Jarrod and Amanda went from earning good money but having no financial structure, simply accepting a 30-year mortgage and spending freely, to completely transforming their approach after realising how little they understood about money and how much interest was costing them.Motivated by life events and the desire to create a better future for their family, they committed to learning, budgeting, and following a structured financial system. Within 16 months, without increasing income significantly or selling assets, they paid off $121,000 of their mortgage and built a $3.2 million property portfolio. More importantly, their mindset shifted from passive acceptance to intentional control, focusing on long-term wealth, discipline, and creating financial freedom and opportunities for their child.Change your financial future now!
5 paid-off rentals vs. 15 rentals with mortgages. We get this question a lot: Should I pay off my rental properties or use the cash flow to keep scaling? Many investors believe you need a dozen or more rentals to become financially free. So, in today's show, we're going to show you the overlooked math behind having five paid-off rental properties, and whether it's worth it to keep scaling to over a dozen doors. I've modeled out both scenarios (pay off rentals vs. buy more) to see which gets you to financial freedom faster, which leaves you with a bigger net worth, and which pumps out more cash flow so you can do what you want with your time. We're using real, inflation-adjusted numbers: $400K home prices, $250/month cash flow, 30-year loans. These are the types of deals we're buying even in 2026. So which scenario would Dave pick? Dave has a clear answer on the option he thinks is best for most real estate investors, and what to do if you pay off your rental properties but want to scale slowly when the right deal arrives. If you've got some cash burning a hole in your pocket, this is the episode to hear before you make a move. In This Episode We Cover 5 paid-off rental properties vs. 15 rentals with mortgages: which makes more money? How much faster do you reach financial freedom if you pay off your mortgages early? The multi-million dollar difference between the two scenarios (but is it worth it?) How Dave is combining the two scenarios to “harvest” his cash flow while scaling Proof you don't need a huge portfolio to become a multimillionaire And So Much More! Last night's elections may have looked boring on the surface, but we at Predictable with Stu found some major excitement. Stu breaks down the wild swings behind “Brad Meyer Mania,” including the market move that created a huge opportunity before most people were paying attention. Stu recaps the lessons learned from last night after spotting the value early, and explains that while prediction markets remain the most accurate polling system we have, they're not perfect – and why that's a good thing. Plus, an important lesson from election night: just because something is trading at 96% doesn't mean it's safe. Stu discusses risk management and knowing when to cut your losses. If you have ever felt like money is something you are just trying to survive rather than something you actually own, this episode is going to feel like a breath of fresh air.Today I am sitting down with my client Ariana for a real check-in conversation, about a month after she finished her 1:1 Money Coaching program. Ariana came to me in June of 2024 as a freelancer and independent contractor dealing with inconsistent income, a blurry picture of her spending, and a Fidelity account with thousands of dollars sitting untouched for almost two years. She knew something needed to change, but she did not know where to start. What she shares in this episode is honest, real, and the kind of story that plants a seed. Because if you have ever thought this might work for other people but probably not for me, hearing where Ariana started and where she is now might just change your mind. You'll learn:✅ What it actually looks like to build a money system around freelance and contractor income when your paychecks are inconsistent and unpredictable ✅ How Ariana went from financial avoidance and a survival mindset to checking in on her money every week and feeling genuinely empowered by what she sees✅ Why Ariana had thousands of dollars sitting in her brokerage account for nearly two years without investing a single dollar, and what finally helped her move past the intimidation This episode is a reminder that the money journey is not about being perfect. It is about building a system, shifting your mindset, and giving yourself the space to actually learn. @arianabautista_Let's connect:Website: www.buildinggenwealth.comInstagram: @building.gen.wealthLearn more about 1:1 Money Coaching: www.buildinggenwealth.com/moneycoaching
Davethought he was making the smart move. By paying off several of his rental properties, he figured he'd lower his expenses, boost his cash flow, and simplify his portfolio. But after doing it, he started to feel like he made a mistake.Today, Dave believes he would have been better off keeping the debt and using that money to buy more properties. He shares why he thinks a larger portfolio with leverage could have outperformed a smaller, paid-off portfolio over the long run, and how losing the mortgage interest deduction changed the numbers. On this episode, we break down how Dave paid off his rentals, when the regret set in, and why he's hesitant to do a cash-out refinance to pull that equity back out. We also talk about the benefits of owning properties free and clear, so you can hear both sides of the argument. We dig into Dave's portfolio, including his strategy of owning properties in the same neighborhood and how self-managing helps him keep expenses low. He shares his actual numbers, including