Tom Boomershine, one of the pioneers of performance criticism for biblical texts, joined the New Books Network to discuss the publication of First-Century Gospel Storytellers and Audiences: The Gospels as Performance Literature (Cascade Books, 2022), a collection of his essays dating back to 1981. On this episode, we discuss his life and career in scholarship, his conviction that the New Testament be studied as an oral/aural (spoken/heard) experience, and his compelling argument that the Gospel of Mark was not first written and not merely experienced as a performance but also composed in a performance setting concurrent with the major events of the Jewish-Roman War (ca. 66–73 CE). Among other findings, Boomershine's work provides insight into the narratively dissatisfying ending of the Gospel of Mark, which he performs on this episode, and although the extension of performance theory to other books of the New Testament is only presently in its infancy, he makes a case for its broad applicability beyond just the Gospel of Mark—even if, as can be argued, the composition of other gospels, letters, and books betrays their production within a more explicitly textual culture. Thomas E. Boomershine (Ph.D., Union Theological Seminary, 1974) is the Founder of the Bible in Ancient and Modern Media group (1982) at the Society of Biblical Literature and the Network of Biblical Storytellers International (1977). He has taught both in the academy and the church since his graduate studies, including serving as the G. Ernest Thomas Distinguished Professor of Christianity and Communication at United Theological Seminary (Dayton, Ohio) from 2004–2006 and as Professor of New Testament for over 20 years before that. His passions and research interests include telling the stories of Jesus by heart, the pedagogy of performing the gospels, and situating the gospels—especially the Gospel of Mark—in the context of ancient media culture as performance literature. His prior publications include Story Journey: An Invitation to the Gospel as Storytelling (Abingdon, 1988), The Messiah of Peace: A Performance-Criticism Commentary on Mark's Passion-Resurrection Narrative (Cascade, 2015), and numerous journal articles and book chapters. Rob Heaton (Ph.D., University of Denver, 2019) hosts Biblical Studies conversations for New Books in Religion and teaches New Testament, Christian origins, and early Christianity at Anderson University in Indiana. He recently authored The Shepherd of Hermas as Scriptura Non Grata: From Popularity in Early Christianity to Exclusion from the New Testament Canon (Lexington Books, 2023).

If you are not a beginner at investing, then this episode is for you. https://www.linkedin.com/in/garyboomershine (Gary Boomershine), the Founder of http://realestateinvestor.com/ (RealEstateInvestor.com), gives some tips on how to scale and grow your real estate investing and home buying business through REI lead flow. For investors in an ever-changing real estate industry, Gary talks about his https://reivault.com/about/ (REIvault) system and offers some advice on the strategic areas where he is lending. He also talks about the benefit of learning how to control sellers if you are the type who is always looking for deals. Whether you are a wholesaler, rehabber, conventional real estate investor, landlord, or just someone looking to get some deal flow, you will surely want to learn more of Gary's tactics. — Listen to the podcast here: REI Lead Flow Redefined with Gary Boomershine Automate Lead Generation And Setting Appointments With Sellers This episode is going to be a bit of a departure. It’s not for everyone. In fact, it’s not even for private lenders per se. This episode is for the conventional real estate investor, the wholesaler, the rehabber or the landlord. It's not limited to those, but anyone who’s looking to get some deal flow. This is what this episode’s for. Unfortunately, this episode is not for beginners unless you happen to have a fat bankroll for marketing, a few months of marketing right out of the gate to prime the system. This interview is for the serious, seasoned and active real estate investors. Those who are looking not just to get leads and then look for deal flow, lead flow, lead gen, but to close as many deals and have it done and brought to you on a plate. My new friend, Gary Boomershine joins us to talk about his https://reivault.com/ (REIvault) system. That doesn’t just give you a list of leads that you have to go then work and find the sellers or skip trace. His company puts appointments with the sellers in your calendar for you. It’s a pretty cool service and Gary explains it best. Let’s go ahead and get to the brass tacks into the interview with Gary Boomershine. — Lender Nation, I have a special guest. Somebody who has a service or provides a service that any real estate investor could use. If you are a serious investor, you’d definitely want to read what this man has to say. Please welcome to the show, https://www.linkedin.com/in/garyboomershine/ (Gary Boomershine). I'm happy to be here and I'm looking forward to being able to interact with you and your audience and deliver some good value to everybody that follows you. I'm excited because, at first, I'll be straight up with you and the audience. When I saw this, I was like, “Here’s a good chance to give someone some exposure but also bring the value to my show.” You have an affiliation with The Banker’s Code. You know all about lending and everything that I'm talking about, but you also have the https://reivault.com/ (REIvault), which is what I want you to talk about. Before we do that, I do have one-off curveball question. With a name like Boomershine, where are your people from? It is a Mennonite name, Pennsylvania Dutch. I didn’t even know until I was in my twenties about that because we’re the only Boomershine family west of the Mississippi. My grandfather came out of Minnesota, a little area called Hutchinson. He was one of eleven kids, the youngest and snuck away. His mother said, “You’re going to stay on the farm but you should go to California.” My grandfather came out a total entrepreneur. He had a logging company and a gold mining company. He started a paper plant in San Francisco. The building’s still there. I come from a long lineage of entrepreneur families. In fact, we had a real estate brokerage in the San Francisco Bay area and all of us kids were part of that business. I was a licensed real...

