Kurt Dixon is a real estate investor from Austin, TX. He is originally from Jamaica, but moved to Texas when he was a small boy. Kurt heard about Ron LeGrand many years ago from his uncle, and Kurt decided last year to start Ron's program because the terms business made sense to him. He needed something other than doing rehabs in houses or simply wholesaling houses, because he knew he only got a one-time payout every deal. So Kurt decided to learn about terms, because he saw the value in having residual income; it would build wealth and Kurt wouldn't have to deal with tenants. In Kurt's words, “I Saw the Light, it was clear as day that I can build wealth this way for my family and I”. Kurt's first deal took him a while, but he had faith in Ron's system, and it paid off. Kurt was persistent despite obstacles that popped up. In the end he knew that if he followed the system, it would be only a matter of time before he completed that first deal. Kurt is very grateful for that now, obstacles and all. He looks forward to building a very big business and becoming a real estate transaction engineer. This episode is a Behavioral Grooves first: we bring you our first ever joint podcast! Mid-way through the episode the tables turn and our guest interviews us! Our guest is the amazing Kelly Leonard, host of the great podcast called “Getting to Yes, And…” presented by Second City Works and WGN in Chicago. This unique conversation with Kelly, Kurt and Tim gives us a glimpse of the people behind the podcasts. It is a light-hearted, raw conversation scattered with some really personal, touching stories about challenges each of them have faced in their lives. For over 30 years, Kelly has worked at Second City Improv - in all capacities moving up to Executive Vice President.  He's worked with some of the most unforgettable and influential comedians on the planet, such as Stephen Colbert, Tina Fey, Keegan Michael Key, Seth Meyers and Amy Poehler! His book, "Yes, And," received rave reviews in Vanity Fair and the Washington Post.  But what we really wanted to talk to Kelly about was his work as executive director of insights and applied improvisation at Second City. He now co-leads a new partnership with Booth School at the University of Chicago that studies behavioral science through the lens of improvisation. Their mission is to use humor and empathy, interactivity and dialogue, to elevate conversations and inspire people to perform better. Kelly talks to us about what improv actually is. He believes it's fundamentally different from comedy and says many people tell him that improv training changed their life. He likens improv to “yoga for your social skills”!  We discuss Kelly's concept of “Yes, And”. So often as humans, our default setting when asked to be involved with something, is to do nothing or say no. But our regrets are almost always about the things that we didn't do. He describes saying “yes, and'' as a little nudge. And he has some innovative ways of sharing this idea through improv exercises Kelly has discovered that real value is added to the “Yes, And” approach by adding a final step called “Thank You, Because”. Those are the words that help bridge a gap between us and someone else we fundamentally disagree with. By thanking someone for sharing information, their “fear brain” isn't triggered, and they feel gratitude. The “Because” part forces us to find something in what they've said that is true for both of us. We then have some space to stay in the conversation together.  Our conversation with Kelly then flips! Kurt Muller spent almost 20 years working as a print and television journalist in Manitoba and Ontario. New Trends in Secondary Homes, with Kurt Clason Building Materials Industry | Evolving with Building Industry Trends Kurt Clason is the president of K.A. Clason Fine Woodworking, but he has served in many capacities throughout his career. Kurt has been the president of the Maine Homebuilders Association, president of the Lake Region Builders and Remodelers Association, and he spent twenty-four years in the U.S. Coast Guard as well. Kurt is constantly pushing the boundaries of how building materials are used, and he challenges the way the building materials industry operates as a whole. One of the major areas in which Kurt is pushing the envelope is energy efficiency. He is constantly looking for new ways to innovate, increase durability, decrease maintenance, and make his builds more sustainable. There is Inspiration Everywhere As we discussed previously, consumers are becoming significantly more educated about the design and construction processes due to the HGTV effect. But contractors are too. While many people take these television shows at face value, professionals in the building materials industry are using them as a source of new ideas and inspiration. Kurt would love to walk around the tradeshow floor gathering information about the latest building products and technologies, but there’s only so much time in a day, and all he has to do is flip on the TV when he gets home from work. These shows fill in the gaps because, for master craftsmen, there is a lot more to them than entertainment. Technological Proficiency is Key For Kurt, the HGTV effect also means his team can hold relatively pain-free discussions with their clients because the language barrier that comes with complex technologies and processes is eliminated. Part of the reason for this is because contractors have evolved with technology just as consumers have, so there is a lot more common ground. All of Kurt’s team members operate from a cloud-based system, which is a major opportunity for companies in the building materials industry. Kurt is looking for partners who have the same tenacity for innovation and operating efficiency, not companies who hand them written manuals of stone and chisel. Building materials companies with a strong digital presence have a significant advantage. About Kurt Clason Kurt Clason has always been interested in working with wood. Both his Dad and Grandfather had small woodshops in their homes. This