353: How To Survive and Thrive as a Real Estate Developer with John McNellis

On this episode of Zen and the Art of Real Estate Investing, Jonathan Greene interviews John McNellis, a longtime developer, investor, writer, lecturer, and principal at McNellis Partners, as well as the author of Making It in Real Estate: Thriving as a Developer. Drawing from decades of experience in development and commercial real estate, John shares how he unexpectedly transitioned from practicing law into real estate and built a career developing shopping centers and navigating changing market cycles. John explains how his legal background gave him an early advantage by exposing him to larger deals, partnerships, financing structures, and the people behind major real estate projects. He reflects on starting with small residential investments before moving into industrial and eventually finding his niche in retail development. Throughout the conversation, he emphasizes that investors often overcomplicate deal analysis and argues that great opportunities should still make sense with simple back-of-the-napkin math rather than relying entirely on projections and complex models. The conversation also explores what makes retail real estate work and why location still matters more than ever. John shares insights into shopping center development, tenant relationships, traffic patterns, anchor tenants, and why concepts like "right in, right out" continue to influence successful projects. He explains how retailers think about demographics, parking, visibility, and customer behavior — and why understanding these details separates experienced operators from investors chasing surface-level opportunities. Jonathan and John also discuss why retail has proven more resilient than many predicted despite years of headlines claiming e-commerce would replace physical stores. John shares how successful retail operators adapted by combining physical locations with online fulfillment and explains why neighborhood shopping centers continue to perform well. Ultimately, the episode highlights that great real estate investing still comes down to relationships, understanding human behavior, and staying focused on fundamentals over trends. In this episode, you will hear: • How John McNellis transitioned from law into real estate development • Why simple underwriting often beats complicated financial models • What makes shopping centers succeed or fail over time • How traffic patterns, anchor tenants, and demographics drive retail performance • Why retail real estate continues to evolve rather than disappear • How experienced developers evaluate opportunities and avoid common mistakes • Why local knowledge and relationships create long-term investing advantages Follow and Review If you enjoy the show, please follow Zen and the Art of Real Estate Investing on Apple Podcasts and leave a rating and review. Getting Rich Together
How to Build Wealth from Poverty Twyla Garrett's Road from Welfare to Real Estate Developer

Getting Rich Together

Play Episode Listen Later May 26, 2026 65:43

Generational wealth building for women starts long before the first investment, the first business, or the first paycheck. It starts with the decision to believe your life can look different from the one you inherited. On Getting Rich Together, host Syama Bunten sits down with Twyla Garrett, a serial entrepreneur, real estate developer, and founder of the Garrett Foundation, whose story is one of the most compelling examples of how to build wealth from poverty you will ever hear. Twyla grew up in Cleveland's inner city, was removed from her home at 14, spent time in juvenile homes, and relied on welfare and food stamps during college. She left with a financial acumen that would eventually carry her to seven figures within a year of walking away from a government job. Twyla does not skip the hard parts. From doing taxes and bookkeeping as a teenager to buying her first home at 26 with just $4,000 and shaky credit, to transforming a derelict Cleveland train station into the city's largest jazz supper club, Twyla's path is a masterclass in how to scale a business from nothing. Women entrepreneurs and real estate intersect throughout her journey in ways that feel practical and urgent, not abstract. But the conversation goes further than personal success. Twyla is now channeling everything she has built into a model for affordable homeownership in the inner city, one that replaces Section 8 dependency with actual ownership. People take care of what they own. A $200,000 condo with a $900 monthly mortgage costs less than what Section 8 currently pays for a two-bedroom rental. That gap is where generational wealth building for women and for entire communities becomes possible. If you have ever wondered whether your starting point disqualifies you, this episode is a reminder that your starting point does not have to define what you build next. And if you are ready to keep going, Wealth Catalyst is where women take it further. Join us at the Wealth Catalyst Summit, a full-day event in San Francisco this October 16, 2026, or find a Freedom Tour salon happening near you. Keach Hagey explores Sam Altman's upbringing in St. Louis, Missouri. She describes Altman's parents: Jerry, an idealistic real estate developer, and Connie, an ambitious dermatologist and entrepreneur who served as the family's primary breadwinner. Altman was recognized early for his brilliance and attended the progressive John Burroughs School, which emphasized a moral responsibility to improve the world. While deeply interested in technology like ham radio and coding, his defining characteristic was an unsettling ability to charm and connect with others. The segment concludes with Altman's decision to attend Stanford University. (2/4)FEBRUARY 1949

