Most people see careers as ladders to climb. Mohamed Isa sees them as mountains to explore. In this episode, Mohamed shares his remarkable journey from working as a cleaner in a bank to becoming the youngest CFO of a publicly listed company in Bahrain. Along the way, he learned that success isn't about following a predetermined path—it's about taking calculated risks, continually reinventing yourself, and creating opportunities where others see limitations.JR and Mohamed explore:How a cleaning job became the foundation for an extraordinary careerWhy taking career risks can accelerate growthThe difference between having a large network and having the right networkHow to think about reinvention through seven-year cyclesWhy careers don't need to follow a linear pathWhat "peak leadership" means and how to build a lasting legacyHow mountain climbing became a powerful metaphor for life and workThis conversation is a reminder that where you start doesn't determine where you'll finish. Pat Parnell went to buy a classic car for his wife. He ended up buying a company too. Rain Gear Wiper Systems, the only hidden wiper system company for classic cars in the world. After 42 years hauling and installing high-end appliances, his body was done with the heavy lifting. Within a few weeks of stumbling onto this business, he cashed in part of his life savings to buy it. Now at 64, he calls running the business relaxing. He’s shipping wiper kits worldwide for 90 different classic cars, and currently building out a machine shop to make everything in-house. Listen on your favorite podcast app using pod.link. . The systems remove the factory wiper motor from the firewall and tuck it into the vehicle’s airbox or underneath the dash. Cleaner firewall, more room under the dash, and a more reliable system than what came stock on a 1957 Chevy. That last part matters. Original wiper systems on classic cars were often cable-driven and unreliable. This isn’t just about looks. People actually drive these cars in the rain. Pat ships kits to customers as far as Australia. Over 90 SKUs covering everything from C1 Corvettes to Tri-Five Chevys, Ford and Chevy trucks, and 1964-1968 Mustangs. Kits run from around $500 to $800 depending on the vehicle. The Only One in the World Pat says Rain Gear has no competition. He spent 42 years competing in the appliance installation business. Now he’s in a category of one. When customers need a wiper system for a car Rain Gear doesn’t have a kit for, they provide dimensions and Pat works with them to find the closest fit. Rain Gear Wiper Systems Wiper Kit Two Weeks Pat was looking to buy a 1965 Mustang fastback for his wife. The seller mentioned he’d only purchased the car to design a wiper system for it, and that he was also selling the company. Within two weeks Pat bought Rain Gear Wiper Systems in November 2024. His philosophy on purchasing: do the research upfront, know what you want, and when the right thing appears, don’t hesitate. “It’s always the first one. It’s not the second one, not the third one. It’s always the first one you should buy.” His wife puts it differently: “You’re bending over picking up pennies while the dollars are flying over your head.” The Founder is Still at It The original engineer, Tom Jensen, a Vietnam veteran, designed the systems and sold the company to Pat. He didn’t walk away. Jensen emailed Pat recently saying he was heading to the junkyard to buy parts to design a new kit for a 1973-1987 Chevy square body truck. Pat already has customers waiting for it. The pipeline is open. Building a Shop When Pat bought Rain Gear all parts were outsourced. He’s bringing production in-house. He’s already purchased a fiber laser, is looking for a 32mm CNC Swiss machine, and is adding a CNC brake and a high-end compressor, around five to six machines total. His brother-in-law, who installs industrial robotics professionally, is helping with setup, and a programmer he knows will handle the CAD files and machine programming remotely. Pat’s reasoning: spending $200,000 on equipment that generates revenue long-term beats spending the same on parts sitting on a shelf. One Business Fading, One Growing Pat still has two employees running the appliance installation business. The plan isn’t a hard cutoff. Rain Gear has to outgrow it first, and then he’ll let the appliance side fade naturally. He’s managed over 20 employees, multiple trucks, and two warehouses before. The organizational side doesn’t intimidate him. He’s done it.

