We would love to share what 2024 has in store for Radix and the multifamily industry.The economy chugs along with a strong foundation in employment and improving inflation metrics. The Personal Consumption Expenditures Index was released on Friday showing that prices have increased 2.9% from a year ago. The Fed prefers to watch the PCE, and this measure now sits within the target range for policy makers, as they mull the next step on interest rates. Fed officials will vote on monetary policy at their meeting this week and while few expect a change in rates at this meeting, many economists are speculating when the first rate cut will come. I believe the Fed will start easing monetary policy in the second quarter, but softer jobs numbers or lower inflation reports may accelerate the process for the first rate cuts since COVID.Property fundamentals continue to improve in the short term, while annual growth remains negative for most key metrics. Occupancy is showing a similar trend to last year, and is holding firm, despite expectations of continued declines. Octavian Winters was formed in San Francisco, California in 2021 when Randy Gzebb (drums) and Stephan Salit (guitar), former bandmates in Thrill of The Pull, met up to discuss a film/television publishing deal for Thrill's catalog (a four-year licensing deal has since been finalized with Expressive Artists). A subsequent jam session produced several motifs, inspiring several more jams in the next weeks. Gzebb invited Ria Aursjoen (vocals, lyricist, Keyboards), whom he had met earlier via another project, to a session and the musical chemistry was immediately evident. Gzebb brought in Jay Denton (bass) to round out the lineup.Their debut EP , The Line Or Curve, is a mixed blend of ethereal, shoe gaze and darkwave genres, released via Stratis Capta Records and was produced by Octavian Winters and William Faith (The Bellwether Syndicate, Faith and the Muse, Christian Death, The March Violets) and recorded by Mark Pistel (Meat Beat Manifesto, Consolidated). ‘The Line or Curve' – references the idea of symbols and sigils, which are intricate collections of lines and curves. They are expressions, arrangements or gateways of energy and if correctly drawn they may invoke and transform. But the configuration of lines and curves is vital; if not right, a sigil is useless and has no power. Highlighted AOTW: Born and raised in Dallas, TX, and thoroughly immersed as a multi-sport athlete growing up, Jay Denton switched gears and moved to Los Angeles, CA for a degree in international relations at the University of Southern California. While in college Denton began both recording music, and developing a strong interest in global conflict resolution. Graduating with a degree and a commission offered to him from the US Marine Corps, Denton instead traveled to work in India and East Africa and searched for paths into conflict resolution in areas that fell between the cracks of military involvement. Finding on his travels, however, that making music seemed to have a bigger impact in the developing world than his other skill sets, Denton returned to Los Angeles, and began teaching Krav Maga and defensive tactics while starting to pursue a career as a songwriter. This pursuit took him to Nashville for a few years and into the touring world, but landed him back in LA again to start his own studio, ENDURE Studios, in 2018. Seeking to pull together his very different passions, Denton's studio takes a rather unique approach to music. While working as a songwriter/producer locally in LA, ENDURE Studios is looking to take trips every year to a different conflict zone or destabilized region of the world, to write and record with artists in those regions who have been affected by war, crisis, or persecution. As the first pilot project, Jay flew to Beirut, Lebanon, multiple times in 2019 to record an album with refugee singers from Syria and Iraq. After writing and recording on the ground there, Denton returned to Los Angeles and paired the songs with US artists as well as himself, to create a global album, blending styles, voices, stories, and languages from both parts of the world. Denton has just released the global album, For Home, under the moniker, ENDURE, and has a documentary by Peaceful Sea Productions coming out September 19th, about the process of making the album, and the stories of the refugee artists. Back at it, now, in Los Angeles, he continues to write and produce music at ENDURE Studios locally, and is planning the next global album trip in early 2021. INSTAGRAM: @jaydenton @endure_studios. Welcome to the Wrexham AFC podcast that no one asked for and probably no one wants. What's that? There's already podcasts out the wazoo based on Wrexham AFC? Perfect. Less pressure for me to be awesome when you can go and listen to the likes of Nathan Salt & Rich Fay over at Rob. Ryan. Red. Or enjoy the hilarity of Wrexham for Wankers, or the admirable passion from Fearless in Devotion. I listen to all of these and more... and you should too if you're as obsessed with Wrexham as I am. My podcast will bring a different perspective. I am a filmmaker and obviously a Texan. I will dive deep into