The Vacation Rental & Airbnb Mastery podcast has been a game-changer for me as an Airbnb host. I stumbled upon this podcast six months ago and have been hooked ever since. The practical tips and advice shared in each episode have been instrumental in helping me successfully run my Airbnb business. The information provided is always current and relevant, which is a huge plus. I am grateful to have found this valuable resource.
One of the best aspects of this podcast is its wide range of topics. Each episode focuses on a different aspect of the vacation rental and Airbnb industry, making it easy to pick and choose episodes based on your specific needs or interests. Additionally, the episodes are relatively short, making them convenient to listen to at any time during the day. The host, John, is extremely knowledgeable and offers fantastic insights that can benefit both seasoned hosts and beginners alike. I have learned so much from his podcasts and continue to gain new knowledge with each episode.
Another wonderful aspect of this podcast is its practicality. The tips and advice shared are actionable and can be implemented immediately into your hosting strategy. I have taken copious notes while listening to these episodes, and they have helped me make important decisions regarding my listings, marketing tactics, decoration ideas, and more. This podcast truly provides useful information that goes beyond just theory.
One potential downside of this podcast could be its brevity. While I appreciate the concise format that allows for easy consumption, there are times when I wish certain topics were explored in more depth. For example, marketing tricks for preserving and maintaining the business could be covered more extensively in order to provide a deeper understanding of effective strategies.
In conclusion, The Vacation Rental & Airbnb Mastery podcast is an invaluable resource for anyone involved in the vacation rental or Airbnb industry. The podcast offers practical tips that can help enhance your hosting skills without requiring a significant time commitment from you as a listener. John's expertise shines through in each episode, and the information provided is always relevant and up-to-date. I highly recommend this podcast to anyone looking to improve their hosting game or expand their knowledge in this industry.

Big changes with VRBO's cancellation policy and Premier Host ProgramIf the host cancels a booking 48 hours before the stay, they will be charged 50% of gross booking value — that's the most harsh penalty. If it is canceled between 30 days to 48 hours prior, the penalty is 25%; prior to 30 days, the penalty is 10% with a minimum of $50. Hosts can get a waiver for unavoidable cancellations, such as those attributable to natural disasters. Vrbo confirmed that, for now, only hosts in the U.S. will face the penalties. Updates to eligibility requirements for the Premier Host program will start January 2024. The new requirements aim to make the program more exclusive, by only admitting hosts with an average overall rating of 4.4+, those whose initiated cancellation rate is less than 1%, and those whose booking acceptance rates are 95% or higher. Booking.com has a hard time delivering payouts to vacation rental hostsEuropean hosts are hardest hitThis is on top of years of broken promises and instability with their payment infrastructureThey have had tons of technical difficulties, communication failsThey sent this message to hosts this summer… “Payout for reservation check-outs between 28 June – 19 July will be processed by 24th July 2023 in one consolidated payment. Regular payout schedule is expected to resume by 27th July 2023.”“Payout for reservation check-outs between 28 June – 19 July will be processed by 24th July 2023 in one consolidated payment. Regular payout schedule is expected to resume by 27th July 2023.”Hosts actually voiced their concern because ON the payment date - no payment to be found - then Booking changed their tune and said ok - new date August 4A lot of hosts have thousands of dollars stuck in Booking's financial system. While expenses have to be paid TODAY, booking is making hosts wait until tomorrow…A huge issue here is that booking.com is not really doing much to fix this - not really showing responsibility and this creates more distrust - hosts who are impacted, do not feel they can rely on the platform Is booking.com insolvent? Well no, they have a diversified company - this is more of an issue with their financial infrastructure - this is mainly a tech issue more so than a finance one.Comparison to other platforms: Airbnb and VRBO have generally done better with their payout recordsConnect with Me: john@vacationhomehelp.comThis episode is brought to you by the Vacation Rentals with John Newsletter my very own email newsletter every Friday that features 4 bullet points highlighting cool things I found this week in the short term rental world including apps, books, tech, new hacks, tricks, articles, and other weird but interesting short term rental stuff of value that I stumbled upon. My reaction to the Business Insider Article "After an unpredictable summer, Airbnb and Vrbo operators are deciding if the headaches of hosting are worth it"Key highlights:Airbnb and Vrbo demand is strong this summer, but a glut of supply continues to pinch hosts.
