In this episode of the Realtor Fight Club podcast, hosts Jenn Murtland and Monica Weakley are ready to throw down over today's topic. Should you sign a buyer agreement? Monica gets under Jenn’s skin on this one! Episode Highlights: Jenn thinks that there’s no excuse not to sign a buyer’s rep agreement because contracts are part of a business transaction. While she’s not against people signing a buyer’s rep agreement, Monica does not think it’s always necessary. When Monica was asked to teach her entire office how to use buyer agreements, she stopped using them herself. Monica has seen no difference between the time that she used buyer’s rep agreements and when she hasn’t. Contracts aren’t really worth anything if one of the parties is not of sound mind. Jenn believes that contracts, while worthless, give you options if the agreement is not honored. People expect to sign a contract when engaging with any business regardless if it is a contractor or an accountant. Monica finds an issue with agents that do not set any sort of expectation or some sort of agreement. Jenn fears that buyers who employ agents without a contract are susceptible to being scammed. It’s hard for Monica to argue the benefits of having a contract, but she hasn’t had any troubles without one. By not using a contract, Monica risks the possibility of getting burned by a buyer using another agent. People aren’t intentionally looking to screw over agents, but they don’t know what they don’t know. Jenn is a fan of having more choices with everything in life, but she does have a problem with the number of different chips available at the grocery store. To the surprise of everyone involved, most people agreed with Monica’s stance. If you are choosing not to have the buyer sign a contract, ensure to set the expectations at the buyer consultation. Erin Fay acts as mostly a buyer agent in Cincinnati and Northern Kentucky with Comey & Shepherd. Never in her career has Erin ever had a buyer sign a buyer’s rep agreement, nor does she know any in her area that uses them. Erin has only been ghosted 10-15 times in her 10-year career without using an agreement. When getting a listing, Erin has her sellers sign a contract because she sees the relationship as different. For first-time home buyers and those that haven’t bought a home for many years, Erin always ensures to do a buyer consultation. 3 Key Points: By not setting a date and pre-signing the cancellation agreement, Jenn gives both parties the option to cancel if the contract is not upheld. Whether or not you use a buyer’s rep contract, Monica and Jenn agree that there must be a buyer consultation in which expectations are set. When engaging with most businesses, including real estate agents, people expect to sign some sort of agreement. Make sure you protect yourself and the client. In a mid-to-late 2000s setting, Wanda decides to have a day to herself and Agnes agrees to babysit Tommy and Billy. Wanda sees various parts of her house constantly changing and is unable to control them. Vision wakes up to find the S.W.O.R.D. agents inside the boundary are now members of a circus. He releases Darcy from the spell and she tells Vision about his death and the events that led to the current situation. Outside of Westview, Monica and Jimmy meet with loyal S.W.O.R.D. personnel and obtain a vehicle that should be able to cross the barrier. When this is unsuccessful, Monica decides to enter herself; she passes through the static wall and emerges with seemingly heightened vision. When Monica confronts Wanda, Agnes tells Monica to leave and takes Wanda to her house. Wanda looks for the boys in the basement and discovers a strange lair. Agnes introduces herself as Agatha Harkness and reveals that she is also a witch. It was Agatha who sent Wanda a Pietro imposter and also killed Sparky.

Dr. Darcy Lewis, now studying astrophysics, is asked to study the phenomena and discovers broadcast signals for the sitcom WandaVision using vintage televisions. They use these to observe events inside the town, learning that the real residents have been "cast" as characters in the sitcom, and Monica has disguised herself as "Geraldine". Darcy and Woo unsuccessfully attempt to use the radio to contact Wanda Maximoff. Meanwhile, as Agent Franklin crawls through the sewer system into Westview, his containment suit transforms into beekeeper attire, and his tether detaches and turns into a jump rope. When Monica mentions Ultron, Wanda casts her out of the town. During this, Darcy and Woo discover that the broadcast is being censored. The sitcom illusion disappears, and Wanda sees that her husband Vision is actually a corpse. Horrified, she restores the illusion. Monica wakes up at the S.W.O.R.D. base and states that Wanda is controlling the illusion.

