In this weeks episode Hazel concludes a mini-series on financial calculations by focusing on the concept of return on equity (ROE). Unlike return on investment (ROI), which measures the profitability of a specific investment at the time of purchase, ROE assesses how effectively an asset generates profit over time based on the equity held. KEY TAKEAWAYS Understanding Return on Equity (ROE): Unlike Return on Investment (ROI), which measures the profitability of a specific investment at the time of purchase, Return on Equity assesses how effectively an asset generates profit over time based on the equity held in it. Evaluating Personal Assets: It's important to assess the equity in personal assets, such as property or savings accounts, to understand how well they are performing. This includes considering cash flow from rental properties or interest from savings. Home Equity Considerations: While many view their home as an asset, it typically does not generate income unless utilised in specific ways (e.g., renting out a room). Therefore, the return on equity from a primary residence is often zero. Regular Portfolio Assessment: Regularly reviewing the performance of your investments and equity is crucial. For example, a property that once had a high return on equity may underperform over time, necessitating a reevaluation of whether to keep or sell it. BEST MOMENTS"It's really important to understand the numbers and to understand the maths around how your money's working for you quite frankly." "Most people don't own... any sort of level of return on that equity in their own home. It's a big fat zero when it comes to a return on equity from your own home equity." "You have to be really careful... if you're going to consider releasing any equity from your own home, because this is obviously going to cost you more money." "The question really is what level of return would you like or want to see from your equity if you were to work with it differently?" For over a century the troupe of morris dancers has performed up and down the town's streets dressed in knitted jumpers, candy-striped kilts, and painted completely black. “I worked in a pub just outside Manchester,” Ophira remembers, “many of the customers felt the practice was racist and badly outdated, but just as many disagreed.” On Easter weekend, Ophira finally met these dancers. Nicknamed the “Coconutters”, Ophira set out to understand why they hold a practice that many find so offensive so close to their hearts. Hosted on Acast. See acast.com/privacy for more information.

Full Text of ReadingsThursday in the Octave of Easter Lectionary: 264The Saint of the day is Saint Fidelis of SigmaringenSaint Fidelis of Sigmaringen's Story If a poor man needed some clothing, Fidelis would often give the man the clothes right off his back. Complete generosity to others characterized this saint's life. Born in 1577, Mark Rey became a lawyer who constantly upheld the causes of the poor and oppressed people. Nicknamed “the poor man's lawyer,” Rey soon grew disgusted with the corruption and injustice he saw among his colleagues. He left his law career to become a priest, joining his brother George as a member of the Capuchin Order. Fidelis was his religious name. His wealth was divided between needy seminarians and the poor. As a follower of Saint Francis of Assisi, Fidelis continued his devotion to the weak and needy. During a severe epidemic in a city where he was guardian of a friary, Fidelis cared for and cured many sick soldiers. He was appointed head of a group of Capuchins sent to preach against the Calvinists and Zwinglians in Switzerland. Almost certain violence threatened. Those who observed the mission felt that success was more attributable to the prayer of Fidelis during the night than to his sermons and instructions. He was accused of opposing the peasants' national aspirations for independence from Austria. While he was preaching at Seewis, to which he had gone against the advice of his friends, a gun was fired at him, but he escaped unharmed. A Protestant offered to shelter Fidelis, but he declined, saying his life was in God's hands. On the road back, he was set upon by a group of armed men and killed. Fidelis was canonized in 1746. Fifteen years later he was recognized as a martyr. Reflection Fidelis' constant prayer was that he be kept completely faithful to God and not give in to any lukewarmness or apathy. He was often heard to exclaim, “Woe to me if I should prove myself but a halfhearted soldier in the service of my thorn-crowned Captain.” His prayer against apathy, and his concern for the poor and weak make him a saint whose example is valuable today. The modern Church is calling us to follow the example of “the poor man's lawyer” by sharing ourselves and our talents with those less fortunate and by working for justice in the world. In this episode of the podcast, Hazel delves into the essential financial calculations needed to assess property investments, focusing on the concept of whether a property will "wash its face." This term refers to determining if the rental income can cover the property's expenses, including mortgage payments. KEY TAKEAWAYS Understanding Cash Flow: It's crucial for property investors to ensure that a property can "wash its face," meaning the rental income should cover the mortgage payments and other expenses, providing a cushion for unforeseen circumstances. Basic Calculation Formula: To determine if a property is financially viable, start with the property value, calculate the mortgage amount (75% loan-to-value), and then assess the annual and monthly mortgage payments based on the interest rate. This helps in evaluating whether the rental income