Because of the low low inventory, we’re experiencing, and the historic low-interest rates that buyers are taking advantage of. Sellers that are putting their house on the market are getting rewarded with great pricing and fast sales! What kind of pricing or they getting? I recently sold a home that would have sold for two hundred and eighty-five thousand dollars last year. This year, three hundred and twenty-five thousand it sold for! Another home that would have sold for two hundred and twenty-five thousand last year, sold for almost two hundred and fifty thousand this year in less than a week! However, many experts are saying that next year’s market is going to take a turn for the worse! Having been in the business as long as I have, I think that even if there is a turn, in won’t be as bad as what many are saying. But many sellers aren’t taking that chance and are deciding to sell now! And there or some sellers that are deciding to sell now to get top dollar and then rent for a year. That’s right. I know of more than a few sellers that are doing that. They are betting that the market is going to go down next year. So, they will have sold at the top of the market this year and bought at the lower end of the market next year. Who knows? The trouble is most homeowners don’t have an accurate way of knowing what the true value of their home is! Zillow is not the answer. Let me repeat that! Zillow is not the answer! There never right! I have seen them be off as much a one hundred thousand dollars on a home! So, what is the answer? For years now I have been offering a free CMA every year to all of my clients, friends, and family. So, they have accurate information on the true value, for what most people consider their biggest asset. Their home! The process is amazingly simple. Here are three musts every buyer needs to know to have the success they deserve when buying their dream home in today’s market! 1. Proof of funding letter. Without one. Buyers won’t have to worry if they put a strong enough offer in. Because the sellers won’t even look at it! To avoid this frustration. All buyers need to do is contact a top local lender before putting and offer in. And in a very short period of time. Usually with in twenty-four to forty-eight hours buyers will have the proof of funding letter they need to buy the home of their dreams! 2. Take action now! Here are the Shoulds: Either you or a professional trim all the bushes and shrubs! Consider putting fresh mulch or rock down especially if there are bare spots And make you edge around the pavers Things to avoid! Replacing your landscaping! Deciding to take all your mulch out and replacing it with rock Taking all the rock to get a new color! 2. Fences Here are the shoulds If you think your fence needs repairs, then bring out a professional Will cost a fraction of the cost of replacing! If your fence cannot be repaired which is rare. Consider not having one Unless you have a pool and must have one for code. I understand you may have pets or children that play outside. 3. Decks Here are the shoulds Make sure there is not rotten planks in the deck and if so replace them Check the railing around the deck and make sure it is secure Make sure the hand railing and the stairs are sturdy Here is what to avoid Replacing the whole deck. Yes, on more than one occasion I have seen sellers When simple repairs were all that were needed If you must replace the deck do not replace with a 50 yr deck. It’s like the ying and yang effect Because there are very few sellers deciding to put their house on the market because of what they see on the news. Which I get! However there are still plenty of buyers wanting to buy. Either they want to take advantage of the historic low interest rates available. Or they really need a place to live! Trust me I have more than a few buyers that I am trying to get into homes! That those sellers who do decide to put their homes on the market are having amazing results. Often getting top dollar and a fast sale! Also, the need to have a completely updated home so far in 2020. Doesn’t seem to matter as much as did 2 or even 3 months ago. Look unless your home is a complete dump. Most sellers are pleasantly surprised with the offers and the speed in which their homes or selling Even if they don’t have all the updates. Now of course if your house does have the updates. Those sellers are often getting multiply offers which is putting even more money into their pocket. As for as staging. Hi everyone! I am so excited! My barber Jim Boeving was finally able to open and I was able to get my hair cut. I did have to leave the house at 7 am to make sure I could get in. However, I am found that are far too many buyers that are viewing sellers’ homes. That are not in a position to buy the home. In other words, their simply looky-loos, which does nothing far the sellers and is pretty much a waste of time for the buyers! Here is a few examples of what I am mean by looky-loos: Buyers who have their home on the market but need to sell it before they can buy another Buyers who need to sell their home to buy another, but who do not even have their house on the market! This is mostly from buyer agents thinking wrongly I might add. That if the buyer sees a home they like, that they will drop everything and run and put their home on the market. As you probably know, that doesn’t’ happen. And yes, some buyers who haven’t even talked to a qualified lender to see if they are qualified to buy your home. Come into look at the homes also. What is the solution? For years now high-end sellers from 800k to million dollars have asked and gotten a proof of funding letter. Stating that the buyer that comes into their home is able to buy it! I believe its high time that sellers