Job Openings Remain hard to fill: As noted across the board through the AGC Survey, nearly all participants mentioned the challenges they are faced with when it comes to filling jobs with qualified workers. 2. Opportunities Are Coming: Even as others believe the economy may be slowing down, there is reason for optimism. Data Centers and Manufacturing Plants are continuing to pop up at a high clip along with infrastructure projects such as Solar Fields and Battery Plants. The expectation is that these projects will not slow down and if anything, are only gaining momentum. 3. Costs Should Stay Consistent: The market is looking to stabilize and should provide some level of comfort when it comes to project costs. The only outlier in this would be transformers and switch gear, so contractors should plan accordingly to accommodate for those needs specifically. Kathy Bostjancic, chief economist at Nationwide, says in The Big Interview that the economic data showing that both the economy and inflation are running hotter than expected is going to force the Federal reserve to make some moves that are more likely to trigger not just a recession but a harder landing for the economy. Bostjancic says the Fed has plenty of reason to keep tightening and the markets are starting to price in a bigger rate hike for the March meeting; if February economic data shows continued economic heat, the central bank's response could be the catalyst for a more protracted downturn. But not all economists agree with Bostjancic -- or with each other for that matter -- as shown when Ken Simonson, chief economist for Associated General Contractors of America discusses the latest Outlook survey from the National Association for Business Economics, released today and showing that there is no strong consensus for how the current situation will play out. Plus, Kyle Guske of New Constructs puts DoorDash in the Danger Zone, noting that it's a zombie stock already well down from 2021 peaks but likely to deliver a second helping of losses as it sinks to a very low fair value. And Stan Haithcock, 'Stan the Annuity Man' joins Chuck to answer a question about a listener's pending pension-versus-annuity decision.

Kevin Mahn, president and chief investment officer at Hennion & Walsh, says investors should be deciding their current course based mostly on their reactions to current conditions. He believes that the worst is behind us in terms of the pullback in stocks, record-setting inflation and the hawkishness of the Federal Reserve, which has him expecting better days ahead and positioning to take advantage of them, but he notes that investors who disagree  and who are still uncomfortable and losing sleep at night should own up to their risk tolerance and be building in more downside protection to their portfolio now. One group that does not necessarily agree with Mahn's optimism is the National Association for Business Economics, which today released its October 2022 Economic Outlook Survey; Ken Simonson starts today's interviews talking about just how pessimistic the economists are and how bad they foresee conditions getting in the recession that most of them foresee for the end of the year and the start of 2023. Also on the show, David Trainer of New Constructs puts Twitter and Netflix in The Danger Zone, noting that the two big name companies are showing street estimates that he considers out-of-whack with reality, making them likely to suffer an earnings miss when quarterly numbers come out soon and, in the Market Call, Christopher Zook of CAZ Investments discusses thematic investing and finding growth at a reasonable price now.

Surprise Workforce Surge for Builders!The construction industry is reporting good news about the worker shortage. The Associated Builders and Contractors group says there's been a surge of workers returning to the industry, and the workforce size is almost what it was at the start of the pandemic. But even with that progress, the workforce gap is still an issue. (1)Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review.The Labor Department says the industry added 60,000 jobs last month, in February. Nonresidential construction added about 29,000 of those jobs for an annual increase of 3.9%. Residential construction added about 31,000 jobs for an annual increase of 4.5%. That brings the total number of construction workers to 7.6 million but the industry still has many positions to fill. The unemployment rate for the construction industry is currently at 6.7%. That's almost twice the rate of unemployment for the population in general, which is running at 3.8%.State Data on Construction JobsIf you break the data down into states, the Associated General Contractors of America says that construction employment is ‘higher” than pre-pandemic levels in 29 states and “lower” in 21 states, plus Washington, D.C. According to that organization, some states are still reporting record low employment numbers for the construction industry. (2)The association's chief economist, Ken Simonson, says: “The scramble for workers is likely to drive wages and overtime costs even higher at the same time rising materials prices are cutting into already tight margins.”Although the worker shortage continues, the February numbers are a good sign. ABC's chief economist Anirban Basu says: “Bottom line: The U.S. economy is charging into the post-pandemic world with significant momentum, and nonresidential construction is part of that story.” He says there's evidence that “contractors have had a somewhat easier time filling available positions recently” and that “supply chain issues have improved slightly.”National Construction Workforce GapAgain, that kind of scenario will vary from state to state. And there is still a dire need for construction workers across the U.S. ABC estimates that the industry needs another 650,000 workers to help the industry catch up with housing market demand. But Basu believes that 2022 will be a strong year.Of course the impact of the Russian invasion of Ukraine is a big variable. That is pushing prices higher for some things, like gas, and causing new supply chain issues. Basu also points out that the government won't be spending as much money this year, despite plans for infrastructure upgrades.AGC of America CEO Stephen Sandherr says that construction firms will have to pass along additional costs and that developers “should not be punished for failing to foresee a Russian invasion, spiking oil prices and soaring inflation when preparing public works bids.”Rapid Workforce GrowthSo there are still headwinds from various directions but there are also signs of optimism. Another segment addresses Federal work increasing by 37% due to the new Infrastructure Bill, and an industry outlook as a result. Ken leaves us with three takeaways stemming from his report. 