Bobby Labonte joins Dale Earnhardt Jr. on this week’s episode to dive deeper into the NASCAR Hall of Famers family history, successful career and current racing endeavors. Much of Labonte’s NASCAR career is well publicized but Dale Jr. is curious about the path that led the Corpus Christi, Texas, native to rise from the shadow of his older brother Terry Labonte to assert himself as a NASCAR champion. Dale Jr. along with co-host Mike Davis are shocked to learn that the Labonte racing heritage isn’t rooted in Texas. Find out where their father was raised, how he started racing and what led to him coming to Texas. Bobby’s story starts in his childhood, growing up with a tough dad. Bobby shares the lessons he learned from watching Terry skip school and face the consequences. As Terry began racing in Texas, Bobby was there to watch until the family got barred from their local track. Find out what led them to having to race elsewhere in Texas. Around the same time, Bobby began helping out his brother Terry’s team in the shop. He worked under “Suitcase” Jake Elder and even earned a nickname. May 6, 2020 During this week’s Real Estate Roundup, Steve spoke with Terry Story, a 31-year veteran at Keller Williams in Boca Raton, about what the process of buying and closing on a home sale looks like in the coronavirus environment. How Home Buying All right, so we start with a listed property. Terry explains, “I would have already made videos of the home and taken my buyers on a virtual tour. Then, if they’re seriously interested, I arrange for them to do an actual real-world tour of the property, complete with mask, gloves, and even protective booties for their feet.” Neither the buyer’s agent nor the seller or their agent can be inside the property when the buyer is doing an in-person tour. Social distancing, right? This is far different from the way it’s traditionally done, and it requires some trust. Terry noted that “We’re letting strangers into someone’s home, unsupervised, and the buyer and seller are being exposed to each other—possibly being exposed to the virus.” Terry pointed out that the positive thing about all of this is that the seller can pretty well safely assume that the buyer is a very serious, motivated buyer. Otherwise, they wouldn’t be willing to go through all these obstacles—the mask, the gloves, etc. Terry continued explaining the procedure. “Let’s assume the seller’s agent knows the buyer by now and that the buyer has been qualified—really qualified, not just a pre-qualify. We’re talking about having proof of funds. That means that if the buyer is paying cash, then they’ve got the money in their bank account right now. If they’re financing buying the home, then they’ve been approved for the financing. It’s solid. They have a mortgage loan that’s been approved. The seller’s agent is going to, like, hold the buyer’s driver’s license while the buyer goes into the home, by themselves, for their do-it-yourself tour of the home.” Steve added that getting that mortgage loan approval is noticeably more difficult than it was before the coronavirus hit. For example, because people’s employment situations are more uncertain, the bank is going to check on their income and employment situation not just when they apply for the loan but all the way up to right before closing, right before everybody signs everything and the bank hands over that big check. Mortgage lenders are really just doing their due diligence. It’s just that things have changed, and the reality is that the buyer might have had a job when he first applied for financing, but he might have been laid off before we got to the closing. The lender is going to look at more than just the buyer’s assets or salary; they’re going to dig deeper and find out, for instance, if the buyer is considered to be an essential worker. Terry summed things up by saying that the bottom line is this: it’s an agent’s job to act as a transaction broker. She said, “It’s my job as a listing agent to make sure that I’m bringing people to meet with the seller who is qualified and highly motivated to buy, especially right now.” Getting To The Closing Steve asked Terry to continue describing the step-by-step process of closing the sale. Once a qualified and motivated buyer is brought together with an eager seller, the next step is to come to an agreement on price. At that point, the process pretty much continues like it always has. As Terry explained, “It’s time for an inspection period. But one change is that inspection periods aren’t taking as long as they used to. They’re now typically a week or less, instead of ten days because inspectors just aren’t as busy these days.” The lending process, from the agent’s point of view, is still basically the same, “Except,” Terry said, “that we’re checking on it every few days, calling the lender to make sure the money will be lent in a timely fashion. That could be a potential area of concern when you consider the strain that the coronavirus pandemic is putting on everyone.” Terry explained that, in general, the name of the game is really just staying on top of everything, staying in touch with each party involved in the process to be sure that everyone is still on board. “We need to make sure that everyone still wants to be in on the deal, that everyone is still motivated and working toward the same goal of getting to the closing table. Frankly, we’re communicating more than we ever have before with the other realtor, just to make sure that we’re all still on the same page and that everything’s getting done properly.” Sealing The Deal Staying on top of each stage of the process is critical in preventing the sale of the home from falling through. As the process moves along, the final stage is the closing itself. This is another part of the process that’s changed as