Project 21 Ambassador Sonia Morris explains why she and some other black conservatives take issue with President Joe Biden's use of a commencement address at Howard University to talk about white supremacy. Critics accuse the President of using the comments to inject politics into the commencement.

Jacki is joined by Donna Jackson of Project21, the black leadership network of the National Center for Public Policy Research. Ms. Jackson shares her recent testimony before the U.S. Congress to oppose regulation on for new vehicles, because “the proposed EPA rule has the distinction of harming black people on two continents, in the African nation of Congo as well as the U.S.” The regulation will boost car prices and “remove private car ownership from …most black Americans.” - - - - - “Mineral security”: Electric vehicles are expected to be only 10% of the national fleet by 2050 due to a lack of critical minerals and materials needed, mostly controlled by foreign adversaries. Jacki recommends “Cobalt Red: How the Blood of the Congo Powers Our Lives” for insight into how modern slavery and child labor are central to the production of materials that power our smart phones, PCs, electric vehicles, and renewable energy. The “moral clock is dialed back to colonial times,” yet there is no organized resistance to the use of these products of slavery: the U.S. has never been more reliant on foreign supply chains for critical minerals. Are you considering a joint venture with a developer? Joint ventures can be a real game-changer, offering great returns and exciting opportunities. But, hey, let's not ignore the risks that can turn this experience into a painful one. Joint ventures work like this: the developer brings the sweat equity, and you bring the funds. The profit split? Well, it's either 50-50 or 60-40, depending on what you and the developer decide.Now, let's dig DEEPER. As a JV partner, YOU become AN INVESTOR who gets a fixed return on your money and manages the project from a project management perspective. On the other hand, THE DEVELOPER TAKES CHARGE of running the project and acquiring the site. The JV partnership can take different forms, such as a loan agreement or sitting in the trust, depending on the project's circumstances.It's essential to do your due diligence on the developer. Trust us. You don't want to be in a project where everything goes south. Having some knowledge and asking questions is crucial, even if you're not a developer by trade. Don't hesitate to pick up that phone and do first-level due diligence. And remember, the building part is the easy bit; finding the right site, dealing with councils, and making sure everything aligns—that's where the real risk lies.JV agreements should be expansive, extensive, and well-thought-through. Don't rely on handshakes and good faith; ensure everything is properly documented and legally binding. We've heard horror stories of shady deals and even Ponzi schemes. So, covering all worst-case scenarios and protecting your interests is crucial.Remember to evaluate the developer's commitment. How much "skin in the game" do they have? Do they have a vested interest in the project's success? These are crucial factors to consider. And remember the relationship with the builder. EDDIE OBENG:  Just to give you some background, I teach.  I'm an educator.  I teach businesses, I help them transform, I do this based on material that I research myself.  And I built a virtual business school with a different way to teach people to deal with the complexity of the world.  And I'm also an entrepreneur because I took that business school, and I've made it digital, and I've got lots of people in the team and so on.  So that's probably me.  I've written books, couple of bestsellers and stuff. Cooper disagrees with the push to eliminate the requirement for bail as a condition of being released from jail when criminal charges are pending in many cases.

Few White House memos have sparked as much debate as the one telling agencies to stop presenting certain forms of training related to racial diversity and inclusion. The Sept. 4 memo cited Critical Race Theory and white privilege training designed to portray the United States as inherently racist or evil, from the words of the memo. Whether this type of training exists and whether it should, Federal Drive with Tom Temin spoke with people on both sides. Among those in favor of the memo, from the right-leaning National Center for Public Policy Research, was Senior Fellow Horace Cooper.