total rent, expenses, and net income, along with some of the toughest situations he's faced as a landlord. We also get into whether Dave thinks investors are better off using LLCs, and how he approaches structuring his business.https://rentalincomepodcast.com/episode572Thanks To Our Sponsors:Revenued - Get working capital for your rentals quickly with a line of credit.Flock Homes - Retire from real estate investing and landlording (whether it's one problem property or your whole portfolio) through a 721 Exchange. In today's podcast I'm interviewing my client Lisa and you might relate to her story more than you think. Before working with me, Lisa would go on vacation and assess the damage when she came back. But what Lisa has figured out after a full year of working the system we implemented is that she doesn't have to figure anything out anymore. Thanks to the Three Money Bucket system, the money is already there. Lisa started working with me about a year ago, right before her 40th birthday, with about $40,000 in credit card debt that she couldn't seem to shake, and a savings account that wouldn't grow despite making good money. She would say she felt like she was just above water, and she knew things didn't add up. In this episode, Lisa shares what a full year of using the Three Money Bucket system actually looks like: $15,000 paid off, nearly $7,000 saved across multiple accounts, another $7,000 in her bills account, and a Disney cruise paid in full. She also talks about what has surprised her most from our work together and how budgeting has helped her elevate what she values financially. Listen to this episode as Lisa shares her transformation and answers questions about her experience......[01:35] What has a full year of budgeting been like?[03:37] What have you adopted since we started working together?[07:52] How do you make decisions and trust that you made the right ones?[14:32] What was your journey with debt like?[24:14] How coaching paid for itself[27:20] How has your relationship with your son changed when it comes to finances and how you want to support him?[30:36] What was the missing link when it came to savings?Tune in to this episode of Money Files as Lisa and I discuss her journey to financial freedom. What does it really take to pay off massive student loan debt? Is aggressive repayment the smartest move—or just the most freeing one? In this from the vault episode, and the second installment of our three-week student loan series, Dr. Lauryn and Kirby revisit their own journey of eliminating $175,000 in student loans in five years, sharing the mindset shifts, sacrifices, and lessons they learned along the way. If debt feels overwhelming, this conversation will give you clarity, hope, and practical direction. They break down income-driven repayment plans, interest traps, budgeting strategies, lifestyle downsizing, staying aligned as a couple, avoiding comparison culture, and using raises, bonuses, and extra income to accelerate payoff. They also reveal what they wish they had done differently while still in school, and why becoming debt free changed their lives far beyond money.Key Takeaways:Student loan repayment starts with knowing your numbers. Understand your total balance, interest rates, repayment options, and how much of each payment actually hits principal.Paying off debt fast often requires lifestyle tradeoffs. Smaller housing, cheaper cars, tighter budgets, and resisting comparison can create massive long-term financial freedom.Windfalls should become wealth builders. Raises, bonuses, tax refunds, and side income can dramatically shorten payoff timelines when redirected toward debt.Debt freedom is emotional as much as financial. Curious? Take The Free Money Stress Quiz!Ready? Buy Our Simplified Budget System Now!We walked through a real-life case study of a totally normal family — married, two kids, busy jobs, travel sports — bringing in $16,000 a month but carrying over $300,000 in debt (not including their mortgage) with $6,300 in minimum payments alone. After a tough season of loss and emotional spending, things spiraled. She had 34 debts and felt suffocated. But in just six months of coaching — without increasing their income — she paid off 11 debts and $30,000 total, reduced minimum payments by nearly $1,000 a month, got a full paycheck ahead, and finally created breathing room in her budget. And no, she didn't stop living her life to do it.What made the difference? She did the work. She closed credit cards, called lenders to lower payments, refinanced a car, sold things around the house, negotiated bills, separated business and personal finances, and got intentional about side income for a season. She stopped reacting and started planning ahead with savings buckets — even setting up separate accounts for kids' sports and annual expenses. The biggest shift wasn't just financial, it was mental clarity. Once the system was built, it ran — and she didn't have to track every penny anymore. Tank avoided the DMV after losing his driver’s license — and somehow came out on top. After weeks of putting it off, he accidentally found his REAL ID tucked away in a box of convention samples, proving that procrastination very rarely works… but when it does, it’s magical. Learn how to budget an extra $1,000 a month when you already have no debt, a high savings rate, and multiple financial goals. What do you do with extra money when you've already paid off all your debt and you're saving more than half your income? Why would a 26-year-old with $50K in assets still not feel financially safe? Hosts Sean Pyles, CFP®, and Elizabeth Ayoola review listener Manny's budget to see how a high saver with no debt is managing his money. Then, with him, they talk through where an extra $1,000 a month could go, from healthcare savings to a