Send us a textWhat if navigating the complexities of real estate transactions could be as straightforward as brewing your morning coffee? This episode promises to equip you with the essential skills to manage expectations effectively, whether you're a buyer or a seller dealing with home inspections. Through engaging anecdotes, we illuminate how unrealistic expectations—like a buyer yearning for the perfect, defect-free home—can throw a wrench in the deal. We also emphasize the importance of buyers thoroughly understanding the home inspection process to sidestep unnecessary letdowns. On the flip side, we stress the pivotal role of seller cooperation during inspections, addressing the bumps that occur when sellers dig their heels in or are unavailable. By the end of this conversation, you'll appreciate how clear communication and setting realistic expectations can smooth out the often bumpy road of real estate transactions.Moving beyond buyer expectations, we shine a light on preparing sellers for home inspections, particularly in today's market conditions where utility shut-offs and financial hiccups are increasingly common. Personal stories highlight the importance of transparency and readiness, helping sellers avoid rushed inspections that might otherwise raise red flags for potential buyers. We share practical tips, from accommodating longer tests like mold and radon checks to offering resources that guide sellers and agents through the pre-inspection process. Wrapping up, we take a moment to celebrate our recent accolades, such as the Best of Midwest and Consumer Choice Award, and invite our listeners to stay engaged through our social media platforms and podcast subscriptions for more enlightening discussions.Support the showTo learn more about Habitation Investigation, the Two-time Winner of the Best Home Inspection Company in the Midwest Plus the Winner of Consumer Choice Award for Columbus Ohio visit Home Inspection Columbus Ohio - Habitation Investigation (homeinspectionsinohio.com) Continuing Education for Ohio Agents Scheduled classes Continuing Education for Ohio Agents Course listingsFacebook Page FacebookFor home buyers: What to expect from a home inspection. One of the biggest tripping hazards in real estate is that our results will always lag far behind our lead gen efforts. If we're not working the pipeline, everything will seem fine in the present, but turn bleak months later. That's why it's so easy to get complacent and take our foot off the gas. Top producing agents who do massive numbers never stop filling the pipeline. They treat everyday like day zero in business. Instead of getting complacent, they are obsessed with maintaining the same level of effort every single day. Because of the glamor real estate is associated with, it's easy to forget about the importance of the grind, and that can take you out of business fast. How do you make sure what you're doing now is going to lead to transactions later? Is social media as important to our results as we've been told? In this episode, I'm joined by Wisconsin agent, Justin Ippoliti. He talks about the secret to selling 201 homes in one year. If I take my foot off the gas - even for a second - there's competition ready to dust me aside and take over everything I'm doing. -Justin Ippoliti Three Things You'll Learn In This Episode -Stack up on relationships Every real estate transaction - even if it's a lower price point - should be treated with care because that's how future business is created. How does putting the work in pay off later? -How to succeed without a social media strategy Most agents doing big time numbers have no social media presence or they couldn't care less about it. How do we avoid getting so caught up in the glamor of real estate we forget the grind? -The secret to surviving industry changes August 17 is right around the corner and a lot of agents are terrified of what it means. How do we thrive in this new era of real estate? Guest Bio Justin Ippoliti is a Real Estate agent with Shorewest Realtors. A former teacher with a legal background, he is an experienced salesperson with a demonstrated history of working in the real estate industry. In E278B, I share updates on my projects, including the success of my book "Real Estate Titans," the upcoming Audible version, the Bank of Canada's rate cut, changes to the CMHC MLI Select program, a $1.5 million raise for Tobermory hospitality, and significant progress in our Florida off-market acquisitions with Matt Piche, despite some challenges. First, a big thank you to everyone who bought my book, "Real Estate Titans." We hit bestseller in both digital and paperback! I'm also working on narrating the Audible version myself, which should be ready in a couple of months. Now, some big news: the Bank of Canada announced a quarter-point interest rate cut. This could boost real estate investing sentiment and increase buying activity, but we have to watch what the US does too, as our rates can't drop too far without risking inflation. The CMHC MLI Select program has updated its rules. Restrictions on refinancing multi-family buildings are gone, and new requirements for energy efficiency, affordability, or accessibility are in place. Investors are busy adjusting to these changes. On my end, we're finalizing a $1.5 million raise for our Tobermory hospitality business to add amenities like a pool and sauna at our Grotto Getaway glamping site. The aim is to extend guest stays and boost revenue. In Florida, Mat Piche and I are full steam ahead with off-market acquisitions, spending $15,000 monthly on lead generation. We got 90 leads last week and have multiple offers in play. Despite some challenges, we're seeing great progress, including a new team member securing a $180,000 profit deal in her first week.
