Why Feasibility Studies Matter So, why do we need a feasibility study? Whether it's your own home or you're working on a for-profit project, you need to understand the numbers. This means knowing what your build will actually cost, what you can afford and then whether it's actually a good investment or not. I take you through the fundamentals of feasibilities: understanding what the numbers are telling us, working out how the scope of work will come together, comparing sales and checking it all against our vision and value proposition. Determining the Final Cost of the Build Feasibility studies are more than just plugging numbers into a spreadsheet - they require a meticulous breakdown of the project scope so that every detail, from the materials used to the construction methods employed, is factored in. Owner building is an exciting venture - yet oftentimes an onerous one! From uplifts in contractor rates to navigating permits and site management, there may be more challenges that come with an owner build than you think. Today, I sit down with the gorgeous Elise Weavers, one of our developers who has successfully completed her own home as an owner builder. While the project turned out beautifully, there were several twists and turns she and her partner Sam faced during the build. While Elise's background in commercial construction and Sam's years-long experience in carpentry gave them sound insight into the build process, the 3 year renovation of their home still presented them with unexpected challenges. In this episode, Elise steps us through her and Sam's experience and the valuable lessons that she'll take into her future projects. One of the most challenging parts of Elise's project was obtaining the building permit. She explains how they faced numerous hurdles in getting it across the line, which they put down to being deprioritised as owner builders. We discuss the difference between commercial and residential construction, and how costs such as building surveyor fees can skyrocket once an owner builder registration is in place. Elise highlights that even with carefully planning and budgeting, extra costs sometimes arise that can't always be forecasted for. But it's not all doom and gloom! While funding owner builds through the banks can be tricky, Elise explains how they financed the project through a lump sum equity release. While there's a risk in not having access to more money, she puts the successful use of funding down to having all quotes lined up properly prior to starting the build. It goes to show the importance of doing as much pre-work as possible in the lead up. We talk about expecting things - big or small - to inevitably go wrong at some point. The wrong tile might be used or a different colour paint applied than what you chose. However, it's important to have perspective and evaluate whether it will make or break the project. Is it worth the extra time and money to get the mistake reworked, or can you learn to love it? This conversation is incredibly helpful for anyone looking to tackle an owner build. As we approach the end of 2023, it's time to reflect on the significant changes and growth we have experienced. This year has been filled with challenges, opportunities, and valuable lessons. Join me as we take a journey through the highs and lows of 2023 and discuss the impact they have had on the housing market, our lives, and our aspirations. 2023 has been dominated by discussions around interest rates, affordability, and inflation. These factors have greatly influenced the housing market and people's ability to afford the houses they live in. We also witnessed a lot of fear-driven property dumping and buying. The fear of construction costs and uncertainty surrounding the market led many to make hasty decisions. While it's natural to be cautious and reactive when our pockets are at stake, it's essential to approach the market with a level head. When evaluating investment opportunities, consider the potential for reasonable interest rates and the specifics of each project. The desire for more has influenced the property market, creating a demand for increasingly extravagant design choices resulting in inflated construction costs. Gone are the days of simple kitchen joinery and functional vanities. We now face the challenge of integrating numerous joinery elements throughout our homes, driving up costs and pushing the boundaries of functionality. By critically assessing our needs, wants, and future goals, we can design homes that strike the right balance. It's essential to avoid falling into the trap of unnecessary expense and prioritize functional design that aligns with our budgets. For me, this year has been one of significant personal and professional changes. As my family and I embraced the country life, we sold our beloved family home in Northcote and settled on 20 acres in Panton Hill. Additionally, we acquired a winery in Gippsland and embarked on transforming it into a remarkable space. These changes have highlighted the importance of connection and appreciation. I've realized the value of working alongside my husband, John, and the joy of creating a community of like-minded individuals. The trials and triumphs of our various projects have shaped me and strengthened my resolve. Join us as we forge ahead into 2024, armed with the lessons learned from this transformative year. If you're like many in the BuildHer community, you're probably asking this common question: How much money do I really need to renovate for profit? It's a great question, but one that doesn't have a simple answer. The first thing to note is - it depends. The amount of money you need to renovate for a profit depends on a number of things, and in this episode I walk you through four examples of different project scenarios and the financial strategies employed to carry out each one. First up, I give an overview of the standard way of renovating, which can be fairly labour and cash intensive. This involves outlaying money for things like a 20% deposit, stamp duty and settlement fees to begin with. Then there's the actual renovation, holding costs and putting it back on the market. Now, often that cash doesn't come out of savings. The good news is, If you've done a couple of projects prior, you may be able to leverage your equity for your new one. Next, I give you an example of a project where I put in a large amount of money, and had a group of seven other women invest $200k each. With this, we obtained development finance to execute the build and renovate for profit. I talk about the timeframe of the process and the return on investment received to give you an idea of what to expect on a project like this. Then we move on to something called a seller joint venture, which is a scenario with fairly low cash intensity, but can be a little harder to land. I use an example where I teamed up with someone who already owns a house ready for renovation, and the process we undertook to increase the value of the property and get that additional uplift in cash. Finally, I take you through a project where I injected zero cash, but put in my time and expertise to manage it. While a group of people invested their money in the build, my knowledge equalled my share and I was able to split the return on the sale with the other investors. As you can see, there are various ways you can renovate for profit - there is no hard and fast rule. Can it be very expensive? Certainly, but don't let this dishearten you. There are still ways to carry out your dream project, and identifying which strategy will work best for you is your best chance at success. This is your game; it's up to you how you play it!