Real Estate Investing With Jay Conner, The Private Money Authority
Discover how Gary Boomershine turned a furious real estate lead into a $241,000 profit.Gary Boomershine founded RealEstateInvestor.com in 2005 out of the need to scale and grow his own real estate investing and home buying business. With a family legacy in the real estate niche, and a long successful career in enterprise and emerging technology markets, Gary saw the vision for RealEstateInvestor.com. He noticed the glaring opportunity to leverage people, processes and technology to gain a leg up in a changing and competitive marketplace. As he worked to develop and use the initial product and service, he saw his real estate business flourish by allowing him to work smarter - not harder and focusing on the one thing that makes money - talking to sellers and making offers. That's when RealEstateInvestor.com began offering its flagship product, REIvault, to the savvy investor market.According to Gary, “Most small real estate enterprises limit their growth and many times fail because they lack real marketing and sales expertise along with the infrastructure to scale their business. Instead of being able to focus on closing deals and maximizing profits, they hit a wall trying to build and do everything themselves; and they simply can't do it!”Gary has sent over over 34,000,000 pieces of direct mail in his career, one million outbound calls.REIvault caters to top producing agents, investors and smaller hedge funds who are looking for a competitive advantage in their local markets. Under the leadership of Gary Boomershine, this service has launched a “technology revolution” within the real estate niche; offering an alternative to the MLS by bringing pre-screened motivated sellers and buyers face to face at the right time.Gary currently resides in Northern California with his wife and two daughters where he continues to manage a global team for RealEstateInvestor.com. He is actively involved in real estate investing and private lending. In his free time, he enjoys fly fishing, skiing, hiking, mountain biking and traveling with family.https://www.jayconner.com/reivaultGary: "This is a numbers game."$10 an hour, manage all marketing, trained sales team. Team of 80 people.Masterminds, one-on-one coaching are crucial for long term success. You have to go direct to the sellers. Off market. What's working now:Direct mailCold callingRVM - Ringless voicemail60% of phone numbers are cell phones, which means text messaging is huge.It is almost impossible for a good investor to call all the cold calls needed to make a good living. They need to use a call center that works."All Leads Suck!"The successful investors have this philosophy. You have to talk multiple times with a lead. All leads take time and follow up.Only 3% of leads close within first first month. 80% of profits come from #7-8 call. But 97% don't call after the second call. One in 45 leads should produce a close. One third will be partially motivated sellers. 2/3 - not ready yet. 15 make offers on and close one.The problem: Someone has to do all the phone calls. "Dialing for Dollars".How often does Gary's team follow up with potential sellers?1) Follow up. Seller is not ready2) Not interested leads. Gold - drip campaign. Send out postcard. Send out Voicemail. Call them. Follow up letters.Referrals from leads.$241,000 profit deal. Dwight, the fireman, was extremely angry. Gary called. Gary ended up buying both houses. The best leads look unmotivated and impossible to do.Traffic - Direct mail is important. Proven ROI. $1 spent = $4-5 Scales in most markets. Cold call works because no one is doing it. FB Ads is okay for some. Most older sellers are not on FB. Buy from wholesalers.Conversion -Direct mail:1) List of addresses The invisible list, unique to REI Vault. 2) Copy on postcard3) Phone teamSkip tracing, or data stacking, for finding phone numbers for targeted addresses.