First, Monica dives into all the best parts of Cincinnati, Ohio. Did you know that sixty percent of the United States population is within a half-day drive from Cincinnati? Cincinnati is famous for its chili - it has cinnamon, chocolate, and nutmeg in it. There might even be a Skyline Chili in your town! Lastly, they have Graeter's ice cream; it's another hometown favorite for Cincinnati. Then, Monica reveals the journey she took to real estate. When Monica told her parents about her real estate dreams, they told her not to do it. However, she went for it anyway! When Monica was struggling with her real estate career, she moved brokers thinking that would solve it. Sadly, she realized that the problem was with herself, not the broker. Luckily, Keller Williams called and asked if she would join as an assistant team leader. Monica is a referral-based real estate agent. It's possible to have a steady base of referrals. Too many agents believe that they have to be lucky for this to work out. We can be systematic in finding a loyal base of referrals. Monica knew that she wanted to write a book about how to do this. To prove her point, Monica relaunched her business in April. Later, Monica reveals the importance of conversations and relationships in real estate. Facebook is a fantastic tool for real estate agents. It's a place where people show you what's important to them and what they celebrate. For someone who wants to create relationships with people, it's the perfect place to do it. There are two reasons that a person will give you referrals – they are invested in your success or know that you will take great care of their referral. Remember, there are deep roots that are underneath your referral. Ensure that you are showing up as a human being first; it will help you create healthy relationships. Secondly, we need to fly our real estate flag by demonstrating and educating people about what we do for a living every day. When Monica and I got married, we planned to wait a year before having kids, but apparently God had other plans. Abigail was born just 10 months after we got married, literally as soon as possible. Even Elijah was born just 14 months after Abigail. While the timing wasn’t exactly planned, we were grateful. After Elijah turned one, we decided we were ready to try for another baby. On October 31st, 2018, Monica surprised me with a positive pregnancy test in hand. I couldn’t have been more excited! Over the next five days, we told our parents, debated names, and started daydreaming about the future. I left for work on November 5th like any other Monday. Hear why both hosts think this is an ill-advised idea. Then hear some great tips on how to handle condition issues and why the real target is the buyer, not the buyer’s agent.Episode Highlights: Should you offer a buyer agent incentive on a listing?Jenn thinks that is stupid. She doesn’t think you should even offer buyers incentives.An incentive is the value of the house which is the price and the condition.What if someone added a luxury vehicle like a Ferrari?Jenn says that's just weird.It's not a marketing field online.Instead of offering a buyer incentive, adjust the price of the home.A Ferrari is not really going to entice someone to buy the home.Monica asks Jenn if she looks at the buyer’s agent percentage.Monica doesn't look. Jenn looks.If the percentage is lower than 3%, Jenn wants her clients to know they are on the hook for the rest.Monica doesn’t look because she doesn’t want it to persuade her either way.Monica also does not hold her clients to the full 3% in those circumstances.Jenn feels that this situation is similar to when carpet allowances are put into listings. Just replace the old carpet.We have cookie-cutter homes because the majority of people like the majority of the same things. This is a reason to install neutral carpet.Dirty carpet can be a condition issue that you can offset with price.If you paint a house you can paint it for a few thousand dollars. If a buyer sees your house and sees it needs to be painted, they're going to take off five times more.Sometimes people have different motivations for selling. That's where agents come in.You're doing a disservice if you don't know all the ways that you can sell a home.Offering a buyer's agent incentive is not a way to sell a home in their market.Monica thinks that what they're trying to do is make their house be appealing in some way.Many people don't read all the comments and they should.The target is the buyer, not the buyer’s agent.If you're offering something like a carpet allowance, remember that it's hard for retail buyers to imagine the new carpet. Consider including carpet samples at the house.When Monica was selling her house, she had a room for her dogs and the carpet needed to be replaced.She offered an allowance for the carpet or offered to install new carpet in that room that they could choose.Realtors they asked on Facebook felt this was not the best way to entice a sale.Donna Drake provides excellent advice on this subject. When she sees this offered she writes in the contract that the bonus shall be applied to the buyer's closing cost paid by the seller.It's really hard to try to figure out what people will want.Jenn is always a proponent of more communication vs. less.3 Key Points: The real incentive should be the value of the house, which is based on the price and condition. It’s often less expensive to fix a condition issue than to let condition influence price. Predicting sales is an integral aspect of any business's health. This is even more true when you have multiple sales teams around the globe, all trying to predict what's in their sales pipelines. Enter in, this week's guest on the Sales Engagement Podcast, Monica O'Kelly. Monica is the Senior Director of Revenue Operations at TripleLift, a company that helps advertisers with native advertising campaigns. When Monica joined the team in 2017 in a sales planning role, one of the first things she wanted to address was managing global sales pipelines. She formed a