More than half the world already lives in cities—and the UN projects that share will rise to 68% by 2050, adding roughly 2.5 billion more people to urban areas. At the same time, the “experience economy” has reshaped what people value in places: not just what a city has, but how it feels to live, work, and gather there. Against that backdrop, fast-growing metros like Dallas–Fort Worth are being forced to answer a high-stakes question: how do you scale growth without losing authenticity? So what does it actually take to build a city with a soul—one made of neighborhoods people name, remember, and choose across the seasons of their lives? On this episode of Tuesdays with Morrisey, host Adam Morrisey sits down with Mike Ablon, Principal at PegasusAblon, for a wide-ranging conversation about craftsmanship, urban identity, and the long game of building places where culture and commerce reinforce each other. Together, they explore Mike's counter-cultural view of entrepreneurship, the ingredients for great cities, and how authenticity, neighborhoods, and talent migration will shape the future of American cities.Top Takeaways:Mike's path to entrepreneurship came after decades of working with great real estate developers such as Robert Venturi, and he saw starting his own firm as the best way to continue his pursuit of becoming a master craftsman. I find this to be a refreshing view on entrepreneurship as our culture has become more and more fixated on founders, and anything less than that can be seen as playing small. Mike's journey is a story of taking the long road and a focus on craft.Great cities are defined by distinctive neighborhoods, such as New York's SoHo, West Village and Meatpacking District, and by their ability to support people through different seasons of life from early career and family formation to later years.Mike places a lot of emphasis on the space between the spaces, and how walkability is more than sidewalks, it's how you feel when spending time in a particular area. People remember how a place makes them feel more than the buildings they were in or around, and they intuitively know which places are authentic versus manufactured. In the Dallas Design District, Mike implemented a “no nationals” policy so the neighborhood would be made up entirely of local stores and restaurants, preserving its creative character. The future of cities will be shaped by talent migration. The old model was that people went where the jobs were. The new model is that talent goes where it wants to live, and the jobs follow. The cities that will win over the next 100 years will be the ones that create places people actually want to be part of, with real culture, character, and a sense of belonging.Full List of Topics Covered:Mike's counter-cultural view of entrepreneurship as a byproduct of craftWhy founder identity is overrated and mastery is underratedThe role of mentorship in becoming a master craftsmanWhat actually makes a great cityWhy neighborhoods matter more than skylinesThe space between the spaces and why it defines urban lifeAuthenticity versus manufactured developmentHow Dallas evolved and what young cities can still becomeExperience economy versus ownership economyDensity, walkability, and suburban urban coresWhy talent now moves first and jobs followWhat gives a city soulBuilding places that make people feel they belongLong-term thinking in decades, not development cyclesThe responsibility of builders in shaping cultureMike Ablon is the founder of PegasusAblon, a Dallas-based real estate development firm behind the transformation of the Dallas Design District, and a former Dallas mayoral candidate. Mike has spent his life striving to “build things that matter,” focusing on places where culture and commerce intersect, through a deep commitment to craftsmanship and long-term thinking.