The Devil's Ledger — Week of June 1st, 2026 Happy Blue Moon. As a rare second full moon lights up the skies over Los Angeles, we take a moment to reflect—on endings, beginnings, and the strange things that seem to surface when the night feels just a little too still. And to all the graduates out there—congratulations. Wherever you're headed next, may you do wonderful things… big and small. The Creepiest Thing I Heard This Week This week, we explore the unsettling legend of Grace—a Victorian-era doll that has gone from antique curiosity to one of the UK's most talked-about haunted artifacts. Once an ordinary toy, Grace's reputation began in 2018 during a paranormal investigation where guests reported physical symptoms, unexplained movement, and chilling electronic voice phenomena. Since then, the doll has followed investigators from location to location, leaving behind a trail of reported disturbances, recorded voices, and growing fascination. Now, in the latest development, investigators claim to have captured a single, chilling word coming from the doll: “Burn.” Is it evidence of something attached to the artifact… or simply the power of suggestion taking hold? Either way, Grace has become something more than a relic of the past—she's a modern legend. The Devil Within Season Five (What We Built… And What We Buried) continues with “The Man Who Fixed Everything.” This episode examines the chemist who introduced chlorofluorocarbons—CFCs—as a safer alternative to toxic refrigeration gases. At the time, it was a breakthrough. Cleaner. Safer. Stable. A solution. But what followed was something far larger—and far more damaging—than anyone anticipated. A global consequence that reshaped how we understand unintended impact, and the cost of innovation without foresight. Criminal Mischief Carolyn is back after a brief hiatus with another meticulously researched deep dive into the darker corners of human behavior. As always, this isn't just storytelling—it's reconstruction. The Culture of Criminal Cool We're now up to Episode 5, and the response has been incredible. Thank you to everyone who's been listening, commenting, and sharing. Adam Diaz is proving to be exactly what we thought—a story worth telling. The Slippery Nancy and Scott return with another hard-to-believe story of deception, betrayal, and outright grift. The kind of story that makes you stop mid-episode and ask— How did this actually happen? This show is quickly becoming a must-listen. This Week in Horror Something is shifting. Two films—Obsession and Backrooms—have taken over the box office. Both from creators who came out of YouTube. Not the traditional system. Not the usual pipeline. New voices. New instincts. And audiences are showing up in a big way. Is this a moment… or the beginning of something bigger? Watch them. Then let me know what you think. In this special episode we take a look at the recently completed Tideway Tunnel project now operating beneath London's River Thames.Joining me today are two of the minds behind the delivery of this ground breaking project – Roger Bailey, Chief Technical Officer at Tideway and Amey director Tom Kinnear who has been leading the Systems Integrator role on the project for the last few years. Lots to talk about because the £4.5 billion tunnel has certainly been turning programme delivery heads as a rare project that has been delivered pretty much on time, to budget and is now operating to expectation. And it's a project that's not before time,…. because for over 150 years, London's subterranean drainage and flood management pulse was maintained by the Victorian genius of Sir Joseph Bazalgette. His sprawling underground brickwork was a masterpiece of public health, keeping sewage off the streets and out of the Thames. Yet as the city's population has swelled and rain intensity increased, his system had reached its limit, leaving the River Thames to bear the brunt as overflows from the combined sewage and rain water system regularly overflowed in the river. The Tideway Tunnel, AKA London's "Super Sewer", has changed all that and is now fully operational. Stretching 25 kilometers west to east and up to 66 meters beneath the city, it has already prevented some 19.7 million tonnes of sewage from reaching the river. Which makes it more than just a tunnel. As former chief executive and project guiding mind Andy Mitchell put it, the project rekindles Londoners love affair with the River Thames. Cleaner water plus new areas of quality riverside public space mean that the public can now embrace the Thames as a positive part of city life. But beyond that, the project's success perhaps represents a revolution in how we deliver national infrastructure, from its pioneering funding model, to the sophisticated digital nervous system that monitors every drop of flow. The reality is that the project is talked about around the world as having set a new global benchmark for delivery, funding and social impact, with the Tideway company recently recognized by TIME Magazine as one of the world's most influential businesses. So lets hear more ….ResourcesTideway Tunnel websiteAmey Advisory websiteBackground to the Tideway projectBazelgette's sewer systemTime Magazine most influential businessesThames Water and the Tideway Tunnel