home fund to more room for fun. They explore how to prioritize across goals like an HSA, a future home with his partner, and guilt-free spending without losing the structure that has helped him save so aggressively. Curious? Watch Our How To Budget Workshop!Ready? Buy Our Simplified Budget System Now!What happens when you are good with money on paper, but real life gets more expensive, more complicated, and way harder to manage once kids enter the picture? In this episode, we sit down with Brittany, who shares how she went from feeling like she was constantly paying for last month to finally getting ahead with a budgeting system that actually worked for her real life. After trying budgeting apps that felt overwhelming, restrictive, and way too focused on tracking the past, Brittany realized she needed something different — something that helped her plan forward instead of just reacting. She opens up about the stress of carrying balances, feeling like maybe she was the problem, and how switching to a simple, proactive system helped her pay off nearly $20,000 in debt in about five months while still taking family vacations, planning ahead, and living life.We also talk about automations, savings buckets, budgeting with fluctuating income, and what it looks like to trust yourself with your numbers instead of living in constant money stress. This conversation is such a good reminder that financial clarity is not about perfection. It is about creating a plan that supports your life, gives you options, and helps you feel calm, confident, and in control.Let's Take Our Relationship To The Next Level:1️⃣ Facebook Group ➡︎ budgetbesties.com/facebook2️⃣ Be on the Podcast ➡︎ budgetbesties.com/livecall3️⃣ Private 1-on-1 Coaching. ➡︎ budgetbesties.com/coachingThis podcast is for educational and informational purposes only and is not personal financial, legal, or tax advice. This description may contain affiliate links, meaning we may get a commission at no cost to you if you click & purchase.Click here to view our privacy policy.
We're recapping our SEPHORiA weekend in LA—from a VIP dinner the night before with our favorite founders and Sephora execs to getting first access at the press preview before doors opened to the public. Of course, we have thoughts: from the (very good) VIP swag bags to the not-so-happy chatter around general admission sample-size gifting. We also break down exactly what we wore to the event, including Rare Beauty's new True To Myself Natural Matte Longwear Foundation—a self-priming, self-setting formula we've been testing for months alongside the Glams through our partnership with Gloss Angeles Confidential. Plus, hear directly from Selena Gomez on why she wanted to create this formula (and why she even wore it to her wedding).Watch our episodes!Shop our episodesInstagram: @glossangelspod | TikTok: @glossangelespodEmail: glossangelespodcast@gmail.com Hosted on Acast. HE WALKED AWAY FROM THE SAFE PATH… AND BUILT HIS OWN LANE FROM SCRATCH This episode of Level Up + Live delivers a raw, unfiltered look at what it really takes to step out of comfort, bet on yourself, and build a life rooted in purpose. Sean Meyers sits down with Zach Miller, founder of Texas Premier Black Car Services, husband, father, and man of faith, whose journey challenges everything we've been taught about success. Zach didn't follow the traditional script. He dropped out of college, started at the bottom sweeping warehouse floors, and worked his way up through the corporate world… only to realize that hard work alone wasn't going to create the life he truly wanted. Despite long hours, strong performance, and years of dedication, he found himself stuck, underpaid, unfulfilled, and searching for something more. Then came the moment that changed everything. After one frustrating experience in a poorly run Uber, Zach saw an opportunity others would ignore. Instead of complaining, he took action. With a growing family, no guarantees, and real risk on the table, he made the decision to start his own luxury transportation company, building it one ride, one relationship, and one leap of faith at a time. In this episode, Zach opens up about: The internal battle between security and calling What fear really looks like when you have a family depending on you Why most people stay stuck and how to break out of it The role faith plays in navigating uncertainty and risk The early stages of building a business while still working demanding hours Letting go of control and learning to grow beyond being the “technician” The reality that entrepreneurship isn't for everyone, and why that's okay This conversation goes beyond business. It's about identity, responsibility, and the kind of man you choose to become when the pressure is on. Zach's story is a reminder that there is no perfect time to start, no guaranteed outcome, and no path without fear. But there is a difference between those who stay where they are… and those who decide to move forward anyway. If you've ever questioned whether you're capable of more, this episode will challenge you to take a hard look at the answer. Because in the end, the question isn't whether the opportunity is there. It's whether you're willing to act on it. Be Our Guest! In hour one, Mike & Jason look back at the previous day in sports, they discuss a big Canucks home win over the Panthers that saw a two goal performance from Elias Pettersson to break his 20 game scoring drought, the boys talk a very memorable World Baseball Classic (3:00), plus they chat the top hockey stories of the day with Sportsnet NHL host David Amber (26:56). This podcast is produced by Andy Cole and Greg Balloch. The views and opinions expressed in this podcast are those of the hosts and guests and do not necessarily reflect the position of Rogers Media Inc. or any affiliate.