The Business Growth Show

Real estate strategies for entrepreneurs are no longer reserved for investors or industry insiders. Today, founders and business owners are turning to real estate as a growth vehicle that supports scale, diversification, and long-term stability. Whether it's through commercial redevelopment, creative capital, or public-private partnerships, real estate is offering entrepreneurs new ways to accelerate results while building community impact. Katie Kim brings firsthand experience to this space. She closed her first deal at just 16 and now leads more than $170 million in development projects as CEO of The Kim Group. Through her leadership, she has built a business that not only transforms properties but revitalizes entire regions. Her work proves that real estate isn't just about buildings—it's about strategic growth with purpose. Entrepreneurs today face a new challenge: how to grow without overextending. That's where real estate becomes more than just an asset class. When used strategically, it becomes a tool to fund expansion, stabilize cash flow, and provide long-term equity that supports the broader business. Katie understands how to unlock these outcomes because she has done it herself. She works with clients and municipalities alike to activate overlooked assets and turn complex deals into functional developments that serve multiple stakeholders. What sets Katie apart is her ability to bridge the gap between vision and execution. She works with entrepreneurs to help them identify overlooked opportunities in the market, access capital creatively, and align their personal and business goals through real estate. Her approach integrates mindset, funding, and long-term planning into strategies that serve both the entrepreneur and the community they operate in. For business owners exploring new verticals or looking to increase their income streams, real estate can be more than a side investment—it can become a platform for leadership, influence, and scale. Katie's story shows how to move from transactional thinking to strategic development. Through public-private partnerships, she has created impact beyond the bottom line while maintaining strong financial returns. Her work also reflects a deeper philosophy: that profitability and purpose can coexist. By educating others through The Katie Kim Educational Platform, she's equipping more entrepreneurs to think differently about how they use resources, relationships, and capital to grow their ventures. She encourages leaders to bring alignment to their mission and model—where business is not just sustainable, but scalable and significant. The entrepreneurs who thrive in today's economy are those who can spot opportunity where others see complexity. Katie helps simplify that path. Her projects demonstrate how you can take underutilized or undervalued spaces and reimagine them into productive, revenue-generating centers of commerce. It's a strategy that works just as well for main street revitalization as it does for private enterprise, and it's rooted in the idea that real estate should serve a bigger picture than profit alone. In today's competitive landscape, real estate offers more than a holding asset. When guided by the right strategies, it becomes a tool for brand expansion, team growth, and market leverage. Katie's insights challenge business leaders to look beyond their current structure and ask what kind of legacy they're building—not just for themselves, but for their customers, their communities, and their companies. The opportunity is there for entrepreneurs willing to think creatively, act strategically, and align with purpose. Whether you're a founder looking to expand your footprint, a leader searching for new capital channels, or a builder ready to make a broader impact, Katie Kim's approach offers a fresh perspective on how to grow well. Real Estate Developer Booker T. Washington is teaming up with Rapper Killer Mike to bring affordable housing to their hometown of Atlanta. There remains a wide gap between the number of Black and White homeowners in the U.S., and the pair are working to make homeownership more attainable for the Black community with their micro-home concept. So far, they’ve produced $60 million in real estate developments in the Atlanta area. Now, Washington joins “Closer Look with Rose Scott” to discuss their new $13 million project, give his insight on the housing market, and share his long term strategy for making housing more accessible and affordable. We also revisit another unique affordable home project. Shipping containers travel all over the world and are constantly reused for transporting goods. Wanona Satcher, the CEO and founder of Mākhers Studio, sees even more potential in the durable, steel boxes. Back in February, Satcher gave the “Closer Look” team a tour of her East Point warehouse, and shared her vision for turning shipping containers into affordable housing.See omnystudio.com/listener for privacy information.

Elliot Nelson is the founder and CEO of McNellie's Group, a hospitality company that has reshaped the dining scene in Tulsa and beyond. A visionary entrepreneur, Elliot has grown from opening one Irish pub in 2004 to overseeing dozens of restaurants and development projects.McNellie's Group operates a diverse portfolio of pubs, restaurants, and concepts across Tulsa, Oklahoma City, and beyond. With a focus on revitalizing neighborhoods, historic renovations, and community-driven development, the company now includes more than 25 units and multiple large-scale real estate projects.Elliot's journey started with a college business plan for a fictional pub, which eventually became the foundation for McNellie's. From restoring century-old buildings to developing multi-million-dollar mixed-use projects, he has played a central role in the transformation of downtown Tulsa. Beyond restaurants, his work emphasizes placemaking, employee care, and creating spaces that serve as the backdrop for community life.Elliot abandoned plans for law school after realizing he wanted to build something tangible and people-focused.His first pub in 2004 became Tulsa's destination for craft beer and helped spark downtown's restaurant renaissance. He emphasizes that a great pub should feel like “Tulsa's living room,” welcoming all generations.Development projects like Santa Fe Square and 36 Degrees North have redefined downtown, blending restaurants, apartments, and office space.COVID-19 reshaped habits—lunch sales are still down, but outdoor dining saved his flagship pub.Elliot believes in putting employees first, offering benefits and even personal support during tough times.Success stories include staff rising from entry-level roles to ownership and executive leadership. He sees his larger purpose as making Tulsa a better place to live—and may even consider running for mayor one day.  QUOTES “After spending a summer in a law office, I was like, man, there's no @#$%ing way I can do this for my life.” (Elliot)“When we opened in 2004, I had no idea what I was doing. I'd waited tables for nine months to try to figure out how a restaurant worked.” (Elliot)“We instantly became the destination in town for beer. At one point, we were named one of the 100 best places in the world to drink beer.” (Elliot)“More than anything, we've just tried to make our hometown a better place to live. Restaurants were the vehicle in the beginning.” (Elliot)“All those other people make a bunch of money. I just like to do cool shit.” (Elliot)“A really good pub should be everybody's place—where you can bring your kid, or your 80-year-old parent, and all generations feel welcome.” (Elliot)“I think my purpose is to make my hometown a better place to live. That clarity really helps give direction and meaning to what I do.” (Elliot)“We used to be the 11th or 12th place to get a drink downtown. Now there are about 150, and we helped create that momentum.” (Elliot)“We realized in this industry you might be the most stable force in someone's life. It's a responsibility I take to heart.” (Elliot)“We're not chasing awards—we're trying to be the place where people make their memories.” (Elliot)

