    Is Privatized Financing the Future of Infrastructure?

    When most people think of the word “infrastructure” they picture a road full of potholes or a massive highway overpass construction site. Moral of the story, it usually carries a negative connotation. What people don't realize, the way we finance and plan out infrastructure projects is outdated and complicated. But there are some new schools of thoughts that we dive into throughout this episode.What is infrastructure?Very few people discuss infrastructure in their own free time, it's usually because they got stuck in bad traffic or a road they usually take was closed. Infrastructure gets a bad rap and gets brought up by the masses every election year when a new proposition needs to be passed to fund a new road. What we don't realize is that infrastructure is all around us, it's our healthcare system, the first responders, the education system and even the government programs that benefit the area.How current projects are funded.The fast majority of projects are government funded, this is done through massive bonds and taxes. This leads to a massive amount of funding that COULD be available to be used in infrastructure projects. But there appears to be a gap in spending which leads to massive corrections in the form of huge proposals every few years to “catch up”.What is Privatized Funding?Leveraging private investment into massive projects provides a great opportunity for not only the investors but also the government. Speed for both parties is very important, quickly raising funds from private investors allows the government to quickly start the project.     Today's episode is all about introducing who we are and why we decided to start this podcast channel. Peyton & Luke are cousins who come from an entrepreneurial family. Their grandfather Robert Truitt, started his entrepreneurial journey over 40 years ago and has embarked on many different ventures including successful exits in the medical tech industry among others. During his time at Purdue, he completed his B.S. in Supply Chain Management Technology and then went on to receive his M.S. in Management from Purdue as well. After college he moved down to Austin, Texas to start his career with Oracle as a Sales Engineer.“Luke studied Computer Engineering and Economics at Duke University and has worked as a software engineer at early stage startups, a Machine Learning researcher at Cruise Automation and General Motors, and a Quant Trader at Optiver. After that, he started a defense staffing business that he sold in mid-2020 and now works on a series of projects out of New York in PropTech, Crypto, and Defense.”Peyton and Luke have started multiple businesses together including a supply chain distribution company that focused on providing PPE during the COIVID-19 outbreak. Looking for new opportunities, Peyton and Luke decided to explore the world of real estate. First, it serves as a great exercise to figure out exactly what your current burn rate is. Once you establish this number, you know exactly how much time is left before you run out of money. It also allows you to budget out your future development plan. These 2 factors together determine if your business needs to fundraise and ultimately how much money is needed.Where can you find the money?When we interviewed Mike Smerklo of Next Coast Ventures, he laid his opinion on how startups should look for money. Start first with friends and family, this is a great test for your idea because if you can't raise money from 4-5 of the people who “love” you; you might need to reevaluate the business. Next, search through your network. You would be surprised who you have met over the years. Your last step in this process is securing funding from venture capital, but that's an episode in its own right.Our advice once you get the money.This is something that is really simple, but it's so important in our opinion. Be responsible, you are using other people's money. They put their faith in you, and do the right thing. Getting your ducks in a row is easier said than done. Still it's a task that can be done on your own all the way up to the actual filling. In our experience the more complex your business structure the more you should lean on your lawyers. Most mistakes can be fixed later on down the road, but some could kill the business before it even starts. Used good judgment.How to be cost effective and efficient.Lawyers get paid based on their time, i.e. the more they spend working on your account the more you end up paying. That is a lesson we have learned the hard way, which is why we recommend laying out exactly what you need to have accomplished, very clearly. This way they know exactly what is expected and they can knock it out quickly and correctly. Where to splurge and where to take ownershipThere are several different documents that have to be complied and filled out during the incorporation process. Some of these need to be owned by the lawyers; bylaws, articles of incorporation etc. Let them handle that. On the other hand, there are forms that you can find online that you can have filled out and ready to rock on your own.
