Welcome to Episode 26 of The Sketchy Ladies Podcast, with Trish and Heather. Today we'll be discussing the P in our First Flip Formula which is all about Profiting from the Sale of the property. P - Profit from the Sale When it comes to profiting from the sale of a house, there's a strategic reason why we are concentrating on cosmetic renovations. It is about maximising the value of the property in the shortest time possible, with the ultimate goal being to secure the most profit from the project. Cosmetic renovations are like a turbo boost for a property's market value, offering a rapid and efficient way to increase its appeal to potential buyers. Key Points for Success Speed of the renovations - weeks or months instead of years Focus on areas that have the most visual impact, such as fresh paint, updated fixtures, and modernising the kitchen and bathrooms Swift turnaround allows you to get the property back on the market faster Turn your money over faster. Cosmetic renovations also tend to offer a higher return on investment (ROI) compared to major overhauls Work with a budget and stick to it, as overspending on renovations can eat into your potential profit. Risks The property may not go up in value as much as expected Losing money on the project Unexpected costs and delays in the renovation process Other associated fees and costs (such as holding costs) being greater than anticipated As professional designers, we know that our unique First FLIP Formula is the key to successfully flipping a house and that profiting from the sale of a house with cosmetic renovations is the fastest way to increase your property's value while ensuring a swift return on your investment. Welcome to Episode 25 of The Sketchy Ladies Podcast, with Trish and Heather. Today we'll be discussing the I in our First FLIP Formula which is all about Improving the Value of the Property by Renovating. I - Improve the Value of the Property by Renovating Improving the value of a house through cosmetic renovations is a smart way to make a house more attractive to potential buyers and increase its overall worth. Cosmetic renovations focus on enhancing the appearance of your home without major structural changes, making them cost-effective and relatively easy to tackle. Key Points for Success Fresh coat of paint. Improving the kitchen Improving the bathroom Technology The SMART Project System to supercharge your results by adding extra value to your cosmetic renovations that are not considered by other renovators (ONLY INSIDE THE SCRIBBLE CLUB) Curb appeal Risks Unforeseen issues with the building Unexpected delays in the renovation process Surprise costs As professional designers, we know that our unique First FLIP formula is the key to successfully flipping a house. Welcome to Episode 24 of The Sketchy Ladies Podcast, with Trish and Heather. Today we'll be discussing the L in our First Flip Formula which is all about Lending with a Property Investment Money Partner. L - Lend with a Property Investment Money Partner You can fund a project yourself using money loaned from the bank or a broker or you can find a property investment money partner to loan you the money for the house flip. Finding the right property investment money partner for your project may not be as difficult as you think. Here's why. Key Points for Success Many wealthy people are time poor. They have money to invest, but don't have the spare time or skills to flip a house. All they are looking for is a return on their investment. Return is higher than they would get with a bank. Know and trust the person you are investing. Always have a legal agreement that clearly sets out the terms and conditions of the investment ensuring both parties' interests are protected. Risks Circumstances change for the money partner. Unexpected costs and delays in the renovation process. Surprise costs greater that the loaned amount. As professional designers, we know that our unique First FLIP formula is the key to successfully flipping a house. First FLIP Formula Waitlist (thescribbleclub.com)
Welcome to Episode 23 of The Sketchy Ladies Podcast, with Trish and Heather. Today we'll be discussing the F in our First Flip Formula which is all about finding the right property to FLIP. F - Find the Right Property to Flip When selecting a property to flip, there are a few key elements to consider. Because this is your first flip, it's important to look for houses or apartments that need only cosmetic renovations, as these are the easiest and most cost-effective to flip. We will refer to houses throughout this course, but exactly the same principles apply to apartments as well. Key Points for Success Cosmetic renovations only You don't have to deal with big changes to the structure of the house Not too complicated Simpler and faster Not too expensive and easier to budget Risks Structural issues Fixing the foundations or changing the way the house is built Unexpected costs and delays in the renovation process Surprise costs As professional designers, we know that our unique First FLIP formula is the key to successfully flipping a house. There are also many more Downside Up considerations when it comes to designing our homes. In today's episode, we are going to discuss the design of the Downside Up spaces of our home, 4 of the most common planning challenges, how we solve those challenges with good design and the cost of errors in how to avoid them.
