Three Things We Learned From This Episode Why youth isn’t a disadvantage Being young or new in the business is something you can use as a strength, especially now. Younger people have more experience with the online world, which is where most consumers are doing their home searches. Having fewer clients is can also be an advantage because it means that you can be more dedicated and give clients undivided attention. How lead follow up has changed Follow-up is so much more important now because buyers are looking at homes 6-8 months in advance, meaning the ISA is crucial in the process. How the sphere of influence changes when you get out of production When you go out of the business and someone else takes over the team, your sphere of influence will be affected. If you don’t have a system to communicate and stay in touch, the SOI is going to get crushed. For a lot of real estate agents, we get into the game and become driven by ego. In order for us to have real staying power, there has to be a lot more motivating us than accolades and recognition. Instead of focusing on those things, prioritize getting better everyday, pursue education, and push through to reach our goals. The mainstream model of building wealth is basically waiting for an advisor to make money for you. This doesn’t empower you or allow you to participate in your own path to financial freedom. Why is real estate investment one of the best ways to add a stream of income, especially if you already work in real estate? What stops people from making this leap? On this episode, I’m joined by author of 6 Steps to 7 Figures, founder/president of Rebus University and entrepreneur, Pat Hiban, who shares building wealth and why it’s easy to become an investor. Agents don’t become investors because they don’t save enough money for a down payment. -Pat Hiban Three Things We Learned From This Episode Why agents don’t become investors Agents have a cash flow issue. They earn decent money with commissions, but their costs of living rise with income. Because they struggle to live below their means, they can’t set aside money for other ventures to help them build wealth. Horizontal income vs. vertical income Through real estate investing and other ventures, Pat has built 42 lines of horizontal income. Instead of doing a job that vertically pays him a little more each year, multiple streams of income will allow you to earn exponentially. How to invest without using your own money When your money pool is inside an insurance contract, you’re borrowing against your cash value. But you’re actually using the insurance company’s money, while your own money stays in a tax shelter and grows. If you look at Robert Kiyosaki’s Cashflow Quadrant, one thing that’s clear is that the place we really want to be is on the investor and business owner side. The employee and even the self-employed side doesn’t give us real freedom because it’s not passive. What the mainstream teaches us about building wealth keeps us in active income activities. Real estate investing is a very worthy way to create horizontal lines of income, and you can get in for a very low percentage, and borrow the rest at a very low interest rate. As long as the rent beats the mortgage payments, you can start creating cash flow and real freedom in your life.

He says that it's a means to an end since it helps to promote Rebus University to prospective students. With over 700 episodes, it has become one of the most top-rated podcasts on real estate. While Pat is practically the category king of real estate podcasts, there are people who are quitting. He gets energy by meeting people and talking to them, but this isn't enough to sustain a lot of podcasters' steam. They may not be making money or can't determine how to make it, eventually deciding to quit. “I think that a lot of people are starting to figure the juice isn't worth the squeeze.” - Pat Hiban Different for Everyone Of course, anybody can have whatever motivation they want in starting their podcasts. Many agents set up goals, but don’t think about the daily steps that need to be taken to reach those goals. Why do we need activity goals too? Why do so many agents get out of business during market shifts? Why shouldn’t we expect to build wealth overnight? In this episode, Pat Hiban shares daily habits that help build wealth. 3 Things We Learned From This Episode Many agents have a spending problem Many agents find it difficult to budget because they’re encouraged to invest in assets that make them seem wealthier than they are just to leave a good impression. Because the market has ups and downs, agents who invest so much in their image aren’t capable of sustaining the lows because all of their reserves are spent on cars, a bigger home, designer clothes, etc. How to set goals that empower us We need two types of goals: the goals we want to achieve and daily activity goals. We must think about what daily actions are necessary to get us closer to our goals. Wealth is built on hard work We shouldn’t look at people who get rich overnight on social media while doing almost no work. When we work hard, results are guaranteed. However, when we don’t, it’s like praying to win the lottery: it may happen, but it’s very, very unlikely. We usually focus our attention on only one type of goal. Yet, what about the daily actions that bring us closer to our goals? We should also create daily goals focused on the steps we take towards our bigger goals. It could be anything from sharing more business cards to adding more people to our Facebook friends list. We have to find out what actions lead to the accomplishment of our major goals and repeat them every day. After obtaining his Real Estate license in late 1987, Pat sold 10 homes in his first year making $13,700 dollars in commissions. During his third year in business, Pat took the Floyd Wickman Sweathogs Course and learned that being a listing agent was the way to go. At this point in his career, he left his position at Grempler Realty and started at Long and Foster Realty. After making this switch and prospecting regularly calling up and down streets looking for future sellers, Pat was able to triple his income. The sky was the limit from there. After switching to RE/MAX in year 5 of his career, Pat spent 15 years working for them. In 2004 Pat became the #1 RE/MAX Real Estate agent in the world. In 2005, he left RE/MAX to open the Pat Hiban Real Estate Group, which was an independent company until 2006 when he joined Keller Williams. In that same year, Pat earned the award for the #1 Real Estate agent in the world with Keller Williams. In 2010 he sold his team business to his long time partner, Mike Sloan and went on book tour to promote his book “6 steps to 7 figures: A Real Estate Professional’s guide to building wealth and creating your destiny.” With the help of an introduction written personally by Gary Keller the book went on to sell over 20,000 copies and hit #6 on the New York Times Bestseller List.
