A lot of people would ask, do you really need to be a college graduate to be successful in this career? That's our guest in this podcast interview - Ernest Clark. Ernest Clark was a top-performing athlete back in school. He was very competitive and always have this mindset that he is going to outperform the top one. He did not finish college due to some circumstances and right after that, he worked in a factory to have an income but he realized that it's not the kind of life that he wants to achieve for himself and for his family. That's when he had the opportunity to go into the military and that's when he developed self-discipline and started dreaming more for himself. After his military journey, that's when he got into car sales. He knew he did not have the skills that a top-performing car salesman have, but he had the determination to achieve the financial freedom that he wanted so he learned everything by himself, became aware of the industry knowledge and how to talk to customers until he got to the position that he's at right now. This is an inspiring interview episode that I had with Matthew Drouin. For all of you that don't know him, he is a high-performing real estate executive with 15 years of experience in real estate management, development, and brokerage. His experience includes specialization in asset turnaround and stabilization of distressed assets. He is building and developing world-class management teams. His specializations also include crafting innovative marketing campaigns on new assets under development and executing those plans; resulting in lease-up above pro forma and ahead of schedule. You might be asking, that's a huge accomplishment! So how did he start? Matthew Drouin came from a lower-class family in Western New York. Growing as a child, he spent a lot of time living in basements and between houses. He's been a "daydreamer" for most of his life. After college, he worked part-time as a bank teller and realized that it's not that life that he wanted so he decided to work under his dad in real estate and developed his talent from there until he was capable of living on his own. He started in Real Estate back in 2006, with a 4-unit property, which he got at a subprime loan of 8.8% interest and he lived on 1 unit. In his first million-dollar commercial BRRRR deal office building, he was able to raise $300k from private investors, 5 year-term on a 7% interest, and refinanced it. He reached financial freedom when he was 33 years old. Currently, he is into purchasing run-down vacant buildings and re-developing them. He now has 75 residential units mostly multifamily and about between 30-50 commercial units which are office-based/industrial spaces all in Rochester NY. His current goal is to build a net worth of $20M by setting up a family office that will survive beyond his passing. Laundry-mat video part 2 A couple of weeks ago I placed an offer for a laundry mat. The property was selling for 299,000 and I countered at 200,000 over the phone with the broker who seemed interested. However, through more phone conversation I decided to have my realtor write a formal offered 200,000 with 20% down at 8 percent fixed. The owner said no and they countered with 250,000 and buyer pays all closing cost to include his cost which would have been an extra 30,000.