meets the lender's coverage requirements. Reverse Calculation Method: By starting with the expected rental income, investors can determine the maximum property value they can afford. This involves dividing the rent by the lender's rental coverage rate, converting it to an annual figure, and then calculating the maximum mortgage and property value. Market Awareness: Investors should be aware that property values can fluctuate. Having a solid cash flow can provide security during market downturns, as demonstrated by experiences during the 2008 credit crunch. BEST MOMENTS"The term wash its face is commonly used in the property industry to describe whether a property will look after itself in the context of the amount of rent coming in versus the amount of expenses going out." "You need that cushion so that you can be kind of considering that this property is going to be safe for you." "If the property increases over time in value and you don't change the mortgage, then the mortgage loan to value will become less than 75%." On the morning of August 26, 1986, a cyclist in New York's Central Park discovered the body eighteen-year-old Jennifer Levin. Among other things, Levin had been strangled, there were superficial injuries on her face, and her shirt was pulled up. Later, the medical examiner reported that Jennifer had died only about an hour before she was discovered. It didn't take long for investigators to find Levin's assailant, after several patrons at a nearby bar reported seeing her with a man the night before. That man turned out to be nineteen-year-old Robert Chambers Jr., a privileged members of New York's Upper East Side high society. At first, Chambers denied having anything to do with the murder, but soon changed his story and claimed Levin had died during consensual “rough sex” initiated by Levin herself.Nicknamed the “The Preppy Killer” by the press, a reference to his good looks and obvious privilege, Chambers' trial became a media circus. Over the course of more than a year, people around the country watched as the defense tried—and with the help of the press, succeeded—to put the responsibility for Levin's murder on the victim, emphasizing her sexual history and manner of dress, among other things. In todays episode Hazel guides between yield and true rate of return in property investment. Hazel uses a straightforward example to illustrate how to calculate yield based on rental income and property value, highlighting that while a high yield can indicate good cash flow. KEY TAKEAWAYS Understanding Yield vs. True Rate of Return: Yield is calculated as the total gross rental income divided by the property value, while the true rate of return considers the actual cash flow relative to the money invested in the property, providing a more accurate picture of investment performance. Example Calculation: For a property worth £150,000 generating £900 monthly rent, the yield is 7.2%. However, after accounting for mortgage costs, management fees, and other expenses, the true rate of return can be calculated, which in this example is 8.4%. Importance of Cash Flow: A strong cash flow and true rate of return are crucial for property investors, as they provide a buffer against market fluctuations and ensure that investments remain profitable even during downturns. Investment Strategy: Aiming for a true rate of return of at least 8% is recommended, as this offers a better alternative to traditional savings accounts, which may not keep pace with inflation. BEST MOMENTS "Knowing and understanding the difference between the yield of a property and the actual true rate of return is absolutely vital." "The true rate of return will give you a much truer picture of what your investment is going to produce for you." "My golden rule of thumb is to be making at least 8% true rate of return if you're going to go into a deal like this." "If you have a decent level of cash flow and therefore true rate of return, it doesn't matter what happens to the market." "The main advantage of buying a property is that it has the potential to increase significantly in value over time." Hazel delves into the essential topic of understanding financial terminology, specifically focusing on return on investment (ROI) and return on time invested (ROTI). The importance of being financially educated, especially since these concepts are often not taught in schools KEY TAKEAWAYS Understanding Financial Terminology: It's crucial to learn and understand financial terms like return on investment (ROI) and return on time invested (ROTI) to take ownership of your financial decisions and empower yourself in managing money. Importance of ROI: ROI is a basic calculation that measures the profitability of an investment. For example, depositing £10,000 in a high-interest bank account at 5.5% yields £550 annually, while higher returns (12%, 15%, or 20%) can significantly increase earnings. Compounding and Starting Small: You can start investing with smaller amounts, such as £20 or £50 a month, and benefit from the power of compounding over time, which can lead to substantial growth in your investment portfolio. Evaluating Time Investment: When considering investments, it's essential to factor in the value of your time (ROTI). For instance, if you spend 30 hours on a property deal and value your time at £20 an hour, that adds £600 to your costs, impacting your overall profitability. BEST MOMENTS"After all, this is a show all about becoming wealthy, not just in the financial sense." "It's absolutely crucial that you do learn and refine this part of your knowledge until you know it inside out if you are serious about becoming wealthy." "One factor that people tend to miss out of