the filmmaking process of "Welcome to Wrexham" since, coincidentally, I specialize in documentaries as well. While I will absolutely cover the team and fixtures in episodes, I'll have entire episodes devoted to the docuseries. I became enthralled with Wrexham from day one of the documentary series. I'd been searching for a team for literally decades, mostly based off of American players who played for EPL teams. But as soon as those players would leave their respective teams, my love for that team would fade. I love story. Story is EVERYTHING. Story is humanity. We are entertained and moved and changed by stories. I was changed by "Welcome to Wrexham." My team was presented before me in the form of 18 TV episodes that ran the gauntlet from thrilling to intriguing to flat out depressing. I fell in love with everyone on the show and subsequently the team. I am all in on Wrexham AFC. I have shirts, jerseys, scarves... my wardrobe has literally changed colors from muted blues, greens, and grays to bright- Reds! I feel pretty dang good about it. I won't always have a long post to go along with my episodes, but for this first one, I thought it was necessary. So I hope you enjoy my ramblings, rants, and raves! In just three months, 1,280,000 Texans said I quit…I resign…see y'all later…take this job and shove it. It looks like many of them aren't headed to South Padre to kick back at the beach…or to the Texas Hill Country to sip wine and hike the rolling hills. Many of them have just headed right across the street to a new employer who will pay them more, and maybe even throw in some crazy bonuses. Workers are in demand. So much so that some new employees aren't even showing up to their first day of work with a new employer because they've already landed another job that's more lucrative! So how do companies know how much to pay? Will salaries keep rising here? And how do you talk your boss into giving you a raise, so you don't have to find a new job just to get a decent bump in pay? This week the Jasons are picking the brain of Jay Denton, whose Dallas-based labor market analytics firm Labor IQ by ThinkWhy probably has a good idea of how much money you make---and they are telling Texas companies how much they need to pay to lure you…or to keep you. Our preacher this evening is The Rev. Jay Denton. Pastor Denton is our RUF campus minister at Boise State, where he has been serving since the fall of 2019. Pastor Denton gave us a report on his life and work there, and then preached “Growing in Grace” from Colossians 2:6-7.
Born and raised in Dallas, TX, and thoroughly immersed as a multi-sport athlete growing up, Jay Denton switched gears and moved to Los Angeles, CA for a degree in international relations at the University of Southern California. While in college Denton began both recording music, and developing a strong interest in global conflict resolution. Graduating with a degree and a commission offered to him from the US Marine Corps, Denton instead traveled to work in India and East Africa and searched for paths into conflict resolution in areas that fell between the cracks of military involvement. Finding on his travels, however, that making music seemed to have a bigger impact in the developing world than his other skill sets, Denton returned to Los Angeles, and began teaching Krav Maga and defensive tactics while starting to pursue a career as a songwriter. This pursuit took him to Nashville for a few years and into the touring world, but landed him back in LA again to start his own studio, ENDURE Studios, in 2018. Seeking to pull together his very different passions, Denton's studio takes a rather unique approach to music. So, Jay, before we get going, give us a little bit of background about yourself, who is Jay, and why should we give a heck or a hoot about what you think? Jay Denton, ThinkWhy 2:14I'll I'll do my best with that, Chris, for that ah, that question. I've been studying the labor market for almost a couple decades now. And in a variety of fashions. Previously, it was with real estate and trying to figure out, if someone wants to buy a piece of real estate, where's the demand going to be aware of jobs really going to be created? And now ThinkWhy what we're doing with our labor IQ product is helping, you know, with that where the jobs would be created, but then what should you actually pay those people? And so you know, I'm using that part of my background to help with the product that we have here. Chris Hoyt, CXR 2:45Nice. Well, look, we'll get right to it, leaders are starting to see those job growth numbers, right, we're starting to see rumbles and it can be a little scary when for almost the last year. Applications for many, and response rates are literally at an all time low for them. And many are scared. They're predicting a tidal wave of attrition. At the same time, and they don't know if they need more recruiters or if they should hold steady, should they fight for resources? Should they just be patient? Wait, what are your, what are your thoughts sort of in summary on supply and demand for labor? And how that sort of plays out from from the remainder of the year? Where should their heads be?
