Welcome to the Managing CRE Risk podcast with Jeremy Goodrich. Today, we have an amazing guest for you, one of the country's top real estate trainers, Rod Khleif. Rod is a real estate investor, author, multifamily mentor, and podcast host who owned thousands of units in his career. In our conversation, we talk about how Rod built his insane portfolio, what is about to come in the near future in the real estate industry, and how to mitigate risks in your investments. Learn more about Rod and his story at shineinsurance.com/managing-commercial-real-estate-risk! “Cashflow is everything.”   05:14 Rod moved to the United States from the Netherlands with his mother and brother when he was 6 years old. He had a humble upbringing, but his mom was very entrepreneurial and inspired him to invest his money from an early age.    Rod chose not to attend college but go straight to get his real estate license. He became successful fast and built a huge portfolio. However, in the 2008 crash, he lost almost $50M in investments. This made him a more conservative investor, and over time created even bigger success for himself. “There's going to be an incredible opportunity in the near future. Some people say it could be the greatest transfer of wealth we experienced in our lifetimes.”   12:36 Rod talks about some of the risks he sees in the current market, and how these can cause complications in the future. Operators are overleveraging debt and bridge debt became common which creates skinny deals. The United States printed so much money in the last few years that it's increasing interest rates and inflation. This can cause a recession or even a depression in the upcoming years.   Rod shares his best pieces of advice on how to mitigate real estate risk in the current market. Be very conservative in your underwriting. Cash is king in a crisis so focus on cash-flowing deals. Your mindset is very important. Focus on your goals and learn as much about the current market as possible.  Be a specialist and not a generalist. Specialize in one asset class and become an expert in it. Welcome to another episode of The HERO Show. I am your host Richard Matthews, (@AKATheAlchemist) and you are listening to episode 208 with Rod Khleif – Fulfilling Your Outmost Potential by Taking ACTION. https://rodkhleif.com/ (Rod Khleif) is an entrepreneur, real estate investor, multiple business owner, author, mentor, and community philanthropist who is passionate about business, life, success, and giving back. As one of the country's top real estate trainers, Rod has personally owned and managed over 2,000 properties. He is also the Host of the Top-Ranked iTunes Real Estate Podcast which has been downloaded more than 12,000,000 times – “https://podcasts.apple.com/us/podcast/lifetime-cash-flow-through-real-estate-investing/id1097449598 (The Lifetime Cash Flow Through Real Estate Investing Podcast).” Rod is the author of “https://www.amazon.com/Lifetime-CashFlow-Through-Multifamily-Properties-ebook/dp/B07RV5ZRQV/ (How to Create Lifetime Cash Flow Through Multifamily Properties)” which is considered to be an essential “textbook” for aspiring multifamily investors. Here's just a taste of what we talked about today:https://drive.google.com/file/d/1FiqEcVOVgybzxlsTLAsTYI_eFfR7bq9W/view?usp=sharing (Two Powerful Superpowers)Rob has built 27 businesses in his lifetime and with those comes failures along the way which he calls the $50 million spectacular flaming seminars. He considers determination and the ability to communicate as his superpower. Rob didn't go to college, but he is extremely well-read. He strongly believes that reading greatly enhances vocabulary, IQ, and everything else. https://drive.google.com/file/d/1qKOwq4vpPrBpY_Xnny5X9I0iwfsNi6ee/view?usp=sharing (To Make Impact & Change Lives)We talked about goals evolving over time, Rob's driving force now is to make an impact and to change lives. In an epiphany moment he had after some significant soul searching, he decided to do something for someone else, for the first time in his adult life, which is embarrassing to admit. He called a church to find out who needed help on Thanksgiving. He bought big boxes of food with frozen turkeys and toys for five families. On his third stop, the woman he presented it to started crying. Then her kids came out and they cried. Seeing the impact his act of service had on that third family changed Rob's life forever. Other Topics We Covered on the Show:We also talked about Rod's origin story and what he is known for in the real estate industry. Then, Rod shared how his Mom's real estate story translated for him to be a real estate investor. Next, Rod discussed what the goal-setting session framework is all about. Being impatient and not setting boundaries has been Rob's fatal flaw in his business. He has gotten better over the course of time by learning how to say NO. The antithesis of perfectionism—the need to check every box before moving forward has been the common enemy in Rod's business. He fights this by teaching his students to take action. Rod's personal heroes are her Mom, Tony Robbins, and Elon Musk. These three people have contributed much to his success. Lastly, Rod's guiding principle is the acronym F-A-M-I-L-Y. “F” stands for Fun & Family, “A” for Authentic is who we are, “M” for Massive Action, “I” for Integrity, “L” for Love, and “Y” for Yes to Evolution. Recommended Media:Rob mentioned the following book/s on the show. https://www.amazon.com/Think-Grow-Rich-Landmark-Bestseller/dp/1585424331 (Think and Grow Rich) by Napoleon Hill https://www.amazon.com/Top-Five-Regrets-Dying-Transformed/dp/1401956009/ref=sr_1_1?adgrpid=122267097262&gclid=CjwKCAjws8yUBhA1EiwAi_tpEQD6tqBBB6iZeo-apW4cRp1MnkqIpV95erSCxn1n350Fxq7gHN6ufxoCPNcQAvD_BwE&hvadid=585412407970&hvdev=c&hvlocphy=1011149&hvnetw=g&hvqmt=e&hvrand=8324806658249472979&hvtargid=kwd-301171881058&hydadcr=22372_13333096&keywords=top+five+regrets+of+the+dying&qid=1653839330&sr=8-1 (Top Five Regrets of

Join Mike Cavaggioni and Rod Khleif, as they first chat about Rod's beginnings and some very specific experiences, both losses and wins, and more importantly, shifting mindsets to recover from such losses. In this episode, Rod shares so much about how life is more affected by our mindset rather than our technical knowledge. In this episode, one of the big topics that Rod discusses is analysis paralysis, which is what usually happens for people who tend to overthink in doing the next step. Albeit thinking before you leap is not a bad thing, over-analyzing causes stagnancy in the process. Having a goal helps with decision-making and more importantly, makes a person genuinely happy. Rod shares how he went through depression after reaching a point in his life where he should be satisfied. He realized why shifting goalposts is important in one's personal life and career. Get to know Rod's story and stay tuned! In this episode, you'll learn:Who influenced Rod to do real estateImportance of a demographic reviewHow a crisis opens up a valuable opportunityOvercoming analysis paralysis and making things happenHappiness comes from constant progress and growthAnd much more! About Rod Khleif: Rod Khleif is an entrepreneur, real estate investor, multiple business owner, author, mentor, and community philanthropist who is passionate about business, life, success, and giving back.
