Engel & Cabrera Present Boroughs & 'Burbs, the Real Estate Review
Boroughs and Burbs Season 6, Episode #230 asks a simple question with big consequences: why does the right partner matter so much in design, development, and luxury real estate? Daniele Busca of Scavolini and Tim Rooney of Jeffrey Beers International join us to discuss how trusted partnerships turn vision into value. From Italian kitchens and baths to hotels, restaurants, residences, and branded spaces, the best outcomes depend on collaboration, communication, execution, and shared standards. A great partner understands the client, protects the design intent, solves problems early, and elevates the final result. This episode looks at why materials, craftsmanship, project management, and hospitality thinking all matter, and why choosing the right team may be the most important design decision of all.

On Boroughs and Burbs Season 6, Episode #230, “The Home Photo Test,” we look at the pre-listing fixes that matter most on camera. Ed Quinlan, President of Chem-Dry, joins us on carpets, rugs, and soft surfaces. Chris Seman, President of N-Hance Wood Refinishing, explains how cabinet color, finish, and condition shape kitchen impressions. Nathan Willard, President of The Patch Boys, adds the wall and ceiling repair perspective, where bad patches often jump out in photos. This is a practical “before you list” conversation about what buyers actually see first, what sellers overlook, and which targeted updates deliver the biggest visual impact without full replacement.

Danielle and Andre help us understand where buyers are moving, what sellers need to know, and how pricing, inventory, taxes, schools, and transportation shape decisions across the state. A black bear near Flat Rock, a massive water main break in northern Oakland County, and one of Detroit's most talked‑about restaurants changing course all add up to a busy epsiode. We start with Norris History Month updates and a few fun picks, from Deluxx Fluxx and SPKRBOX to a Mother's Day dinner at Bar Pigalle in Brush Park. Then we dig into reports of a possible black bear sighting in southern Wayne County, what the DNR says to do if you see it, and why "you cannot knock out a bear" no matter what social media tries to tell you. There's a days‑long water outage and boil advisories after a 42‑inch main ruptured in Oakland County, what it says about aging infrastructure across Metro Detroit — and why sprawl is making the bill for repairs so steep for a region that hasn't actually grown in population since the 1970s. And finally, news that Marrow is consolidating into its Eastern Market location and leaving West Village and Birmingham, what that means for the restaurant scene, and the business reason why some "regional play" concepts end up gravitating to greater downtown. If you're dealing with the outage, seeing the development shifts up close, or just have thoughts on where this region grows next, let's hear from you! On Season 6, episode #234 of Boroughs and Burbs, we dive into one of the most important trends shaping today's built environment: adaptive reuse. Joined by Bob Diamond of Diamond Law Center, we explore how outdated office buildings, retail spaces, and industrial properties are being transformed into residential and mixed-use assets. As cities grapple with shifting work patterns and housing shortages, adaptive reuse offers both opportunity and complexity. Bob breaks down the legal frameworks, zoning hurdles, and regulatory challenges that can make or break these projects. From feasibility to financing, we examine what it takes to unlock value in existing structures—and why adaptive reuse is becoming a cornerstone of urban redevelopment.
In this episode of The No Boundaries Podcast, Javito and Welly F. get into the exhausting state of social media discourse, rage bait, public hot takes, and why people seem so willing to embarrass themselves online for engagement. The conversation moves through double standards in celebrity criticism, the way people judge athletes and entertainers, personal style, adulthood, gatekeeping, and the importance of letting people live without forcing everyone into the same box. The episode also takes a sharp turn into the Spirit Airlines conversation, touching on corporate mismanagement, public bailouts, crowdfunding, travel becoming more expensive, and why people should think harder before defending companies that made poor decisions. As always, the discussion is blunt, funny, opinionated, and fully committed to the idea that everyone should do what makes them happy, as long as it does not harm anybody else.
