I'm listening to a lot of people freaking out about the housing market possibly crashing. A lot of these people are smart people too, but the fear is based on a lack of data and knowledge. A lot of the fear comes from emotion attached to fear or the desire to capitalize on a projected opportunity that may never happen. As we stare into the summer housing market one thing is adamantly clear, there is no housing crash coming as of right now. It's no surprise to anyone that was paying attention to how big of an impact investors were on the housing demand and supply. We're definitely seeing a lot more of the media turn around and say that there will not be a crash. Let's call this The Great Reset. As we get a clearer picture of what's happening with the economy and with the real estate market we can see that the housing market is coming to a slowdown. There is no crash on site yet, but what happens in the coming months is crucial as to where we end up. The Fed made it clear that they have no clue what's happening next, but they did give us an indication that home prices can still go up and also that they want interest rates to come down in the future. Well, the Fed raised the rate by .50 and what does that mean for real estate. The good thing is that the rate won't be affected much when it comes to the mortgage rate. That has already been adjusted for the most part. The mortgage market is already pricing in the fact that the Fed will continue to raise the rate. This means that if there are no other surprises this year we should be around the low 6% by the end of the year, Let's also take a look at the newest Redfin Article that popped up. It's all about migration and inflation. Goes hand in hand with the Fed raising the rate. Moody's analytics are calling for a sharper decline in the real estate market for 2022, specifically in areas they consider to be overvalued. Corelogic on the other hand doesn't anticipate a sharp decline, even though they also have areas they consider to be overvalued. What should we expect in regards to Real Estate for the immediate future and the rest of 2022? We've got a housing problem and one that the media has unanimously understood. That's the housing inventory challenge. There is still a lack of inventory so a housing crash is actually the opposite of what we should be worried about in 2022. As it stands in May 2022 we are only barely seeing things ease up. I'll go over a great article in Market Watch, Redfin, and a few other things that will explain the real estate market better for 2022 in the united states. I hope by now you are reading the data that's showing we are not in a housing bubble. The market is going back to normal in some areas that saw a lot of movement during COVID around the United States in 2022, but in other areas that saw similar movement, it's still going up. There isn't enough inventory in the real estate market as a whole, and that crunch can rise if the builders stop building what they have planned. Let's go over the rise in rents, inventory, Zillow data, and the housing market in this run down for May 2022. Is there a 2022 housing bubble coming? I sure keep on hearing about it and anytime I talk about it it's a heated debate. Here's my opinion about the housing market for 2022. This is not the 2008 housing bubble all over again—but a little-known metric can tell us when the next crash is coming: https://fortune.com/2022/04/14/us-housing-market-real-estate-crash-prediction-metric/ #HousingMarket #housing2022 #RealEstate2022 #Bubble2022 #RealEstate #RealEstate101
#Housingcrash2022 #HousingMarket2022 #HousingBubble #Housing2022 #HomesForSale #TristanAhumada #RealEstate2022 #Buyingin2022 We're now seeing the media give mixed messages when it comes to real estate. In fact, the trend right now in 2022 is to downgrade the outlook of the real estate market for 2022 and the real estate market for 2023. Follow me here and subscribe: https://www.youtube.com/tristanahumada Here's where I don't want you to play into the fear of some nonexperienced people reporting on what's happening next in the Real Estate Market in 2022 or 2023. The interest rates are going up. The real estate market is not crashing. The real estate market is going to continue to grow and it will slowly come to a balance. What happens after that I don't know, but right now there is no need to panic. Are we really going back to the 1980's Interest Rates? Let me explain so you understand where we're going and what to do. No, it's a different world, rates won't go up to 17%, but they will start going up to 7% and 8%. Where will they stop? No one knows. I dive into a few different articles below. Interest rates in 2022 and interest rates in 2023 look like they will continue to climb steadily. This will affect the real estate market, but not dramatically. Real Estate in 2022 will not be in for a housing crash as of April 2022. Let's see how the market does through the rest of 2022.
