Dr. Mistry and Donna Lee are joined again by NAU Urology Specialists' very own Interventional Radiologist, Dr. Preston Smith! In this episode that should be called "Prostate artery embolization versus varicocele artery embolization," you'll learn what both are and how artery embolization treats them. Prostate artery embolization works sort of like plugging up a dam so blood flow is lessened or minimized to the prostate. This helps shrink the prostate to minimize BPH symptoms or can shrink the prostate to get it ready for a procedure when the prostate needs to be smaller. Varicocele artery embolization is also discussed. Varicoceles can commonly cause testicular pain and contribute to infertility so minimizing them can certainly help reduce the discomfort and pain. Tune into listen to all of the interesting ways this minimally invasive procedure can help so many different issues. Dr. Mistry is a board-certified urologist and has been treating patients in the Austin and Greater Williamson County area since he started his private practice, NAU Urology Specialists, in 2007. Donna Lee has worked with Dr. Mistry since 2017 and is now NAU Urology Specialists' Director of Business Development. She's also a professional standup comedian. We enjoy hearing from you! Season 15, Episode 93 of the Terrible Podcast is now in the can. In this Monday morning episode, Joe Clark sits in for Dave Bryan, who will return for Wednesday's show. Joe and I begin by discussing the Pittsburgh Steelers releasing EDGE rusher Preston Smith. We explain why it was an expected move, if he could possibly return, and the state of the team's outside linebackers now. We then discuss the hire of Scott McCurley to be the team's new inside linebackers coach, replacing the departed Aaron Curry. Joe and I go over McCurley's coaching history, his strong links to Mike McCarthy, and our overall feelings about the hire. Joe and I spend the rest of the show discussing 2025 NFL Draft prospects we recently watched. Joe discusses why Maryland DT Jordan Phillips could be an option for Pittsburgh on Day Two of the draft. He also shares thoughts on Syracuse QB Kyle McCord and if he likes McCord or Ohio State's Will Howard more. I run through the player profiles written in the last few days, discussing Syracuse RB LeQuint Allen's unique traits and if undersized Western Kentucky DB Upton Stout can carve out an NFL role. This 65-minute episode also addresses several other topics, including Joe's thoughts on LB Patrick Queen, CB Joey Porter Jr., and DL Keeanu Benton's best NFL fit. On the Monday episode of the North Shore Drive podcast, presented by Edgar Snyder & Associates, host Christopher Carter welcomes Post-Gazette Steelers insider Ray Fittipaldo to ponder GM Omar Khan's next moves to trim players from his roster to free up salary cap space ahead of NFL free agency next month. Who will join Preston Smith as a cap casualty as the pass rusher was cut late last week? Is Larry Ogunjobi making too much relative to his hefty salary? Did Cordarrelle Patterson do enough on special teams and in the offensive backfield to justify bringing him back? Especially with Najee Harris set to hit free agency? And how will the team handle the case of the injured Cole Holcomb? Could he be cut but brought back at a lower salary? Our duo tackles those questions and more on the defensive side. How can Khan and coach Mike Tomlin bolster defensive line depth beyond Keeanu Benton and Cam Heyward? Should they consider a pending free agent like Milton Williams, who was drafted by assistant GM Andy Weidl with the Super Bowl champion Eagles a few years back? Should they look to the draft with names like Michigan's Kenneth Grant? And how will new ILBs coach Scott McCurley be able to help key pieces of DC Teryl Austin's unit, including Patrick Queen and Payton Wilson?

When a Buyer and Seller enter into the Florida As-Is Contract many times they have a different view of that As-Is means. Buyer's often believe they can ask for credits and/or repairs during the inspection period. Seller's often believe they are selling the house As-Is and they do not have to make any repairs. Often when a Seller negotiates they will agree to a price but want to let the Buyer know they will not negotiate anything during the inspection period. Sometimes this is a declaration from the Seller, and it is not an agreed upon term by the Buyer. The truth is the Buyer's only remedy is to cancel the contract during the inspection period if they are not satisfied. Buyer's will use the threat of cancelling to get a credit or repair or some other term they desire. The fault in any advance agreement to “Not Negotiate any repairs, is that often times the inspection reveals something the Buyer did not know when they went to contract. If the Buyer would never have agreed to the price when they went to contract, it is unreasonable to expect the Buyer to simply ignore this issue. A reasonable Seller would have to consider this new information. How an agent handles these situations is what separates a good agent from a bad agent and a great agent. Matt Ramage aka "that cross eyed Packers guy" is a content creator based in the Green Bay area. Matt went viral on Vine years ago and has consistently made content ever since growing his audience to hundreds of thousands across all the social media platforms. A lifelong Packers fan, he found his niche with fellow Green Bay fans when he started a Packers meme page. As fans started noticing, so did players like Tom Crabtree, Ha Ha Clinton Dix, Kenny Clark, Preston Smith, and more. After connecting with Ha Ha Clinton Dix on Twitter he started making content with him online. Then, when Matt started his podcast, The Matt Ramage Show, Ha Ha Clinton Dix drove to Matt's house to be the first ever guest and record it in person. From there Matt's show and online presence continued to grow and so did his relationship with the team. Since then he's had about a dozen players on as guests, gotten sponsored by midwest brands including Kwik Trip, and even was the celebrity umpire for the Packers annual fundraiser softball game. Don't say anything about him nearly crying when Aaron Rodgers yelled at him for making the wrong call though! In this episode we discuss favorite Packers moments, life lessons from players, getting signed to an agency, interviewing Charlie Berens, making clothes he actually wants to wear, getting roasted online, playing to your strengths, and much more.
On the Wednesday episode of the North Shore Drive podcast, presented by Edgar Snyder & Associates, host Christopher Carter welcomes Post-Gazette Steelers insider Ray Fittipaldo to talk Steelers ahead of a crucial NFL Week 13 matchup against the Cincinnati Bengals. What can coach Mike Tomlin and OC Arthur Smith do to fix the red zone issues that have surfaced the last few games? Or is better execution from key players including Russell Wilson, Najee Harris, George Pickens and Pat Freiermuth the simple answer? Later, our duo turns attention to the defense. Is T.J. Watt doing enough as the pass rush has struggled to get to opposing quarterbacks in recent weeks? Or does he need to do more to lead the group that includes Nick Herbig and Preston Smith in the absence of Alex Highsmith? And how should we evaluate the work Minkah Fitzpatrick has been doing in the secondary? Should he be making more big plays? Or is the way he denies offense wide swaths of the field valuable in its own right?
On his weekly Chipped Ham & Football podcast, Post-Gazette Steelers insider welcomes former Pitt and Cleveland Browns offensive lineman Jason Pinkston to break down the rivals' NFL Week 12 matchup. Do T.J. Watt, Nick Herbig, Preston Smith and the Steelers' pass rush have the potential for a huge night with the Browns navigating injuries to key linemen including Dawand Jones and Jedrick Wills? Can every-down players respect the success a kicker like Chris Boswell is having this season? And what are Pinkston's memories of going up against Steelers legends including Troy Polamalu and James Harrison in this rivalry? Our duo tackles those topics and more.