revenue functions team in 2017 and has been overseeing that for the past two-and-a-half years. Their team did two key things to facilitate change. First, they started integrating Salesforce as a key component in managing their pipeline. Then, they created a nuanced approach that helped her to create a better system for predicting business. Their approach involved sellers reporting their predicted sales volumes for every quarter based on a three-tiered system called commit-probable-upside. Commit -A conservative estimate of sales. Hello and welcome to Episode 50 of She Breaks Thru Podcast. On today’s podcast, we interview Monica Shah, a business coach for coaches, and entrepreneurs. Having worked for L’Oreal for some time, Monica realized that she had no passion for what she was doing and recognized the need to find something that moved her in the way she saw her former boss enjoy and move up the corporate ladder. She shares how after moving from L’Oreal despite having the academic qualifications and the experience she realized that she knew very little and within twelve months was in debt based on the business side, and she had no idea what to do. She was trying one random thing after another, and no one was able to tell her what order to do them in. Monica shares that when you leave a job and start a business, you have a massive identity shift, and in a lot of ways, it feels like a downgrade when you start the entrepreneurship journey. She struggled with being the lonely entrepreneur who couldn’t even pay her bills at the time, and she further shares how scared she got as her bills kept mounting up and had no idea how she was going to pay them off. She started doing all sorts of odd jobs to generate more income. Monica’s turnaround came around when she felt that she had hit a rock when she found herself having turned to be a literal bag lady trying to sleep on everybody’s couches to make extra money by letting out her home. At that moment she realized that she had to figure out the money part of her business and with that realization, Monica gave herself 12 months to work on the company and failure to that she was prepared to go back to look for a job. One of the challenges of being an entrepreneur is that we end up not being employable because we want to work in our terms. When Monica appreciated that she wasn’t doing anything to generate money, she began to focus on the things that could make her money. She paid close attention to her numbers, tracked what worked, and what didn’t, as well as identifying which activities would make money the fastest, and she hired a master coach to help her, and with those measured, she saw results which turned her business and life around. Monica shares that as an entrepreneur, you need to relentlessly focus on the things that make money because it is so easy to get distracted. Monica has spent the majority of her adult life as a wife to a professional rock band trombone player. As a member of the band Reel Big Fish, Monica has watched her husband go from trombone player in a local ska band to playing packed arenas, being a regular on MTV and featured in movies like "BASEketball." However, it wasn't all rock and roll. When Monica and her husband Danny decided to get married and start a family, they had to make big choices about his constant touring and where their careers would go from there. As they settle into a new life, both as entrepreneurs in businesses they have created, she talks about life with her husband on the road and making room for her own dream as an owner of a fitness studio.

Monica is an artist blacksmith who lives and works in California. Working closely with a wide-range of clients and demonstrates her techniques in workshops and conferences across the country. What We Talked About Monica has been blacksmithing for 12 years. She went to a local Hamer-in at Weaverville, CA and took a class with Mark Aspery. This sparked her passion for the craft. She then sought out opportunities to learn and apprentice with experienced blacksmiths such as Toby Hickman and Daniel Miller. She spent 2 years as an apprentice with Toby. 4 years later she quit her job at the welding fabrication shop and built and off grid shop on her and her husband’s land. Monica tells us how her husband built her forge shop from the ground up that is completely off the grid! The shop has solar and hydro power along with a backup diesel generator if needed. When Monica was asked to be a demonstrator at ABANA, she knew she wanted to show the sliding dovetail joint techniques that she has been perfecting for the last 4 years. Regarding her thought process on the sculpture design that she came up with for the ABANA demo she thought about where in your body would a sliding dovetail joint fit. Naturally it would be at the biggest pivot joint in your body, at the hips, where the spine connects to the pelvic bone. Deeper research into the pelvic bone pointed Monica to Greek Mythology. The word “Ilium” comes from the word “ilia” and “ilia” is another name for Rhea Silvia. Rhea Silvia was the mother of Romulus and Remus who founded Rome, therefore Rhea or Ilia can be interpreted to be the mother of civilization. When Monica works with metal she is always trying to understand the connection between the civilized world and the natural world. For her Ilia design she will start with 1” square stock to make the Ilium or the hip bones, she will use ¾” square bar to make the tailbone (or the tenon part of the dovetail joint) and the wedge pin, representing the spine, will be made from 1’2” square stock. Monica studied woodworking in college and made some wooden dovetail joints before and she had always wanted to make that joint in metal. The first metal dovetail joint she made was about 4 years ago and she has been perfecting the techniques, angles and ways to use them. Mike Limb will be Monica’s assistant at ABANA and they have been friends for many years. Monica met Mike Limb at the Weaverville Hammer-in and they have both grown their blacksmith skills together there.
