If you're not a licensed contractor, you could make costly mistakes that could jeopardize the safety of your home and the people who live in it.Here are some of the dangers of being an owner builder:You may not have the knowledge or experience to do the work correctly. Even if you're a handyman, there are many aspects of home construction that require specialized knowledge and skills. If you make a mistake, it could lead to serious problems down the road.You may not be able to get financing. Many lenders are hesitant to give loans to owner builders because of the risks involved.You may not be able to get permits. In many cases, you'll need to obtain permits from your local government before you can start construction. This can be a complex and time-consuming process, and it's something that you'll need to do yourself if you're an owner builder.You may be held liable for injuries. If someone is injured on your construction site, you could be held liable. This is true even if you're not the one who caused the injury.You may not be able to get insurance. Many insurance companies will not cover owner-built homes. Sometimes it can feel like there are only two options around sustainability - you either do the green life perfectly or you choose to ignore it altogether.   Owner-builder Suzanne McConchie is here to bridge the gap between those two extremes and joins us to share her approach to sustainability, which she feels sits in the middle of the spectrum.   While sustainability has always been in the back of Suzanne's mind, it wasn't until she started renovating a beautiful bluestone in Melbourne's Inner West and faced outrageous building material prices that sustainability came to the foreground. Turning to a passive house design kit build solution, Suzanne realised she could address sustainability and save on building material costs.   Suzanne steps us through the renovation process, from the pre-fabricated building panels built in a factory and installed in four days onsite, to managing trades on site and the elements she did herself as owner-builder.   Suzanne shows that sustainability can be done well no matter how much you do. She shares how she reused items and building materials, achieved a smaller energy bill and why having sustainability at the core of her approach made decisions (like whether to get triple-glazed windows) easy.   I love Suzanne's story. •  So an attached ADU can only be maximum 50% of the living area of the main residence with a maximum of 1200 square feet. If it's a detached ADU, they're generally maxed out at 800 square feet. Now, there are rules to accommodate if you want something larger, but you can only go 50% of the living area of the main residents. Again, maxing out at 1200 square feet. So a simple little example, If you want a detached ADU, you can go up to 800 square feet, no problem. If you wanted to go larger than that, and you had a 1500 square foot house, 50% of that main house is 750, so you couldn't go larger than 800, your main house has to be bigger to accommodate something. (01:53)•  The other item that I just want you to consider is your utilities. So our city allows you to hook up to existing water and sewer lines, this is a huge deal because it really saves money not having to put in additional underground utilities. Now, the other item to discuss here is septic tank, so we have a lot of septic tanks in the area that I live... The city here will allow you to hook up to an existing septic tank if the tank and leach field is big enough to handle the additional load. Let's talk septic tanks for a second. So, the size of the tank determines whether or not you can put in additional load on that tank. A 1500-gallon tank usually is for a three-bedroom house, and the tank load is determined by bedrooms, not bathrooms, so if you already have a three-bedroom house and you're adding a one-bedroom unit and you have a 1500 gallon tank, your tank would be maxed out.  (04:16)•  A master plan is a floor plan that has already been through a building and planning check and has a set of plans ready to roll. This is my favorite way to expedite the building process, and it also saves a lot of money. In Chico, they have over 20 master plans ready to use, and they range in size from 496 square feet to 749 square feet. These plans are on their website and you can view in the ADU catalog. It saves so much time and money, you guys always consider a master plan, even if the floor plan isn't exactly what you want, because small modifications can be made without paying a fortune. Starting from scratch from an architect or engineer from the get-go, is quadrupled the price versus using a master plan, so always consider this and check out your local city or county to see if they offer anything like that.  (6:42)•  So the other thing to consider is your financials, you can get a construction loan for a new build, so any local lender can help you through that process and just make sure you're considering the financial part as part of your plan. Now, once you have your plans ready for submittal, you can either submit them as an Owner Builder or you can have a Contractor submit the plans for you. Robert Fortunato is the President of ForStrategy Consulting, and Owner/Builder of the Green Idea House in Hermosa Beach. He is a trusted advisor to businesses, developers and non-profits, helping them scale solutions that are less costly and better for our health, lifestyle, economy and the environment. In 2012 Robert designed and general contracted the multiple award winning Green Idea House, one of the first affordable, net zero energy, zero carbon case study houses built with standard construction materials and off-the-shelf technologies, which I got to photograph and writing about in my blog. His and his wife’s journey began when his son was born and the family needed more space to their existing home they lived.  They took the ideas and inspiration from their travel around the world from what they saw how different cultures managed energy, waster, water and toxicity, and wanted to build their house to be better for health, lifestyle, economy and the environment; hence the genesis of “Green Idea House.”  As an economist, Robert thought, “If we use less water, waster, energy and materials, it should actually cost less to build and manage over time.” He had to find people who were willing to do things differently; from architect (whom he hired because of his credentials for green building design but in the end fired) to contractors who kept going back to their default process.  He understood that most of them were operating on the paradigm that “repetition leads to profitability” while he was trying to do it differently that could save money if they were open to it.  So is it possible to build green to generate profit? Robert and I have a discussion about how that would be possible.