Send us a textThe Canadian housing market faces significant challenges, from affordability crises to zoning restrictions that slow new development. Yet leaders like Sherry Larjani, founder and president of Spotlight Development Inc., are reshaping how we think about housing. Spotlight on InclusivitySpotlight Development specializes in high-density residential and mixed-use projects designed to meet diverse community needs. Its flagship initiative, The Inclusive, blends affordable condominiums with wraparound services such as childcare, medical facilities, food assistance, and vocational training. Why Inclusive Housing MattersAs Larjani notes, “Housing isn't just about a roof; it's about creating an environment where people can thrive.” This philosophy underpins projects like The Inclusive – Kitchener (~1,300 suites) and The Inclusive – Toronto (~2,000 suites), which integrate energy efficiency, community spaces, and essential services under one roof. Policy and Affordability ChallengesLarjani is vocal about how zoning and land-use policies can either facilitate or hinder inclusive development. She argues for reforms that prioritize density and mixed-use zoning—keys to affordable and sustainable housing in fast-growing urban areas. Women in Real Estate LeadershipA career highlight for Larjani was Reina Condos, the first condominium in Canada entirely developed by an all-female team. The project not only challenged traditional industry norms but also demonstrated how diverse perspectives lead to innovative housing solutions. ESG and Community ImpactLarjani's work extends beyond development. Through her Aria Foundation, she partners with nonprofits like Habitat for Humanity and BlackNorth to support low-income families. Her projects integrate ESG principles, showing how real estate can generate social impact alongside financial returns. The Future of DevelopmentLooking ahead, Larjani envisions scaling inclusive development models across Ontario and beyond. She continues to advocate for policy innovation, design excellence, and inclusive community engagement to create vibrant, equitable urban centers. For more information, please refer to RealEstateDevelopmentInsights.Com.

Throwback to another popular episode! Shoutout to Zach Harris from Hart Srone Studio & Design from Austin, Tx for bringing us this topic to discuss!   There's a huge controversial discussion about disconnecting from work everyday. Most people think of work as this bad and unhealthy thing that they must leave at the front door of their office when they clock out for the day or something they leave locked away in their laptop if they work from home. These same most people believe they can't mix and combine work and the rest of their lives. I believe we can and I believe that we should. Of course there's exeptions to this. As you probably know by now, I don't follow most of the shit that we have accepted as our "normal" especially the work/ life balance bullshit. If you hate what you do for a living and it causes you huge amounts of stress, then of course you wouldn't want to involve your family in that negativity. On the contrary though, if you absolutely love what you do for a living and you have a bigger purpose than just yourself or your place of work, then why wouldn't you have your family also apart of something so amazing? Listen carefully to our thoughts on this topic and let us know your thoughts about it!   Connect with us! Website