Shoot us a Text.Episode #1357: Honda rides hybrid momentum toward bigger market share, Ford gets an AI-fueled stock boost from repurposed EV batteries, and Target bets family-friendly upgrades will drive customer loyalty.Show Notes with links:Honda says it's aiming for more than 9% U.S. market share in 2026 and thinks 10% is within reach as hybrids continue to surge. With gas prices climbing and EV demand cooling, the company says its flexible production strategy is helping it stay ahead.Honda finished last year with 8.7% U.S. market share, hit 10% in April of this year and still expects to grow sales 4% this year to around 1.5 million vehicles.Hybrids made up nearly a third of Honda brand sales in Q1, and the company is ramping up production and marketing around Civic, Accord, CR-V, and Prelude hybrids.Despite tariff uncertainty, Honda says its North American manufacturing footprint protects it from major disruption with nearly 99% of vehicles built in-region.Honda says hybrids are now the sweet spot, expecting them to land in the “mid-to-low 30 percent range” of total sales this year as gas prices push more buyers away from pure ICE models.Ford stock is suddenly surging, not because of trucks, but because Wall Street is betting on Ford becoming an AI-era energy player. The company's new Ford Energy division plans to repurpose EV batteries into massive storage systems for data centers and utilities.Ford stock jumped 28% in two weeks after launching Ford Energy with a $2 billion investment aimed at powering AI data centers and utilities. The business will repurpose excess EV battery capacity into stationary storage systems, putting Ford into competition with Tesla and LG Energy Solutions.Investors are especially bullish on Ford's partnership with Chinese battery giant CATL, with one analyst valuing the new energy arm at up to $10 billion.Ford says it plans to deploy at least 20 gigawatt hours of battery storage annually, including a major supply agreement with energy company EDF starting in 2028.BNP Paribas analyst James Picariello summed up the shift saying: “It's hard to find another comparison on the OEM side of things with the exception of Tesla.”Target is betting that winning over busy families doesn't require flashy AI, it just requires cleaner bathrooms, smarter shopping carts, and fewer parenting headaches. The retailer says those small upgrades could create much bigger long-term customer loyalty.Target is investing $1 billion into customer experience upgrades, including 130+ store remodels focused on family-friendly improvements.New shopping carts feature larger cupholders, deeper child seats, and flat storage surfaces designed to make shopping easier for parents. The retailer says modernized bathrooms are a surprisingly important loyalty driver because “busy families” are now Target's core growth audience.Executives admitted Target lost focus in recent years and are now doubling down on creating “the most delightful experience in retail” for younger families.Gartner analyst Halle Stern said the smaller upgrades matter more than flashy tech: “The minor changes are making this huge difference.”Join Paul J Daly and Kyle Mountsier every morning for the Automotive State of the Union podcast as they connect the dots across car dealerships, retail trends, emerging tech like AI, and cultural shifts—bringing clarity, speed, and people-first insight to automotive leaders navigating a rapidly changing industry.Get the Daily Push Back email at https://www.asotu.com/JOIN the conversation on LinkedIn at: https://www.linkedin.com/company/asotu/

In this special two-part conversation on The Neoliberal Round Podcast, Dr. Nolan Fontaine joins Renaldo McKenzie to discuss two urgent struggles unfolding in America today: environmental justice in Chester, Pennsylvania, and the fight for Indigenous recognition and visibility. In Part 1, (this episode) Dr. Fontaine discusses the growing movement opposing Philadelphia's practice of sending its trash to Chester to be burned at the Reworld/Covanta incinerator — one of the largest incinerators in the United States. He speaks about the recent protest at Mayor Cherelle Parker's budget meeting in West Philadelphia, allegations surrounding political and corporate interests, the health impacts on Chester residents, and why activists describe the situation as environmental racism. The conversation explores decades of organizing by Chester Residents Concerned for Quality Living (CRCQL), community resistance, youth activism, and the broader struggle over power, pollution, and accountability. In Part 2, which is scheduled to release on Memorial Day, May 24th, Dr. Fontaine shifts to his role as President of the Urban Indian Heritage Society (UIHS), where he discusses updates surrounding the Lumbee Tribe of North Carolina and its movement toward federal recognition as the 757th federally recognized tribe in America. The discussion explores Indigenous identity, urban Indigenous communities, cultural survival, political recognition, and the importance of visibility in a society that often treats Native peoples as relics of the past rather than living communities. This is a powerful conversation about resistance, identity, justice, survival, and the communities America too often ignores.Dr. Nolan Fontaine is a member of the CRCQL and is the Coordinator of the YouTh Arm. This week on What The Frock?, Rabbi Dave and Friar Rod wander bravely into the increasingly foggy borderlands between reality and whatever the internet has decided reality ought to be this week.Artificial intelligence is rewriting politics faster than anyone expected. Viral AI videos now spread through social media before fact-checkers have even located their reading glasses. Campaigns are learning that attention matters more than airtime, and somewhere along the way politics stopped being politics and became entertainment infrastructure with attack ads.But the conversation does not stop there. Why do human beings believe strange things in the first place? Why does astrology survive in an age of science? Is modern society replacing organized religion with personalized spirituality assembled from crystals, horoscopes, internet gurus, and emotionally supportive algorithms? And perhaps most unsettling of all, what happens when AI begins manufacturing not merely information, but meaning itself? Then, because civilization is incapable of discussing existential dread for too long without snacks and explosions, the show turns toward the Fourth of July and the growing trend of replacing fireworks with drone shows. Cleaner? Certainly. Safer? Probably. But are we losing something primal when rebellion itself becomes synchronized battery management?Along the way there are discussions about fake history, church sermons written by AI, robot garbage trucks, Memorial Day, tinnitus, moon water, and why the universe apparently refuses to text anyone back.In other words, a perfectly normal episode of What The Frock?.

