Send us a textDana is a 28-year-old white woman, born in San Clemente California, and currently resides in Los Angeles. She was diagnosed with HIV in 2018. Her biological mother suffered from substance abuse disorder and was unable to care for her. Dana was adopted by her uncle and aunt. She grew up in Hollywood Hills, an upper middle-class neighborhood. When she was a little girl, she was enrolled into sports, arts, photography, piano lessons, swimming, etc. Her adoptive parents were able to give her the best life possible to have a good outcome; however, she was a rebel. On her 18th birthday she was thrown out from her home. Due to circumstances related to her adoption, she did not have any sort of identification documents which caused her problems later in her life. She moved to San Juan Capistrano, a small city 70 miles northwest of Los Angeles, with her biological father who was a recovering addict. They did not get along well and she was expelled from this living situation. Dana came back to Los Angeles and went to live with the family of a friend from high school who was using drugs. Her friend would take her to “trap houses”, where illegal substances are sold. She ended up using substances and because of it, was kicked out again by the parents of her friend. She met the father of her baby in the environment of drugs. He also had substance abuse problems. They developed a special bond being homeless and united by drugs. She had her fist baby girl when she was 20 years old, but the baby was removed by Child Protective Services at the time of birth. The irreversible fact of losing her baby gave Dana the strength to seek drug rehabilitation. Dana learned of her HIV status in a very unusual way - she began hearing rumors from other people. By this time, she was already experiencing symptoms of the infection. Dana tells us that the manner she got infected with HIV is as odd as the way she learned she had it. Nobody in her circle of friends had HIV. She was not uncareful and she practiced safer sex. After being diagnosed with HIV she continued abusing substances for a year and a half, and shortly after realized that she needed to change her life. Dana wanted a sober man, someone to emotionally support her, to have a baby and build a family. Finding sober friends was a part of her recovery.Dana eventually found the man she was looking for, someone who helped her to stay sober. She planned to get pregnant, and the magical moment occurred. From that time, she became very proactive in staying sober and finding the right place for her recovery. Dana has not used since. As a majority of women would agree, one of the most special and unique ways to feel connected to their baby is to breastfeed. Under proper medical advice, Dana was able to accomplish it and not pass HIV to her baby. However, disclosing her HIV status was still challenging. Dana's intricate story is full of experiences with homelessness, substance abuse, and cruel rumors; but it is also full of accomplishments and successes. Her story stresses that the components which surround her life are not exclusive to certain races nor socioeconomic statuses. Dana was born in the rain, and she has withstood multiple storms in her life. Todays guest is Corey Colapinto. Corey is a gifted surfer born and bread in San Clemente California. Kin to the Colapinto family surf legacy. Corey opted out of the short board completion side of surfing unlike his cousins Griffen and Crosby. Corey grew up surfing down at San Onofre, and that's where he ended up gravitating towards the long boarding scene. These days you can catch Corey styling out on the waves, dazzling down the line on all types of surf craft. He's especially sick on the longboard. Corey is a sweet young man who has tones of talents. Catch him on Instagram as "Kookapinto" and check his cool clips and lovely mellow guitar. Corey surfs Sano a lot and his clips reflect that...he's also a man of God. Corey is part of a huge group of family and friends that all hang out and surf and play volley ball on the regular down at Old Mans. Terry say's..."When I first started shaping boards...I never planned to make a career out of it. I just wanted to make boards for me and my friends." Terry has been shaping surfboards for over 40 years. These days his shop is thriving. Terry will invite you into the shaping bay for some surf conversation as people continuously come in and out of his little surf shop located in the heart of the San Clemente Surf Ghetto. Terry shapes all types of surfboards...from his popular fish to the trendy Mid-Lengths...to Classic Longboards to high performance shortboards. Terry say's..."its really cool, that my older clients have been riding my custom longboards for years, now their kids are showing up wanting custom shortboards. Terry can shape anything. Terry started surfing at age 8 in 1964. At age 12 he shaped his first surfboard. He literally chopped down a tree to shape the first board himself. At age 20 he went to shape surfboards for Infinity Surfboards in Dana Point. Then Terry met Ben Aipa. Ben was one of Terrys Idols. And when they met, Ben would help Terry hone his skills. Terry started to get good and people began asking for Terry...a lot. Terry eventually left Infinity to open his own surf shop..Terry Senate Surfboard...Nestled in the surf ghetto in North San Clemente. Terrys shop is an old school "Surfers" Surf shop. with a lot of salt... and a lot of "Ball Busting"...But if you need a leash...some wax..ding repair or a custom board????? He's got you covered. Episode Notes Episode 62: Blaker Brewing’s Vanilla Bean Milk StoutIt’s the Two Minute Beer Review!I’m Andrew Burkum and it’s that time of the week again where we pick a bottle from that massive