When we break down who's buying real estate in New York City right now, the picture becomes very clear — and it's not driven by first-time, entry-level buyers. Older Millennials are leading the charge. These are buyers in their late 30s and early 40s who delayed purchasing, built careers, and are now entering the market with intention, stronger balance sheets, and a long-term view. Right behind them is Gen X — buyers who are often trading up, buying for space, schools, or multigenerational living, and making highly practical decisions. And then you have Baby Boomers, who remain a powerful force in NYC.