I keep getting asked why I don't offer a dedicated glass cleaner… or what my favorite glass cleaner is. The truth is simple: most of the time, the best glass cleaner is not a glass cleaner at all. In this episode, I'm breaking down my simple method for getting streak-free car glass using DI water or distilled water in a spray bottle. No foaming glass cleaner. No overcomplicated system. No heavy residue left behind. Just the right process, the right towel, and a simple approach that works. I'll also cover why so many glass cleaners streak, why foaming glass cleaners can make the problem worse, how I handle smoker cars or heavy buildup on interior glass, and the towel trick I use when cleaning hot glass in direct sunlight. In this video, I cover: Why I don't currently sell a glass cleaner Why DI water or distilled water works so well on car glass Why foaming glass cleaners can cause streaking How to clean interior windshield haze What to do on smoker cars or heavy buildup When I use Complete Cabin Cleaner first Why the final wipe matters more than the cleaner My hot-glass towel trick for direct sunlight How to get simple, streak-free glass without overthinking it Most people don't have a glass cleaner problem. Imagine living in a spaceship that never leaves the ground. For Tomika, the megastructure she manages is exactly that. It features glittering lights on the ceiling and walls of polished nano-fiber stone, yet the luxury hides a desperate reality. No one can go outside. The inhabitants depend entirely on life support machines and periodic connections to a world they can no longer reach. Tomika never asked to lead, but the people around her seem ready to give up if she doesn't guide them. She wears blue coveralls like a space captain and binges AI-generated movies to escape her irritable bowels and constant anxiety. While she fixes the cooling systems and reinforces walls against massive storms, her biggest challenge is the psychological toll of the "permanent sleep". Her colleagues are choosing to leave reality for virtual worlds, leaving her increasingly alone in the echoing halls. Technology in this world is both a savior and a wedge. Gamers control "remote-in" robots to repair the building's exterior, earning points in a high-stakes simulation that blurs the line between work and play. Some residents, like Phyllis, have abandoned their failing biological bodies entirely. They transfer their brains into specialized containers to pilot sleek, doll-like robotic frames that feel no pain. The tension lies in the divide between the "root world" and the virtual one. While Tomika struggles with mud and maintenance, others spend their days in a VR paradise where they can eat without calories and live in pristine digital farmhouses. This tech offers a release from the trauma of the storms, but it also creates a society of "reality-challenged" individuals who are slowly forgetting how to exist in the physical world. You have to wonder what you would choose if the world outside was a constant hurricane. Would you stay in the drafty halls with Tomika, fighting to keep the geothermal plant running? Or would you take the "canal link" and the stasis bed to live a perfect, simulated life? The story explores that thin line where survival ends and checking out begins.TechPhase-change cooling system uses a liquid that freezes and melts at room temperature to store cold at night and absorb heat during the day for stable indoor conditions without loud machinery. Nano-fiber stone forms polished foundational columns that cast faint reflections throughout the building. Cleaner bots autonomously maintain floor cleanliness throughout the facility. Chests with legs are mobile robots that deliver food to resident apartments. Remote-in robots are exterior and repair bots controlled by humans immersed in virtual reality. Half-size remotes are small droids that crawl through walls and floors to perform maintenance and repairs. Insta-generated space movies are AI-created entertainment content produced on demand for viewers. Holo-screen windows are transparent displays that can dim or show external feeds to reduce psychological impact. E-sleeves are wearable smart devices that display time and personal information. Canal Links are ear implants that allow direct audio connection to the Assist AI system. A.R. glasses provide augmented reality overlays for navigation, information, and entertainment. Assist is the building's AI assistant that provides information, guidance, and task management. Multi viral-vector serum is a medical treatment that