Hello, Kaiju Lovers! Nate and company reach the end of their world tour with a jump across "the Pond" to Mexico, where they cover Gareth Edwards' cult classic indie film, Monsters (2010). Mitch and Hayden from Entertain This! join him for the first time on MIFV to discuss the little-movie-that-could that got Hollywood's attention and led to Edwards later directing movies for not one, not two, but three franchises. Those being Godzilla (2014), Rogue One: A Star Wars Story, and most recently, Jurassic World: Rebirth. Edwards is hands on in this film, "writing," directing, and even creating the special effects. His secret was using a story that's set "after the Spielberg movie," as he said. The Toku Topic veers into potentially controversial territory (and forces Nate to, for the first time ever, mention President Trump on the air) with a brief history of the U.S.-Mexico border wall. Such a wall is a key facet of Monsters' world, and it's a much older issue than you might know. Bad Bunny is making major headlines this week as he kicks off his highly anticipated DeBÍ TiRAR MáS FOToS World Tour. The Puerto Rican superstar launched the 56-date global tour on November 24th in the Dominican Republic, marking the beginning of what promises to be an epic journey across Central America, South America, Australia, Japan, and Europe.Just days after the tour's opening night, Bad Bunny shared an emotional message on social media reflecting on his deep connection with the Dominican Republic. The artist expressed gratitude for how Dominican audiences embraced him early in his career when he was just 22 years old with very few songs under his belt. He credited the island nation as the first country outside Puerto Rico that made him feel truly loved, supported, and understood through his music. The DeBÍ TiRAR MáS FOToS album, which dropped in January, continues to dominate conversations in the music industry. Bad Bunny recently won Album of the Year at the 2025 Latin Grammys for this deeply personal sixth studio album, marking his first win in this major category. The project showcases a more introspective side of the artist, with themes centered around nostalgia and preserving life's precious moments. Before launching the world tour, Bad Bunny completed what's being called the longest and most successful concert residency in Puerto Rico's history. The "No Me Quiero Ir De Aquí" residency at José Miguel Agrelot Coliseum brought in over 250 million dollars to the local economy and attracted more than 600,000 spectators across 31 shows. Celebrity attendees included Ricky Martin, LeBron James, and Benicio del Toro.Listeners, thank you for tuning in to this week's music news update. Shakira BioSnap a weekly updated Biography.Shakira continues to dominate the global music scene as her record-breaking Las Mujeres Ya No Lloran World Tour shows no signs of slowing down. The Colombian superstar made headlines this week by announcing three additional concert dates in Mexico for February 2026, extending what is already the largest tour by a Latin female artist in history. The newly confirmed shows will take place in Tuxtla Gutierrez on February 21st, Merida on February 24th, and Mexico City on February 27th. These additions come in response to overwhelming demand following her unprecedented 12 sold-out performances at Estadio GNP Seguros in Mexico City during 2025, which drew more than 780,000 attendees alone. Mexico now holds the record as the country with the most concerts on her entire world tour, cementing her unparalleled drawing power in the region. The tour itself has become a commercial juggernaut. According to Billboard and Live Nation reports, the Las Mujeres Ya No Lloran World Tour is now the highest-grossing tour ever by a Latin woman, having earned over 327 million dollars within its first 64 concerts. The tour broke industry records with nearly one million tickets sold in less than two hours across Latin America alone when sales first opened.Beyond the numbers, the tour has resonated culturally with audiences worldwide. Her North American leg was upgraded to larger stadium venues due to unprecedented ticket demand, with shows in major cities like Charlotte, Miami, and New York selling out immediately. The tour spans across South America, North America, Mexico, and Europe, and is currently scheduled to conclude on February 27, 2026, in Mexico City following the newly announced dates. On the personal front, Shakira has also been engaging with fellow artists. Singer Dua Lipa recently performed an emotional cover of Shakira's song Antologia during a concert in Bogota, which moved the Colombian superstar to respond publicly, saying she was deeply touched by the tribute.Currently wrapping up her South American leg with performances in Paraguay, Uruguay, and Argentina through mid-December, Shakira has also scheduled three additional dates at Hard Rock Live in Hollywood, Florida, from December 27th through 29th. The tour represents her return to the stage after a seven-year hiatus and has already cemented itself as one of the most significant concert runs in modern music history.Get the best deals https://amzn.to/3ODvOtaThis content was created in partnership and with the help of Artificial Intelligence AI