a result of the coronavirus. Terry informed listeners that, “Closings can basically be done remotely now. Certain lenders have approval to close on a home completely remotely. The biggest issue is that some documents have to be notarized. But as we deal with more closings in this way, we’re learning how to get things done as smoothly as possible. The title companies are moving toward going completely digital, but if need be, someone from the title company will go out to the buyer to have documents signed. Agents are becoming couriers, doing whatever it takes to get all the necessary documents signed. We’re doing whatever it takes to get the job done and close on the home.” Typically, the agent gets the seller to sign all the documents first, and then they get the documents to the buyer. Some lenders are sending a lot of the documents to the buyers in advance so that at the closing table there are fewer documents to sign. Once payment clears, the agent might have to be a courier once again to make sure the keys to the home get to the buyer. On today’s episode of Brandstorm, we welcome Terry Sweet, an award-winning music composer and jingle writer. Terry discusses the process in putting a brand’s message to music and why certain commercial jingles stick with us forever. Terry SweetHaving performed and written original music since he was a teenager, Terry Sweet spent his early days playing in rock bands. He was especially infatuated with acts like The Bee Gees, The Beatles and others who performed catchy pop songs that the industry dubbed "bubble gum," or upbeat tunes that are specially marketed to a teenage demographic. He entered the world of jingles by way of his friends' recording studio in downtown Milwaukee, where he worked as a session musician during the day and recorded his own material at night. Eventually, the studio lost their main client, and the potential of the studio closing was eminent, until one day, an ad agency called the studio seeking a jingle for Mayfair Mall in Wauwatosa, WI. The studio owners pondered the idea of becoming a jingle company, and offered Terry the chance at writing, recording and presenting the jingle to the agency, with the promise of a full-time job if all went according to plan. The agency loved the song, and since then, Terry has composed, arranged and produced hundreds of radio and television jingles for clients such as Allstate Insurance, Kellogg's Raisin Bran, John Deere, Kraft Foods and more. Locally, he has composed jingles for David Hobbs Honda, Colder's Furniture, 7 Mile Fair, Stein's Gardens & Gifts, and many others. He has also won several national advertising and broadcast awards. What Makes a Memorable JingleTerry believes there is a science behind why great jingles resonate with consumers. A clever melody and message, partnered with an interesting sound or talented singer, can have a big effect. He explains that music is the one form of expression that reaches an intersection within the brain of emotion, intellect and psychology. He points to the feeling we all get when we hear a familiar song and are seemingly transported to another time and place, being able to recall where we heard it, who we were with and how it made us feel. Touching on a positive memory, and then leading the customer to associate that memory with a brand, is the goal of most jingles. Repetition on television, radio or digital also plays a part, as the greatest jingle ever can't sell anything without an audience to hear it. Terry also mentions that from an early age, we can memorize a lot of information when tied to a simple melody. Nursery rhymes like "the Alphabet Song" or "Twinkle, Twinkle, Little Star" are some of the most universally known songs to this day, and are evidence of our ability to recall specific information when coupled with an easy-to-remember earworm. What Comes First: Music or Lyrics?Though every project is different, Terry says most ad agencies have a theme or a specific tagline in mind that they would like a song built around. In the case of Colder's, it was important to have the phrase "Step Up" be the umbrella that all other information would fall under. Terry cites the Colder's campaign as the best he has ever worked on, due to the many variations the original message and tune have taken to promote different holiday sales, like Christmas or the Fourth of July. While some of the information Terry requires before beginning his process seem obvious -- who is the company, what is their product, etc. -- there are other key takeaways that he seeks. These include how the brand wants their name sung (as often there is a technical corporate name that could also be referenced) and what the target demographic is. As Terry tells us, selling sneakers to teenagers is different than selling luxury cars to Baby Boomers, so often the knowledge he has of the required demographic helps shape the musical direction of the jingle. Terry also asks what differentiates a company from their competitors. Is it their friendly staff? Their added convenience? Their affordability? For Terry, the process is more about business than it is about music. His job is to create a vehicle that will attract the attention of a specific target audience, accompanied by music that the audience likes and can relate to, along with a message that is compelling to them. Finding TalentThe community of musicians who consistently work in the studio isn't very large, Terry explains. While there are talented performers all over the world, those that know the advertising business and can sing with a smile or sell an idea through music are the artists that Terry needs. While some stars have recorded commercials after they've had their big break, others did so long before their worldwide success. For instance, Country Superstar Garth Brooks sent