The verdict against NAR in the Sitzer lawsuit has organized real estate up in arms. But Michael Lissack thinks the decision is the best thing to happen to the industry in 100 years. In fact, he sees the trade association as a criminal enterprise with little value beyond MLS access. Michael is Managing Broker for The Virtual Realty Group, a 100% commission brokerage that operates in 12 states. On this episode of Listing Bits, Michael joins Greg to discuss the real issue behind the lawsuits against NAR and describe what he would do to make buyer's agent commission negotiable. Michael explains why it's necessary to decouple the MLS from NAR membership and how that would likely lead to bankruptcy for the trade association. Listen in for Michael's provocative take on why associations don't deserve a way forward in a world where MLS access is open to anyone with a real estate license. What's Discussed: The real issue behind the lawsuits against NAR and several real estate brokerages What Michael would do to make buyer's agent commission negotiable Why the DOJ takes issue with mandatory membership in NAR for MLS access How decoupling the MLS from NAR would impact everyday REALTORS What decoupling the MLS from NAR membership would do to the trade association (and what NAR might do to demonstrate its value and rebuild) What it would take to decouple local, state and NAR membership Why Michael believes a real estate license should be the only requirement for MLS access Running MLSs as not-for-profit organizations vs. for-profit entities Greg's thoughts on providing a way forward for associations by compensating them for the work of building the MLS Why bankruptcy might be apt for associations who don't provide value beyond MLS access Connect with Michael Lissack: Michael.Travel Michael on LinkedIn Resources: Sitzer v. I'm fascinated by the intersection of digital health and behavioral healthcare. After all, if more of our lives are moving online, wouldn't our therapy trend in that direction too? Vijay helps me navigate the implications of this through the lens of Floreo, the "first behavioral therapy metaverse." It's a powerful supplement to therapy for skills that can be hard - or of high consequence - to teach neurodiverse learners: crossing the street safely and police interactions to name a couple. This episode of HousingWire Daily features Michael Lissack who was a managing director for 15 years at then-mega Wall Street investor Smith Barney. In the mid-90s, Lissack blew the whistle on how dozens of investment firms priced municipal bonds, a move that led to a Securities and Exchange Commission probe, a $120 million settlement against the investigated companies, and Lissack's exile from Wall Street.Since then Lissack has pursued a variety of projects. One consistent thread is his work as both a real estate agent and managing broker for Virtual Realty Group. Lissack has now spent two decades in real estate. In this episode of “Houses of Motion” he describes working within real estate's present dealmaking structure, while also wanting that structure to radically change.

What does Virtual Reality and XAML have to do with each other? Carl and Richard talk to Laurent Bugnion about his work around building virtual reality software. The challenge, as Laurent puts it, is the whole 3D issue. Building 3D software is tricky, and the tooling is hugely important. The conversation turns to tools like Unity3D, which is very popular in the 3D space. But can XAML do the job? What is the development experience like? What can you build and how do you test it? And what can we really do with virtual reality beyond gaming? Great conversation with a guy who's built a ton of awesome software!Support this podcast at — https://redcircle.com/net-rocks/donations

(Physicist, Inventor) Coming from the world of science, Edgar Choueiri is probably one of the most interesting and gifted guests I've had on the show. He is the Director of Princeton's Electric Propulsion and Plasma Dynamics Lab, Director of Princeton's Engineering of Physics Program, and Director of the Princeton 3D Audio and Applied Acoustics Lab. The results of his work is being applied in a range of products from space flight to consumer sound. Today Edgar sits down and opens up his mind to share his insight in to 3D audio, Virtual Realty, the Space Program, plasma propulsion, the uselessness of worry or conspiracy theories, creativity, and more.
