A Clare short term let host is warning this county's industry is still facing serious uncertainty ahead of new regulations coming into effect at the end of the year. The Department of Tourism has confirmed that all short-term let hosts will be required to register their properties with Fáilte Ireland between December 1st and 31st. It means many providers will have to meet new regulations to secure planning permission, while short-term lets will be restricted in towns like Ennis and Shannon where the population is above 20,000. Property owners who provide short-term accommodation lets across Clare, Limerick and Tipperary gathered at a meeting in Limerick last night to press local TDs and councillors for clarity ahead of impending rule changes for the sector. The gathering took place ahead of a nationwide meeting in Buswells Hotel, Dublin next Tuesday, February 24th, and followed last week's Government decision to tighten regulations around short-term rentals. Proposed changes include restricting short-term lets in towns with a population of more than 20,000, those properties must be planning compliant and mandatory registration with Failte Ireland. Sally-Ann Barrett spoke with Airbnb Host Lorna Cahill to discuss how these changes may impact herself and other hosts, she also spoke to Fianna Fáil TD Cathal Crowe and Fine Gael TD Joe Cooney about their thoughts on the matter. A Clare Airbnb host says she feels unfairly scapegoated for the wider housing crisis. Miltown Malbay mother-of-hour Lorna Cahill has spoken of her experience as a small-scale host in the Oireachtas Joint Committee on Enterprise, Tourism and Employment. The committee is currently reviewing the Short-Term Letting and Tourism Bill which was approved by the Government in April and requires hosts to register their property with Fáilte Ireland if they are letting it for 21 nights or less. Lorna says her property isn't suitable as a long-term residence.

It's claimed new short term letting rules coming into effect from today will have a detrimental impact on Clare's tourism. Following the Government's move to designate the full country a rent pressure zone, short term lets will now be required to apply for special planning permission to continue to operate as normal. It will leave thousands of Airbnbs in rural areas operating illegally this weekend, while in April cabinet signed of on a law that will eventually restrict short-term lets in areas where the population is above 10,000. Ennis AirBnB Host Barry O'Driscoll has been telling Clare FM's Daragh Dolan that tourism here cannot survive with short-term lets.

Starting a service business on the side is one of the fastest ways to build extra income. It's flexible, low-overhead, and you can probably start with skills you already have. “I had a lot of drive underneath me," Abbey Ashley told me, about starting her service business back in 2013. "I was super pregnant and I hated my job so much,” Abbey started offering her services as a virtual assistant, and connected with her first clients at local networking events in Washington, DC. My the time her maternity leave was up--just a few short months--Abbey had booked enough work to not have to go back to that job she hated. On top of that, she only had to work 20 hours a week to do it, and could work from home. There are almost no barriers to entry to starting a freelance service business, and the startup costs are minimal. (All Abbey did was make business cards for networking.) In fact, it was a service business, a house painting business in my case, that was one of my first entrepreneurial adventures. Over time, Abbey scaled her virtual assistant business from just herself at $20-30 an hour, to her own little virtual agency, to $75 an hour and up for some specialized work.