that own 200 thousand-dollar homes have the same rights, don’t you? That is why I recommend highly to any of my sellers that they ask for a proof of fund letter so they know the buyers looking at their home can buy it. And are not just looky-loos! Let me give you my plan that I have worked out to make it possible for not only to sell their home but to be safe also! Understand there have been changes to the overall process of selling. But to date. Nothing that I haven’t seen that can’t be overcome to have a successful sale! Safety first and I do that by: 1. Video conference. Where sellers can walk around with their smart phones or tablets for me to give Pricing recommendations Do electronic signing for the paperwork And schedule a time for me to take videos and pictures and measurements 2. Video Video Video! Where I will take a series of videos of your house. Which could include The main floor The lower level Upstairs Back and front yard For virtual open houses and more Which I make available to all buyers to watch. Before they book a showing! I want to make sure that there serious buyers no tire kickers are needed right now or ever for that matter! 3. In Writing. Unfortunately for too many agents and brokerages have nothing to protect the sellers when buyers come to show the home. Those that do, in my professional opinion, have very little to keep the sellers safe. So, I developed a document myself that has had great success. It has been well received by buyers. Where it has buyers agree to Having watched the videos of the home Only buyers and their agent can view the home. No children That masks and glove or to be worn by everyone including the agent at all times in the home No one has had the chills or ran a fever in the last two weeks Among other items on the document. Note Whether it’s occupied or vacant the same procedure is done for all homes I list for the safety of all! Even though we are going thru some tough times there does seem to be more good news heading are way than bad with a pandemic that we are in. I also know that many agents have decided to shut down their business during this time. Of course, it is there call on what they want to do. It is their business. However, the state of Illinois along with virtually every state in the Country. Has deemed that real estate agents provide an essential service which I take very seriously. Especially in the times that we are in now. And so, I have continued to develop plans to make sure the safety of everyone is of utmost importance but also servicing my sellers and my buyers With that said. I am recommending to all of my sellers to strongly consider putting their homes on the market now. And by now, I mean in the next couple of days or at the latest in the next a week. As I said I have developed a plan that even if you are currently living in your home that not only can we keep your exposer to a bare minimum but also get your house sold! Yes, there have been changes to the buying and selling process from beginning to end. But nothing that I have seen that can’t be overcome to date. There are numerous reasons why I believe sellers should be putting their house on the market, but I have boiled it down to the top three. I will also go into detail on how they limit their exposure even if they are currently living in their home now. So, let’s dive into the three top reasons why sellers should be putting their homes on the market. 1. Inventory is at rock bottom. Meaning virtually none! I have never seen this before in close to twenty years as top profession realtor! However, the pandemic will end. And when it does, we will see houses flooding in the market the likes that we have never seen before. And when that happens price will be the first thing to go. There are buyers out their now! Just a quick story. A doctor that was quarantined in New York City because of the Covid-19 virus. And Was moving to the St. Louis Metro East area and needed to have a home to move too. Luckily a house came on the market and he bought it thru vide alone. 2 With no inventory buyers are more than likely to give sellers a lot of grace on the over all condition. Of their home. Meaning sellers won’t have to worry about painting of any kind. Making sure flooring is perfect or getting new kitchen appliances. Or for that matter doing much of anything when it comes into the overall condition. Of the inside. And the outside being the same. Not worrying if the mulch is down or the deck is stained, or the yard is picture perfect. However, with the flood of 3. Staging will be a snap. Turning the lights on and opening all the interior doors of the house and that’s it. Understand I don’t have much experience in selling homes in the middle of a pandemic. I just had a military buyer buy a home from video alone. Understand this was not a one- or two-minute video. More like thirty- or forty-minute video showing everything and anything in the house and in the subdivision. So, they could make a smart buying decision. 3. The advances in Technology that or available to agents now. Whatever agent you choose to help you buy or sell. It is a must that they have the skills to work in the different platforms that are available to sell homes! Whether that be Zoom, Facetime, Youtube, Podcasts and much much more! Should you sell your house during the COVID-19 pandemic? The answer in my professional opinion is yes Now first let me start there have been some changes to the selling and buying process. Keep social distancing. Only one set of buyers at a time can view a home. Appraisers Title companies and Home inspectors are open for business! Home inspectors are limiting the inspections to just the buyers. No family or friends. No occupancies permits are being issued. But buyers will be able to move in. And city and counties will issue them later after this all ends. Marketing will be different. You will want and agent that is great with video. For doing online open houses. And to shoot plenty of video for buyers that may not choose to go into your house. I recently just sold a home to some buyers by using video alone! The main reason to put your home on the market is the uncertainty of the market. 