the equation... is the return on the time that they invest into completing a deal." "If you were able to generate more like 12% a year or 15 or even 20% a year return on investment, then obviously this is much better." It is a valuable tool not only for businesses but also for personal development and life planning. Personal Application: Conducting a SWOT analysis on your own life can provide insights into your current situation, helping you identify areas for improvement and leverage your strengths and opportunities. Identifying Strengths and Weaknesses: Recognizing your strengths allows you to capitalize on them, while acknowledging weaknesses helps you find ways to mitigate risks or outsource tasks that you do not enjoy or excel at. Opportunities and Threats: Being aware of opportunities can guide you toward growth and financial freedom, while understanding potential threats, such as market changes or personal responsibilities, can help you make informed decisions. Actionable Insights: After completing a SWOT analysis, it’s important to determine your number one action or learning. This could involve outsourcing tasks you dislike or exploring new financial strategies to enhance your sense of freedom and efficiency in life. BEST MOMENTS"The S stands for strengths. The W stands for weaknesses. The O for opportunities and the T for threats." "When you can see your situation from different perspectives, it can actually help you to improve certain areas of your life." "It's always good to know and to see where you can make those changes to affect even more of that sense of freedom." "I can also sometimes get distracted when I'm in the middle of a task. So I need to keep myself on track sometimes." In this episode of The Wealth Whisperer, Hazel delves into the realities of achieving financial freedom, inspired by a recent discussion within the Freedom Club. Drawing from personal experience, Hazel encourages listeners to reflect on what they would truly do with their time if they were financially independent. KEY TAKEAWAYS Understanding Financial Freedom: Achieving financial freedom involves not just the financial means but also a mental shift in how to spend one's time. It's essential to consider what life would look like beyond the traditional work structure. Potential Challenges: Many individuals may feel lost or bored when they gain time freedom, as they are often conditioned to follow a structured routine. It's important to recognize these feelings and plan for how to fill the newfound time meaningfully. Social Connections: Financial independence can lead to a sense of isolation if friends and family are still working. Building a network of like-minded individuals is crucial for maintaining social connections and finding fulfillment in activities. Exploring Interests: With financial freedom, there is an opportunity to explore hobbies, travel, and engage in activities that bring joy. However, it's important to ensure that there are sufficient financial resources to support these pursuits. Positive Mindset: Instead of focusing on what one is escaping from (like work), it's vital to envision what one is working towards. This positive outlook can serve as motivation and help create a fulfilling life post-financial independence. BEST MOMENTS"What would I actually do with my time if I was financially free or could retire early?" "The reality may in fact be quite different to the dream." "If you have a feeling that it would be a little bit negative, that could actually end up holding you back from becoming financially free." "What would you spend your time doing if you had more time?" In this reflective podcast episode, Hazel shares personal insights following their recent birthday, emphasising the importance of appreciating life and the fleeting nature of time. Drawing from recent experiences of loss among friends and family, they explore the concept of "renting" our possessions and the realisation that material things hold less value than meaningful experiences and relationships. KEY TAKEAWAYS Appreciation of Life: As we age, we gain a deeper appreciation for life and the importance of enjoying every moment, especially in light of loss and the inevitability of death. Material Possessions vs. Experiences: Life is often viewed as a rental experience; we don't truly own our possessions. It's essential to consider whether the time and effort spent acquiring material things are worth it compared to the experiences and memories we create. Living in the Moment: The message emphasizes the importance of living for the moment and making the most of our time with loved ones, rather than getting caught up in the pursuit of material wealth. Reflection on Time: Reflecting on how we spend our time can lead to a more fulfilling life. It's crucial to evaluate whether our daily activities align with what truly matters to us. Inspiring Others: By living authentically and joyfully, we can set an example for those around us, encouraging them to also embrace life and its fleeting nature. BEST MOMENTS"It just makes you think a bit more about how precious life is." "When you think about it, we don't own anything. If you really look at the nuts and bolts of it... you can't take it with you." "Everything that you buy in this life costs you your time." In this episode, Hazel reflects on the passage of time and the importance of moving from a state of compulsiveness to one of consciousness. They share personal experiences of a mixed week, emphasising the quest for true freedom—both external and internal. KEY TAKEAWAYS Awareness of Time: Life can often feel like it's rushing by, and it's important to become more conscious of how we spend our time and the experiences