craft brew aisle hoping to find a hidden treasure. This week we’re going to take a look at Vanilla Bean Milk Stout by Blaker Brewing in Ceres, CA. Is this one a dairy full of goodness? Let’s find out!!Vanilla Bean Milk Stout is reportedly just what it advertises—a Milk Stout base with Vanilla Beans added. It pours predictably black into the glass and smells of chocolate, vanilla and milk—again, just what you would expect based on the label. But what about the taste? It’s not as sweet as I anticipated based on the title and the scent. It hits right up front with a good coffee bitterness that wraps around the tongue and then resolves into a kind of a tangy sensation with that nice aromatic vanilla pervasive in the aftertaste. The tiny bit of sweetness on the back end of the swallow is all milk sweetness and no sugar so it doesn’t throw the beer out of balance with that nice bitterness from the beginning of the sip. It’s a little thin on the palate for a milk stout, which is worth noting but it loses no points for all that. Vanilla Bean Milk Stout is not an overly complex beer, but it performs perfectly in terms of being what it claims to be. It’s likeable and very easy to drink. And at a 5.5% Alcohol by Volume it’s not going to knock you out after a single serving, either. If the name sounds at all enticing, I can definitely recommend this beer to you! And you don’t just have to take my word for it—Vanilla Bean Milk Stout comes in with an average 3.91 out of 5 on Untappd. You can check out the link in the show notes for more reviews. On this episode of Secrets to Real Estate Investing by House Flip Masters, Holly is joined by guest Matt Cady. Matt is going to share tips about financing for listeners especially those who might be confused about how financing works. Matt has been a mortgage consultant for 17 years with a background in construction financing. In 2007 when most construction products went away, Matt started providing renovation loans. Matt works in San Clemente California for a Summit Lending. Holly says that often times people who want to get into house flipping don’t have lots of cash or want to take advantage of the tax free capital gains that you can get from living in a house for two years. Holly asks Matt to compare for listeners the possible different scenarios. Matt says these programs are great for those who want to minimize their down payment and to have a better alternative than a hard money loan. He explains that renovation loans will save you about half the money in interest that you would normally pay with a hard money loan. According to Matt, renovation loans are applicable to both FHA and conventional purchases. He gives the example that a buyer who is going to live in the house would only have to put down 3.5% of the total cost of the house with an FHA loan. Holly adds that with hard money loans, 2 points are usually added to them which means that renovation loans definitely will save over half of the interest expense on the loan. Holly asks Matt to share what the rules are on the amount of money a person can borrow for renovating a home. Matt explains that a limited 203K is for minor cosmetic repairs, and there is a cap at $25,000 of the repaired value. Matt also says that because the limited 203K requires less documentation, more lenders offer this but Matt has seen people take as much as $100k for renovations. When asked about exclusions on the loans, Matt explains that you cannot add an in-ground pool or a built-in barbecue with the money from the loan. Holly asks Matt about options a buyer has if they are not going to live in the home. In that case, Matt points out that a Fannie Mae HomeStyle Renovation loan can be used, which is a conventional loan with a minimum down payment of 15%. However, Matt suggests putting down 20% because mortgage insurance is really expensive on investment properties. The down payment is determined by the price of the property plus the cost of repairs. Matt says that he doesn’t deal a lot with flippers because if the house is flipped and sold within six months, lenders be heavily penalized. Holly adds that with hard money, lenders do not have as many parameters and guidelines as loans that are provided by the government. Hard money lenders look at debt to income ratio and where the income is coming from, and they are willing to give money more easily and quickly than the loans that Matt offers. Matt details how the programs that he utilizes works. The loans offer a "contingency reserve," which means that whatever the cost of the renovation, they will lend an additional 10% in case the renovation expenses are more than planned. He also says that another great thing about this program is that it is "fund controlled." Matt says that with both FHA and conventional loans, you can work in six months of mortgage payments so that you can “skip” six months of payments. Holly and Matt discuss the contingency reserve a little more in terms of using it when a project is nearing completion. For example, if the buyer had the reserve remaining and wanted to upgrade the flooring from laminate to hardwood, the loan could be used to help offset the cost of the upgrade. Holly asks if the money can be used for energy efficient renovations. In California energy efficiency is something a lot of investors look into. Daniels has thrown more TD passes (23) than incompletions (20) through the first four games of the season. San Clemente (California) head coach Jaime Ortiz also appears on the show to talk about the long line of quarterbacks that have come-out of the Tritons' program. In the last five years, San Clemente has produced three Elite 11 quarterbacks. Our final guest is Jason Strunk, head coach at Lubbock High School in West Texas.
