Big investors could be banned from buying single-family homes, mortgage rates drop to the lowest level in years, and one forgotten sector of real estate is predicted to “break out” in 2026. We're only two weeks into the new year, but the housing market is shifting by the minute. Mortgage rates fell into the 5% range last week as President Trump announced a plan to buy $200 billion in mortgage bonds. But this time, there's no money printing involved. The question is…how long will these low rates last? Is this a temporary Band-Aid or a crucial move to get us closer to 5% mortgage rates? But it's getting even better for first-time homebuyers and small investors. Institutional investors could be banned from buying single-family homes, not only providing inventory relief but also preventing unfair competition in the market. This could be huge in a select few cities across the US, especially as HousingWire predicts one specific single-family investing strategy could see profits surge in 2026. In This Episode We Cover The new big investor “ban” and Trump's urge to kick institutional money out of the housing market One investing strategy HousingWire says has huge profit potential in 2026 Mortgage rates fall within 5% range through bond-buying—is this any different than quantitative easing? Sellers continue to dwarf buyers, and these pockets are where you'll find your best opportunities And So Much More! In this Thanksgiving weekend edition of The KE Report, we first sit down with Dave Erfle to dig into the current consolidation in gold and silver, the surge in quality juniors, and what could still go wrong. In the second half, Josef Schachter breaks down why natural gas looks fundamentally stronger than oil, how LNG, data centers, and storage trends are reshaping the market, and where dividend and growth investors can find value in beaten-up energy names. Segment 1 & 2 - Dave Erfle, founder and editor of Junior Miner Junky, discussing gold's consolidation around a new floor near $4,000, silver's leadership as it builds support near $50, and the resulting strength and takeover activity among quality precious-metal miners. He also highlights sector risks, the impact of recent financings and dilution, limited tax-loss selling pressures, and how he's managing and rotating junior mining positions into year-end. Click here to visit the Junior Miner Junky website to learn more about Dave's investment letter - https://www.juniorminerjunky.com/ Segment 3 & 4 - Wrapping up the show is Josef Schachter, founder and editor of the Schachter Energy Report and the Eye on Energy report on Substack, who outlines a bullish case for natural gas driven by LNG exports, data-center demand, and tightening storage, while maintaining a cautious but opportunity-focused outlook on oil. He also highlights where investors can find value in dividend-paying and growth-oriented energy equities ahead of a potential multi-year sector uptrend. What if you could transfer your 3% mortgage rate to a new property? It could be possible in the near future. A new type of home loan would allow borrowers to move their mortgage rate when they sell and buy a new property, effectively ending the “lock-in effect” plaguing the housing market. Could a loan like this really come to fruition? We're back on another headline episode, touching on real estate's top stories that you need to hear to invest better than the masses. First, we're talking about “portable mortgages,” another push for affordability from the Trump administration. You may be able to transfer your low rate…but for how long? Then, we touch on the real reason the housing market is stuck in purgatory, and the only way we'll bounce back. Is this the fall of house flipping? James goes public (front-page news!) with a six-figure loss and shares the truth about how hard it is to flip houses right now. Finally, we answer the question every 13-28-year-old is asking: Is Gen Z screwed? With a tanking job market, there's only one way for them to survive… In This Episode We Cover New “portable” mortgage potential that could let you take your rate to a new home The fall of house flipping? Why even James is struggling to make a profit A shocking statistic about the average homeowner (why the housing market is stuck) No more trust funds: why “home inheritance” is becoming the new normal Gen Z can't find jobs: here's what they should be doing instead And So Much More! The 94 WIP Morning Show was shocked and reacted in a variety of ways to Dave Dombrowski and Rob Thomson's press conferences that occurred yesterday afternoon. Joe DeCamara and Devan Kaney are ok with what Dombrowski said- they think it is hard to win in the MLB. Jon Ritchie, James Seltzer, and Rhea Hughes were not happy and found the excuses to be exhausting and 'loser-like.' What did you think of their press conferences? Dombrowski surprisingly called out Bryce Harper, questioning if he would ever be elite again, and fired back at Matt Strahm after Strahm's comments about lack of practice after the Orion Kerkering play went awry. Eliot Shorr-Parks joined the show and was upset with Dombrowski, thinking he made too many excuses and is too comfortable being '2nd best.' Eliot is also unsure how the Eagles will play this Sunday citing that they haven't given him a reason to believe they'll win. Coach Dick Vermeil joined the show, but alternatively believes the Eagles will bounce back in Minnesota. Drop of the Week and Time's Yours will give you some laughs!