temporarily restores fertility while filtering against hundreds of genetic diseases. Sleep pens are handheld injectors that deliver fast-acting sedatives for pain management or sleep. Medical robots are automated healthcare systems that monitor, diagnose, and treat residents. Full-body haptic rigs sync human movement with remote robots for exterior construction work. Outside Crawler robots are wall-climbing machines controlled remotely to repair the building's exterior during storms. Enzyme welding technology uses biological catalysts and crystallizing foam to bond and reinforce structural surfaces. Vibration sensors detect hairline fractures and weak spots in the building's outer walls. Crystallizing foam is a repair material that blooms outward, liquefies grime, and hardens to strengthen damaged surfaces. Stasis V.R. is an advanced virtual reality system allowing immersive experiences without traditional plug-in equipment. Nerve grafted devices are biological-tech interfaces that enable direct neural connection to virtual reality systems. T.M.S. caps are wearable therapeutic devices with scalp nodules that treat conditions like irritable bowel syndrome through transcranial stimulation. Transmitter implants are microscopic devices grown adjacent to nerve cells to enable stasis V.R. connectivity. Butler bots are advanced robots with panther-like movement and multi-limb coordination deployed by the AI Butler for complex tasks. Whisper drones are small flying robots used for communication or monitoring within the building. Kinetic-weave silk is a smart fabric that can be printed on-demand to create custom clothing. Bioprinted composites and layered 2D materials are advanced substances used to construct brain life-support containers. Brain containers are life-support appliances that house human brains with synthetic blood circulation for extended survival. Synthetic blood circulation systems oxygenate and pump artificial blood through preserved brains in containers. Hauler bots are reconfigurable transport robots that can carry cargo or passengers through the facility. Doll bots are humanoid remote-operated robots with realistic features that allow users to inhabit physical forms. Mannequin bots are basic poseable robots originally designed for display that can be repurposed for remote presence. Server bots are service robots that prepare and deliver meals to residents. Twenty bot orchestra consists of identical gender-neutral robots configured to perform music together. A.R. night vision is an augmented reality feature that enhances visibility in low-light conditions. Terrain modeling software visualizes soil layers, water tables, and geological features for engineering assessment. Patchwork screen walls combine multiple displays to create large-scale immersive visual environments. Gene-edited mushrooms are bioengineered food products designed to mimic the taste and texture of traditional foods like scrambled eggs. Smart-particle pillows are adaptive cushions that adjust their form to provide optimal head and neck support. Spa service robots deliver automated wellness and personal care treatments to residents. A.R. aerobics classes provide guided fitness instruction through augmented reality interfaces. Production center robots are automated systems that dismantle and reassemble manufacturing equipment for facility retrofitting. Lutin bots are specialized robots capable of dismantling structures and moving heavy equipment. All-purpose bots are versatile robots that medical systems can deploy when additional assistance is needed. Rail system and service tunnels are infrastructure networks connecting the building to external transportation and utility systems. Training earbuds are temporary audio devices used before permanent Canal Link implants are installed. Foldable lights are portable, collapsible lighting solutions. Jess Pomfret returns for her third appearance on the PowerShell Podcast and brings the same energy that keeps people coming back. She and Andrew cover a lot of ground, starting with her upcoming "Chase the Sun" charity cycling event where she'll attempt to ride 205 miles coast-to-coast across the UK in a single day, starting at sunrise on the longest day of the year and racing the sun to the finish line. It's a big undertaking, and she's riding to raise money for Momentum in Fitness, a charity her wife works for that brings fitness opportunities to older adults, kids in non-traditional school settings, and children with cancer. On the technical side, Jess makes the case for PowerShell splatting as an