we have each day. Inner Freedom: True freedom is an internal experience rather than something dependent on external circumstances. It’s essential to recognise that the feeling of freedom comes from within. Direct Experience: Our only reliable reference point in life is our own direct experience. By focusing on the present moment and what we are experiencing, we can cultivate a sense of peace and liberation. Mindfulness Practice: Taking moments throughout the day to stop, breathe, and let go of distractions can help us reconnect with a sense of well-being and inner peace. Neutrality of Life: For most of us, life is generally neutral and peaceful. By acknowledging this, we can shift our perspective and reduce stress, recognizing that many of our worries are not as pressing as they seem. BEST MOMENTS"What I really notice... is that we can actually miss a big chunk of our lives by just going through and doing the usual stuff." "The only thing that we know is our own direct experience of life." "If you find yourself searching for a sense of freedom... just stop for a moment. Just literally stop." "99% of the time, life is actually pretty neutral." "Every single day is a gift. I wake up in the morning and I remind myself that which I'm truly grateful." Drawing from personal experiences and observations, the host emphasises that successful individuals tend to make quick decisions and change their minds slowly, while less successful people often struggle with indecision. KEY TAKEAWAYS Decision-Making and Wellbeing: The ability to make quick and effective decisions is crucial for personal wellbeing and success. Successful individuals tend to make decisions swiftly and change their minds slowly, while less successful individuals often do the opposite. Trusting Yourself: Many people are not taught to trust their instincts when making decisions. It's important to align choices with personal values and desires rather than societal or familial expectations. Impact of Environment: A supportive environment, especially during childhood, plays a significant role in developing decision-making skills. Lack of encouragement can lead to individuals feeling pigeonholed and unable to pursue their true passions. Exploring Personal Interests: Young people often receive prescriptive career guidance that doesn't account for their unique interests and strengths. This can result in unfulfilling career choices, highlighting the need for self-exploration. BEST MOMENTS"Successful people make decisions quickly and change their minds slowly, while less successful people make decisions slowly and change their minds quickly." In this episode, Hazel delves into the concept of the learning curve, particularly in relation to money and finances. Drawing from personal experiences as a former teacher and current property expert, the discussion outlines the four stages of learning: unconscious incompetence, conscious incompetence, conscious competence, and unconscious competence. KEY TAKEAWAYS Four Stages of Learning: The learning process consists of four stages: unconscious incompetence, conscious incompetence, conscious competence, and unconscious competence. Each stage represents a different level of awareness and skill in managing finances. Unconscious Incompetence: This stage is characterised by blissful ignorance regarding financial management. Individuals may not be aware of their spending habits or the implications of their financial decisions, often leading to overspending and financial stress. Conscious Competence: At this stage, individuals begin to understand their financial situation and actively implement strategies to manage their money better. This includes budgeting, cutting unnecessary expenses, and seeking better deals on bills and services. Unconscious Competence: In this final stage, financial management becomes second nature. Individuals automatically apply their knowledge and skills to grow and protect their wealth, allowing them to enjoy life while securing their financial future. BEST MOMENTS"There's a saying which again you may or may not have heard in the past which is you don't know what you don't know." "This is the blissful ignorance stage. And we've all been there, right? Whether you still are, because you're either not a driver or you're learning to drive." "You need to become consciously incompetent, right? And this is where you begin to realize, well, something needs to change." David Vetter died at age twelve after spending his entire life in a bubble. Nicknamed “The Bubble Boy,” David was born with severe combined immunodeficiency (SCID). His parents had lost their first son to the disease and were determined to protect their second-born. To prolong his life, NASA engineers designed a plastic protection bubble as well as a spacesuit so his parents could hold David in the outside world. Oh, how we all long to protect those we love! King David was wronged by Nabal, the foolish husband of Abigail. In a rogue moment, David sought revenge by his own hands. Abigail rushed to meet him with a wise reminder, “Even though someone is pursuing you to take your life, the life of my lord will be bound securely in the bundle of the living by the Lord your God” (1 Samuel 25:29). The concept of “bundle” conveys the idea of gathering up valuable items so the owner can protectively carry them. Abigail reminded David that God wanted to carry him in a protective bundle. He was safest in God’s hands, rather than in his own. “My lord will not have on his conscience the staggering burden of needless bloodshed or having avenged himself” (v. 31). We do well to work to protect others when they need it, but it’s only in God’s perfect care that they’re truly safe.

