If y'all have any remedies for allergies that don't involve me living in a bubble, let me know because I am struggling. But let's get into it—this week, we had a very heated debate over Ayesha Howard and Anthony Howard. Listen, I just have questions—like, is it okay to still be making major mistakes at 38 when choosing who to have a baby with? Because at some point, shouldn't we be making better decisions? Meanwhile, Dex is over here saying we're all making assumptions about Ayesha's situation, and she deserves more grace. And the big question—should a woman give up her baby just because the man makes it clear he doesn't want to be involved? Whew. We got into it. Speaking of bad decisions at our big age, we took a little detour to talk about the Take It Down Act—which, yes, is being pushed by Melania Trump. It's aimed at protecting people from revenge porn, but it had us asking—are grown people still sending nudes in 2025? Then we switch gears to 19-year-old Aleyshia Ortiz, who is out here suing her school district for graduating her without knowing how to read or write. WHO is to blame for this? The school system? Her parents? Dex is out here calling for George Bush's standardized testing (who knew she'd miss that?!), and I—Carla—am putting this one on her mama.Because how do you not notice your child can't read?! Anthony lives in Australia and after he completed school he started to work as a navigator in the merchant navy. Anthony tells us that one day he was on a night watch duty when a man came to him and told him that his wife was divorcing him. Anthony just showed him concern and said that it must have been tough. Anthony was powerless and he couldn't help it. He tells us that the fellow did not want any advice, he was just looking for someone to hear him. Anthony tells us that he has found many people telling him tragic and awful stories of their lives. He would just listen to them. Given how competitive our current market is, today I wanted to lay out the three biggest challenges buyers face and how they can overcome them.Buying a Northern Virginia home? Today I’m joined by Anthony Howard, one of our top buyer’s agents, to answer that question.The first challenge is writing an offer that gets accepted. The impulse for most buyers is to try to get some kind of discounted price or lowball their initial offer, which is understandable. However, the average list-to-sales price ratio here in the Fairfax County area is 98.2%, which means our market is extremely competitive and you should always write a strong offer.Always write a strong offer. The second challenge is adjusting your expectations. Buyers can have very specific needs when it comes to their new home, and this can lead to having a hard time adjusting to what the market actually has available. Most of the time, you will have to either adjust the type of home that you want or alter your preferred price. It’s also possible that you will have to adjust your preferred living location.The third and final challenge is navigating and winning a multiple offer situation.
