Is your credit union ready for what is happening in mortgage banking right now? In this episode of Credit Union Conversations, host Mark Ritter sits down with John Giordano of First Heritage Mortgage Services to break down the real state of mortgage rates, housing inventory, and home affordability in 2026. With over 1,800 active pre-approvals on the books and portfolio loans gaining ground, John reveals why this moment is one of the greatest opportunities credit unions have seen in years and what it takes to seize it.What You Will Learn in This Episode: ✅ Why today's mortgage rates and tight sale margins are pushing credit unions toward portfolio loans as a smarter, more profitable lending strategy than traditional secondary market selling.✅ How the housing market has become deeply regionalized across nine distinct U.S. regions, and what that means for loan production and mortgage banking strategy at the local level.✅ What role mortgage technology and faster loan origination timelines are playing in helping credit unions compete with large national lenders like Rocket Mortgage and Wells Fargo.✅ Why housing supply shortages and builder deregulation discussions from Washington could reshape home affordability and home buying demand for credit union members in the years ahead.Subscribe to Credit Union Conversations for the latest credit union trends and insights on loan volume and business lending! We've got great news for investors, agents, lenders, and first-time homebuyers: housing inventory is about to rise…big time. After years of limited inventory, with homebuyers fighting tooth and nail to get into just about any home, the tide is finally turning. Rick Sharga from CJ Patrick Company brings new data and insight to the show, sharing why we could return to pre-pandemic housing inventory levels by the end of 2025. Why is that good news for so many of us? Because home prices could slow, if not drop, in some markets as buyers get a better selection of houses to choose from. Those “locked-in” owners with rock-bottom interest rates have waited long enough to sell, and 2025 could be the time they put their homes on the market. But if a new wave of inventory hits the housing market, are we at risk of a home price correction or a crash? Rick shares what the data shows and why investors are so pessimistic about the current housing market, even with the inventory forecasts looking so good. Will foreclosures rise again as consumer debt hits an all-time high? Could more off-market deals be in the pipeline in 2025? We're asking Rick and getting answers to all those questions in today's show.  In This Episode We Cover A historic housing inventory rebound and why this is great news for buyers, agents, and lenders Whether home prices will grow, stabilize, or crash with so much new inventory coming online The new Investor Sentiment Survey and why optimism fell off a cliff in Q4 2024  The single-biggest worry for rental property investors in 2025 and why it may get worse How to still find motivated sellers even with foreclosures at low levels And So Much More! Coming up this week is a webinar on asset protection and estate planning for millennials through boomers. Sign up and join us!   Back to our economic news. We begin with news from this past week that gave us a strong jobs report and less reason to expect a near-term interest rate cut. Fed officials are meeting this coming week so we may get a clue about when they may cut rates, but economists believe the strong jobs report will give them reason to hold off on a rate cut since it alleviates some amount of worry about how the high-interest rate environment is impacting company decisions on hiring. And inflation has not yet returns to the Fed's 2% target...   ...Despite that slight drop in occupancy, RealPage researchers believe the market is balanced due to solid job and population growth. Housing inventory has shot up over twenty percent year-over-year. So, are our low inventory struggles finally behind us? During the low interest rate days, housing inventory couldn't keep up with demand. Within days of posting a listing, properties had already gone under contract, and buyers could no longer bid. But now, with higher interest rates, we're finally starting to see a return to “normal,” but a rate cut could take us back to scarce inventory in an instant. So, is now the time to buy? Mike Simonsen from Altos Research joins us on this BiggerNews episode to give an update on housing inventory. Mike's team tracks every home for sale in the country every single week and has been doing so for almost two decades. Today, he gives us the most recent data on homes for sale, why inventory is rising, the states that are seeing the most inventory hit the market, and whether or not we can expect to return to pre-pandemic inventory levels. Plus, for those debating waiting it out for lower mortgage rates, Mike shares exactly how rates will affect housing inventory and why waiting could throw you back into the bidding wars once rates drop again. Mike even discusses the data behind price cuts and when you can expect sellers to start accepting lower bids.  In This Episode We Cover: A housing inventory update and why more inventory is finally starting to hit the market What happens to housing inventory if interest rates fall or rise Florida, Texas, and other southern states that are seeing a surge in housing inventory  Why most investors are wrong about price cuts What must happen if we're to see inventory rise back to pre-pandemic levels The one thing buyers and sellers should know if they're waiting for rates to fall  And So Much More!