From professional wakeboarder to CEO managing $250M+ in commercial real estate investments, Nick Jones shares proven strategies for building successful real estate businesses through strategic partnerships, effective capital raising, and protecting investor interests. In this episode of the DealQuest Podcast, host Corey Kupfer sits down with Nick Jones, CEO of Alakai Capital, who has underwritten and acquired over 70 commercial investments and developments representing more than $250 million in value. Nick currently oversees 800,000+ square feet of industrial, retail, office, and medical assets across multiple states. WHAT YOU'LL LEARN: In this episode, you'll discover how to raise outside capital for your first commercial real estate deal while protecting downside risk, why syndication can work better than funds when you can close deals quickly with trusted investors, and the surprising truth about "off-market" deals versus listed properties in today's transparent market. Nick shares how to build broker relationships that generate consistent deal flow without constantly hunting for opportunities, due diligence strategies when high-credit tenants won't share financial information, and why Covid flipped conventional wisdom about credit tenants versus mom and pop operators. You'll also learn about the strategic value of balancing consistent real estate returns with selective angel investments, how to navigate market trends including drive-through retail and efficiency-focused opportunities, and what freedom means beyond just financial independence. NICK'S JOURNEY: Nick's path wasn't linear. Growing up near Microsoft and Nintendo in Redmond, Washington, he found real estate "incredibly boring" until witnessing how it connected to fascinating industries. After his father and grandfather passed away during his senior year of high school, Nick moved to Florida to pursue professional wakeboarding, eventually earning a podium finish at the World Championships in 2011 while graduating summa cum laude from the University of Central Florida. The dean of UCF's real estate program, whose son was also a professional athlete, reignited Nick's interest in commercial real estate investment and development. Nick started in land brokerage during 2011-2012 when Florida land was worth less than the buildings next to it, learning through challenging cold calls to developers. FIRST DEAL LESSONS: Nick's entry into investing came through a vacant Taco Bell property. Working with a broker partner, they secured the building, signed a 10-year lease with a new tenant, and only had to replace the HVAC and roof. The timing proved fortunate - securing 80% loan to value at 2% interest on an interest-only basis during the post-financial crisis recovery. That first deal taught valuable lessons about protecting downside risk and building tenant relationships while delivering one of his strongest returns ever. CAPITAL RAISING EVOLUTION: For his first capital raise, Nick bought an old bank branch all cash with plans to tear it down and build a quick service restaurant. To protect downside risk as a new sponsor, he structured it with no debt and two years of interest and tax reserves. After approaching friends' parents, fellow brokers, and creating a detailed investment memorandum, a tenant approached wanting to lease the existing building as-is with a 10-year lease. Nick refinanced at 50% LTV, pulled equity out, and used those proceeds to buy a second deal. That snowball effect has grown to approximately 100 investors making about 500 investments with his company. KEY INSIGHTS: Nick continues syndicating individual deals instead of raising funds because his deals follow similar patterns with consistent return theses. This approach gives investors freedom to select which markets and property types align with their preferences while maintaining speed to close. Managing investor capital creates heightened responsibility that sharpens every aspect of deal execution. Nick approaches it similarly to personally guaranteeing loans - while losing your own capital is unfortunate, losing someone else's carries profound implications for relationships and reputation. The biggest lesson from deals that didn't go as planned: contracts matter, but people matter just as much. When tenants respond unusually quickly to lease documents without redlines for 10-15 year commitments, it raises red flags. During Covid, high-credit tenants had attorneys advising them to stop paying rent while small bay industrial mom and pop tenants maintained perfect payment records. BROKER RELATIONSHIPS: The majority of Nick's deals come through brokers he's built long-term relationships with over years. These relationships prove valuable because brokers trust Nick will maintain confidentiality, move quickly through underwriting, and they understand his investment criteria. After years of exchanging deals and feedback, brokers know which opportunities match his thesis. MARKET TRENDS: Interest rate movements create near-term positivity while inflation continues hitting sectors unevenly, creating inefficiencies and opportunities. The retail apocalypse predictions following Covid haven't materialized because people still crave experiences. Drive-throughs represent a clear trend as efficiency becomes paramount - almost every concept has figured out how to use them successfully, including Chipotle proving the model works for food types that seemed ill-suited initially. Perfect for real estate investors considering