If you're a property manager, BDM, or business owner, you're always looking for ways to grow your rent roll and bring in new business. Partnering with buyer's agents is one of the most overlooked yet powerful relationships you can have in business and could connect you with multiple investor clients, filling your pipeline with potential opportunities. Your next big client might not come from cold outreach, it could come from a strategic partnership. Instead of waiting for landlords to come to you, build relationships with the professionals who are bringing investors into the market right now. Buyer's agents have built strong trust with their clients, making their referrals highly valuable And if you want to future proof your property management business, create a steady stream of referrals, and get ahead of your competition, it's time to start networking with the right buyer's agents. In this episode I chat with Emily Wallace who is the Founder, Director and driving force behind Wallace Advocates, a boutique Melbourne based buyers agency dedicated to helping clients find their dream homes. With a passion for demystifying the property market, Emily is committed to guiding buyers through the most significant purchase of their lives. Wallace Advocates specialises in securing homes for clients who want to live in them rather than expand an investment portfolio. This philosophy is at the heart of Emily's approach, ensuring each property purchased feels like the perfect fit.“In property managers that I've spoken to, the ones that are leveraging the buyer's agent relationship the best are those who really make great relationships with their clients, who are investors who want to build a portfolio and recommend them to a buyer's advocate to help grow that portfolio. And in return that buyer's advocate. Giving the business back to that property manager to look after the properties that they purchased.” -Emily WallaceWe explore:- How property managers can form referral relationships with buyer agents- Why property managers should be leveraging these partnerships to grow their rent rolls- What buyer's agents look for in a property manager before making a referral- The best ways to approach a buyer's agent and pitch your property management services- How technology and systems play a role in building trust and securing more business- Why communication and transparency are the key factors in winning over investors- How the buyer's advocacy industry is evolving and what it means for property managersKylie's ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call Kolmeo: https://kolmeo.com/ HD&U Sales Bundle:

In this episode of "Talk Property," hosts Brad East and Aaron Downie welcome Emily Wallace, a seasoned buyers' agent based in Melbourne, to discuss the dynamic property market in the city. With a focus on the current trends, challenges, and opportunities, Emily shares her insights on the Melbourne real estate landscape, particularly for first-time home buyers and investors. Key Highlights: Introduction to Emily Wallace: Emily introduces herself as the director of a buyers' agency in Melbourne, where she assists first-time buyers and families in navigating the property market. She emphasizes the importance of location, accessibility to the city, and proximity to good schools in the buying process. Market Overview: The conversation delves into the historical capital growth trends in Melbourne over the past 20 years. Emily notes that while the market has experienced fluctuations, the overall trajectory has been upward, particularly in sought-after areas. Current Market Dynamics: Brad and Aaron discuss the recent population growth in Melbourne, which has seen an influx of residents from other states, particularly Sydney and Brisbane. Emily highlights the affordability factor that draws people to Melbourne, where property prices are significantly lower than in Sydney. First-Time Buyers vs. Investors: Emily reveals that about 70% of her clients are first-time buyers, with the remaining 30% being upsizers and downsizers. She explains that while first-time buyers are primarily focused on lifestyle, they also consider the investment potential of their properties. Property Types and Trends: The discussion shifts to the types of properties that are currently in demand. Emily points out that unrenovated villa units and townhouses are particularly appealing to buyers looking for value and potential for capital growth. She also addresses the oversupply of poorly designed apartments and the need for more medium-density housing. Challenges in the Market: The hosts and Emily discuss the challenges posed by rising rents and the desire for stability among renters. Many first-time buyers are opting to purchase homes to secure their living situation rather than continuing to rent. Future Outlook: Emily shares her thoughts on the future of the Melbourne property market, emphasizing the need for developers to focus on building the right types of properties to meet demand. She also discusses her plans for her agency, including growing her team and setting industry benchmarks for buyers' advocates. Practical Tips for Buyers: Emily offers practical advice for potential buyers, including the importance of researching neighborhoods and speaking to current residents to gauge the community vibe. She also highlights the significance of having a clear plan and understanding one's goals before making a property purchase. This episode is packed with valuable insights for anyone interested in the Melbourne property market, whether you're a first-time buyer, an investor, or simply curious about the trends shaping the industry. Emily Wallace from my millennial property unpacks everything to consider when buying an apartment as your first home. She covers:
On this episode of the Growing with Purpose podcast, host Paul Spiegelman speaks with Eric Jones, co-owner of Adamantine Spine Moving, a local and long-distance moving company based in Iowa. Eric didn't always dream of owning his own moving business. In fact, for a long time he didn't know where he wanted his career to take him. His prior path stretched from coast to coast of the US, and involved time as a teacher and soccer coach at a boarding school, completing an MFA in nonfiction writing from the University of Iowa, and working in the burn unit of a hospital. Eventually, Eric picked up a defunct moving business from a friend, and built it up over time. It wasn't until 2020, when co-owners Cliff and Emily Wallace opened a new branch in Des Moines, and the pandemic saw a boom to the moving industry, that Adamantine grew at an exponential rate. But with growth comes challenges, and Eric and his team had to evaluate how they'd scale while still maintaining their culture and values. Tune in to this episode to hear Eric and Paul discuss Adamantine's efforts to be an ecologically-conscious business, takeaways from participating in the Small Giants Community's Leadership Academy, and the challenges Eric faces as the leader of a growing company. Show Notes: 3:30 - From boarding school teacher to burn unit tech 12:30 - Adamantine builds its backbone 16:15 - Eco-friendly efforts 22:08 - Eric's Leadership Academy experience 25:30 - Lessons learned from moral dilemmas 32:00 - Adamantine's biggest current challenges 36:40 - “Become someone - become yourself.”

