(John 15:9, 11)The search for joy was the dominant theme of C.S. Lewis's life. And he sought it apart from Christ in all the usual (and some unusual) places: alcohol abuse, an alleged affair with his dead best friend's mom, and perhaps most relatably his career. In 1925, after years of professional disappointments, Lewis landed his dream job as Fellow and Tutor in English Literature at Magdalen College in Oxford. In an induction ceremony that had all the pomp and circumstance a 467-year-old college can muster, Lewis knelt before the president of Magdalen College, who dramatically met his gaze and declared, “I wish you joy.” Lewis then rose and proceeded around the room, stopping in front of each new colleague who echoed the refrain: “I wish you joy,” “I wish you joy,” “I wish you joy.”I guarantee you that in that moment, C.S. Lewis believed he had finally found joy in the ultimate. He had achieved his vocational dream! But by God's grace, Lewis came to learn what every successful professional inevitably does: that without Christ, even a dream job will eventually turn into a nightmare. It is only by remaining in Christ's love that “your joy may be complete” (see John 15:11). Here's how Lewis himself said it years later: “God cannot give us a happiness and peace apart from Himself, because it is not there. There is no such thing.”Is it wrong to find joy in our work? Absolutely not! God created us to love our jobs (see Genesis 1:26-28 and Ecclesiastes 2:24). But Lewis's story and today's passage remind us that we mere Christians glorify God by finding our ultimate joy in Christ and not our work.Is your mood perfectly correlated to whether you're winning at work? Do you spend less time with the Lord when things aren't going your way? Are you unable to enjoy God's gift of rest from your work? Take it from someone with loads of experience in this area: If you answered yes to any of those questions, you're probably looking to your work to provide you with the ultimate joy that can be found only in Christ. If that's you, let me encourage you to do three things right now: Confess your idolatry to God and other believers Meditate on the gospel Ask the Lord for his power to enjoy the good gift of work without turning it into an idolatrous ultimate goodIn doing this, you will be glorifying God as you work today!

LEXINGTON, Ky. (May 1, 2025) – As the University of Kentucky prepares to celebrate its newest alumni during Commencement ceremonies on May 9th and 10th, each student walking across the stage carries a unique story of transformation and impact shaped by their time on campus. Earning a degree in any field demands dedication, perseverance and countless hours of study, but the experience of UK often provides much more, equipping students with skills and perspectives gained through community engagement, hands-on research opportunities and impactful experiences with the wider world, allowing them to go on to lead lives of meaning and purpose. Two such students are graduating this spring from the UK College of Public Health, with journeys that show how UK's supportive environment, coupled with their own initiative, has prepared them to tackle complex health challenges on a broad, even global, scale. Sophia Goodin, a Lexington native, and Sophie Ciaverelli, who grew up partly in Texas and Germany, were drawn to public health for its focus on making a difference at a population level, rather than through solely individual patient care. They both held a desire to use their skills to help entire communities and appreciated the unique viewpoint Public Health provided in getting to the root causes and solutions of certain problems. Another cornerstone of their UK experience has been the supportive and close-knit community within the college, along with the accessibility and passion of the faculty and staff. Goodin describes the community as “super welcoming,” and noted the ease of having “personal conversations” due to the college's smaller size. Ciaverelli added that the college made strong impressions on them by helping students feel “they want me here, I belong here, and they are celebrating the fact that that I'm here” right from the start. On this episode of Behind the Blue, Goodin and Ciaverelli reflect on their time at UK, their unique research and international experiences, and what's next as they prepare for graduation and embark on their future paths in public health. ‘Behind the Blue' is available via a variety of podcast providers, including iTunes and Spotify. Become a subscriber to receive new episodes of “Behind the Blue” each week. UK's latest medical breakthroughs, research, artists and writers will be featured, along with the most important news impacting the university. From $44K rentals to building luxury Class A developments, Justin Gooden shares his incredible journey to success in real estate investing!
Today, my guest is Justin Goodin. Justin is the founder of Goodin Development, a multi family development firm based in Indiana that enables busy professionals to invest in real estate without the demands of being a landlord, and in just a minute, we're going to speak with Justin Goodin about multi family development.
