It was recently July, so that meant it was time for our “Julygantic” series! Where we cover monster movies! Booger Alley! A monster that knows how to make an entrance! Male pattern balding! Alligator flirting! Animal sadness! Suspiciously aerodynamic eyebrows! Multiple examples of bad parenting! An incompetent Police force! A fun giant alligator puppet and actual alligators walking around miniature sets! Plentiful alligator attacks, including the match we've all been waiting for: gator vs. limo! All that and more in this cash grab with character development that somehow succeeds in being a real movie, where the true villain is corporate greed! In addition, the gang shares their spoiler-free thoughts on Hot Fuzz, Tenet, Alan Ritchson's Motor City, and The Long Walk! Episode 551 Nick the Rat Radio gets weird fast — Nick recaps meeting Lavish from Behind the Schemes IRL (and scoring a coveted Casio GBX-100), then spirals through a grab bag of chaos: Einstein's double-cousin wife, a fake(?) Perez Hilton meltdown, a tragic NYC e-bike death nobody's explaining properly, and an AI job interview where Nick trash-talks his old boss to a robot. Add in Hank Green's AI research controversy, Eli Roth's AI-assisted flop, and a rescue-dog-turned-meat-market story out of China, and things only get stranger from there. Then the show goes full body-horror: drug-resistant Candida auris, face-dwelling Demodex mites with no anus, flock camera laser hacks, and a truly unhinged caller segment about K9 steak sauce and pubic hair salons. Nick closes out with NYC's new government grocery stores, the Kalshi gambling lawsuit, RFK's $5 seafood cooking show, and a brewery that lost its liquor license over a "free beer if Trump dies" promo. It's a laidback news night that somehow ends up being the grossest episode in show history — value-for-value, no filter, straight from the sewer. #NickTheRatRadio #DarkSewerNetwork #Podcast #ConspiracyPodcast #WeirdNews #PodcastClips #AInews #CandidaAuris #NYCnews #TwitchPodcast #ValueForValue #SewerRat #StrangeButTrue #LateNightPodcast #NoAgendaTribute #sewerchat A paranoid rat discusses conspiracies, secret agendas, and things they don't want you to know — while playing hand-picked underground music. Leo Young is the founder and managing partner of Cornell Communities, a vertically integrated operator of manufactured housing communities across the Midwest and Southeast. He joins Alternative Investing Advantage host Alex Perny to explain what has changed for anyone buying a mobile home park. Easy acquisitions are gone. The edge has moved to underwriting and operations.Key Points:- Buying a mobile home park starts with separating the income streams. A single global cap rate hides the difference between lot rent and park-owned home rent.- Lenders do not treat those two streams equally. Tenant-owned home income gets capitalized. Park-owned home income is often discounted or excluded, which reduces your loan amount.- Tax reassessment is the most missed line item. Some states reassess your purchase price, which can double, triple, or 5x the bill in a single year.- Infrastructure is the largest expense in most mobile home parks. A private wastewater treatment plant can cost six figures to replace.- Operations now matter more than acquisition. Running a manufactured housing community well is the real edge in this market cycle.Chapters:00:00 Introduction: buying a mobile home park02:55 Who is buying mobile home parks today09:00 Park owned vs tenant owned homes explained16:40 Sewer, utility, and zoning risks to check30:06 What drives mobile home park values39:56 How tax reassessment erases projected returns46:53 Why operations matter more than the dealSubscribe to our YouTube channel and join our growing community for new videos every week.If you are interested in being a podcast guest speaker or have questions, contact us at Podcast@AdvantaIRA.com.Learn more about our guest, Leo Young: https://www.cornellcommunities.com/Learn more about Advanta IRA: https://www.AdvantaIRA.com/ https://podcasters.spotify.com/pod/show/advanta-ira https://www.linkedin.com/company/Advanta-IRA/ https://twitter.com/AdvantaIRA https://www.facebook.com/AdvantaIRA/ https://www.instagram.com/AdvantaIRA/#MobileHomeParks #ManufacturedHousing

