Listen to Josh, Jake and Gino discuss multifamily investing: (2:26) The Beginning Of Jake & Gino For Jake, it was all about the state he lived in aligning with his values. At the time, he lived in New York but wanted many things that New York didn't provide. That's when he created a spreadsheet and found that the best place for him was Knoxville, Tennessee. In Tennessee, Gino was working out of his pizzeria, and the two of them, friends at the time, were trying to figure out how to have a passive income. They started looking into multifamily investments, and after two years, they got their first deal, and they created Jake & Gino from there. (6:39) The Right Time To Invest? The most important thing is supply and demand. The right time to invest is really dependent on where you're situated. If you're in a growth market where the population and the jobs are growing, you've got an opportunity to make money. The problem isn't always your market; sometimes, people make excuses and talk themselves out of the real estate space. Don't fall prey to being doubtful. Instead, get educated, get your mindset right, and take action to start. (12:41) Key Things To Look Out For Before Investing There are four keys to getting started in the real estate business. The first is to set your goals, decide what you want to accomplish, and have clarity about what you want to do. Next is to select your market; pick a market that's good for you because it takes time to get things going. Then you have to start networking and getting acquainted with brokers and others in the market. Finally, you need to get educated on your selected market, the procedures, and the space in general, because you can't succeed without being educated. (17:04) Biggest Hurdles Of Multifamily Investing The most common struggle in real estate is property management. You need to be able to lead and dictate the way things should be for your property manager. Hold your property managers accountable and maintain a tight relationship with them. Another common mistake is not having an exit strategy. It's one thing to get started in the space, but once you buy a deal, you need to figure out if you're going to sell the deal, hold it for the long term, or refinance it. At the time, he lived in New York but wanted many things that New York didn't provide. That's when he created a spreadsheet and found that the best place for him was Knoxville, Tennessee. In Tennessee, Gino was working out of his pizzeria, and the two of them, friends at the time, were trying to figure out how to have a passive income. They started looking into multifamily investments, and after two years, they got their first deal, and they created Jake & Gino from there. (6:39) The Right Time To Invest? The most important thing is supply and demand. The right time to invest is really dependent on where you're situated. If you're in a growth market where the population and the jobs are growing, you've got an opportunity to make money. The problem isn't always your market; sometimes, people make excuses and talk themselves out of the real estate space. Don't fall prey to being doubtful. Instead, get educated, get your mindset right, and take action to start. (12:41) Key Things To Look Out For Before Investing There are four keys to getting started in the real estate business. The first is to set your goals, decide what you want to accomplish, and have clarity about what you want to do. Next is to select your market; pick a market that's good for you because it takes time to get things going. Then you have to start networking and getting acquainted with brokers and others in the market. Finally, you need to get educated on your selected market, the procedures, and the space in general, because you can't succeed without being educated. (17:04) Biggest Hurdles Of Multifamily Investing The most common struggle in real estate is property management. You need to be able to lead and dictate the way things should be for your property manager. Hold your property managers accountable and maintain a tight relationship with them. Another common mistake is not having an exit strategy. It's one thing to get started in the space, but once you buy a deal, you need to figure out if you're going to sell the deal, hold it for the long term, or refinance it. Assume no rent increases in year 1 Underwrite 70-75% break-even occupancy Increase your exit cap rate by 15-20 basis points every year of the hold Account for the possibility of reserves Reserve Strategies:1) Look to delay capex during the first six to nine months in order to use the reserves once returned 2) Evaluate the possibility of return of capital following the end of the reserve period Floating vs Fixed Rates: Avoid floating rate terms for real estate financing. Take Control- A good sales person is talking 10-20% of the time while the person being sold to is talking 80-90% of the time. Taking control of the conversation means letting the other person discuss what they want and what needs to be done to help them get it. Ask the Right Questions- Address the other person’s concerns directly. Ask them what their biggest reservations are, and what you can be done to remedy them. After serving 14 years in both the Navy as a chef to the Commander of the US 6th Fleet and then transitioning on to becoming an Army team leader in one of the military’s most dangerous jobs, Explosive Ordnance Disposal (EOD), Staff Sergeant Aaron Hale was blinded by an IED. Not letting his injuries hold him back, Aaron became an EOD instructor, motivational speaker, mountain climber, white water kayaker, and marathon runner. Four years later tragedy struck again when Aaron contracted bacterial meningitis which robbed him of his hearing leaving him not just 100% blind but completely deaf as well. Again, Aaron picked himself up, dusted off, and continued to chase the best of what life has to offer. Today, he’s back speaking and sharing his story, running marathons, he’s a proud husband and father of a eight year old son and the recent addition of identical twins, runs a thriving chocolate company with his wife, and recently completed his first 100 mile ultra marathon McKayla has known Aaron since childhood since their mothers were themselves childhood friends. Formerly a student at Berkeley, McKayla first garnered team building, communication, and sales skills from her managerial position at Lulu Lemon before starting her adventure with Aaron. Today, McKayla is a full-time mother to a 9yr old and 15mo identical twin boys, on the local charter school board, a community volunteer organizer, ice President of their chocolate company, and partner in their REI business. ...not to mention, patient wife and caregiver to her bombastic disabled veteran husband! Their relationship is an example to all of us on how we should help each other out and support each other. One thing that stood out to me on the show was when Aaron said that it was an ethical imperative for him to turn a problem into an opportunity and to be the role model for others out there. Will Coleman and Mike Taravella Interview Rob Beardsley of Lone Star Capital Group Key Information: Preferred Equity is a hybrid product which is subordinate to the senior loan but has payment priority over common equity positions. Benefits of Preferred Equity include: Sponsors and developers are provided with a higher degree of leverage at lower cost than common equity. For real estate investors it also provides opportunity to capture a fixed rate of return prior to payment and can sometimes include upside. Preferred Equity offers a hybrid risk/return profile. In addition to payment priority over common equity, it provides some recourse provisions in the case of borrower default. Recourse provisions can include force of sale of the property and even take over of the property when certain triggers are hit. Investors can be attracted to the preferred equity dues to its predictable annual returns and regular distributions of debt investments. Key Information: 1031 Exchange: A swap of one investment property for another in order to defer capital gains and appreciation recapture taxes. Pros: 1) Capital gains tax deferment 2) Higher leverage to be used on a new investment property Cons: 1) A timeline of 45 days to find a replacement property following the sale of a property. 2) Complete compliance with strict rules and regulations associated with the 1031 agreement. 3) Lack of negotiating power during acquisitions. Common 1031 Myths: You must have equal equity and debt for the next deal, following a sale. You must hold a property for two years. Delaware Statutory Trusts (DST): A syndication which satisfies the terms and conditions of a 1031 exchange. The downside of DST’s is the lack of control over the investment, the restrictions on investing in high value add assets, and the high commission and fees charged.
