Mark is on vacation! This week, Pastor Jerry Bader steps in to guest host Rational Revolution. It's a topic that's been burning up Green Bay area social media. It's called the "Silent Epidemic:" adult children estranged from their parents. There is now a peer group in Green Bay to support parents: PEACE. Pastor Jerry Bader of Samaritan's Heart Mission Church talks with Brian Briscoe, founder of PLACE, Parents Living After Child Estrangement. They're cutting vital programs like Social Security and Medicaid that Americans have paid into throughout their working lives - not to balance the budget, but to fund tax cuts for corporations and billionaires who don't need the money. As Senator Tammy Baldwin, who joins the show briefly, puts it: "This is like taking it from somebody who paid into Social Security or Medicaid to give Elon Musk a bigger tax break. He doesn't need it." When politicians talk about "necessary cuts," always ask who benefits and who pays the price. Basically half my large check, never even made it into my hands. Because ordinary income is taxed at the highest bracket, it was withheld and I had to figure out how I could keep more of what I earned. There had to be a better way. So I started researching how I can minimize my tax liability, which led me to researching different ways to make money. I found real estate, which is a very broad industry, with lots of ways to get involved and create and keep wealth. I didn't want another job (at the time), so fix and flip, or wholesaling didn't make sense. I didn't want to buy single family homes for renting, the risk was too great. Note investing sounded cool, but I couldn't find anyone to teach me and it didn't seem scalable. But apartments, that made sense. It made 100% crystal clear sense.Learn more about him at: https://jpalbano.com/ or https://www.linkedin.com/company/jp-albano-brand/

Whitney Elkins-Hutten of PassiveInvesting.com interviews the founder of Streamline Capital Group, Brian Briscoe, to share how he accomplished his recent acquisition, the 43-unit Eleanor Rigby Apartments in Salt Lake City, UT. His challenges and triumphs in acquiring this property are a great real estate rollercoaster ride you don't want to miss. With a sound acquisition strategy, a long-term vision, and a focus on investor returns, Brian Briscoe's acquisition of Eleanor Rigby Apartments is a masterclass in multifamily investing. So, join Brian Briscoe today as he reveals how a savvy and strategic investor navigates the field of real estate investing.

I ALWAYS invest my own money alongside my investors to ensure alignment of interest. WHAT I DISCOVERED: Stock and bond market investments average lower long term returns than passive real estate investments (AKA syndications or private real estate). Real estate professionals can use excess depreciation to write off against their ordinary income, which reduces their tax bill significantly. We look for properties that can give us 12-15% annualized ROI with a projected 5 year hold period. We may achieve this by adding value through renovations and improving management. The goal is to keep reinvesting to avoid depreciation recapture. This reduces taxes for investors. I founded West Rock Equity to give people the opportunity to passively invest in real estate with experienced operators. This means that you can focus on your main job or business, avoid management headaches, and invest with an experienced team.Learn more about him at: https://www.linkedin.com/in/westoncwalker/