2008 is the only thing that even comes close to what is going on. And no, it’s not the same. But back then. The market took its nosedive in November. Giving agents time to be able give sellers data in the Spring market on what to expect. We have nothing to go by in this market! My concern is that we will have an avalanche of houses on the market that will exceed the number of buyers looking to buy. Not just the spring market. But sellers that were planning on selling sometime in 2020. Keeping some sellers from selling at all. And having to wait till 2021 and who knows what that market could look like? Stayed tuned and I will answer that question! Hi everyone! There are things going in the on in the world today that I have never seen in my lifetime. With travel and entertainment industries shut down worldwide. I mean did anyone ever think that the casinos in Vegas would ever shut their doors. In the metro east you have schools, bars, restaurants, movie theatres, courts and many more businesses on a temporary shutdown. There is uncertainty out there and I get that. Now I’m still not sure how toilet paper became the most valuable commodity on earth. But I know what is going on now will pass. How long will that be? Two weeks? A month? Maybe longer? No one knows. But despite all that’s going on. The metro east real estate market is doing well. In fact, very well. Look there has been some changes in buying a home in today’s climate. But nothing that should keep any buyer or seller from having great success! In my professional opinion there are three factors driving our market! 1. The spring housing market never really got started. Sellers weren’t putting their homes on the market. Maybe because of the talk of the virus in the winter months, or for other reasons. Leaving a very low selection for buyers to buy! But the homes that are out there. Are being sold fast and for top dollar! 2. Interest rates are at historic lows which is also driving the market. Many buyers want to take advantage of saving potentially 1000’s of dollars over the life of their loan! 3. Having been a successful realtor for almost twenty years. I have learned there are always buyers that need to buy. And sellers needing to sell. No matter what is going on in the world! In fact, I have buyers I am working with now that of course are pre-approved so they can present a stronger offer and be in a position to potentially beat out other buyers. They narrow their list of homes down to 5 or 6. And then I recommend they narrow it down to the top 3 that they have their heart set on. And then we go out and buy their dream home! But I also have buyers that want to wait a week or two or longer. And that’s okay. I send them homes that meet their criteria, in some cases video homes they have strong interest in. I recently had some buyers buy home from video alone! So how should buyers make an informed decision on buying a home in this climate. Unfortunately, there are too many buyers’ agents out there that rely on the on the wall to wall 24/7 news coverage with pundits galore stating more opinions than fact. Or they rely on blogs out there that fall into that same category too. And then there are some agents that advise their clients from what they see on Facebook! I have done my research. I recommend to my buyers they go to a proven source that is not only unbiased but has the most up to date information based on science when making their buying decision. And that’s the Centers for Disease Control website. CDC.gov So buyers can the best decision for them and their family! That’s CDC.gov I highly recommend it! Getting the kids enrolled in school, unpacking, finding the best places to shop and the list goes on and on! You work is invaluable. Thank you! So, you have your orders in hand and your report date set. Welcome! You will love it here! In my nearly 20 years in real estate. I have had the good fortune of helping 100’s and 100’s of military buyers’ success fully PCS to Scott Air Force Base! With all that experience. I have come up with seven great tips Military buyers should know when PCSing to Scott. 1. Choose an agent who has actual experience of working with the military. And understands the time restraints that Military buyers are under to buy their home. Also make sure that you have an agent that will show you homes in the entire metro east if you like. Instead of picking an agent that wants to dictate a specific town or two that they want you to buy in! And keep in mind you want to pick an agent that has had great success in not only helping military buyers buy their home. But also, has had great success in selling military buyers’ homes. When ever that time should come for you! 2. After choosing the agent. You want to block time out with them on when you are coming in. And be specific. For example. You will be coming in to look for homes on Friday the 23rd and you will meet at 10 am at the McDonald’s in Swansea. Saturday you will be starting looking at 10am. Or however many days you feel you need to buy your home. Why so specific? I can’t tell you how many times I have heard of Military buyers finding out the agent they choose couldn’t or wouldn’t be able to help them the whole time after the buyers were in town! Don’t let that be you! 3. Military buyers want to be pre-approved before you get to Scott. By being