A sewer line inspection, or "sewer scope" is a video inspection of the underground sewer line that connects the home's drain and waste plumbing to the city sewer or the septic tank. Learn more about this on our episode with Jim Krumm. Today, we talk about why it's important to have this be apart of your due diligence when buying a home, or to have this done as a homeowner in order to be prepared and take the necessary actions sooner than later. Home inspectors know Jim Krumm because he teaches so many of us. Now, he's going to teach you! After getting our certification for performing sewer scopes, we had to get this Inspector Celebrity on the pod! The often neglected and forgotten sewer drain serving your home needs to be on your radar as a home owner. It's especially important that you get this inspected when you are looking to buy a house and that's why Jim is here - to tell you why this is such an important part of due diligence. Jim and Michael will also talk a little about what it's been like having a family business that is built to last. This was a fun, off-the-cuff conversation at the end that we hope you stick around for. Sherry Wagman with Costello Real Estate may be new to real estate, but is not new to people. Sherry knows how to take care of people, which is really what being a real estate agent is all about. People may refer to the skills Sherry possesses as "soft skills", but there's nothing soft about them. Sherry and agents like her not only know how to navigate the social and psychological dynamic of a residential real estate transaction, but how to lead people through a stressful time. Flipping a house is so much more complicated than it appears on HGTV and it takes a special kind of person to do it right. Jordan Smith, Realtor and co-owner of Flint + Feather Properties (along with business partner Josh Geddings), and his wife Carmen join us to talk about what goes into flipping a house. We love the way they approach a flip, which is to think of what they would want if they were moving in. It's about quality and the bigger picture with them, not just about maximizing profit. The flip that we discuss most in this episode is their first which is known as "The Beverly Project". To Jordan, Josh, and Carmen this was about more than a real estate investment, this was about bringing value to a neighborhood and community of which they are apart. It was about more than a single house, but about the betterment of Rock Hill, SC. Virtually all houses have attics. Many people across the country have crawlspaces or unfinished basements. How do you take care of these areas as a homeowner? We have some very simple and practical tips to keep you abreast of what's going on in these often forgotten nether regions of a house. It's easy to inspect yourself, but if you really can't stomach the crawlspace or the attic, these areas are cheap and sometimes even free to have inspected. Knowing how to properly allocate resources for home maintenance and additions is key to maximizing value. Of course, the best person to talk to this about is a trusted Realtor. You don't want to risk over-building or wasting money on an addition that won't add much, if any value if you are counting on the extra equity. Thinking of spending $10k on a pool instead of a crawlspace encapsulation? Before you pull the trigger on the pool, find out which of these things will add value that will recoup or possibly exceed the investment you will make. As a home inspection company, we also see a lot of great ways that people have spend very little money on things that make a huge impact on the home. $200 on some great DIY landscaping can earn you a good bit of money at the sale. Intentionality is the main theme here for season 2. To be a successful homeowner, one must be intentional about so many things: how you invest in your home, what purchases you should make or forego, how much of the home's maintenance is DIY vs. Pro-hired, etc., etc. Sarah and Andrew Wilson open the season with a conversation that sets the tone for the upcoming season.