J Darrin Gross: I'd like to ask you, Justin Goodin, what is the BIGGEST RISK?. Justin Goodin: So I mean, my job as a developer is to obviously build a project on on time, on budget, you know, multiply my investors equity. The biggest risk for for my position is the uncertainty in the market in that, you know, three year time frame down the road when we go to, you know, one, lease up the property, sell the property. But you know, we have no idea where interest rates are going to be, where Cap rates are going to be, how the market is going to be in in three, four or five years down the road. So that, I think, is the biggest risk to me as a developer. I could build an amazing project on time, on budget, but when I get to the finish line, I go sell the property. Who knows where the market is going to be, who knows where interest rates are going to be? But I did everything right on my part for the past three years. It just so happens now that cap rates expanded values are down. Maybe that affects my refinance proceeds. Maybe that affects the what the buyer can pay for my property. So I would say, yeah, just the uncertainty of how the market is going to be in three years is my biggest risk as a developer. https://goodindevelopment.com/ https://www.linkedin.com/in/justingoodin/ https://www.instagram.com/justin.goodin/

Justin Goodin, founder of Goodin Development, a multifamily development firm that enables busy professionals to invest in real estate without the demands of being a landlord. Justin's journey is one of transformation and calculated risk. Starting his career as a multifamily underwriter at a bank, he quickly realized that the most significant financial benefits in real estate lay on the investor side. This insight led him to leave his stable W2 job and establish Goodin Development in 2018, a firm that builds ground-up apartment developments across Indiana. Today, his team manages every facet of real estate investments, allowing investors to enjoy passive income while bypassing the hands-on responsibilities of traditional property ownership. In this episode, we talked to Justin about the underwriting process, insights into real estate development, value-add vs. development strategies, the roles of builders and developers, common investor questions, prioritizing location factors, and much more. Many people are looking for a truly passive income–the kind where they can be completely hands-off. Real estate is often very hands-on, but syndications can be the answer for those looking for the hands-off option. On this episode of Zen and the Art of Real Estate Investing, Jonathan interviews Justin Goodin, founder of Goodin Development. Goodin Development builds premium market-rate communities throughout Indiana and helps busy professionals invest in real estate without the hassle of analyzing properties, managing tenants, or handling repairs. Jonathan and Justin start by exploring Justin's first investment, a single-family property, and why single-family assets were a good stepping stone to Justin's career but not his ultimate goal. Justin shares his “sniper” approach to direct marketing campaigns, what it was like to raise capital for the first time, and his tips for vetting a syndication investment. Justin explains his buy box, who his investors are, and why he has no plans to expand his business outside Indiana. Finally, Justin shares the size of the apartments he builds, the tenants' demographics, why syndication may not be right for everyone, and what he learned about construction as a first-time developer. Real estate can be as hands-on as you want, but if you're the type of investor who wants to take the passive approach, a syndication could be the way to go. In this episode, you will hear: The $44,000 single-family home that got Justin Goodin started in real estate investing in 2017 Why single-family assets were a great stepping stone but not what he wanted long-term The differences between single-family and multifamily syndications Creating direct marketing campaigns and the “sniper” approach he takes What Justin looked for in his first deal and why that turned out to be a value-add property Raising capital for the first time, what he learned from that process, and how to vet a syndication investment Justin's current buy box and how that can simplify your process Who his investors are, and how he finds land to develop The appeal of remaining in Indiana and creating new developments versus renovating Different sizes of apartments in developments and the demographics of Justin's renters His ideal avatar and why syndication may not be right for everyone Learning construction as a first-time developer and Justin's tips for new investors Follow and Review: We'd love for you to follow us if you haven't yet. After graduating from business school with a degree in finance, I started working as a multifamily underwriter for a commercial bridge lender. I quickly realized I was on the wrong side of the equation. I discovered that if I was ever going to achieve the net worth and lifestyle as the multifamily buyers we were doing loans with, I would have to start investing in commercial real estate myself. Not rely on a 401K from my W2. So I founded Goodin Development, a multifamily development firm. We help busy professionals earn all the benefits of real estate, without having to be a landlord. The case of the Goodin family of Bridgeport, Connecticut took place over several weeks in late 1974. Jerry Goodin, his wife Laura, and daughter Marcia experienced activity that involved almost everything in their home being destroyed by an unseen force that was unstoppable. The case got considerable publicity at the time and attracted investigators--many of whom became eye-witnesses--from the local police and fire department as well as from Ed and Lorraine Warren. Even with so many eye witnesses the poltergeist would rampage time and time again leaving the family at its wits end.In this episode of the True Hauntings Podcast we will dive deep into the story and activity behind one of the most well-known cases of poltergeist activity of all time. Now, before you judge for yourself whether this is a true haunting or not, consider what it would be like to go through what this family went through. Not only were they harassed by the entity but also by the investigators who came to try and help and also by the press who could see a GOOD STORY that would sell LOTS OF NEWSPAPERS. Would it have really been worth making it all up?We will let you decide.Hello True Hauntings Podcast Fans and first time listeners,We would love to see True Hauntings get to 1 million downloads by New Years Eve 2024.Let's do it.As always -We hope you enjoy this episode - please leave a review and jump on over to our True Hauntings Fans Facebook page and tell us.LOVE OUR WORK?Consider supporting our work by buying us a "cup of coffee" https://www.buymeacoffee.com/anneandrenataORbecome a Grand Poobah Patreon supporter, and join our inner circle of craziness!https://www.patreon.com/anneandrenataJoin us on our Facebook page - https://www.facebook.com/TrueHauntingsPodcastP.S. Gil Harrington: Morgan Harrington Murdered and Dead for GoodIn her hands, Gil Harrington held both the abomination of her daughter'sgap-toothed skull, and the mother of her daughter's killer, blessing them both. The phone rang that bright October morning: "Hello, this is the Charlottesville Police Department calling. We've found your daughter's purse on the ground..." For exactly 100 nights, Gil Harrington and her family stumbled, agonized, and learned to function in the uncharted hell of the Missing. Twenty-year old beautiful college co-ed Morgan Harrington, chock-a-block full of potential and promise, had gone to a concert and vanished. This is the story of a devastated mother crawling out of blind grief to become America's most skilled huntress. With love, eloquence, and social media as her only weapons, Gil Harrington pursued her daughter's murderer for five years until he was unmasked as the marauding serial murderer, the Back to School Killer who had hidden in plain sight as a genial, lumbering Charlottesville, Virginia cabbie.Morgan's mother was so crucial in the pursuit of the Back-to-School Rapist and Killer, Jesse Matthew, that Crime Stoppers recognized Gil and her non-profit foundation, Help Save the Next Girl, in solving what prosecutors called "the Super Bowl of Crime Cases." But Gil Harrington, this mother of a murdered precious daughter, is something very different from an investigator. Hers is one of the rare, intimate voices needed in our world right now, when fear and hatred are rampant. Her voice marries the pragmatism of an incisive oncology nurse and the originality of an authentic, raw prose-poet to give the world the tool kit we all need to forge hope.Harrington's voice is joined by artist, Jane Lillian Vance, who attended Matthew's trials. Vance's essays witness Gil's grace, and the stunning alchemy of darkness into freedom.Become a supporter of this podcast: https://www.spreaker.com/podcast/the-opperman-report--1198501/support.