pre-approved you’re offer will be much stronger. There by giving you a better chance of beating out other buyers who haven’t been pre-approved. Your agent should have a list of top local lenders they can send you. That also understand the military buyers needs and working with your BAH! 4. Your agent should be sending you homes that meet the criteria you have given them. That way you can start sorting out the ones that really catch your eye! And put aside the ones that don’t. That way you hit the ground running when you come into town! 5. I always encourage Military buyers to start doing their research too. Going to city and towns websites that they have interest in. finding out what that community has to offer. Maybe parks, biking trails, schools or what ever you might have an interest in. 6. Consider using google earth. Many military buyers use it not only to view subdivisions that they may want to live in. But check out parks, shopping and even the night life that particular city has to offer! 7. Even thought most military buyers know this. If you need to sell your current house. Make sure you have that on the market so when you buy your home here. One of the ways is by the closing date they offer sellers! First off. In a normal market. 30 days is the standard. It’s been that way for ever. It gives plenty of time for all inspections, the appraisal, underwriting and title work to get done. For buyers to have a smooth closing. But in a hot market Which we have right now! Buyers might want to be more flexible on the closing date. Instead of the traditional thirty days. The closing date could range from three weeks up to five weeks or maybe even little longer. Understand sellers not only take in consideration the price in a hot market! But everything the buyer is offering! Let me give you a quick story to explain what I mean. Recently a home had multiple offers from buyers. Price is always important. But when the market is this hot, Seller look at the complete package buyers our offering. To make their final decision. In this case. The first buyer. Who unfortunately picked and agent that had no experience in working in a hot market. The buyers didn’t know. They put in a strong offer. But chose a thirty day close which their agent suggested. Which is fine in a normal market. The second buyer also put in a strong offer. However, their agent had past experience in hot markets. Instead of suggesting a thirty-day close to their buyers. The agent called the listing agent and found out when the sellers wanted to close. Which happened to be in five weeks. Which the second buyers readily agreed too! Guess who got their dream home? You guessed it. The second buyers who had chosen and agent that had past experience in a sellers’ markets! Versus the first buyer who lost out on their dream home by choosing an agent that didn’t have the right experience. Maybe it was family member or a friend. Which is okay. But sadly, their hearts were broken by not getting their dream home. The good news is they did eventually buy a pretty decent home that their living in now! Simply put. The buyer’s agent you choose can have a big impact on whether you get the home of your dreams or not! Hi everyone! So, is March a good time to put your home up for sale? The answer is an emphatic YES And let me tell you the biggest reason why! The military are here Now! Notice I didn’t say they are coming! Or that they are on their way! I said they are here now! And if your house isn’t on the market. They can’t buy it! Military buyers get their orders to come to Scott in March! And understand military buyers are some of the most motivated buyers there are! They have limited time to buy their home! Two or three days is very common. And that’s what they do! Buy! Having worked 100’s and 100’s of military buyers in my almost two decades in real estate. Here are just a few of things I have learned about military buyers. Scott Air Force Base is unique to almost all the bases around the country in how close homes are to the base. In most of the United States. Military bases are 30 or 40 minutes away from any type of city or town where the military can buy. So, much of the Military is already used to making a longer commute. What that mean to you as a seller in Edwardsville, Glen Carbon, Maryville, Waterloo, Columbia and most of the Metro East. You are on the Military Buyers radar. All those cities I mentioned and more. I have sold houses to the military on numerous occasions! Advances in technology is changing the way the Military are buying their homes. Let me give you a quick story to explain what I mean. Not too long ago a seller put their house on the market. Of course, they wanted to put it in the best light for the buyers. So, they had the carpets professionally cleaned. They hired a professional painter or handyman, not sure which, to paint a few rooms and they were ready to go! They put the house on the market, on I believe a Thursday, to catch the weekend buyers. And on Friday they got their first showing from an agent asking to preview it for some buyers they were working with. The agent also wanted to take a video of the home and more pictures. The sellers said no problem. The agent came and that Friday evening they received a fantastic offer from that agent. From, you guessed it, a Military buyer stationed on the east coast! I am seeing more and more military buyers taking advantage of technology that’s available to buy their home So, who do you know that wants to learn even more tips to get the military buyers knocking on your door this March? Should sellers buy or sell first? The answer to the question is to talk to a lender. If the lender says you can buy first, then that’s what most sellers do. If you must sell first. Then