Parking situations vary by location, including covered parking, carports, or garages.Townhomes: Usually multiple-story properties with some form of private garage, often with direct or indirect access. Townhomes offer more privacy with minimal shared walls.Single-Family Residences: Standalone properties on their own lots, not touching other homes, providing complete separation from neighbors. The band is back together! Ryan is back and will join us each month to share key takeaways from current inventory data,  talk about big-picture topics in our industry, and answer your questions.Higher total sales amounts (by the dollar) in 2023 but lower total unit salesThe most recent report from PeopleForBikes provided some summary information about 2023. Last year's market value was nearly $1 billion over pre-pandemic markets. A lot of people rightly point to the dollar growth coming from a higher average selling price, meaning dollar growth is outpacing units. 4% decrease compared to 2022 but a 7% increase over 2019 Electric bikes now make up 20% of total bike sales. What's happening now?Look at more recent data, we're paying careful attention to the December through February data. Important key metrics have turned the corner across the network. Total online sales are up about 11% and site traffic is up about 10%. Most of 2023 was down relative to the prior 12 months but that trajectory is changing. What are the areas of growth in our industry? What's doing well?A lot of the growth we're seeing is coming from bikes - largely electric, 29" mountain, and sport/performance road. Heavy discounts in those categories is achieving the intended result of increasing total dollar sales volume.Interestingly, discounts in sport/performance road are actually driving up the ASP for bikes in the category. But who's doing well? While the largest dealers continue to drive most of our sales volume, in February we saw the first significant uptick for the small and medium sized retailers. Crystal ball time - how is 2024 looking? Can we make any predictions? Sizing up the IBD channel right now suggests that 2024 is going to be a tough year. Google Search Data, ridership data, and the sales of consumables like chains and nutrition indicate that people are interested in and riding bikes. Retailers on the whole are running their businesses pragmatically and relying on just in time ordering to stay flexible. Okay, you've taken us through a number of ups and downs…how can retailers take action to make a positive impact on their sales? My one piece of advice to our customers is to stay very active with your marketing. Be sure to email your questions to podcast@workstand.com. Myth or Fact? Which Housing Markets Are Impacted by Over Supply

#realestate #housingmarket #homesales #inventorylevels #mortgagerates #oversupply #SanFrancisco #Phoenix #multifamilyunits #GoldmanSachsYahoo Finance reporter Dani Romero discusses the state of the U.S. housing market, focusing on which markets are most impacted by oversupply. Four of the largest 25 metro areas, including Austin, Seattle, San Francisco, and Phoenix, are dealing with oversupply. On the West Coast, San Francisco has seen home values drastically decline due to a pandemic-induced exodus of residents and the impact of tech layoffs. In Phoenix, home sales have cooled off due to higher mortgage rates, but Goldman Sachs expects the housing outlook to look less dire with a projected 6.1% fall in home prices as mortgage rates head toward 6.5%. However, the rental market may face challenges due to a big supply of multifamily units. While buyers who purchased prior to the pandemic will still see an increase in home prices over a three-year period, those who bought during the pandemic peak may face a decline in value.

They explain how inventory levels are affecting agents and how many are making hasty decisions, and then go on to offer tips on how to remain calm through the storm while relying on data trends and systems. Our hosts begin by illustrating the issue of inventory rise using a speedometer, and explain that, while many are being influenced by fear, those who read the trends will be able to offer their clients what they need. They also address the impact of seasonality on inventory levels and why agents should understand data and trends in order to make smart decisions and help their clients get to where they need to be. Material requirement planning helps in keeping the appropriate inventory levels that you need for manufacturing. If the MRP processes are not optimized, it could result in surplus inventory or component shortages that could halt your production. While several technologies are available to implement MRP, the biggest challenge is the cross-functional nature of the MRP processes as multiple business units and departments may be involved. This challenge makes the implementation difficult and causes operational disruptions. In today's episode, we have our guest Marcia Williams, who discusses various components of MRP planning and where MRP fits in the process. She also discusses the differences between MRP and DRP and why MRP processes are challenging to implement in an organization. The first half of 2020 has been filled with challenges for business owners all across the country. However, dealers have been adapting to the ever-evolving automotive industry for over 100 years, and not even a global pandemic can bring the them to complete halt. In fact, dealer resilience has transcended just business. There have been endless reports of initiatives and programs where dealerships have given back to their communities by supporting front line workers, customers, and their own employees. Here to break down the affects of COVID-19 and a myriad of other issues going on in the auto retail industry is Cody Lusk, President and CEO of the AIADA, the American International Automobile Dealers Association. “We’re forever going to be changed with the way we do things, and that’s not bad, it’s just we needed to change a lot and adapt,” says Cody. “A lot of this happened as a result of the pandemic and it’s a good thing for dealers and customer.” In the weeks leading up to the end of March, there was a lot of concern around used car values. Many experts were advising dealers to drop their used car inventory, but now, demand is through the roof. In other news, USMCA also went into affect after many months of negotiations. Many of the specifics still need to be ironed out, but Cody is confident that the rules will work in the auto sector‘s favor. “[Trump] likes tariffs; he understands tariffs, so he likes to utilize that as a hammer to hang over our trading partners,” explains Cody. Jim and Cody end their conversation by discussing diversity in the retail automotive industry. Simply put, Cody says the industry as a whole needs to look inward and do better. A good way to do this is by ensuring that people of color are in leadership roles across associations, OEMs, and dealerships. The industry needs those different and nuanced perspectives in order to make the car business a more diverse and inclusive place. https://www.cbtnews.com/aiada-president-cody-lusk-on-tariffs-covid-19-inventory-levels-and-diversity/

Happy New Year! Now that 2018 is here, I want to talk a little bit about what we're seeing from the market.  Prices are still pretty stable, but they are slowly moving up. I think the big thing everyone wants to know, though, is what we can expect this year from inventory. Inventory was low throughout 2017. Right now, inventory is still low.  However, I've got some good news. Historically, inventory will rise after Super Bowl Sunday. There is no guarantee this will happen, but it has definitely been a trend in the past.  Still, you can't time the market perfectly. Buyers who need to make their move as soon as possible should get in touch with an agent and get started on the process while interest rates and prices are still good.  “Savvy sellers are putting their homes on the market sooner rather than later.” If you have some time to wait, though, you may want to hold off for a couple of months and see what happens. This is especially true if the area where you're looking currently has tight inventory. But what if you are a seller? If that's the case, it makes sense for you to list before inventory levels begin to rise. This way, you'll be able to avoid the competition that increased inventory will bring.  Savvy sellers are putting their homes on the market sooner rather than later. Any time between now and mid-February presents a good opportunity to beat that inventory rush.  Of course, my team and I would be happy to help you with your specific circumstances. If you have any other questions or would like more information, feel free to give me a call or send me an email. I look forward to hearing from you soon.