Throwback to our popular episode with KSparky! Kevin Martinez who also goes by the name KSparky is an electrician from San Diego, CA who is on the come up and is making massive waves in the electrical industry. Only been in the electrical industry for a couple of years now, Kevin has been a major influence to younger and newer electrical apprentices who are intrested in building a solid career.  He's one of the very few people in the construction industry, that I've meet since I got into the trades at 10 years old, that constantly works on his personal development. Staying mentally and physically fit everyday isn't an easy task when you mix it in with school work and field work, which is what attracted me to become friends with Kevin and have him on the podcast to share his story. He also plans to eventually branch out on his own and start his own company and inspire the next generation of tradesman and tradeswoman who look for advice in starting new in the field. Kevin is sponsored by many top brands in the industry like Truewerk, Wiha Tools, Hammr, and Brunt to name a few. No one with a small influence gets that many sponsorships so you can say he's on the right path! Connect with Kevin! Website - KSparky Instagram   Connect with Us! Website - Construction Royalty

The Bellevue Montgomery project, led by Scott Kern, CEO of KPS Development Partners, is more than just another housing development. It's a bold attempt to create affordable, community-focused homes while offering residents an opportunity to invest in their neighborhood. The project's design departs from traditional apartment complexes, offering a “cottage court” style with 11 buildings and 23 units built around a shared courtyard. As Scott explained, “The idea is that…you park your car, and as you're walking to your front door, you're passing two-thirds of your neighbors. So it really is about creating a communal space.” This layout fosters a sense of belonging, transforming the development into a hub for community interaction.Bellevue Montgomery also addresses the critical need for affordable workforce housing. The units are priced for renters earning around 80% of the area median income (AMI), with rents for one-bedroom apartments set at $1,200—significantly below market rates. Scott emphasized the importance of this housing category: “It's what we call workforce housing…nurses, students, firemen, teachers, etc.”The project's innovative financing approach also sets it apart. Instead of relying solely on institutional investors, Scott and his team chose to raise capital through regulated investment crowdfunding. Hosted on the Small Change platform, this strategy allows community members to invest with as little as $1,000, democratizing access to real estate opportunities. As Scott put it, “The idea that you can open up a project to the community, the neighborhood, the city, the county…was really appealing to us.”The land itself, a former school site unused for over 50 years, symbolizes the revitalization of neglected spaces. With Bellevue Montgomery, Scott's team is not only filling a physical gap but also stitching together a neighborhood with diverse residents and stakeholders.Scott's vision for Bellevue Montgomery is more than bricks and mortar; it's a blueprint for impact. “We're very keen on doing this within city limits…and providing value from the project we created,” he said. His commitment to community-driven development exemplifies how real estate can address societal needs while creating economic opportunity.Learn more about the Bellevue Montgomery project and how you can support it at Small Change.tl;dr:* Scott Kern's Bellevue Montgomery project transforms neglected land into affordable, community-focused housing in Memphis.* The development prioritizes workforce housing for teachers, nurses, and first responders, filling a crucial gap.* A courtyard design fosters community interaction, promoting a neighborly atmosphere among residents.* Regulated investment crowdfunding enables community members to invest, democratizing access to real estate projects.* Scott's superpower, creating impactful developments, drives his mission to improve cities and lives. How to Develop Creating Impactful Real Estate Projects As a SuperpowerScott's superpower lies in leveraging real estate development to make a meaningful difference in communities. As he shared, “I want to have an impact…by filling up a vacant lot or providing an affordable product…making cities better.” His focus on thoughtful, high-quality projects demonstrates how real estate can transform neighborhoods and improve lives. By ensuring his work aligns with community needs, Scott creates developments that generate pride and lasting value. When forming KPS Development Partners, Scott faced a pivotal decision: pursue easy, profitable retail developments or focus on impactful projects. Rejecting the path of least resistance, he and his partners chose to prioritize community-enhancing developments like Bellevue Montgomery. As Scott explained, “At the end of the day, I didn't want to pour my energy into [projects] when we could be pouring our energy into something that would…have a much more profound impact.”Actionable Tips for Developing This Superpower:* Align your work with values that prioritize community impact over personal gain.* Surround yourself with organizations and individuals committed to doing good.* Participate in nonprofit and community initiatives to stay connected with local needs.* Use your talents to support causes beyond your professional scope.By following Scott's example and advice, you can make creating impactful real estate projects a skill. With practice and effort, you could make it a superpower that enables you to do more good in the world.Remember, however, that research into success suggests that building on your own superpowers is more important than creating new ones or overcoming weaknesses.