do that! And then buy! Let me give you two stories from past clients to help you better understand! Buying first! Joe and Barb were and awesome couple that wanted to buy first and then sell. They simple called their lender and found out that they could buy first! Now like most sellers. They had already had a good idea what they wanted. They had already picked out 5 or 6 homes. I suggested that they narrow it down to the top three. We went out the next day and they bought their dream home! The following week I sat down with the them at their house and there were some things that they wanted to do before they put their house on the market. Have the carpets cleaned, paint the front door, I think they also wanted to change out the kitchen countertops. It was something that they had planned on doing forever and they knew now was the time to do it! We launched their house on the market on a Wednesday. With the understanding that they would not be accepting any offers until after the open house on Saturday. That Saturday at a bout 6:30 we got and offer they absolutely loved. And I couldn’t have been happier for them! They were done with the entire buying selling process in no time! Selling First! Mike and Janet were another great couple I recently worked with. But in their situation, they found out from the lender that they needed to sell first. No problem! We met and talked on how they could put their house in the best light before we launched onto the market. There were some honey do items that they hired a handyman to do. Had the carpets cleaned and we were ready to launch! They launched onto the market, I believe on a Thursday, so we again told buyers that they wouldn’t be accepting any offers until noon on that coming Sunday. Of course, buyers were able to put their offers in before then. We again ran a very successful open house on Saturday! I did suggest that they get their pre-approved that Friday so we would be ready to buy their dream home on Sunday. They also, like most sellers, had the three houses they wanted to look at and buy already saved in their search! Sunday came. And they were blown away by the offers they got! They accepted the best one! And we then went out that Sunday evening and they bought their dream home! It was just that simple! So, when deciding if you should buy first or sell first. All you need to do is talk to your lender! Who do you know wanting to sell now to take advantage of this hot market were having? Maybe you! Either way. Hey everyone thanks for joining me. Hey if you like what you have been seeing in these past few weeks. I plan on doing many more of these. Consider hitting the subscribe button and hitting that little bell! With that said. Let’s talk about todays subject! What should buyers know in this hot market? Basically, it boils down to three factors. 1. “Take Action”2. Having your loan commitment3. Putting your highest and best offer in! Let me give you three quick stories to make my point!I heard about this couple who were getting married. They found this home on a Thursday. They contacted their agent and the agent said to wait until Saturday morning. That’s a bad idea in any market. But in a hot one, it can lead to disaster. And that’s what happened. Saturday rolled around and the house was already sold. Lesson. When you see what you want! Go get it! The next story is from a lender I know. The lender had encouraged them to take the extra time, 30 or 40 minutes, to have a stronger loan commitment letter. They chose not to take that advise and when they found the home of their dreams. Their offer was knocked out because the other buyer had a stronger loan commitment letter. In a hot market. Sellers look at the entire package. And one of them is loan commitment! Take the extra time. It’s well worth it! The last story actually happened to a couple I was working with. We will call them Frank and Betty. I don’t want to embarrass them. They had taken action. They had their loan commitment. But they decided at the last minute not to put their best offer in. I believe they offered the seller about $ 10,000 less. Not that they didn’t think the house was worth it. Nor because they couldn’t afford it. They wanted to see if the seller would negotiate some. They got their answer. No! The sellers already had to better offers and theirs was shot down in flames! The good news is we found them another dream home and I am happy to say they our loving it! So, what can you do to avoid these problems? Make sure the agent you hire has experience in working in hot markets. So, is 2020 going to be great for sellers? Well I don’t have a crystal ball and I can’t predict the future. But what I can tell you is what’s going on in the right now. In the middle of February market now! As we speak. And the market is on fire! We are seeing sellers that are taking action and putting their house on the market having great success! Getting top dollar and a fast sale. And in some cases, getting multiple offers. And that’s pretty cool! But as I said we don’t know what the future offers but here are 3 factors sellers should consider in why putting your house on the market right now makes so much sense. 1. More Competition Look, there is simply going to be tons of house coming in the market in the spring. You don’t have to be in real estate to know that. But what most people don’t know is and most top agents do. It is supply and demand. So, it’s about 50/50 if there is going to be enough buyers to meet the demand. Fifty percent our going to have great success. But the fifty percent may not have the success they deserve. Their house may sit on the market a little longer or maybe much longer and that usually means price reductions and they don’t make the money they could have by taking action now. 2. The Economy Look, it doesn’t matter what side of the isle you’re on. Most people agree we are having a pretty good economy. But those things also change. Whether for the entire year or for years to come. But it also can change in months. And I have seen that being in the business as long as I have. And when that happens it causes problems for sellers. Buyer aren’t’ as motivated and often they want to wait for the economy to pick up before they buy. And that’s cost sellers money whether in time or the price they get for their house. 