UK Property Market Weekly Report - Week ending Sunday, 17th September 2023 Despite the doom-mongers and economic obstacles, the UK property market has built on last week's rebound from its typical August Bank Holiday downturn. The fly in the ointment is overvaluing. Estate Agents are still overcooking the suggested asking prices of many new properties coming on the market. In the weekly YouTube Show this week, special guest Bryan Mansell and Chris Watkin talk about how the number of UK properties on the market for sale has increased by 88.5% in the last 20 months (343.3k on 1st January '22 to 647.2k on 1st September' 23), yet the number of sales has dropped by 20.1% in the same time frame. The 2023 running weekly average of £432,261. · Price Reductions: 24,874 price reductions were seen last week, the highest weekly number since June 2018. The 2023 running weekly average is 19,842. · Average Asking Price of Properties Being Reduced: This week's average asking price of reduced properties dropped almost £13k to £415,972. The 2023 running weekly average of £402,704. · Number of Properties Sold (Gross Sales): Gross sales increased from last week's Gross sales figures. Total number of gross sales in the UK last week was 20,647. For comparison, the 2023 running weekly average is 21,841 weekly sales (stc). · Average Asking Price of Properties Sold STC this Week: The average asking price of the properties selling last week was £341,026. The 2023 running weekly average of £357,608. · Sale Fall Throughs: Sale Fall Thrus dropped significantly last week to a 27.64% sale fall thru rate (Sale fall Thru Rate % is the number of sales fall Thrus for the week expressed as a percentage of Gross Sales for the week). The 2023 running weekly average is 25.49% (although, don't forget, in Q4 2022, the average was North of 38%). The seven-year long-term average is 24.3%. · Net Sales This Week: Net Sales jumped by 4.82% from the week before to 14,940 (and that's off the back of an increase of 17.35% from the week before that). The November Art of Reading book club features Colm in conversation with writer Tom McCarthy about Elizabeth Bowen's novel The Last September. The Laureate says “This is another novel set during the Irish War of Independence. Just as Martina Devlin's book is about solitude and introspection, this centres on a house party, scenes filled with chatter and strange silences, things unmentioned and unmentionable. And in the background are the insurgents, the sense of impending doom.” Thomas McCarthy was born in Co. Waterford in 1954 and educated at the local Convent of Mercy and at University College Cork. He was a Fellow of the International Writing Programme at the University of Iowa in 1978/79. He worked for many years at Cork City Libraries, mainly working in the Lending Section of Cork Central Library before he withdrew to write fulltime in 2014. He has won many awards for his poetry, including The Patrick Kavanagh Award, the Alice Hunt Bartlett Prize, the O'Shaughnessy Prize and the American-Ireland Funds Annual Literary Award. His tenth collection of poems, Prophecy,was published by Carcanet Press in 2019. A former Editor of Poetry Ireland Review and The Cork Review,his latest book, Memory, Poetry and the Party: Journals 1974-2014, is published by The Gallery Press, Ireland. Elizabeth Bowen was born in Dublin in 1899. An only child of Anglo-Irish descent, she was educated in England and spent her summers at Bowen's Court in County Cork. She was a short-story writer, novelist and essayist. Her first book, a collection of stories entitled Encounters, was published in 1923 with the help of Rose Macaulay of the Bloomsbury Group. The Hotel (1927) was her first novel. Her most highly regarded and well-known novels, The Death of the Heart (1938) and The Heat of the Day (1948), were set in London between the World Wars and during the Blitz. Her novel The Last September (1929) recounts the history of Bowen's Court and is set during the events that preceded Irish independence. She was awarded the CBE in 1948 and received an honorary degree from Trinity College Dublin in 1948 and from Oxford University in 1956. The Royal Society of Literature made her a Companion of Literature in 1965. She died in 1973.

The new original Play ‘2 days In September' is the story of the Rineen ambush, where a British Army convoy was ambushed by Mid Clare Brigade of the IRA. The aftermath of the ambush saw the revenge sacking, looting and burning of the villages of Ennistymon, Lahinch and Miltown Malbay by the Black and Tans on September 22nd & 23rd, 1920 This week's world premiere of a new original play will be held in The Attic Theatre at Hotel Doolin on June 30th at 8pm. What is delayed gratification?  Back in the 1970's a psychologist named Walter Mischel performed an experiment on children to monitor their behaviour.  He placed a marshmallow in front of them and told them if they didn't eat that marshmallow by the time he came back in the room, they could have two.  You may have seen something similar doing the rounds on social media with parents trying a temptation test on their children.  The idea behind the experiment was to see if the children could resist having something pretty good right now, to gain something even better in the future.  That's delayed gratification.  Here's what to expect on this week's property podcast episode  Believe it or not, delayed gratification plays a part in investing today. It means having money now, and not spending it so your life can be better in the future.  So in this week's episode The Robs are going to share some real life examples of why it can be damaging not to delay gratification, and are also sharing their thoughts on how you can do it more successfully.  In these real life examples we'll hear about one family who spent every penny they had coming in.  They would buy fancy cars, live in a big house, go on expensive holidays, but they didn't have a savings pot for a rainy day.  On the other hand we have a guy who's worked hard for eight years and sometimes thought about giving up. But he didn't, he persevered and now he has his 10th property and is financially independent.  How can delayed gratification affect your property investment dreams?  Unfortunately, the majority of the country works like the first example.  We want everything handed to us, we want things quicker and we want them now. A lot of us aren't willing to wait for the things we want, we're a pretty impatient generation.  And of course, social media can play a big part in this. You may see someone on social media that's living out your property investment dreams, or it at least looks that way. But it might not actually be true.  Sometimes your ego can get in the way of this. You may feel like you're in competition with other people who are doing the same thing as you. And that's where your downfall will be.  So, how can your ego and delayed gratification affect your property investment dreams?  Tune in to find out.   In the news This week we've got two news stories for you that we couldn't not talk about.  The first is ‘Boris Johnson plans 95 per cent mortgage scheme'. In the latest conference a few weeks ago Boris Johnson seemed to put property at the top of the agenda and introduced generation buy.  In a nutshell, this seems to be a rebranded Help to Buy scheme trying to encourage mortgage providers to offer 95% mortgages.  The second news story we wanted to share is ‘House prices soar by 7.3% in September' from the Halifax. This is the steepest annual increase since June 2016 according to their latest index. It's absolutely bonkers that this is happening during a pandemic and we'll certainly be going into more detail on this in the market update in a few weeks time.   Hub Extra For Hub Extra this week we've got a quote that ties in pretty well with today's podcast topic and it's from Abraham Lincoln. ‘Discipline is choosing between what you want now and what you want most'.