Terry his demo tape early in his career filled with songs that would eventually become gigantic hits. They ended up recording a jingle together for John Deere. What's NextTerry enjoys stepping out of the studio and playing for audiences at a few resorts in the area, staying as eclectic as he can and performing everything from classic rock to classical music. "Don't be afraid to struggle. You will become stronger the older you get. Struggle creates something unique and different." - Terry Cook   Being uncomfortable and failing are two things most people try to avoid but Terry Cook embraced this zone. This seems to be an ongoing theme among successful people. Life seems to happen when you play in that zone between being comfortable and uncomfortable. If you're constantly in a state of comfort then no growth occurs. If you're constantly in a state of discomfort then you die at 50 years old of a heart attack. Terry, originally from Spencer, Iowa, wrestled at the University of Nebraska and ranked as high as fourth in the country. He went on to  work in the fundraising industry for 10 years. If you don't know Terry, he's also a pretty damn good golfer. So I'll use golf to paint a picture of this analogy. All golfers shank their shots or miss easy putts but the good golfers do it less. They do it less because they learn from their mistakes. Just like anything in life. Mistakes and struggles HAVE to be embraced because they WILL happen. As Terry points out in the podcast, "Nothing is wrong with suffering a little bit, and earning what you get." Terry was speaking specifically about raising kids to be happy and successful. This is an important point that doesn't get talked about enough. A person cannot appreciate the good if they have not experienced the bad. Ironically, the original definition of "passion" is defined: "The willingness to endure suffering." If your life is filled with actual passion, you will be willing to endure the suffering. You will be willing to fail because you concentrate on the bigger goal that YOU want to achieve. As they say, "A great thing given is never as good as a great thing earned." When you put your heart and soul into a venture it's understandable to feel like you deserve success. Although, just because you work hard at something doesn't mean you deserve anything. This leads to desperation, and desperation can lead to dangerous behavior. Failures and setbacks will occur at every step of the way, small and large. Take a step back and think about why it happened, and then think about how to change it. Because failure isn't fatal, but failing to change might be.

Once upon a time in the world, an individual could raise a family and live a very comfortable life with a high school education. Those times seem to have passed us by, never to return.   All Is Not Lost Miss Robinson, being a native Chicagoan and after having graduated from DePaul University, She set her sites on the corporate world. Several years into her working career, a change of mindset began to brew.  Revisiting some very deep social and family trauma from her childhood drove deep soul searching. The result was acquiring a job away from Chicago in Sunny Florida where things began to click and make sense. Here are a Few Points how to move towards financial abundance. Don't Hustle Backwards Many people figure the right education in the field will land them the perfect job.  From Terry's point of view, this is Hustling backward.  You can only make as much as someone is willing to pay when working for someone else. Finding your niche to generate income and happiness is the key to abundance. Look outside your box. Sometimes you have to look away from your circumstances or remove yourself from the environment to get a better perspective. We become and set our standards to the environment we inhabit. Often a sampling of a totally different experience will help you to grow exponentially. The experience most likely will be very uncomfortable. The long-term gains will outweigh the discomfort. Business owner, not an employee unless you employ yourself. The wealthy of this and most countries are derived from owners, not employees. Look for opportunities aligning with your talents and passion for creating wealth under your terms.  Don't be afraid to ask questions, and take some risk.  Change your mindset to an owner and problem solver, as being a business owner will create freedoms few of your peers can appreciate or afford. Create an independent financial machine, go from Piss Poor to Abundance. Terry Keane is a tutor with Literacy Advance and Nada Hassan is one of his students. She emigrated from Egypt in 2014 and therefore has a lot interesting observations to make about Texan life in Houston. While she had studied English at the University (She has a degree in Egyptology), this was British English and you can imagine that Texans don't sound anything like that to her! She therefore sought out Literacy Advance to learn how to read and write our way. As Terry mentions, the failure rate among the students of Literacy Advance is zero percent. These are motivated grown-ups doing what they must to get ahead professionally and become contributing members of our community. The organization deserves our help. Terry Virts was a NASA astronaut from the year 2000. The Maryland native graduated with Academic Distinction from the United States Air Force Academy in 1989 and has logged over 4,300 flight hours in more than 40 different aircraft. He served as the Endeavour pilot for STS-130 in 2010, and was assigned to Expedition 42/43, where he served as commander for Expedition 43 in 2015. Virts has conducted three spacewalks totalling more than 19 hours and has logged 212 days in space on his two flights. Was previously assigned to the Extravehicular Activity Robotics branch.
