Canada's rental market—often the earliest signal of stress or recovery in real estate—is undergoing a meaningful and potentially structural shift. In this episode, insights from frontline operator Keaton Bessey reveal a market that is not simply cooling, but recalibrating under the weight of supply, policy, and changing demand dynamics.After more than two years of consecutive rent declines in Metro Vancouver, the data points to a clear trend: this is no short-term correction. Rents began falling in early 2024 and have continued to slide, with expectations of further year-over-year declines through 2026. While this may appear to improve affordability on the surface, the reality is more complex. Lower rents are not being driven by rising incomes or increased prosperity, but rather by weakening demand, population stagnation, and a surge of new supply entering the market. As Bessey aptly frames it, affordability is improving “for all the wrong reasons.”At the core of this shift is an unprecedented wave of construction. Nearly 16% of Metro Vancouver's existing rental stock is currently under development, with tens of thousands of purpose-built rental units and investor-owned condos set to complete over the next several years. This influx is already reshaping landlord and tenant behavior. Investors—once a dominant force—have largely stepped back, while existing owners are being forced to accept market rents that often fall short of their financial expectations.For many landlords, the decision is no longer about maximizing returns, but minimizing losses. Some are holding properties with negative cash flow, unwilling or unable to sell at current prices. Others are exiting the rental market altogether, particularly owners of lower-quality or “accidental” rental units such as basement suites, which are increasingly becoming economically unviable. The result is a subtle but important transformation: while supply is rising, the overall quality of rental stock is improving as weaker assets are removed from circulation.Institutional players, meanwhile, are facing a different set of challenges. Highly leveraged purpose-built rental projects—many financed under aggressive lending programs—are struggling to achieve lease-up targets. Incentives like free rent have become widespread, but often fail to solve the underlying issue: rents are simply too high relative to market demand. In some cases, even newly completed buildings are facing distress, with low occupancy and insufficient income to service debt.Looking ahead, the trajectory of the rental market will hinge on two critical forces: population growth and supply absorption. With immigration currently subdued and construction pipelines still active, downward pressure on rents is likely to persist in the near term. However, Vancouver's enduring global appeal—its geography, lifestyle, and economic positioning—continues to act as a long-term stabilizer.The conclusion is clear: Vancouver's rental market is not collapsing, but evolving. How do you rebuild an entire industry that most people accept as slow, fragmented, and frustrating? In this episode, I sit down with Dan Lifshits, co-founder of Dwelly, to explore how AI is being used to rethink the rental market from the inside out. What struck me most in this conversation is how Dwelly isn't approaching property management as a software layer you simply bolt on. Instead, they are acquiring rental agencies and rebuilding the operating model itself, embedding AI into every workflow, from tenant communication to maintenance coordination and rent collection. It is a very different mindset, and one that challenges how many businesses think about digital transformation. Dan brings a fascinating perspective shaped by his time competing in high-growth environments at companies like Uber and Gett. We talk about what those years taught him about scaling complex, operational businesses and how those lessons now apply to one of the largest and least digitized sectors in the economy. There is a clear parallel between ride-hailing and rentals, both are fragmented, both rely on two-sided marketplaces, and both have historically depended on manual processes that struggle to scale. As Dan explains, "long-term residential rentals ticks very similar boxes" to ride-hailing, which makes it ripe for reinvention. We also spend time unpacking what an AI-powered rollup actually means in practice. This is where the conversation becomes particularly interesting for founders and business leaders. Rather than selling software into traditional businesses and hoping for adoption, Dwelly takes control of both the operations and the technology. That allows them to redesign workflows, remove bottlenecks, and deliver a more consistent experience for landlords and tenants alike. The result is a model where a single operator can manage hundreds, even thousands, of properties with a level of service that would have been impossible just a few years ago. Of course, there are bigger implications here too. If this model works at scale, it raises questions about how many other service industries could be rebuilt in a similar way. It also highlights the growing role of venture-backed rollups, particularly with firms like General Catalyst backing this approach as a new investment category. But it is not without challenges. Changing operational behavior, integrating acquisitions, and maintaining service quality while scaling fast are all complex problems that cannot be solved by technology alone. This episode left me thinking about where the real value in AI sits. Is it in the tools themselves, or in the willingness to rethink how a business actually operates? And if AI can transform something as established as property management, which industries are next in line for the same kind of reinvention? I would love to hear your thoughts. Canada's rental market experienced a dramatic shift in 2025, with vacancy rates rising to 3.1% nationally (the highest in a decade) due to record-high rental construction meeting slower population growth and reduced immigration. This has flipped the market from landlord-favored to renter-favored, with landlords now offering incentives like free months of rent to fill units. Vacancy hit 3.7% (highest since 1988), with landlords competing for tenants for the first time in a generation and offering significant incentives. Calgary maintained a balanced 5% vacancy despite adding 11% to its rental stock, thanks to strong interprovincial migration and employment. Despite rising vacancies, national rents increased ~5%, with landlords raising rates on existing tenants, and affordable units remain scarce. According to an Atlanta-area broker, the metro area has seen a negative net migration - meaning more people are moving out than moving in. That’s in addition to new data that says Atlanta is now among 39 metro areas that recently flipped from being an affordable place to buy a home to being a place where it’s now cheaper to rent. New figures from the Residential Tenancies Board are stark: the number of eviction notices issued by landlords in the third quarter of this year increased by 35 per cent on the same period last year.This at a time when rents have never been higher.The reason given most frequently by landlords is that they are selling up.