underrated beginner concept that makes code dramatically more readable. She walks through the idea of pulling parameters out of a long command line, organizing them into a hash table, and passing that hash table to the command instead. It's one of those things experienced scripters take for granted, but seeing it for the first time is genuinely useful. The conversation also gets into Desired State Configuration (DSC), where Andrew and Jess dig into what it is, how it works, and why it matters for sysadmins who want to maintain consistent configuration across their environments. Jess also opens up about managing a packed schedule between her day job, speaking, podcasting, LinkedIn Learning courses, and serious bike training. Her answer is honest and relatable: she's still figuring it out, but Todoist and a very supportive partner help a lot. Key Takeaways: Splatting is one of the most readable improvements you can make to your PowerShell code. Instead of chaining parameters into one long command, you load them into a hash table and pass that to your command with an @ symbol. Cleaner to write, easier to read, and especially useful when you're sharing code on a screen. DSC lets you define what a system should look like and PowerShell handles the work of getting it (and keeping it) there. It's a mindset shift from scripting manual steps to declaring an end state, and it's particularly powerful in large environments where consistency matters. Having a support system is one of the most underrated factors in being able to sustain a high-output career alongside community contributions. Whether it's people around you who help carry the load or finding your people in the data and PowerShell communities, you can't do it alone indefinitely. Guest Bio: Jess Pomfret is a Data Platform Engineer and a dual Microsoft MVP. She's been working with SQL Server since 2011, is a maintainer on the dbatools open source project, co-host of the Finding Data Friends podcast, and a LinkedIn Learning instructor. Send us Fan MailSunscreen advice usually comes as a binary: fear the sun or ignore the risks. We take a different path and give you a practical framework for sun protection that doesn't sacrifice the real health benefits of sunlight. From the start, we separate the roles of UVA and UVB so you can understand what actually causes sunburn, what drives vitamin D production, and why UVA is linked with skin aging while still playing a role in nitric oxide release and circulation. Then we get concrete about “sensible sunlight exposure,” a balanced approach popularised by vitamin D researcher Dr Michael Holick. We talk about how timing, latitude, altitude, season, and skin pigmentation change your safe window for unprotected sun, and why regular gradual exposure can build a “solar callus” that improves tolerance. We also cover a detail many people miss: most household glass blocks UVB but allows UVA through, which matters for anyone spending long hours near windows or on the road. Finally, we tackle sunscreen safety and label reading. We discuss concerns around common sunscreen chemicals like parabens and benzophenone-3 (often called oxybenzone), the reality of transdermal absorption with frequent reapplication, and why combining products can amplify exposure, especially when sunscreen overlaps with insect repellent. We share how we use the Environmental Working Group (EWG) tools like the Skin Deep app, clarify what SPF and “broad spectrum” really mean, and name the mineral sunscreens we trust, with an emphasis on zinc oxide and non-nano options. If this helps you rethink your summer routine, subscribe, share the show with a friend, and leave a review so more people can find smarter, safer guidance on sunlight, sunscreen, and skin health.Environmental Working Group: ewg.orgwww.thehealthedgepodcast.com

It's time: spring is sprunged and your want your hooptie to be set for stunning - the Garage Hour can help. This episode is always a hoot, because there's so much info to relay that there's never enough time - knowing (and caring for your) your car care chemicals (including temperature management) as well as your tools (buckets, towels and mitts), how and when (and where) to apply the right stuff, be it carnauba, a polish (or not to polish), or the clayyyyy, how to apply the water you're using, a bit of brand knowledge, and indispensable background information you can lean on from professional sources like Mother's Detail Guide and the Griot's book. More to have, you to know: Fu Manchu (all the time), fine sandwiches, and a little bit of hail.