love of woodworking continued through high school where he worked with his uncle, while on vacation, building homes. Even while attending the Coast Guard Academy Kurt often did small custom furniture work for customers. The Coast Guard offered him the opportunity of a lifetime by allowing him to specialize in Industrial Management. In this capacity, he oversaw all maintenance, repair, and renovation for the lighthouses off of New England. For 15 years, Kurt managed construction crews doing everything from maintaining the buildings to converting the lights from manual operation to solar control. When he retired from the Coast Guard, he wanted to do something that he was passionate about and would love coming to work every day. Fortunately, he had already been working on the islands part-time, so the decision to go full time was easy. Today Kurt’s company is a small custom woodworking shop dedicated to working with their clients to turn their dreams into reality. They have a full custom cabinet shop to make any kitchen cabinet or built-in that you want in your home. They also work with you to restore what time has done to your island home. This can range from installing new footings, jacking the house back up to re-level, or renovating rooms for a new use. They have installed closets, built exterior showers, renovated outside porches for use as game rooms, replaced decks and other similar work. They also work with your architect or have partnerships with local architects to design the home of your dreams. As a design/build firm, they can also work with you to take your own design into reality. Kurt’s partnerships with local barge companies, plumbers, electricians, and painters allow them to be a one-stop-shop to build the entire house from the foundation to the Occupancy Permit. They keep the product and website “hush-hush” and when they launch, nothing happens.  The cornerstone of a successful launch is building an audience for your product. Share on social media the product you’re developing. Get them to sign up for emails on your website. See if they’re interested in pre-ordering! Kurt shares that the goal is to get a feel for who your customer is. Connect with them as a business owner and a person by sharing everything you’re doing. Only then should you build out a brand and your Shopify store.  Are subscriptions effective or do they miss the mark? Dean and I have noticed that many subscriptions for products tend to completely miss the mark. Or they were a fad (i.e. box of the month) that are dying out. So we asked Kurt point-blank how to package subscriptions effectively. He has ONE rule: anyone who has a consumable good needs to do a subscription.  Kurt also believes you shouldn’t try to sell a subscription to a new customer. However, once they’ve purchased a product enroll them in an email follow-up sequence. You could send them educational content or recipe ideas. Then, in the email sequence, you can offer a subscription for the item(s). Once they’ve gotten a chance to try your product, and your emails are timed correctly, they may very well become a return customer. Keep listening to find out why Kurt believes it’s hard to push subscriptions in other niches.  A better way to run ads When big brands started taking Facebook ads seriously, they began dumping money into the ad medium. When Facebook tightened up ad placement, this drove ad costs up so big brands could easily still afford the cost, but it pushed small businesses out.  You don’t want to waste ad budget and spend hundreds of thousands of dollars to make hundreds of thousands in revenue, only to have little to no profit margin. Kurt recommends tracking your ad spend and making sure you’re getting a 1.5x return on your investment. Instead of throwing money away in generic advertising, he notes that you must get to know your customers and increase the quality of your traffic to increase conversion rate.  The immutable truth of digital marketing Instead of spending your marketing budget on cold traffic, Kurt recommends retargeting warm/hot audiences. If people have interacted with your posts or ads on Facebook or Instagram, target your ongoing ads to them. It’s far less expensive and a better return on your investment Kurt calls this concept the immutable truth of digital marketing: repetition builds trust. 10 touchpoints or interactions with a brand—or more—builds trust and makes the person more likely to become a customer.  Another way to get them in your email funnel is by implementing a pop-up when they leave your site to subscribe to your emails. If your ads on Instagram and Facebook are targeting them AND they’re receiving emails from you, you can gain a new customer in as little as 6 days. On an unseasonably warm Tuesday this past winter, I spent the afternoon with Old Man Kurt Krol, Brian Delaney and young whippersnapper Chris Broome at Howard County's first farm brewery, Manor Hill Brewing. We ate hot dogs. Lots of 'em. Then we drank beer. And then, through a very long conversation, in the back of their brewhouse, the guys confirmed a long-standing suspicion of mine.  There's more than meets the eye when it comes to the team behind the beer at Manor Hill -- especially in terms of experience, personality, and industry expertise and understanding. You just have to take the time to get to know them. So, what did we talk about? Well, quite a bit... The haze craze, and limited releases vs. core drinkers. How demand impacts their ability to be creative. The Golden Girls. Coffee Talk. Old people. We have an awkward moment about Blazing Saddles. Also, a few feelings about Untappd reviews leak into the conversation. How the internet and beer trading has elevated regional styles and breweries. How beers that started movements have faded into the background. Reconciling the importance of replicating and consistency, with one-off success with recipes and limited releases. It's weird how that's changed from, 'Oh, Tröegs is only an hour-and-a-half away,' to 'I can't go there because it's in another state.' I don't think that's a Maryland problem.