It finally happened. After years of aerial photographs, land speculation, and breathless anticipation, Mike and EB walk through the gates of Universal Epic Universe — and it does not disappoint. Well, mostly. Stardust Racers is still closed, Yoshi's Adventure is aggressively just a Yoshi that meanders, and someone on Twitter says the whole thing might need to be torn down. But other than that? Top five park day. Tom from Louisville said so himself, and Tom from Louisville has been to a lot of parks. Mike and EB go portal by portal through the whole thing — 1920s Paris at Ministry of Magic (280-minute wait; they waited 20. We said what we said.), Le Cirque Arcanus with the magic tent that's bigger on the inside, Bowser's Challenge being better than advertised, Donkey Kong Country being exactly as fun as a cartoon mine cart should be, Hiccup's Wing Gliders being a surprise contender for ride of the trip, and Monsters Unchained delivering actual honest-to-God jump scares in a theme park. They also discovered that the Burning Blade Tavern serves drinks in a beaker with what may or may not be microplastics in it. It was delicious. Plus: Seven Six Flags parks are sold for $342 million — less than the cost of a highway overpass. Disney's parks get a new worldwide president, and they hope he lives long enough to be a hero. Muppet Vision 3D is going to VR, a decision that exactly zero people are satisfied with. And Barracuda Strike opens at SeaWorld San Antonio — the family invert where the artwork shows the track going underwater, but the track does not go underwater.
Jeffrey Epstein's guards appear to have been caught getting paid off, a coach for Cal State Bakersfield was allegedly pimpin' on the side, the Shape Store went viral, but what is this stunning work of AI art really saying (if anything at all)! On this episode, I'm joined by Jeremy Smith, an investor who proves you don't need hundreds or thousands of rental properties to be successful. Jeremy owns just a few rentals, but they generate enough monthly cash flow to cover all of his living expenses.Jeremy still works a full-time job, but his rentals give him a powerful safety net. If his income dips in a slow month or an unexpected expense pops up, the extra cash flow from his properties helps absorb the hit and keeps stress low.We talk about why Jeremy focuses on low-maintenance, high-quality properties instead of chasing scale, and how that approach has allowed him to keep things simple. He shares how he paid off his rentals, how long it took, and why minimizing personal overhead has been just as important as optimizing his investments. We also discuss the constant temptation of lifestyle inflation and how he works to keep it in check.Jeremy opens the books and walks through his real numbers, including total rent collected, expenses, and cash flow. We also cover how much time he spends managing his rentals each month, how he collects rent, how he screens tenants, and the worst thing that's happened to him as a rental property investor.https://rentalincomepodcast.com/episode559Thanks To Our Sponsors:MidSouth HomeBuyers – Turnkey Rentals In Memphis & Little Rock. Eight rental properties. That's all you need to retire early. Don't believe us? Today's guest went from corporate life to early retirement, generating over $100,000 per year in cash flow thanks to a small, powerful rental property portfolio. He didn't start with a ton of money, and he had no experience. But he followed a simple, genius strategy: Save, buy, repeat, pay off. Vicente Garcia wanted to build a college fund for his children. When he moved to a new home, he realized he had an income-producing asset right in front of him. So, he turned his old primary residence into a rental, recognized its potential, and a few years later bought his first full-fledged investment property. By combining savings from his job, recycling his properties' cash flow, and using 401(k) loans (an incredibly underrated tool), Vicente grew to eight rental properties. His goal? Not to scale, but to slowly pay off the portfolio. Now, in his 50s, Vicente has six-figure cash flow, a paid-off rental portfolio of eight properties, and only one thing on his mind: what's next? In This Episode We Cover Don't sell, rent instead! The life-changing effects of turning your primary residence into a rental Don't have enough for a down payment? Why a 401(k) loan could get you your first (or next) rental faster Paying off your rentals vs. buying more: The strong argument for a small, debt-free portfolio It's not too late to start! Why you're only around a decade away from retirement with real estate Why Vicente says now may be one of the best times to begin investing in years And So Much More!