3. It’s an Election Year As in over the years I have seen time and time again it tends to bring uncertainty. Especially the closer we get to the election. Instead of looking to buy their dream home. There thinking on whose is going to get elected and what changes my occur. And uncertainty is a bad thing in the housing market. For these three factors. That is why sellers should consider putting their house on the market now! So that’s what I have today. Hey, I want to be your answer guy. So, should you put your house on the market in the Metro East in the month of February? Well I can tell you from past experience, those who do have had some fantastic success of not only that top dollar but a fast sale. Let me give you three reasons why I believe this to be true. Number 1: Low low inventory. Buyers love to buy the houses that are coming on to the market. And yes there are houses out there but unfortunately many of those have been on the market for five, six, seven, eight months and that's what buyers are looking for so by being on the market first gives you a fantastic opportunity to get your home sold fast and for top dollar. Number 2: Military buyers. I work with countless military buyers now and in the past and I can tell you right now they are looking to buy a home. They may not physically be here yet but they'll be here shortly and they're scoping out what's available, and you want those military eyeballs on your house. Number 3: The spring market, beating it. Now look there's nothing wrong if you want to put your house on the market in spring, most people do that's fine, but understand unless you have a specific reason that you need to be in the spring market you might want to consider the February market. Why? Because there are so many houses on the market in spring, but what sellers may not realize, is that there's not always as many buyers for the houses that are on the market. I would say over the years maybe 50/50. And those sellers that unfortunately that don't get their houses sold, oftentimes are on the market much longer than expected and usually not for the money they thought they could have gotten when they eventually sell. So those are my three reasons why I believe getting your house on the market can be a great opportunity for sellers. Jim Vernier: Thank you, Bryan. Bryan Vogt: This is our debut show. This is the first time that we've aired. A little background to that that I'd like to tell you about. I wrote a book this year called "Ready, Set, Sold!" "Ready, Set, Sold!" became a number one Amazon best seller. I was very happy with that, and that launched me into the ability of radio. I was approached by 1260 The Answer to do a weekly radio program about how to get your home sold for top dollar and a quick sale. So that in a small nutshell is how I'm here is doing this show. So it's going to be a weekly situation of talking about real estate, what you need to get done, the information that you need to get your house sold for top dollar and to have a quick sale. So one of the things that came in a lot when I wrote the book, people asked me why I wrote the book. There was a lot of different reasons, but the three top reasons I would say, number one, there is so much confusion ... Jim, maybe you know this too, but when people are looking to sell their home, they get onto the TV programs. There's a zillion of them out there. But they're all based on the east coast and on the west coast. They just don't have anything really relevant to say about the St. Louis and metro east market. And many times after talking with sellers, they're just completely confused, and they've made decisions that maybe weren't the right decisions that cost them money. Sometimes they're just kind of lucky if they got it right. That was really concerning to me. The second reason is kind of a tie into that is, we've had people that literally spent 10s and even 20 and 30 thousand dollars with making updates, making changes to their house that not only didn't give them any value back, but they had to turn around and make the updates that would give them value so they could get their house sold for top dollar in the short sale. The third reason is, I've been doing this for a while. I've been doing this for really, actually over 16 years. One of the things that we've seen, this is your biggest asset that most people have. It just really is. It's the biggest asset they have, and we work with people that maybe life didn't go the way they planned. It just didn't work out the way they were hoping to. To sell this house is everything. It's literally how they're going to live. Maybe get some social security, but literally this is the money they have. So having that understanding, having this book available to people, that's really the goal of why I wrote the book. I've had some great success stories of people that have read it. It's an easy read. It's nice if you read the whole thing because it's not just theory, it's not just [congesture 00:03:39]. It's actually proven steps that people have used and had some great success. So that's the reason why I wrote the book. That's what led me to the radio station, and that's kind of where this program is gonna be going to.