raising outside capital, operators building broker networks, and anyone interested in how successful commercial real estate investors structure deals and protect investor capital.FOR MORE ON THIS EPISODE: https://www.coreykupfer.com/blog/nickjones FOR MORE ON NICK JONES:https://www.alakai-capital.comhttps://www.linkedin.com/company/alakaicapital/https://www.linkedin.com/in/nickjonesrealestate/https://www.instagram.com/alakaicapital/ FOR MORE ON COREY KUPFERhttps://www.linkedin.com/in/coreykupfer/https://www.coreykupfer.com/ Corey Kupfer is an expert strategist, negotiator, and dealmaker. Sure, we've reviewed the fastest World Tour aero road bikes and the newest gravel machines, but what about an off-road capable folding bike? Variety is the spice of life, and Velo tech editor Alvin Holbrook has been getting spicy on Brompton's G Line, a bike that should be more capable than any of the legendary UK brand's previous offerings, thanks to larger wheels and much better tires and brakes. Alvin rode the G Line on his usual gravel test loop and reports back on how it performed and what type of rider it makes the most sense for. Would you wear AI on your face? Josh Ross has been in the shape of Oakley's new – and very expensive – Vanguard glasses that come with a video camera, mic and headphones, and a connection to artificial intelligence that's ready to answer *almost* any question you might have. Josh answers our questions, without any AI help, about what the Vanguards are like to live with, why they might have the best mic and headphones for cycling, and explains how they can actually cost less than buying separate glasses, headphones, and a camera. Levy has that new bike fizz after buying an Allied Able and shares some of his early ride impressions, as well as how it compares to his much-loved Santa Cruz Stigmata that he's lived on for the previous two years. Mika Noodt is ranked second in the T100 World Tour standings (with two races to go), has four T100 podiums so far in 2025, and has multiple Ironman 70.3 and Challenge Family wins and podiums on his resume. In this interview we discuss Mika's training in great detail, get into the specific dynamics of racing in T100 races, and we even discuss how Mika might have ended up being a Formula 1 driver rather than a triathlete if circumstances had allowed.HIGHLIGHTS AND KEY TOPICS: How Mika got into triathlonA deep-dive into Mika's training, including key swimming, cycling and running sessionsHis unconventional (you might say epic!) strength training blocksA breakdown of a full week of triathlon training with Mika - from the lead-up to T100 Wollongong (where he finished 2nd)The dynamics of racing on the T100 World Tour - what is the swim, bike and run like, and how does it compare to Ironman 70.3 races? The pacing strategy Mika uses to maximise his performance in T100 racesMika's decision to focus exclusively on the T100 series in 2025A full Ironman in Mika's future?Listener questions...and more!DETAILED EPISODE SHOWNOTES: We have detailed shownotes for all of our episodes. The shownotes are basically the podcast episode in written form, that you can read in 5-10 minutes. They are not transcriptions, but they are also not just surface-level overviews. They provide detailed insights and timestamps for each episode, and are great especially for later review, after you've already listened to an episode. Naturally, as great as they are, they do not cover absolutely everything in as great detail as we can do in a 45-90 minute podcast episode.  The shownotes for today's episode can be found at www.scientifictriathlon.com/667/LINKS AND RESOURCES: Mika's InstagramWHAT SHOULD I LISTEN TO NEXT?If you enjoyed this episode, I think you'll love the following episodes: Jelle Geens – Ironman 70.3 World Champion, three-time Olympian | EP#470 - Jelle is also coached by Ben Reszel, so it's interesting to see both the similarities and the differences in the training of these two athletes. With the 2025 road racing season now firmly in the rear view mirror, join Daniel Friebe and Lionel Birnie for a freewheeling ramble through some of the big stories that have hit the headlines in the past couple of weeks. We start by discussing the fragile nature of survival at World Tour level with the news that the Australian team Jayco-Alula came within days of possibly folding, and the delays to confirmation that two Belgian teams, Lotto and Intermarché, intend to become one. Where does that leave the riders, especially Intermarché's biggest star Biniam Girmay? Then we indulge in a bit of off-season speculation and wonder what Tadej Pogačar's 2026 season might look like, particularly with a number of race organisers making changes seemingly to entice the SlovAlien to ride. The Vuelta a España starting in his adopted home town of Monaco is not a particularly subtle overture and it seem an appealing prospect but, as we discuss, the picture is more complicated than that. The film's politics concerned the FBI, though Chaplin was extremely wealthy and privately mocked radical labels. He lived with Paulette Goddard for ten years, fabricating a marriage and sham divorce to aid her career. Chaplin self-financed all his major features, including The Great Dictator. He delayed making sound pictures because he believed the Tramp should not speak, thereby preserving his character's universality. 1918