They call him the real-life Wizard Of Oz… Steve Sims is a lad who knows how to make shit happen. He rubs shoulders with some of the biggest names you can think of… Elon Musk, Elton John, Andrea Bocelli… Steve's the guy who figures out how to make shit happen in life. Like taking people by submarine down to the wreck of the Titanic. Like closing a museum in Florence for a private dinner party for 6 at the feet of Michelangelo's David and had Andrea Bocelli come in and serenade the guests. Steve's energy, attitude and philosophy is electric and as you'll hear I absolutely thrived on it in our banter. Meet Emily Wallace... she bounded into the Melbourne Property industry all shiny and new under three years ago as a Buyers Advocate. For those who don't know, that's someone who takes the purchasing of the what is often the largest financial and emotional asset in peoples lives into her own hands. In this fleeting amount of time she's taken her industry by the you-know-what's and made it her own. Awarded 'Newcomer of the Year', invited to co-host Ticker Property on Ticker TV and one of 20 chosen by LinkedIn Australia as one of the top voices in Australia, you're going to say naughty words when I tell you that with all of this under her belt she is the ripe old age of 27. What a weapon, huh! We talk about her experience, lessons and behaviours that led to Emily's success.. It's a pretty cool little journey, I've always been impressed by Emily. As I write this synopsis I also recall that Emily is a trained opera singer too which I find fascinating and now I'm bummed that I didn't get a little end-of-podcast show, which we all know how much I love to when I'm blessed with a little musical talent behind the mics. In this episode we discuss the youthful elixir to reverse ageism, being authentic & how to make a start on social media. Emily Wallace runs and owns her own property buyer's advocacy business. For Emily, outside of the initial early days of opening her books to clients, it's never been about the money. Revenue is an important factor, of course, but it's always been about providing education, and helping first home owners achieve their property dreams. But to be able to achieve this, she needed balance. Starting out as a solo entrepreneur, Emily learned quickly something that it takes a lot of us a while to understand: that saying ‘no' allows you more room to say ‘yes'. Emily was able to clearly identify the type of client she was passionate about helping, and then put all her efforts into working purely for this customer segment. She knew who she wanted to work with, who she enjoyed working with. And by identifying this, it made it easier to attract this type of client, and build efficiencies into the business to deliver more value for this specific client type. Emily has never been a person to hide behind a façade. For her, what you see is what you get. She treats all her clients the same, speaks the same way with clients as she would family. There's an honesty there, an authenticity that can't be replicated. And this is what her customers engage with. They engage with this honest personality, the clear indication that Emily has their interests in mind. It takes courage to be honest, and to work with a purpose in this way. And it takes courage to specialise, to say ‘no' to particular clients because they don't quite fit your ideal client mould. But the rewards are definitely worth it. For Emily, success is about raising others up, while raising yourself up. It's about bringing other people along the journey with you, and helping them succeed as well. Emily has focused on what she does best. She helps people achieve their dreams, and take the next step in their life. And thanks to this, the business is growing. For Emily, success is being able to grow with people. By building a values-based business, a service offering that's based on a belief system instead of a monetary goal, Emily has set herself up for a long-term, sustainable business. She helps her clients, and through this passion, the money will come. Because it's not about the dollars—it's about the cause.