Get the free Core Drives in the Wild guide, behavioral design applied to real products: professorgame.com/WildCD Episode Summary Frédéric Guitton, who leads sales and marketing at iTargetGolf after a career across banking, startups, financial services, and investment firms, explains how driving ranges are turning dead space into an interactive, gamified experience. He walks through the company's product line, including the iTarget Night Saber target that connects to Toptracer, Inrange, and Trackman through an API, the in-bay lights that fire when a player hits their target, and the new Cash Cup Golf hole-in-one contest played with RFID balls. Guitton lays out the three levers a driving range has for revenue, why post-COVID golf growth came from entertainment rather than traditional rounds, and how instant feedback keeps a player buying one more bucket. Listeners come away with a working model of physical gamification and a reminder that designing around real human behavior beats asking people to behave better. About the Host Rob Alvarez is Head of Engagement Strategy, Europe at The Octalysis Group (TOG), a leading gamification and behavioral design consultancy. A globally recognized gamification strategist and TEDx speaker, he founded and hosts Professor Game, the #1 gamification podcast, and has interviewed hundreds of global experts. He designs evidence-based engagement systems that drive motivation, loyalty, and results, and teaches LEGO® SERIOUS PLAY® and gamification at top institutions including IE Business School, EFMD, and EBS University across Europe, the Americas, and Asia. Key Takeaways A driving range has only three levers for revenue, according to Frédéric Guitton: sell more balls, sell more food and beverage, or sell the balls for more money. Every engagement decision at iTargetGolf traces back to one of those three. iTargetGolf's first targets were powder-coated metal and looked great, but ball picker staff bumped them and metal does not give, so it bent or broke permanently. The replacement is cut from utility sewer pipe and survives 400 to 500 pounds driving over it. Post-COVID golf growth came from entertainment, not from more rounds on traditional courses. Guitton describes the driving range starting to replace the bowling alley as the family night out, which brings in an audience that never came to practice. The iTarget Night Saber target connects through an API to Toptracer, Inrange, and Trackman ball tracking, so a landed ball triggers an animation within seconds. That instant feedback is Core Drive 2 (Development and Accomplishment) delivered in the physical world. Choosing low voltage over high voltage took permitting out of the install path. A California range that signed in mid-June started its install roughly four weeks later, which turned an infrastructure decision into a sales advantage. Guitton frames the B2B2C tension plainly: the range's success drives iTargetGolf's success, so the company treats itself as a consequence of its customers' results rather than a driver of them. Auckland's biggest and most expensive sewer pipe is officially online, with the council promising fewer overflows and healthier waterways. Watercare says it'll be the backbone of Auckland's sewer system, but some of the ribs won't be built until well beyond 2030. Felix Walton has more.
The $1.66 billion mega-pipe solution to some of Auckland's water woes was officially opened today. Watercare's Central Interceptor tunnel runs for 16.2km from Point Erin in Herne Bay to the Māngere Wastewater Treatment Plant. "What it does is it creates, basically, a new backbone for our wastewater system, and will over time really reduce those overflows that are occurring into our harbours," Watercare CEO Jamie Sinclair told Heather du Plessis-Allan. Grok says: “New York just passed one of the dumbest AI laws yet — a ‘Synthetic Performer Disclosure Law’ that forces advertisers to label AI-generated people in ads… but only if they're random nobodies. Famous faces like Taylor Swift or Tom Selleck? Apparently fine to deepfake. On this episode of Randumb Thoughts, Darren O'Neill tears into the law's ridiculous double standards, its impossible global enforcement on the borderless internet, and why the whole thing reeks of clueless politicians who don't understand technology or basic reality. He also hits China's hypocritical warnings about U.S. AI backdoors, Sam Altman floating the idea of handing the government equity in OpenAI, the $1.4 trillion Meta ‘your app is too addictive’ lawsuit, and Chicago Mayor Brandon Johnson's latest claim that more free housing and groceries will magically end shootings. Expect the usual unfiltered rants on personal responsibility, government overreach, and why ‘won't you think of the children?’ is the laziest excuse in politics. From there, Ian drops the big news that the house contract has finally arrived and been signed, which leads into the usual comparison of how painfully slow the UK house-buying process feels compared to the States. (Lander, WY) – The KOVE 1330 AM / 107.7 FM Today in the 10 interview series Coffee Time continued today with host Vince Tropea, who recently spoke with Hudson Mayor Sherry Oler, who stopped by to chat about the water and sewer utility rate increases that go into effect for the town starting today, July 1. The water and sewer rates will go up $5 each a month, $10 total, for Hudson residents. Mayor Oler said the town has struggled for years with complaints about the taste and quality of its drinking water, despite the water meeting safety standards. After taking office, Mayor Oler requested a Level 1 water study through the Wyoming Water Development Commission, which was completed in 2025. The study identified why Hudson’s water treatment system is expensive to operate and recommended several potential long-term solutions, including exploring a new water source and the possibility of regionalizing water service. A Level 2 study is now underway to look at those options and provide residents with information before any long-term decisions are made. At the same time, the town has faced serious wastewater infrastructure concerns, Mayor Oler explained, adding that Hudson narrowly avoided major failures at its sewer lift station in both 2023 and 2024, including one incident in which a pump nearly failed completely and forced the town to notify the Wyoming Department of Environmental Quality. The town has since secured a free pre-engineering report, presented during a public meeting in April, which estimates that approximately $5.8 million in wastewater system improvements are needed. With only about 277 utility customers, the cost of those projects presents a significant financial challenge, Mayor Oler said, adding that under Wyoming statute, municipal water and wastewater utilities must be self-supporting, meaning user rates must cover operating costs, maintenance, employee salaries, and future repairs in a reserve fund. Mayor Oler said demonstrating that Hudson is making progress toward financial sustainability is also critical to receiving state loans and grants, some of which are scored partly on a community’s willingness to invest in its own infrastructure. To help meet those requirements, the Hudson Town Council approved the rate increase, and the council also approved annual increases at the same level over the next four years, a strategy Mayor Oler said is intended to gradually build the utility funds rather than implementing the much steeper increases recommended by two independent rate studies. You can hear more about the next steps the town plans to take in the full Coffee Time interview with Mayor Oler below. Be sure to tune in to Today in the 10 and Coffee Time interviews every morning from 7:00 to 9:00 AM on KOVE 1330 AM / 107.7 FM, or stream it live right here.
Episode 546 Nick the Rat is back with a second-degree burn on his paw, a burnt-out voice, and zero filter as he dives into a wild grab bag of underground news. This episode kicks off with a chaotic urgent care story, then spirals into the shocking real history of the 1940s US-government-funded Guatemala syphilis experiments — complete with a "leaked" AI-generated Obama apology call that has to be heard to be believed. From there it's a full descent into the sewer: Sony killing off physical discs, RAM companies getting sued for price fixing, mutant poison-resistant mice invading the Northeast, a synthetic biologist claiming she's built self-replicating lab life, and a deranged AI spiritual guide explaining the "real" reason CERN shut down. Plus, catch an all-new Bigfoot Assault segment following a doctor's bloody encounter in the Olympic National Forest, a Dark Sewer News Network report from Jane Hanoi covering haunted Roombas and ghost pétanque balls, and Xindu returning with an unhinged rant about why pets are disgusting. Grab your Ching Wan Hung cream, settle in, and stay moist — it's another unforgettable night on Nick the Rat Radio. #NickTheRatRadio #DarkSewerNetwork #ConspiracyPodcast #Paranormal #BigfootAssault #JaneHanoi #Cryptid #UndergroundRadio #WeirdNews #TrueConspiracy #GuatemalaExperiments #CERNConspiracy #AIConspiracy #LateNightRadio #SewerRat #FringeMedia #ValueForValue #ITM #BrooklynPodcast #ParanoidNormal #sewerchat A paranoid rat discusses conspiracies, secret agendas, and things they don't want you to know — while playing hand-picked underground music. John's working to be a positive force, recognizing it's all in the giving not how it's received. He wishes all the dads out there a happy Father's Day, and wonders if a bag of mulch is as heavy as the Stanley Cup.
