How Can Investors Build Wealth From Afar?   This episode of The Passive Wealth Strategy Show features Air Force veteran and real estate investor Rich Carey, who shares how he built a sizable rental portfolio while serving overseas.   Rich started with a single rental property in Washington, DC which he turned into his first investment. He then bought several properties in Montgomery, Alabama, before relocating abroad. From Germany and other overseas postings, Rich continued purchasing rentals in Montgomery by relying on a local team he had built.   Rich and his family currently live in Seoul, South Korea, while he serves in the US Air Force. He and his wife own 20 single-family rental properties in Montgomery, Alabama which are completely paid off. They have no debt, and are a single income (aside from their rental portfolio) household.   (00:00:00 - 00:06:00) Opening Segment Rich bought his first investment property, a townhouse in Washington DC, in 2003 when he was first stationed there. He turned it into a profitable rental when he was relocated two years later. This gave him the confidence to continue investing in real estate.   (00:06:00 - 00:09:00) Buying Rentals From Overseas While stationed abroad, Rich bought several rental properties in Montgomery by leveraging a local team. The team included a real estate agent, property manager, inspector, and contractors. His property manager took on rehab projects while keeping costs low.   (00:09:00 - 00:15:00) Managing Logistics and Risks Rich's biggest mistake was not getting insurance immediately on a new purchase. A small fire broke out before he switched on the policy, costing him $8k out of pocket. Overall the overseas investing process worked well, with his trusted team vetting each deal.   (00:15:00 - 00:22:00) Deciding to Self Manage After retiring, Rich took over managing his rentals instead of using a property manager. He found he could better control expenses and choose higher-quality tenants this way. Episode: 71 Rich is currently in the United States Air Force living in Montgomery, Alabama one year from retirement. He served 19 years as a Special Agent in the Air Force (similar to NCIS). He has worked with embassies all over the world, and had the chance to work closely with NATO, the UN, and even negotiate peace treaties. Rich is now an instructor at a military school finishing up the last year of my career. He has been interested in real estate and investment ever since I was a child. He worked at Fidelity Investments as a stockbroker in college and has devoured most finance and real estate books out there. He plans to direct his effort to full-time real estate investing as well as finance and real estate education for the military community once he's retired. To round it out, Rich travels a lot and when he went to Japan, he flipped about 8 houses with a partner. 2013, he moved to Montgomery, Alabama for air command staff college. He bought 6 houses and left to spend 5 years overseas and bought 14 more. All 20 houses are paid off. #136: Rich Carey is a military millionaire. He's spent his career in the U.S. Air Force; he's currently stationed in Seoul, South Korea. He was stationed in Germany before this. He'll retire after this. Most of his fellow servicemembers, upon taking a military retirement, start a second career. But Rich doesn't need to. Every week, I get emails and messages from readers who say things like: *"I'd like to buy a rental property, but everything in my city is expensive!"* *"I'd like to buy a rental property, but I'm not handy. I can't do any of the work myself."* *"I'd like to buy a rental property, but I only make a middle-class income."* *"I'd like to buy a rental property, but we're a one-income household."* *"I'd like to buy a rental property, but we have two kids, and they're expensive."* Rich's story illustrates how someone with a middle-class income can invest in rental properties from out-of-state. He earns a military salary. He lives in Korea. He's the sole breadwinner in his family. He supports a wife and two children. He's definitely not taking 2 a.m. toilet-fixing phone calls.