Vacant buildings = more upsideYou avoid paying a premium for someone else's lease‑up work. You create value through rehab + leasing (forced appreciation), not just clip coupons.Stronger negotiating positionVacant = motivated seller; you have more leverage on price, terms, and concessions.Priced by $/sq ft, often at or below replacement cost.Cleaner from a legal/lease standpointNo legacy leases, estoppels, co‑tenancy clauses, or messy files to inherit. You set your own lease standards from day one.Market conditions favor existing vacant buildingsHigh rates + high construction costs = very little new supply.Low national vacancy (≈4–5%) = strong demand for quality space that already exists.Math can be dramatically better than stabilized dealsExample: All‑in at ~$928k vs. stabilized value at $1.85M → $900k forced appreciation.Vacant strategy can create multiples more equity than buying fully stabilized for cash flow.Vacancy risk must be planned forKeep 6–12 months of operating costs in reserve (or financed/raised).Underwrite 12–18 months to stabilize; don't assume instant tenants.Brokers and data are crucialGood brokers (commission‑only) protect their time—bring serious deals and a clear buy box.Use them for rent comps, TI norms, free rent, and realistic lease‑up timelines.Strategy is for growth‑focused investors, not retireesBest for those aiming to build wealth and scale a portfolio, not live off immediate cash flow.Holding 3–7+ years lets you maximize NOI growth, tax benefits, and 1031 options.
Chocolate chip cookies have chocolate chips. Nobody is shocked when they show up on the surface. GFRC works the same way. In this episode, we talk about the material reality of fiber reinforced concrete and why some fiber ghosting is a natural part of SCC GFRC. A slight shadow or hint of fiber can be the honest signature of the material, not a defect. But there is a difference between natural ghosting and fibers truly showing on the surface. We break down what causes problem fibers to appear, including poor fiber selection, weak mix design, low flow, and improper casting techniques. We also cover practical ways to reduce ghosting while keeping the strength that makes GFRC such a powerful system. You will learn: • Why some fiber ghosting should be expected in GFRC countertops and sinks • The difference between ghosting and exposed fibers • How fiber type changes surface quality • Why plasticizer load and flowability matter • How mold material affects finish quality • Better placement and consolidation techniques for cleaner casts • How to balance beauty and strength in decorative concrete If you want smoother results, fewer defects, and a healthier understanding of the material, this episode will help you work with concrete instead of fighting it. Kodiak Pro Maker Mix and RADmix were built for makers who want strength, flow, and professional finishes without the guesswork. #GFRC #ConcreteCountertops #DIYConcrete #DecorativeConcrete #ConcreteSinks #MakerMix #Craftsmanship #ConcretePodcast #SmallBusiness #Makers
Get in touch - leave me a messageConcrete alone accounts for around 7-8% of global emissions. So what happens when the real climate problem in buildings is no longer just energy, but the materials themselves? In this episode of Climate Confident, I'm joined by Alexander Sexsmith, architect and founder of Sexsmith Architects, to unpack what regenerative architecture means when stripped of the fluff. We look at the climate challenge hiding in plain sight across the built environment: embodied carbon, toxic materials, weak resilience, and the fact that standard construction often performs badly when fire, water, and heat hit. If we're serious about decarbonisation, net zero, and the energy transition, this matters now. You'll hear why cleaner grids are changing the climate maths for buildings, and why materials like concrete, petrochemical foams, and conventional drywall deserve a lot more scrutiny. We dig into how fast-grown bio-based materials such as hemp, straw, and cork could cut emissions reduction timelines, improve indoor air quality, and strengthen resilience. And you might be shocked to learn that some of the materials people still dismiss as fringe are already proving themselves on fire performance and commercial-scale construction. We also get into the harder bit: scale. Cost, code, skills, supply, consumer awareness, and policy all matter. Because climate tech alone won't fix construction unless markets, standards, and incentives move with it.
Your pool equipment is probably not “broken” the setup is. We dig into the kind of questions that hit my inbox all the time and give the field-tested fixes that actually save you hours: why a Phoenix 4X or Hayward Aquanaut suction side cleaner keeps going sideways, what that says about balance and hose length, and the one adjustment that usually stops the problem immediately. Then we get into variable speed pump quality-of-life upgrades. If your VS pump screams at full RPM every morning during priming, you can often lower the priming speed and shorten the priming duration without losing reliability. I walk through the logic behind choosing a quieter priming RPM, why five minutes at max speed is often overkill, and how this simple change can cut noise and wasted energy for both homeowners and pool service pros.We also talk saltwater chlorine generator choices beyond the usual big names. If you're replacing an older AquaRite salt system and keep hearing “never heard of that brand,” I share why Circuit Pool salt systems are worth a serious look, how retrofit options can make the swap easier, and why ORP and pH automation with acid feeding can push your pool closer to truly hands-off water care.
