For the First time live in the Retay Studios, The crew from Molly's Place Sporting Goods drop by for all things Molly's. "THE PITBOSS" Capt. Jeff Coats, David from Molly's and even Sara from Molly's unveil plans for their Fall events. BIG NEWS also dropped about a very special item that we will be releasing at their Anniversary Sale in a few weeks. But a deeper look into the life of the man, the myth, the legend, Capt. Jeff Coats and how he became "THE PITBOSS" is an awesome story. Sit back, relax and get introduced to "The Molly's Family"
Tonight, we had the pleasure of hanging out with our good buddy, Jeff Coats, from Pitboss Waterfowl. Jeff probably doesn't need an introduction because this is his hat trick episode on the podcast, he is a legend on social media, tv and anytime someone says the words "seaduck hunting." All that said, did you know Jeff is an absolute dog man with lots of experience training and running dogs in hunt tests? Well, Jeff took a little time off but he is back in the game... this time alongside his awesome wife, Karen. One of the reasons we enjoy spending time with Jeff is because he is such a great storyteller and tonight, we hear some goodies. He and Bob chat about how Jeff got into hunt tests in 2001 and we hear about some of his dogs from way back. Then we dig into his new dogs, Rye and Mac, and how they're doing as Jeff and Karen get back into competition. Finally, we hear a few tips and tricks about passing (and failing) Junior dogs at various hunt tests. Next, we hear about Jeff's passions and how he keep waterfowling on his mind 365 days a year: ducks, dogs & carving decoys. Jeff generously gives us an intro to carving duck decoys and talks about the types of wood, where to get it, what to do with it, which materials he would suggest you buy, you name it and we cover it. Truthfully, we were taking notes and you probably should, too. Overall, it's a pleasure chatting with Jeff and Karen as they are fantastic people who truly love and support ducks, dogs, decoys and the sport we all appreciate. Jeff and Karen: cheers to you. Lone Duck's Gun Dog Chronicles is part of the Waypoint Outdoor Podcast Crew... yeah buddy.

There are so many opportunities for wealth creation in Belize, so agents should be looking to invest as much as possible. What makes Belize such a great place to invest in? Should we be advising our clients to put their money into countries like this? What is holding American and Canadian clients back from new opportunities in Belize, and how can we allay their fears? On this episode, agents at 17 North Ltd, Jeff Coats and Josh Frazier, and owner of Ceiba Realty, Jonathan Lohr, share the benefits of buying in Belize. Takeaways + Tactics Buying in Belize is a great investment, because anyone can buy property and own it outright forever. Belize is an entrepreneur’s paradise. Take advantage of every opportunity to invest in real estate, local businesses and the farming sector. American and Canadian buyers have 3 main fears: who they can trust, whether they can keep their investments, and safety. We have to help set their minds at ease, and then we can go back to real estate and marketing basics.

When something goes wrong in our lives, how we bounce back from it depends on how we handle the fall out. How do we get ourselves unstuck from wallowing and feeling bad about ourselves? What steps can we take to get out of the low? What can you do to change your mindset? On this episode, Jeff Coats shares on his book, the lessons he learned from his time in prison, and how he’s applying it to his life and business. You can take control of your life by setting and accomplishing your goals and being dedicated to those goals and yourself. -Jeff Coats Three Takeaways Acceptance should come before any action Before we can take any action towards making a change in our lives, we have to accept the situation, accept that something is not working, and accept the part we played in making it happen. How to avoid wallowing for too long When something isn’t going well, we go through the grief cycle. While it’s easy to get stuck in that for too long, we have to force ourselves to get out of it quickly. The faster we start taking action towards recovering, the faster we’ll be back on our feet. The importance of taking responsibility Usually when things don’t go our way, our first reaction is to blame it on someone else, but what we should do is take responsibility. You have to admit to yourself that you have a hand in the failure. If you’re not getting any results, see your role in it and then do something about it. The results we get in our lives will always reveal if we’re taking the right actions and nurturing the right mindsets. So if we’re not getting what we want, we have to tweak what we’re doing and thinking. We play a huge part in what happens in our lives, and the good thing about being responsible for our failure is that we are also responsible for our successes if we turn things around. Guest Bio Jeff Coats is an entrepreneur, speaker and author of Res3t: 8 Principles Guaranteed to Change Your Mindset In Order to Change Your Life. Jeff was incarcerated at the age of 14 and sent to adult prison for 17 years. Released in 2011, he quickly became a successful real estate broker. This book covers his story (and the stories of others who have succeeded against all odds), told through the perspective of a life philosophy that emphasizes changing your mindset to change your life. Drawing from his own experiences, Jeff has introduced 8 principles for living a better life—a life that puts you on the path to achieving your biggest goals. Go to https://www.res3t.com/ for more information and to buy the book.
At age 14, Jeff Coats was sentenced to 20 years in prison for robbery, kidnapping, and attempted murder. When he was finally released 17 years later, Jeff beat the odds and built a highly successful career in real estate. On today’s Real Estate Rockstars, Jeff shares the eight principles that transformed his mindset and changed his life for the better. These are principles that will help anyone, agent or otherwise, identify and achieve meaningful goals. Listen and learn what you can do right now to secure a lifetime of success and fulfillment. Prospecting is one of the hardest parts of acquiring a listing. On top of this, many inside sales agents want to leave this role and move up to being an agent taking a bigger cut. How can we keep turnover rates low when it comes to our ISA’s? What are the personality traits that makes someone a good fit for this position? And what should we train them to do in the prospecting process? On this episode, Jeff Coats shares how to keep ISA turnover rates low and build a successful prospecting system. Takeaways + Tactics The ideal ISA already has two streams of income in his/her family and is happy with a base salary plus commissions. If the ISA is not happy with their salary, they will try to move up the ladder or leave the team. Make sure you share some lead-generating costs with your ISA because many new ISA’s come on the team not knowing how expensive it is to get leads. Being risk averse is a trait that makes an inside sales agent perfect for your team. In the beginning of the episode, we talked about the ideal ISA. Next, we discussed how important it is to teach your inside sales agents to treat their prospects with humanity and find out which means of communication work best for different generations. We also covered: Why and how you should use a drip campaign The importance of having a follow-up program in place Finding the right ISA isn’t easy, especially when many of them assume that they can take a bigger cut by themselves. What they don’t take into consideration is the price a team leader pays for leads as well as the price for the systems that work those leads. The perfect candidate for an ISA position is someone who is risk averse and already has two income streams in his or her family. It’s someone who is happy with their base pay and a smaller commision, and who doesn’t have the desire to risk everything and leave the team to do everything by themselves. Guest Bio- Jeff Coats it’s a ISA Coach at Keller Williams Realty, Inc. and the CEO of Rain City NW. His beginnings were humble, from spending time in prison at 14 years old and working as a dishwasher to becoming a top real estate agent and coach. Today, he is working on an autobiography filled with practical advice for anyone who happens to go through hard times but wants to make a change in their lives.