1. If you're optimistic, you're in the right frame of mind. It appears there will be quite a pickup in non-residential construction work and continuing activity on multifamily. 2. Expect a lot of volatility in prices. With that, it's essential to be nimble about when to buy and how to bid. 3. Be prepared for a long-term scramble to find workers you need to retain and the ones you want. Retaining and attracting top talent is undoubtedly a big takeaway. Ken leaves our listeners with his recommended action item, to invest in making your workforce nimbler and more aware of doing the job. It starts with the CEO ensuring that the workforce is more aware of other ways of doing business, being safer, and helping workers feel most comfortable and enthusiastic about doing their job in the first place. Contractors have been struggling with a worker shortage that began with the Great Recession, and then was made worse by the pandemic. If one worker on the job site gets sick with the virus, the entire project can be stalled for at least 2 weeks. And now, things are becoming even more complicated as more clients are wanting all workers on their property to be vaccinated. But many available workers are pushing back. Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review.Getting the job done has been tough for contractors dealing with supply chain shortages, rising prices for the materials, and permitting issues. Add to it that the number of new coronavirus cases hit a 7-day daily average of 166,000 on September 1st. According to data in the New York Times, the case count has come down a bit since then but is still above 152,000. Some healthcare professionals are predicting another surge this month because of the Labor Day holiday and social gatherings, while others are saying that the Delta variant moves fast and furious and will be gone as quickly as it came.Chicago-based developer, Josh Stark, told Construction Dive that worries about the high case count right now could further impact construction and the slow supply chain recovery that's been haunting the industry. He says that we're seeing suppliers come back online, but if those cases turn into more hospitalizations or deaths, then those businesses might have to shut down again.Vaccine Hesitancy Among Construction WorkersWhile many different companies nationwide are mandating certain precautions for workers, including vaccinations for those who want to go back to work in the office, Construction Dive reports that more than 40% of construction workers say they will not get vaccinated.A construction safety nonprofit out of Maryland called The Center for Construction Research and Training says that vaccine hesitancy among construction workers runs much higher than other occupations. A graph in the article shows most occupations are dealing with a vaccine hesitancy percentage of 15% which is about 25% less than the construction's 40%.This is a problem for contractors who have clients demanding that anyone who steps foot on their property be vaccinated. Kyle Peacock of the San Francisco-based Peacock Construction says he started getting vaccine mandates from his customers in just the last few weeks. He says: “All of our healthcare clients are doing it, but we've also had a couple office tenants that said they're only going to let vaccinated people into their offices.”Job Site Mandates for Vaccinated WorkersThere are some vaccinated workers who only want to work with other vaccinated employees, which is creating concerns about a labor shortage that could worsen in the coming months. Ken Simonson of the Associated General Contractors told Construction Dive that employment levels are already below their pre-pandemic peak in 36 states.An opinion piece in Construction Dive by a New York-based contractor says the industry is already dealing with high prices for materials, appliances that are difficult to find, and a shortage of workers. And now, the construction industry has to add a Covid-problem-solving issue to his list. He says: “Construction workers are, at their core, a hardy, headstrong, self-sufficient group.” And he added that “They leave their homes daily and travel substantial distances, carpooling and ride-sharing. They stop at delis, lumber stores and home goods stores." That makes them more exposed to the potential of catching the virus and spreading it than those working from home.Risk of Further Impact to Worker ShortageThere are many, many strong opinions as to why people should or should not get the vaccine, and why the do or don't want it. We won't go into those reasons here. What's important for real estate investors to understand is how this situation may affect our industry. If 40% of construction workers are not planning to get vaccinated, will there be a further shortage of workers over the next few months or years if more job sites require it? Fewer workers would put more downward pressure on an already short supply because fewer homes could be completed without workers. Rusty Vanneman, chiefinvestment officer at Orion Advisor Technology, says that if your asset allocation and investment plan were appropriate prior to the global pandemic, they remain appropriate and proper today, meaning that most investors should not be changing their holdings much in the middle of current troubles, even as they look for opportunities going forward. Vanneman believes that there will be superior economic growth when the viral economy ends, which should lead to value stocks and small-cap stocks -- two areas that were lagging the market pre-crisis -- becoming leaders. Also on the show, Ken Simonson discusses results from the latest National Association of Business Economics survey, where wide-ranging results show how hard the current situation is to analyze, Phil Haslett of EquityZen discusses the initial-public offering and pre-IPO markets, and David Trainer of New Constructs says that certain research efforts are undermined by the economic shut-down, creating problem areas for investors who rely on those numbers.