In this this interview, Carrie Tippen talks with Emily Wallace, author and illustrator of the new book Road Sides: An Illustrated Companion to Dining and Driving in the American South (University of Texas Press, 2019). Road Sides pays homage to popular travel guides with its short chapters, one for each letter of the alphabet containing a brief contextualizing essay followed by a feature of a specific location, business, or product. “A” is for Architecture, a tribute to buildings in the shape of foods one might find on the highway; “B” is for Billboards, their ubiquity and creativity and sometimes, as in the case of the “South of the Border” billboards, racial insensitivity. Road Sides is clearly aimed at a general audience of readers with its journalistic style of participant observation and whimsical illustrations, but Wallace makes use of her folklore training and scholarly connections in both the historical contextualizing of automobile culture and the critical lens with which she points out the good, the bad, and the ugly of Southern history and practice. While Road Sides is certainly a celebration of Southern foodways, it is not without criticism. A thread runs throughout the book that there is not a single story of Southern road travel. Wallace is careful to remind readers that before the civil rights era, there are two very distinct experiences for black and white Southerners, and after the ostensible end of racial segregation in public spaces, a third story emerges that changes the experience for all travelers. Wallace addresses these disparate narratives most directly in “D” for Directions, focusing on the Negro Motorist Green-Book that ran counter to the Official Automobile Blue Book for white travelers, and in V for Vacancy, about the black-owned hotels that catered to black travelers. Similarly, in a chapter about the crossroads general store, Wallace reminds readers that Emmett Till was murdered after an encounter with white people in such a store. What emerges from this wide-ranging investigation is an story of innovation, both technological and entrepreneurial, about the creative minds who came up with a new product or process or marketing strategy to adapt to a world that is changed irrevocably by car travel. Emily Wallace is a writer and illustrator with a masters in folklore who serves as art director & deputy editor of Southern Cultures Quarterly at UNC-Chapel Hill, and has written and illustrated work for other publications including The Washington Post, Southern Living, The Oxford American, and GOOD. In 2015, Wallace was nominated for a James Beard Award in humor writing. Carrie Helms Tippen is Assistant Professor of English at Chatham University in Pittsburgh, PA, where she teaches courses in American Literature. Her 2018 book, Inventing Authenticity: How Cookbook Writers Redefine Southern Identity (University of Arkansas Press), examines the rhetorical strategies that writers use to prove the authenticity of their recipes in the narrative headnotes of contemporary cookbooks. Despite living in a neurodiverse world, traditional hiring processes don’t support building neurodiverse teams. On this episode of Human Inclusive, Christopher and Lia flew to Colorado to meet the people behind a mission to help companies be intentionally inclusive for more neurodiverse teams. We’ll meet Lauren Burgess, serial entrepreneur, CEO and Founder of Dirt Coffee and its apprenticeship program, and Cody Hemmen, General Manager and visionary behind piloting the internship with the flagship DSW Shoe Warehouse in Park Meadow, CO. The internship at Dirt Coffee was originally created by Emily Wallace, Co-founder and Director of Employment. In a time when unemployment hovers under 4%, why are we seeing 80% of adults with autism unemployed? Specifically in this story, in Colorado, a state that enjoys a lower unemployment rate than the national average, currently sitting under 3% sees a higher than national average of adults with autism, unemployed at a rate of 90%. In this episode, hear about the impact of the partnership between Dirt Coffee and DSW from three individuals -- Andy and Rachel who are DSW apprentices, and Robby who is a Manager at Dirt coffee who participated in the apprenticeship program. We’ll learn more about motivation for these two organizations to work together to move the needle on hiring neurodivergent folks and building neurodiverse teams inclusive of all cognitive functioning.

"Wanted to share my family miracle with the world so I decided to post it on my YouTube channel as well." ~ Emily Wallace, Mother & Author Emily Wallace, a motivational speaker & inspirational author, is the mother of a young daughter with a disability that medically leaves her unable to speak. That daughter, Bessie, is making strides in an unconventional way. She's beginning to break her silence by singing along with her big sister, Ernestine. Emily Wallace is a motivational speaker and inspirational author of her unforgettable autobiography, Scarred for Life, an inspirational book that illustrates the struggles that she faced during her childhood. One day in 1980, Emily returned home from her daily learning environment, to find a house filled with nothing but emptiness. Her mother and her siblings were gone without leaving a forwarding address. This was the same day that Emily endured emotional distrust and experienced her childhood being snatched away from her within moments. After being abandoned by her mother, Emily realized that living on the dangerous streets of a major metropolitan city was a prerequisite to survival. While spending the remaining of her childhood on the streets, Emily experienced hunger that was so bad, it led to her eating out of the city owned garbage cans. However, hunger was by far not the only horrific thing that Emily encountered as a motherless child struggling to bear with the pressure of being homeless. Aside from experiencing deadly hunger, Emily also faced things ranging from being brutally beaten by a 28 year old to losing her innocence at the age of eleven, after being forcefully raped by 2 grown men. Scarred for Life narrates Emily's story, along with her thoughts, feelings, and emotions as she tried to succeed surviving on the streets. She tells of sleeping in vacant houses and under porches and experiencing child molestation by her older two brothers. She shares the stories of those who tried to help her and those who would not. Honest and shocking, Scarred for Life provides insight into the actual life of a little homeless girl and the horrors one can experience when living on the streets.
