Chris Holman welcomes Commercial Properties Retail Team - Carson Patten - Vice President, Retail Advisor Samantha Le - Senior Associate, Retail Advisor, both Martin Commercial Properties, Lansing, MI. Retail had a modest rebound despite closures from national chains. What's behind that resilience? Can you talk about how the backfilling of large-format spaces—like Barnes & Noble and Dollar Tree—has helped buoy the market? What types of tenants are driving new demand—are we still seeing growth in experiential, dining, and fitness categories? How are older or underperforming centers being repositioned or redeveloped to meet current market needs? Send us a text00:00 - Surf's Up 6.10.1This conversation covers three topics. Jörn Schattenberg discusses two papers that suggest an exciting role NITs might play in future prescribing decisions, two executives from LiverRight describe the U.S.'s first virtual liver clinic, and Tom Jobson of Predictive Health Intelligence updates us on how simple analyses of large data bases can identify and motivate high-risk liver patients to visit their doctors. 00:17:30 - Roundtable: NITs might help physicians determine the value of metabolic vs. specific anti-fibrotic effects for individual patientsThe overall theme of this roundtable is "Major Stories and Events of the First Half, 2025." Jörn's contribution is to discuss two papers that use proteomic analyses to determine the degree to which a patient's MASH is driven by metabolic issues as compared to direct fibrotic challenges. Today, when we have only a few drugs, limited NITs and no proteomic tests available for use in practice, these findings point to directions for future research and test development. Over time, providers may be able to prescribe based on the knowledge of h0w much benefit metabolic agents might provide as compared to anti-fibrotics. This may point to step therapy or multi-agent first line therapy, but it is an exciting idea.00:29:50 - Newsmakers: LiverRight opens America's first virtual liver clinic LIverRIght CEO Brandon Tudor and Chief Medical Officer Alexander Lalos join Roger Green to discuss the launch of America's first virtual hepatology clinic. Brandon shares his personal history to explain why providing fast access is so important to him. Alex describes his original motivation to go into Transplant Hepatology and how, over time, his focus has shifted from healing the sick to preventing disease in the first place. They describe how LiverRight works and their successes to date in reducing patients' time from first contact to visit, often from months to days. NOTE: Roger Green is a paid advisor to LiverRight.00:56:44 - Expert: Tim Jobson describes how Hepatoscope is helping the NHS identify untreated high-risk liver patients and bring them to the office for screening. Tim describes hepatoSIGHT, a tool that "allows clinicians to get their hands on the data and to find patients both for treatment and for clinical trials." He describes it as standard in Somerset, UK, now, and proceeds to share new data about the patient experience. This is a unique program in that providers reach out to tell individual patients they should visit the physician based on information found in their medical records. Interestingly, patient response is overwhelmingly positive. Six in ten respondents rated their satisfaction with the process, giving it a mean of 4.8 on a 5-point scale. Tim also shared some preliminary modeling suggesting that sustained use of hepatoSIGHT could increase clinical trial participation as much as 50-fold if trial sites had the capacity to take all these patients. In all, this is a warming, affirming look at whether and how patients know they benefit from what we ask them to do and share. 01:29:58 - ConclusionThe business report discusses the next few episodes and asks who would like to meet Roger at Paris MASH.
On this week's show we ask what ever happened to the Ring Indoor Security Drone and we take a look at the Top Ten Streaming shows for the first half of 2025. We also read your emails and take a look at the week's news. News: DirecTV tests convenient new feature for streaming customers Google Home speaker debacle worsens with more failures Social platforms and streamers battle for the living room What Ever Happened to the Ring Indoor Security Drone? I was thinking about all the cool stuff that had been introduced at CES over the years and remembered one that I really wanted to use, the Ring Indoor Security Drone. It's perfect for those who own a home and may want to check in on parts of it without placing cameras everywhere. So what happened to it? Amazon's Ring Always Home Cam, a $249.99 indoor security drone announced in 2020, remains unreleased with no confirmed launch date. Initially planned for 2021 and showcased at CES 2023, it was part of an invite-only U.S. program, now discontinued. Ring's CEO confirmed ongoing development in 2024, citing challenges with mirrors, windows, and cost. Privacy concerns, technical limitations like a five-minute flight time and inability to navigate stairs, and user frustration on forums suggest delays. A July 2025 report hints at a possible limited release, but Ring's focus seems to have shifted to AI features and other products. This Is The Worst First Half Of A Year For The Dollar Since 1971 The dollar index has gotten absolutely torched since Trump came into office. In fact the carnage has been so thorough, that the last time the dollar got beaten up this good was back in 1971 after Nixon removed the dollar's tie to gold (while of course blaming it on 'the greedy speculators'). So it's not a surprise to see what's happening in gold and silver, and in this morning's show, Vince Lanci puts it all into context. Still on track to crush your 2025 goals? Or has the year felt more like a Super Mario Kart banana peel moment? In this special mid-year review episode of The Stacking Benjamins Show, Joe Saul-Sehy and OG take a pause from the summer sprint to look back at the most impactful lessons, conversations, and themes from the first half of 2025. Whether you're rethinking your budget, fine-tuning your risk tolerance, or just trying to remember where you wrote down your resolutions, this is your nudge to hit the financial reset button—with style. From Alex Hormozi's take on embracing risk and skill-building to JL Collins' wisdom on why buying happiness with money is a flawed formula, this episode pulls powerful insights from our brightest guests so far. We revisit career advice from media powerhouse Bonnie Hammer, dig into intentional spending habits, and reflect on the subtle connection between mindset and long-term success. Oh—and don't miss a moment of Joe and OG's always-wise, occasionally-weird banter as they break down topics like: Why goal setting isn't just for January—and how to mid-course correct before December sneaks up on you. Risk management in real life (not the textbook version). Why mindful consumption isn't about cutting back, but tuning in. What makes retirement joyful beyond the spreadsheets. How your community can be the most underrated part of your portfolio. If you've felt a little off-course—or just want a chance to recalibrate without the guilt trip—this episode delivers practical steps and encouraging reminders to help you make the second half of 2025 your strongest yet. Got goals? Let's reset ‘em. And if not, we've got a few ideas for those, too.
