In this episode, I'm talking with Bettina von Hagen, Managing Director & CEO of EFM Investments & Advisory. Since founding Ecotrust Forest Management 20 years ago, she's been redefining forestry investment – consistently beating traditional market-rate returns while protecting ecosystems, communities, and future generations.Bettina grew up in politically turbulent Lima, Peru, with a scholar father, an artist-entrepreneur mother, and a childhood shaped by earthquakes, curfews, and curiosity. Her love of systems thinking began with a trip to the Galápagos Islands at age 14 and eventually led her to study evolutionary biology before pivoting to business.After earning her MBA at the University of Chicago, Bettina entered the world of commercial banking in the Pacific Northwest – right in the middle of the timber wars. But instead of picking a side, she asked a different question: How do we meet essential needs – like timber – without compromising ecosystems or future generations?That question led her to Ecotrust, a nonprofit focused on conservation-based development. There, she helped launch Craft3, a triple-bottom-line lender, and Beneficial State Bank. But the real spark came in 2004, when she co-founded EFM within Ecotrust to pioneer sustainable forest investing.By 2008, she bought a stake in the company and stepped in as CEO.EFM now manages 200,000 acres and nearly $500M in assets, with a staff of just 11 people and a vast network of contractors. Their model isn't just about timber. It's about carbon credits, conservation easements, water protection, salmon runs, tribal partnerships, and restoring degraded ecosystems.Bettina's forestry strategy is built on what she calls the Five R's:Rotation: Letting trees grow longer for higher-value wood.Retention: Leaving 10–30% of trees to support soil, seedbanks, and habitat.Reserves: Protecting special ecological areas, like salmon-bearing streams.Restoration: Rebuilding habitat, especially in fire-prone and aquatic systems.Relationships: Partnering with tribes, local communities, and land trusts.EFM's forests generate revenue through multiple streams. When timber prices dip, they don't rush to harvest – instead, they “store value on the stump.” Trees continue to grow, becoming more valuable over time. Carbon markets make this kind of patience financially viable.By deferring cuts, selling carbon offsets, or securing conservation easements, EFM creates liquidity without compromising ecological integrity.The results speak for themselves. Every fund exit has outperformed the NCREIF Timberland benchmark, and every acre under EFM's care becomes more ecologically and socially valuable over time.Forests don't have to be sacrificed for growth. Here are 3 big things you need to know— One — The death toll has risen to at least 19 as a result of severe weather across the nation's midsection. More heavy rain is expected across the region as the storm threat shifts to the southern Mid-Atlantic and Southeast into Monday. Forecasters say temperatures will drop behind the storm system with freeze alerts in effect tonight for millions from Oklahoma City and Kansas City to St. Louis and Indianapolis. Two ---- Commerce Secretary Howard Lutnick says the power of the U.S. needs to be reset. Speaking on CBS' Face the Nation, Lutnick said the new global tariffs put in place by the Trump administration were to address a national security issue. He says it's a major problem things like medicine and semiconductors aren't made in America. Lutnick said the tariffs will stay in place as President Trump seeks to reset global trade. And number three ---- Millions of acres of national forests, including a sizeable portion in Michigan, could be cleared for timber production in a bid to reduce wildfire risk. That's according to a new U.S. Department of Agriculture plan. The Department of Agriculture couldn't specify how many acres would be affected in Michigan. The state is home to about 2.9 million acres of national forest lands.
There is relief among New Zealand's wood exporters - who've escaped the import tariffs set by the US. Imports of timber and lumbar products into the US have dodged tariffs, as confirmed by President Donald Trump, The United States was New Zealand's third largest market for timber exports, after China and Australia. Wood Processors & Manufacturers Association of NZ CEO Mark Ross says this doesn't come as a surprise - given how much America relies on timber for construction. Matt welcomes fellow Build Expert, Travis Brungardt, to discuss the brand-new Build Original Series® Prairie Sun & Timber, which follows Travis as he builds a hybrid high-performance home blending Structural Insulated Panels (SIPs) and traditional framing. Travis outlines the project, noting that the upper level utilizes SIPs for insulation and strength, while the walkout basement level is conventionally framed with ZIP-R9 panels for flexibility. Throughout the series (and build itself), a key focus is air-sealing and moisture control. To prevent common SIPs failures like ridge rot, Travis applied PROSOCO Cat 5, a liquid-applied WRB, continuously from foundation to ridge, ensuring an airtight and waterproof structure. Matt & Travis discuss SIPs challenges, particularly running electrical wiring. Instead of the traditional method of melting wire chases, Travis framed a service cavity inside the walls, making installations easier. Matt and Travis emphasize the benefits of hybrid construction's, proper air-sealing techniques, and ways to maximize performance while maintaining flexibility.