With a population of 429,954, it is the state's most populous city as of the 2020 census. Located in the state's center near the eastern border, it occupies both banks of the Upper Mississippi River and adjoins Saint Paul, the state capital of Minnesota. Minneapolis, Saint Paul, and the surrounding area are collectively known as the Twin Cities, a metropolitan area with 3.69 million residents. Minneapolis is built on an artesian aquifer on flat terrain and is known for cold, snowy winters and hot, humid summers. Nicknamed the "City of Lakes", Minneapolis is abundant in water, with thirteen lakes, wetlands, the Mississippi River, creeks, and waterfalls. The city's public park system is connected by the Grand Rounds National Scenic Byway.Dakota people originally inhabited the site of today's Minneapolis. European colonization and settlement began north of Fort Snelling along Saint Anthony Falls—the only natural waterfall on the Mississippi River. Location near the fort and the falls' power—with its potential for industrial activity—fostered the city's early growth. For a time in the 19th century, Minneapolis was the lumber and flour milling capital of the world, and as home to the Federal Reserve Bank of Minneapolis, it has preserved its financial clout into the 21st century. A Minneapolis Depression-era labor strike brought about federal worker protections. Work in Minneapolis contributed to the computing industry, and the city is the birthplace of General Mills, the Pillsbury brand, Target Corporation, and Thermo King mobile refrigeration. The city's major arts institutions include the Minneapolis Institute of Art, the Walker Art Center, and the Guthrie Theater. Four professional sports teams play downtown. Prince is survived by his favorite venue, the First Avenue nightclub. Minneapolis is home to the University of Minnesota's main campus. The city's public transport is provided by Metro Transit, and the international airport, serving the Twin Cities region, is located towards the south on the city limits.Residents adhere to more than fifty religions. Despite its well-regarded quality of life, Minneapolis has stark disparities among its residents—arguably the most critical issue confronting the city in the 21st century. Governed by a mayor-council system, Minneapolis has a political landscape dominated by the Minnesota Democratic–Farmer–Labor Party (DFL), with Jacob Frey serving as mayor since 2018.This recording reflects the Wikipedia text as of 00:31 UTC on Tuesday, 31 December 2024.For the full current version of the article, see Minneapolis on Wikipedia. This podcast uses content from Wikipedia under the Creative Commons Attribution-ShareAlike License.Visit our archives at wikioftheday.com and subscribe to stay updated on new episodes.Follow us on Mastodon at @wikioftheday@masto.ai.Also check out Curmudgeon's Corner, a current events podcast.Until next time, I'm standard Joanna.

But it was only when they caught David Fuller – more than 30 years later – that they learnt the blood-curdling truth: that for years, the mortuary worker had been acting out his sick fantasies with the bodies of the dead. Alright this was such a fun talk. Today we chatted with Nick founder of Found North Whisky. These guys are doing some amazing things I can't wait for yall to see it. Make sure you sign up for there mailing list there last Batch sold out in 90 seconds. But first a word from our sponsors. Badmotivatorbarrels.com/shop/?aff=3 https://www.instagram.com/zsmithwhiskeyandmixology?utm_source=ig_web_button_share_sheet&igsh=ZDNlZDc0MzIxNw== Patreon.com/the_whiskeyshaman Foundnorthwhisky.com FOUND NORTH Each batch of Found North whisky is a careful selection of casks blended to bring out the best and most distinctive qualities of the chosen whiskies. Every release is unique, but each also builds on previous batches and fits into the unfolding saga of Found North. All our whiskies are non-chill filtered with no coloring or additives. Batch 001 and Batch 002 were released in April 2021 and both received Double Gold at the San Francisco World Spirits Competition. Batch 003 was awarded Double Gold and Batch 004 won "Best Canadian Whisky" and was awarded Double Gold at the John Barleycorn Awards Spring 2022. Found North Hell DiverFirst Flight Description Hell Diver First Flight is the newest addition to our High Altitude Collection. Unlike our Batches where we blend fully matured whiskies, our High Altitude Collection is defined by the process of blend, finish, reblend. Adhering to this creation philosophy, Hell Diver started as a blend of 15, 22 and 23 year old corn with 18 and 19 year old rye, which we recasked into Pedro Ximénez Sherry, Cognac, and New American oak casks. Over the following year, we meticulously tracked these casks' progression, pulling and vatting them