Did you know that when one home in an area goes on the market there are two to three coming next. Why can't those listings be your listings? Well they can with a few basic steps. If you want to generate listing leads from an active listings there are a FEW musts. Yes, MUSTS your listing is your brand - I don't care how old, clutter or messy the home is, you need a professional photo shoot for your listings. We beg you, please stop doing this alone. I get it, we want to save money, but the listing is your brand and the company you work for's brand. you need a brochure for your listing. You can make one in minutes on Canva. If you work for a brokerage that has brochure template, please use them. You never know when someone stops by You also need to market the property for the seller. Create a flyer for your listing. Even if you know the home will sell fast Host an open house for every listing If your state allows broker tours host a broker tour Create a virtual showing video Create a live "scheduled open house" You need a just listed card - lead capture form to capture a name and email and maybe a phone number Under contract post card & a Just sold post card Mail to the neighborhood & to the local businesses and the local schools (Post card) Live where you work" Start shopping for a home today! Use homesnap or what ever tool you have to capture a name, email and phone number. EP 176 3 Musts for Managing a Friend There are so many problems that can occur when hiring a close friend. Have you hired a friend and you are now second guessing the decision? Working with friends is not certain to fail but complications can arise. You don't want your friendship to be destroyed by work. There is more at stake! Here are some ways I have seen friendships complicate work. Our new employee isn't working out but he is the son of our best client... My friend needed a job desperately but he isn't figuring it out or adapting... We were such good friends when we worked together. I got a promotion and now our relationship has changed... He treats the core employees way better than the rest of us... We are in a small town and everyone knows everyone... We became friends as coworkers. I got a promotion now we’re not... I managed them and then we became friends… Here are the three musts! commit to separation Communicate to keeping separation Keep it seperate It's not easy but it is a must! Don’t share info your friend shouldn't know. Friction occurs when there is perceived or real preferential treatment. Keep your at work time together at a minimum. Keep outside work activity on the downlow - avoid posting pictures/ referencing time together. Make sure not to give preferential treatment. Acknowledge the relationship but clarify boundaries. Assumed preferential treatment can still cause problems. Transparency is critical. If you are hiring a friend because they really need the work. Call it what it is. So virtually nothing happens online without: A website An email provider Reach More People, Easier Than Ever It has to be as easy for them to communicate and pay you as if they walked in, shook your hand and gave you cash. And it can be. In fact, it can be better. You just eliminated the commute. It's antiquated to think in person training or coaching or exercise is better. It's an option. But done, baby is better than perfect. I'd rather order groceries online and have them delivered. Fast, easy, time savings of more than an hour. I'd rather bank online than in person. Click click. Deposited and transferred. Convenience is Winning And I'd rather pay for fitness services monthly via my bank account and meet with my coach online. In 2020, I saved 40% of my expenses by not flying, staying in hotels, attending conferences, and having to board my dog. That works. So don't you think that in person is better. But Your Clients are Different, Right? I hear you… saying, “but my business is different.” “You don't understand, my customers are different.” Than what? Anyone in the world. Reality is, you're throwing up obstacles because you don't want to change. Check your imposter syndrome. Sometimes we're as scared by success as we are by failure.

In this episode of The Best Practices Show, host Kirk Behrendt sits down with his longtime friend, dental marketing guru, Xana Winans. Xana and Kirk talk all things marketing in 2021—focusing on creating measurable goals that will keep you from being reactionary in your marketing (something we all did way too much of in 2020). Kirk starts out the conversation by asking Xana why a dental practice should have a marketing plan and how much should be spent on said plan. While money spent depends on the practice and that practice's goals, marketing is essential for dental practices to attract and retain those sought-after patients. While a lot of what we see in marketing are “shiny objects” like an awesome website or active social media feed, the bread and butter of a good marketing strategy lies in measuring the available data, Xana says. Together, Xana and Kirk take a look at some of the key elements you should be measuring in your dental practice in order to market effectively, while also going over the mix of marketing strategies that will give you maximum bang for your buck. The episode wraps up as the two uncover some common marketing mistakes practices make—encouraging dentists to not get distracted by the “squirrels” always popping up and instead focus on building a consistent brand.