While Preston Smith's time was done in GB, it truly reveals a systemic issue that Brian Gutekunst has failed to address adding quality defensive lineman specifically at edge rusher for years. And this issue at arguably the most important position on your defense, may be a part of the reason the Packers ultimately can't truly compete to win a Super Bowl this season. We finish by previewing the Bears game, which the Packers should truly dominate on Sunday.

For the second topic, we discuss the immediate success of the two trade-deadline acquisitions with Mike Williams and Preston Smith making a big impact on the game less than a week after joining the roster. We discuss Williams' game-winning touchdown and whether it earned him an accelerated integration into the offense moving forward. "Bleav in Steelers" host Mark Bergin is joined by "Bleav in Ravens" host Matt Trigger to discuss the Pittsburgh Steelers' Week 11 game against the Baltimore Ravens. The guys discussed how the Steelers have dominated the recent rivalry, winning seven of the last eight matchups. The Steelers have been Lamar Jackson's kryptonite. Jackson has a 2-4 record against Pittsburgh. They also talked about Russell Wilson's success in his first three games with the Steelers, and whether the team should offer him a lucrative contract extension in the offseason. Sunday will mark the first time Diontae Johnson will go against the Steelers, his former team. The Steelers will be without edge rusher Alex Highsmith due to an ankle injury. They could get Nick Herbig back from a hamstring injury. Newly acquired edge rusher Preston Smith is also expected to get reps. Meanwhile, Baltimore brings a potent offense but faces challenges on defense, allowing the most passing yards per game in the NFL. Can the Ravens' high-scoring attack overcome the Steelers' second-half dominance, where they've outscored opponents 135-55? On his daily First 10 podcast, Post-Gazette sports columnist Jason Mackey ponders coach Mike Tomlin's resume for NFL coach of the year ahead of his team's NFL Week 11 matchup with the Baltimore Ravens. How much credit does he deserve for a 7-2 start? For decisions that include choosing Russell Wilson over Justin Fields at quarterback? Managing receiver George Pickens? Hiring Arthur Smith as offensive coordinator? Integrating new players including Zach Frazier, Mason McCormick, Mike Williams, Preston Smith, Payton Wilson, Patrick Queen and others into the lineup? And how do his accomplishments compare to those of competitors like the Washington Commanders' Dan Quinn or the Detroit Lions' Dan Campbell? Later, Jason reacts to the Penguins deciding to trade Lars Eller to the Washington Capitals on Tuesday. Why did GM Kyle Dubas decide to make that deal now? Could Rickard Rakell and Marcus Pettersson be the next veterans shipped out in exchange for NHL draft capital? And how invested is Dubas in winning games while stars including Sidney Crosby, Evgeni Malkin and Kris Letang are still on the roster?
Post-Gazette sports columnist Paul Zeise reacts to the day in Pittsburgh sports news. What should the Steelers' new expected win total be after their 7-2 start, with an NFL Week 11 showdown with the Baltimore Ravens looming? Is 11 or 12 a fair baseline now that Russell Wilson has invigorated the offense? Could the additions of Mike Williams and Preston Smith help coach Mike Tomlin's team get to 13 or more wins? What about the continued emergence of guys like George Pickens, Najee Harris and Pat Freiermuth with Wilson at the helm? Paul tackles those topics and more on the Steelers front. Then later, he reacts to the Penguins' decision to trade veteran Lars Eller to the Washington Capitals so early in the NHL season. Is this an early sign that GM Kyle Dubas feels the season is lost? Even with stars like Sidney Crosby, Evgeni Malkin and Kris Letang still on the roster?

And how will the improving health of Nick Herbig and the trade for Preston Smith help the pass rush navigate the injury? Are rookie offensive linemen Zach Fraizer and Mason McCormick ready for the challenge of facing the tough Ravens defensive front? Why has Patrick Queen's play at linebacker been so encouraging it the last few games? Will Russell Wills, George Pickens, Mike Williams and the passing game have a big day against a leaky Ravens secondary?
