael about how they approached this project so it could support their overall lifestyle goals, as they transition away from running a working property, to enjoying and relaxing more regularly, and spending time with family and friends. Building a home that you plan to retire to can be quite a different experience and require a different brief to other types of family and home situations. Michael shares some of the specific things they incorporated in their design to make their home suit this stage of their life. You'll also hear how Michael has collaborated with his team, and sought other input and advice along the way, as well as upskilled himself in the knowledge he's needed, so he and his partner can create a sustainable, livable home in this location. Research and information collection is something Michael has done really well, and he's never been afraid to have a conversation with someone, reach out to someone or get a second opinion to ensure he's on the right track for his project. Hello! This is Episode 317, and if you're yet to get started on your renovation or new build, or taking your very first steps, I know this is going to be super helpful for you. In it, you're going to meet Louise and Zane. They are at the very beginning of their project: the renovation of a 100 year old Californian Bungalow in Melbourne. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/317] When I put the call out to HOME Method members about coming on the podcast, I also asked if members would like to come on to share their progress as it develops. And, that we would treat the podcast episode conversations as part sharing, part coaching. So, what that means is they come on to the podcast to discuss their projects progress with me and share the things they're doing, decisions they're making, and challenges they're having. And I offer suggestions, provide guidance and sometimes, just sometimes, deliver challenging feedback or reality checks. I'm really looking forward to introducing Louise and Zane to you, because I know this stage of a project - the very beginning - is something that EVERYONE has to go through. So this episode provides a great opportunity to gain insights into important steps to take at this point, and I believe you'll resonate with much of what Louise and Zane are thinking about and mulling over as they dive into their project. Hello! This is Episode 312, and in this episode, I continue my conversation with Caroline about her insights into the homeowner experience of building and renovating, and what makes the difference in a successful project. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/312] If you haven't listened to the previous episode and the first part of my conversation with Caroline, I'd encourage you to head back to Episode 311 and do that now. You can listen to it or download the free transcript at www.undercoverarchitect.com/312. In the last episode, I introduced you to Caroline who has spent the past few years as a member inside our HOME Method community, as she navigated her Brisbane renovation. She shared her insights and experience, and what she did to feel confident and informed in her project, and enjoy the process overall. I also shared that since June 2023, Caroline has been on Team UA as our Community Support and Member Success Coordinator. It's a mouthful of a job title, but what it means is that Caroline works with me and our team to help our members have an amazing experience inside HOME Method, and to also ensure we continue to iterate and improve the learning experience so it's the leading online program to navigate your renovation or new build project. In this episode, Caroline shares her insights now she's on the other side of HOME Method, supporting our members to have success in their own projects. It's awesome to hear her thoughts on what she sees really benefits homeowners as they learn what they need to know, and access support along their project journey. I think if you're about to embark on your renovation or new build, this will be super helpful for you. We also discuss some exciting things coming up on the podcast: a project we've been working on for some time now, and one that I was super nervous about too. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/311] Now, over the past year, we've had a fair few changes behind the scenes in Undercover Architect.