Full Show: Ike, Spike and Fritz are reacting to Dave Dombrowski and Rob Thomson's press conferences today and how they feel about the future of the team. Plus, plenty of Eagles coverage as Mike Mayock and Sheil Kapadia join the program as we head closer to a potential Carson Wentz vs the Birds scenario. Jack also shares his favorite Ike Reese plays of all time in the Top 5 at 5 as Ike celebrates his 52nd birthday.

The Rich Zeoli Show- Full Episode (09/26/2024): 3:05pm- New York City Mayor Eric Adams has been indicted on multiple federal charges, including wire fraud, bribery, and solicitation of a contribution by a foreign national. During a press conference on Thursday, U.S. Attorney in Manhattan Damian Williams summarized the 57-page indictment and alleged that Adams received roughly $100,000 in money, campaign contributions, first class flights, and hotel accommodations from Turkish government officials and businesses in exchange for political favors. 3:10pm- In December of 2023, New York City Mayor Eric Adams publicly criticized the Biden Administration's failed immigration policy. Is the federal indictment case brought against him revenge for that criticism? White House Press Secretary Karine Jean-Pierre said that the Department of Justice operates independently from the White House. 3:30pm- Paul Pelosi Unloads $500k of Visa Stock…Right Before DOJ's Anti-Trust Lawsuit. Ariel Zilber of The New York Post writes: “Nancy Pelosi's husband unloaded more than $500,000 worth of Visa stock—less than three months before the credit card giant was slapped with federal antitrust charges, public documents show. Visa was hit with a lawsuit on Tuesday that alleged the company has illegally monopolized the debit card market—the culmination of a years-long review conducted by the Justice Department's antitrust unit…Meanwhile, Christopher Josephs, the tech entrepreneur who runs the ‘Nancy Pelosi Stock Tracker' on X, posted a screenshot of a congressional filing on July 3 which showed that the former House speaker's husband, Paul Pelosi, had sold 2,000 shares of Visa worth between $500,000 and $1 million.” You can read the full article here: https://nypost.com/2024/09/24/business/nancy-pelosis-husband-sold-500k-in-visa-stock-before-dojs-antitrust-suit/ 3:40pm- House Investigating If Zelensky Trip Was Intended To Benefit Kamala Campaign. Haley Strack of National Review reports: “Republicans on the House Oversight Committee launched an investigation on Wednesday to determine if the Biden administration misused taxpayer dollars to fly Ukrainian President Volodymyr Zelensky to the U.S. to benefit Kamala Harris's presidential campaign. In letters to top Biden administration officials, committee chairman James Comer wrote that then-president Donald Trump faced similar accusations from Democrats in 2019 of trying to use Zelensky to benefit his campaign ‘despite a lack of any evidence of wrongdoing. Now, the Biden-Harris Administration is flying the same foreign leader on an American-taxpayer-funded flight to Pennsylvania, a battleground state for Harris's campaign,' Comer wrote.” You can read the full article here: https://www.nationalreview.com/news/house-investigating-if-zelensky-trip-scheduled-to-benefit-kamala-harris-campaign/ The Rich Zeoli Show- Hour 2: 4:00pm- Kamala Harris Stumbles Through Friendly Interview with MSNBC. On Wednesday night, Democratic presidential candidate sat down for a solo interview with MSNBC's Stephanie Ruhle. While appearing on HBO's Real Time recently, Ruhle revealed she'll be voting for Harris and believes Donald Trump is unfit to serve. Despite the friendly questions, Harris struggled throughout—at one point bizarrely repeating the term “holistically.” How bad was Harris's performance? Even The New York Times accused her of having “round about answers to open-ended questions” and concluded that she is yet to partake in a hard-hitting interview. 4:15pm- Dave McCormick— Republican Candidate for U.S. Senate in Pennsylvania & former Under Secretary of the Treasury for International Affairs during the George W. Bush Administration—joins The Rich Zeoli Show to discuss his ongoing campaign throughout Pennsylvania, receiving an endorsement from Philadelphia Firefighters' & Paramedics' Union Local 22, and his recent op-ed in The New York Post, “Falling down on antisemitism is another grim example of Sen.
