Episode 081 - It's "Grid"-Iron Time Agents, you want to prove your comparable is good? It is time to put up or shut up. Grid your comparables to show that you put in the work and prove it to yourself, your clients, and the appraiser. A good comparable grid will break the properties down into the vital elements so you can make a more accurate comparison. Don't do what other agents are doing. Use a comprehensive grid (Brian has one for you if you would like it) so you can see where the value really shows itself. Go Colts!! SHOW NOTES 01:05 – NFL preseason is here! 02:30 – Valuation step that gets missed by agents, gridding comparables. 04:00 – The URAR (1004) appraisal form has a grid. Agents are not as lucky. 05:40 – Just because it is hard to grid, doesn't mean you shouldn't do it. 05:55 – Email Brian if you would like a copy of the Excel file. 06:55 – Note all the differences or agents and appraisers will not be on the same page. 07:30 – Helpful for agents to communicate with your clients and the appraiser. 08:55 – The devil is in the details. Analyze those details to have an accurate comparison. Alchemist Nation Podcast With Gualter Amarelo The Real Estate Mentor
In this interview with Brian Ortins, we talk about what has changed most in his business the last couple of weeks for him as an investor in the real estate industry and as a realtor at the same time. He says that not that much because he still has some real estate listings coming on, been submitting offers for buyers on the retail side, and also on the investment side, they still have a bunch of deals going out right now, a few offers out and some development deals. For his HVAC company is still operating as an essential company. Brian offers 2 pieces of advice to a younger version of himself like 20 years old Brian. 1) - Learn whatever niche it is you're targeting 2) - Having multiple income buckets and partnering with people that offer something you don't. Brian has purchased single family real estate for several years, but was smart enough not to buy a home in San Diego when he was stationed there in 2006. As a result of this, he was able to swoop in on a short-sale property in 2009, and build a substantial amount of equity in that home. In this episode of Stirring the Pot, we talk with Kemppi Managing Director David Green. David is very familiar with global technology trends in welding, and Kemppi is also a key sponsor of our Future Forum 20/20 Vision conference being held next year. We start with the 'so what?' of Welding 4.0 and why adoption by industry is pivotal if we're to remain competitive, improve quality and streamline productivity. There’s no escaping the gravitational pull of the Fourth Industrial Revolution. So, deciding what we do about the new machine era will be the single biggest influence on what our future success looks like. This boils down to leaders shifting their mindset away from just dollars in the bank right now. Instead, allocating and protecting a pool of resources and investment solely focused on the future - while of course, also running business as usual! I don't love and preach about the power of social media because I think of it as entertainment or want to become famous or even grow followers as I'm all about leveraging these platforms to grow my business. In 2018, Over 80% of my revenue was generated via social media and for the first time I decided to breakdown my strategy for content and social media on the FOMOFanz podcast. 84% of all internet traffic but 2022 will be video!! (via Cisco Index Report) Video is no longer a nice to have or something I have to spend time on stages or on the podcast convincing people of it’s value but when it comes to using video or convincing non-believers of video this is something we aren’t great at. On this episode, I’m going to use video as my focus but really I’m going to share my thoughts on: How to get others to buy in on your ides How to get your sales team on board with trying video How to convince your boss to change without forcing it Where you should use video across your company Why video doesn’t replace what we do offline How to get as close as possible to a physical handshake online Importance of Pressing The Damn Button but trying out all types of video from vertical to horizontal to produced to live to walk and talking to at your desk. Where you should start with video and it’s not on a social media platform. Press The Damn Button is my mantra but it’s more than just pressing the button once it’s about managing expectations, trying out all the different ways of sharing your story and understanding the value of putting yourself out there. There is no easy button or short cut and video won’t replace anything you do offline but I firmly believe if you listen to this episode and do what the things I told you to do that video will be a game-changer for your business no matter if you’re an entrepreneur, salesperson, CMO, small business owner, college graduate or retired investment broker. One of the big success elements of the season 1 podcast I did with Amy Landino called "Just Try This" was people felt as if they were sitting on the couch listening to a conversation more so than an interview. With this season of FOMOFanz I've teased out the fact that I would be having more guests on the show and this week we start with a bang as I have my good friend, millennial marketing geek and all-around awesome dude Taj Forer the co-founder of Fabl.co on the show. Taj and I have been good friends for years and get to see each other at a couple of different events a year and not only do we geek out about marketing but also life, entrepreneurship and the fun generational twists that we both experience as we are almost the exact same age. On this episode, I have Taj share some of his experience moving from the Art design world to the publishing world to now the SaaS martech world with Fabl.co who is also a sponsor of this podcast and the platform I use to host BrianFanzo.com What we talk about on this episode: - Why the current state of marketing makes us bitter yet excited about the future? - When looking at marketing and content today should we focus on solutions or problems or a combo of both? - What role "design thinking" and creativity should play within software, content and our marketing department - Why Taj loves the Olympics and I love American Ninja Warrior and both of us love them not for the actual sporting aspects. This action-packed episode is full of great insights and we didn't even get to some in-depth discussions I wanted to have on making the world a better place with online change and the entrepreneur journey good, bad & ugly... So I will be having Taj on again next month to breakdown those topics but for now I hope you enjoyed this episode and make sure to give Taj a follow on social at: https://twitter.com/tajforer DOUBLE SPONSOR SHOW! In this episode, Brian Brushwood opens up about a tricky “work for hire” clause in a production contract that almost cost him a huge opportunity early in his career. Brian sheds a ton of light on the business landscape for professional talent, and how he’s been able to use his experiences to propel him forward. As a 20-year nationally touring magician, Brian shares his first-hand experience with surviving entertainment industry trends, from his early days working with booking agents for television placements to the rise of YouTube and social media influencers. Brian takes us behind the scenes of how he managed to break the traditional mold and utilize the online space to build his YouTube shows/brands, the Modern Rouge Series and Scam School. Brian even provides insight on his experience selling the idea of Scam School to Revision 3, now owned by Discovery Digital Networks. Special Guest Dr. Brian Kisner joins us this week to stir the hearts of our listeners by sharing how he lived again after preparing for death. When medical professionals and test results show no signs of hope, Brian's faith was put to the test. Life was ticking day by day until a phone call came through that changed everything... More Information on Dr. Brian Kisner: In 1979, Brian Kisner had a gas can explode in his face. The accident left him unrecognizable to his family and friends. During this dark period of his life, he made a deal with God saying “If you give me back my face, I’ll serve you”. Then, God performed a miracle and restored his facial tissue. Four months later, Brian began his commitment and has been serving God ever since. Along with receiving a master’s degree at Midwest Seminary of Bible Theology and an honorary doctorate in community service and outreach, Brian has pastored for 38 years. During this period, he established Bread of Life Tabernacle of Uniontown and the Uniontown Community Storehouse. After sickness almost killed him, He rebounded and received healing in 2015 with the promise to get back into ministry after a short retirement. He is now serving as an intercessor to corporations and the Body of Christ. He has authored Watchman on the Wall, a book on intercession. Currently, He is overseeing Legacy Church Family and Legacy School of Supernatural Ministry in Tampa, Florida. Brian is married to Sharon Rose Kisner. Together, they are celebrating 47 years of marriage. They have three daughters; Larissa, Shelley and Garnett and five grandsons. Brian and Sharon are passionate about being a father and a mother to the next generation of believers.