as they reached their peak maturation. To achieve the correct balance, we only used two-thirds of these casks in the final blend. We designed the original blend with Pedro Ximénez Sherry casks in mind. Sherry casks are heavy-handed and prone to overwhelm meek-spirited whisky. A domineering cask requires an imperious spirit. As such, we created a deep, rich and viscous original blend with prominent orchard fruit preserves, earthy rye spice and pronounced rose blossom water top notes. We believed this foundation would handle the sweet and dry resonance of PX Sherry casks. Flavor Notes A swirling aura of fig preserves, chocolate pound cake and straight cacao waft from the glass as the first pour flows from the bottle. The nose evolves into caramel, shortbread wafer and candied apricot with coffee ice cream and chocolate covered raspberries.‍Hell Diver lands like a power chord, strumming cinnamon, dark chocolate and wood spice on the front palate. This whisky is a maelstrom of layered flavor and texture. Like the wind and the tide, the oily-sweet viscosity on the tongue merges with the crackling nutmeg spice on the roof of the palate, meeting in the middle to create a tempest of tannin, graham cracker, vanilla and allspice, all tinged a deep shade of ruby red fruit. If your palate had eyes it would see claret. The flavors coalesce, the sea calms and the finish leaves you with reverberating notes of candied dates and cloves. Why We Made This Whisky For us, Found North is an ongoing journey, an unfolding story. When we made Peregrine, we had a vision for an elegant, elevated whisky; a bird, a blend and a style that could wear the crown of the High Altitude Collection. The resulting whisky embodied the high-soaring Peregrine Falcon that reaches for the heavens. As we contemplated the next chapter in the collection, we wanted to create Peregrine's counterpart. Though the loon is a great flier, traveling upwards of 500 miles in a single day, it is known for its aquatic prowess and its eerie nighttime call that haunts the foggy northern lakes of North America. Nicknamed the Hell Diver, the Common Loon is an uncommonly heavy bird allowing it to propel itself below the water's surface. And if you read this far Batch 10 release is right now so get it while you can.

Hello! This is Episode 327, and I've brought Janet back to talk more about her project of building a new home on a challenging block for her family in Brisbane, Queensland.  We're talking all about how they selected their builder, tendered their project, made their selections and got ready for construction. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/327] We first met Janet back in Episode 319 and Episode 320, where Janet shared how she and her partner Paul, and their 3 children, started on their project journey in 2021.   Janet shared that they'd lived in their existing home for almost 19 years, and renovated it whilst their two oldest kids were really little.  Janet felt, in hindsight, they rushed it, and now were living in a home that isn't adapting to the changing demands of family life.  AND she knew they didn't want to renovate it again, as they felt they'd have to undo things to make the necessary changes. Whilst investigating what to do next, they unexpectedly found a block of land nearby, and after some deliberation, they purchased it. And then began their design journey, which is what Janet shares with us in those episodes. If you haven't listened, it's really worth doing so, or downloading the transcript, so you can hear all the amazing learnings that Janet shares. To summarise: they worked with one company to amend the floor plan of a two storey home in an attempt to get it to work on the site. However, the site constraints meant it wasn't going to deliver the outcome they were seeking, and a custom approach seemed to be the best option. Janet and Paul then chose their building designer, and worked with them to create a super interesting design for their new home. Nicknamed ‘the house with a hole', the rooms in this home circumnavigate an external landscaped courtyard area in the middle, shaping a central courtyard. This enables their home to create a privatised outdoor area, helps light to enter the home really well, and a super interesting floor plan and living experience … all on a super constrained site. Janet is back in this Episode, and you'll hear how she and Paul interviewed and vetted builders, to ultimately decide on their chosen one. And you'll also hear how they navigated the pre-construction and tender phase to get ready for construction. Janet discusses what worked, what learnings she had, and improved her project overall. Remember, if you'd like to grab a full transcript of this episode, you can find that by heading to www.undercoverarchitect.com/327. Now, let's dive in!
